To maximize and enhance your home’s appeal, the JProctor Group offers expert advice on home preparation and staging. We will provide recommendations on decluttering, repairs, and enhancements that will make your property more attractive to potential buyers. The JProctor Group also has in-house experts that will assist in staging your home with your items along with some of our essentials. If full staging services are required, we can coordinate with professional stagers to ensure your home looks its best. The JProctor Group will also provide you with moving boxes to help you as you get ready for the next chapter. Professional Photography & Video
Photos are the first impression your home makes on a prospective buyer, and they have the power to sell a property. Working with industry-leading VHT Studios, The JProctor Group includes in our listing package, professional photography, virtual tours, floor plans and possibly even drone footage to showcase your home in its best light. We will arrange and oversee the sessions with our preferred photographers to ensure the highest of quality.
OUR LISTING VIDEO PROGRAM CONSISTS OF:

Go to Market Strategy
Once your home is ready and the high-end brochures are prepared the JProctor Group will list your property. Based on timing of the market, we will either plan to utilize the PLN (private listing network), TAN (Top Agent Network), @properties Intranet and other off market resources to market and schedule private showings accordingly. This will allow us to test the market prior to hitting the full MLS and minimize market time as well.
We will manage all showings in person, ensuring they are scheduled at convenient times and that your home is presented impeccably to potential buyers. We will ask for and deliver feedback in a timely manner as we stay in constant contact with you.

It all began in Chicago in the mid-1990s, when Mike Golden and Thad Wong met at a small brokerage firm and quickly became the city’s top-selling real estate agents. GETTING STARTED
A real estate agent is an indispensable partner in both the home buying and selling process. To get started, we will meet to talk about your home and the many resources I can offer to help you accomplish your real estate goals. If you’re ready to move forward, we will sign a listing agreement.
PRICING YOUR HOME TO SELL
To determine an accurate list price that will help you achieve the most lucrative and time-efficient sale, I will perform a Comparative Market Analysis (CMA) with @properties’ proprietary Digital CMA. Using real-time data from the local Multiple Listing Service (MLS), this technology evaluates comparable properties relative to your home sale, taking into account variables like location, property features, market conditions, and other criteria.
PREPARING YOUR HOME FOR THE MARKET
Now is the time to declutter and get organized so your home will be in tip-top shape for photos, open houses, and showings. Many homes also benefit from staging, which can be as simple as rearranging a few pieces of furniture or as elaborate as hiring a professional stager.
MARKETING GAME PLAN
Today, first showings occur online, and making the best first impression of your home includes digital marketing resources like professional photography, an interactive floor plan, a virtual walkthrough, and a listing video. I will work with you on scheduling appointments. Additionally, I will provide a customized marketing plan that is tailored to your home. @properties offers a variety of award-winning marketing programs that showcase your home before the largest audience of potential buyers.
WANT EXPOSURE PRIOR TO LISTING YOUR HOME ON THE MLS?
@properties can deliver thousands of eyeballs via exclusive pre-market apps such as the agent @pp and Zenlist. More exposure means more page views and showing requests, and that ultimately helps yield a shorter market time and higher sales price.
ON THE MARKET
Unless noted otherwise, your property will go on the local MLS and will automatically be distributed to a number of real estate websites such as Zillow, Trulia, and REALTOR®.com.
OFFERS & NEGOTIATIONS
In many real estate transactions, there is a fair amount of negotiation—offers and counteroffers—before both parties are satisfied. As soon as we receive an offer, I will present it to you and advise you on the best course of action.
EARNEST MONEY
Once you accept an offer, the buyer will submit an initial earnest money deposit to be held by@properties in an escrow account. This secures the contract until closing and demonstrates that the buyer is serious about the transaction.
ATTORNEY REVIEW
The Attorney Review period allows attorneys for both the buyer and the seller to review the contract and negotiate modifications. Buyers can also request repairs that arise out of the home inspection, which generally happens during the same timeframe. The purchase agreement will specify how many days each party has for the attorney review.
THE APPRAISAL
If the buyer is obtaining bank financing, the bank will order an appraisal, which is an opinion of your home’s value. Unlike a CMA, an appraisal is performed by a licensed appraiser who must follow a number of established guidelines.
FINAL WALKTHROUGH
The final walkthrough allows the buyer to examine your home to make sure it is in the same condition it was in when they agreed to purchase it. This typically occurs after you have moved your belongings out of the home, at a specified time before the closing.
CLOSING DATE (THE FINISH LINE!)
During the closing, all of the necessary paperwork is completed, closing costs are paid, and ownership changes hands. I will work closely with you and the other parties to ensure everything is in place for a smooth and efficient closing. Sellers generally do not attend the closing.

Your attorney and I will be at the closing to walk you through each and every document and answer any questions you may have. Ownership will be transferred to you and you’ll get keys to your new home!
11. FINAL WALK THRU
Typically the day before or morning of closing, we do a final walk through that lasts 15 minutes to make sure everything is in the condition you first saw it in and previously requested repairs were made.
10. CLEAR TO CLOSE
Lender has cleared all theconditions and is now ready to go to closing.
9. SECURE PROPERTY INSURANCE
Homeowners or condo insurance is necessary and it compensates you for losses to your home and your possessions inside it.
8. UNDERWRITING & PAPERWORK
Lender works with a title company to handle all of the paperwork and make sure that the seller is the rightful owner of the house you are buying.
1. GET PRE-APPROVED
Determine how much you want to spend, by talking to a trusted mortgage lender.
7. APPRAISAL
Lender will arrange for an appraiser to provide an independent opinion of the value of the property.
2. SET UP A SEARCH ONLINE
I will customize a search for you, pulling the most upto-date information available on the internet from the Multiple Listing Service (MLS), the central database for all real estate information.
3. PRIVATE SHOWINGS
Once you find interested properties, I will schedule a day and time to go for a private tour.
4. SUBMIT AN OFFER
Once you find a property you love, we will write up an offer. I will pull comparable properties to determine an offer price. This can be done over the phone, in person or by email with DocuSign.
5. HOME INSPECTION
Offers are typically contingent on a homeinspection of the property by a licensed professional to check for signs of structural damage or things that may need fixing.
6. ATTORNEY REVIEW
Attorneys for each party review the contract and make suggestions for changes to protect their clients.
