“Williamson County is drawing a lot of new commercial developments that are being built. You have Kalahari Resorts that’s scheduled to open late this year in October in the Round Rock area; Cedar Park announced a couple of months ago that there’s going to be a Domain-like shopping and work-life development that’s going to be developed there; and the Apple campus will open in 2021 that will require an additional 5,000 jobs for that campus. There’s a lot of draw to North Austin and Williamson County and some of the smaller, adjacent towns like Round Rock and Cedar Park and even Pflugerville has passed some zoning ordinances to allow for Amazon to come in and build the proposed 3.2 million square foot distribution center as well. So, we’re seeing a lot of draw and people moving into the north area, because that’s where the development is. There’s a lot of urban sprawl going north.”

“Zillow named Austin the hottest market for 2020 based on the economist interviews that they did and based on some other factors, including the unemployment being so low at 2.6 percent. Realistically, we don’t see a slowdown in the housing market in terms of appreciation here in the Austin area. There’s just a lot of demand, and if you look at the affordability as compared to some of the larger metro areas, Austin is still a bargain. Affordability within the city is still a big topic of discussion, because the fact is that in the inner corridor, the median price for homes is now over $400,000, which makes Austin the most expensive Texas city to live in. The city is trying to tackle some of those affordability issues with a revised land development code, but that’s a very highly debated topic in terms of the right direction we’re supposed to take with that. The housing market in general is still very, very strong, but there is definitely an issue with most of the area having under two months of inventory and, in some areas, under one month of inventory. A balanced market is six months. With unemployment being as low as it is, it makes it a lot more competitive to be able to sustain a steady workforce, so a lot of the new home builders are struggling with meeting deadlines because there’s such a high demand for the labor. With the appreciation being pretty steady, a lot of people are in positions where they want to buy, but there’s nothing to buy, or they just don’t want to put their home on the market until there is a home to purchase. So, there’s that dilemma as well. I think it’s part of the growing pains that Austin is such a hot market and there are so many people that are relocating here.”

hat is one of the biggest lessons you’ve learned during your time in this field? Don’t make assumptions. This proves true with people, properties, other agents, a transaction’s outcome—everything.

Has the Austin real estate market peaked or is it in a bubble? Austin’s market is reflective of the city’s underlying strengths: We’re diversified in industry, have a highly educated talent pool for employers and continue to
see businesses and people move here at a rapid rate. And with such a low inventory and high demand, Austin’s market hasn’t nearly peaked. Do cash offers really trump all? Cash can certainly be a strong motivator for an eager seller—especially with investment properties—or if the cash offer is competitive with a strong conventional offer. But unless they’re concerned about the appraisal at the contract price, I don’t typically see sellers discounting their prices for a cash deal.

What are the top renovations people can do to improve the value of their homes? Kitchen and master bath are the top large renovations with the greatest return for dollars spent. Remember, if you have outdated or deferred maintenance, taking care of those issues might be your best bet to get it sold—even if the work is simply cosmetic.

I’ve been involved with PT50 since they arrived in Austin in 2011. From the beginning, I’ve loved how the organization acknowledges and awards individuals that not only excel in real estate production, but also puts a strong focus on civic duties and continuing education. ow did you become a business development representative? After graduating from Texas Tech University and starting in commercial real estate, I moved to Austin in 2006 and pivoted to the title side of the business. ow did you originally become a Realtor? My dad was a small custom home-builder and talked me into real estate because I was working as a police officer at the age of 24 and he hated that. Nearly 43 years later, I’m still selling in Austin and love it.

Price-wise, the best time to list is February through June; for buyers, it’s August through December. As an agent, you’ve got to guide this process by knowing your customers’ needs and motivations.

We currently have 1.1M jobs in the area with 50,000 job postings and only 26,000 unemployed. Is Austin still a good market to buy a home? “Absolutely! The Austin market is showing no sign of slowing down. The influx of new business in our area, and future planned development, gives us a solid base for a strong market. Will we suffer a market setback? “No. Even if we do have a recession (a topic of recent debate), we will have a soft landing. The reason is that high paying high-tech jobs are still coming to Austin. Every year we hear of another high-tech campus opening up for business here. It costs less to operate here than Silicon Valley. High-tech is not going away. Should I have a Realtor on a new construction transaction? “Absolutely, there’s more to a new build transaction than just negotiating a sales price. What do sellers need to know? “One thing I try to remind my clients is that just because a market is hot it does not mean that your home will just automatically sell. What should I do to make my home ready for the market? “Most buyers are wanting to make sure the major components of the home are working properly. They can easily change paint color and flooring; therefore, I always recommend a home inspection before going to the market and then making repairs that are uncovered during that inspection.
