OTHERS GRADING Changes to home that may be required due to grading as indicated on plot. Rough grading will be completed as per subdivision plan (no topsoil) and rough grading certificate will be issued once approved. Client will be responsible for the final grade certificate. Retaining walls are the purchaser’s responsibility if it’s deemed to be required. ARCHITECTURAL CONTROLS Architectural Controls are required in most new communities. The Requirements for each community may vary, according to the Controller and Developer. Changes are to be expected on each approval, as lots and homes do vary, thus requiring some extra considerations. Any cost, which arises from the architectural approval, such as window grills, battens, or retaining walls, etc. are the sole expense of the purchaser (s). The builder cannot anticipate nor accept responsibility for any and all possible variables, which may be required by the Controller and Developer. GENERAL Mortgage insurance fee and CMHC fees are the responsibility of the purchaser (s). Legal fees and mortgage placement costs are paid by the builder, only when the purchaser (s) uses the builder’s lender and solicitor. If the purchaser (s) uses their own lender or solicitor the Purchaser (s) will be responsible for all legal and administrative fees incurred on their behalf. THE BUILDER provides one (1) year warranty from the date of occupancy. All homes are registered with Travelers Canada New Home Warranty Program with a five (5) year structural warranty.
