Who we are, What is Normandie Reimagined and Why this project is important to the revitalization of North St. Louis County.

While we are renovating the historic, but dilapidated, Normandie Golf Course...the real story is about the community and work that will be done for the youth of an underserved part of North St. Louis County!

Many have compared us to the work at East Lake Golf Club in Atlanta, GA. While that is fair, it is really much different. East Lake is a high-end private corporate club...Normandie will remain a public golf course available to all! And, most importantly, it will be a Jack Nicklaus Signature Golf Course unlike anything in North St. Louis County!

Our Organization

The Metropolitan Golf Foundation (MGF), the philanthropic arm (FEIN #43-1755262) of the Metropolitan Amateur Golf Association (MAGA, www.metga.org), has partnered with Beyond Housing (BH) in forming Normandie Reimagined (www.metga.org/normandie-reimagined). It will completely re-develop the Normandie Golf Course and ancillary facilities into a premier facility designed by the world’s leader in this field – Jack Nicklaus and Nicklaus Design. Beyond Housing over the last two decades has made and coordinated significant investments through its 24:1 comprehensive vision for North County.

MAGA was founded in 1992 as the regional Allied Golf Association as licensed by the United States Golf Association and established its Foundation in 2006. It specifically assists youngsters to embrace the values of golf and provides other programs that offer equitable opportunities for youth from under-resourced communities. The organization today serves over 145 member clubs and provides handicap services to over 22,000 individuals. MAGA serves the Metropolitan Saint Louis region as well as all of Central and Southern Illinois.

The target population for the Normandie Reimagined project is youth and families served by the Normandy Schools Collaborative and by our partner Beyond Housing (www.beyondhousing.org), which has invested more than $160 million in asset-driven programming in North County since 1975. This area encompasses 23 municipalities in North St. Louis County, all within a short distance of the Normandie Golf Course, with a population of over 36,000 residents. Hundreds of young people are expected to be directly served once the project opens in 2024, along with thousands more from the many youth golf programming groups in the St. Louis Metropolitan region that will utilize the new facility on regular basis.

Golf is a powerful and generous game, contributing over $4 billion/year to charities in the United States. The game provides a fantastic hands-on education for youth to develop discipline, leadership and life-skills. An opportunity to develop skills relevant to the 2 million jobs in this $84.1 billion sports industry.

Golf’s popularity is surging among all major demographics as Americans seek to improve health, wellness and stressreduction. Yet urban, low-income and minority players are seriously under-represented due to barriers like high participation costs, lack of transportation and limited exposure to the sport through school teams and community proximity - all these realities/issues are being addressed by this project

II. Normandie Reimagined will include

• Transforming the historic but dilapidated Normandie course completed in 1901, via our $20M campaign.

• Complete renovation of the existing 18-hole course, including the construction of a new clubhouse, maintenance facility, caddie house/teen tech facilities and the resulting program establishment.

• Property was purchased by the Metropolitan Golf Foundation from the University of Missouri System for $1.5M in May 2022.

• Course redesign will include a Jack Nicklaus Signature Golf Course (www.nicklausdesign.com). Jack’s commitment, donation of his fee and assistance in fundraising is due to our unique mission consistent with his current social disparity concerns, and his long-standing relationship with Tom O’Toole, Jr. (MAGA Founder and Past USGA President).

• Sitework to start in late 2022, scheduled improvements to be completed and course reopened in 2024.

• Currently over 27,000 rounds/year are played at the course, and it is very popular course for African American golfers in St. Louis. Rounds will increase following renovation, while still maintaining a significant inventory for youth programming.

• Walters Golf Management (www.wgmgolf.com) who currently manages the course will continue in that role upon completion.

• Clayco is providing club house design and construction consulting (www.claycorp.com). They are located less than two miles from Normandie and all company services are being donated.

III. Normandie Reimagined will benefit the youth and residents of North St. Louis County

1. Cultural Engagement

• North St. Louis suffers from a lack of educational and recreational opportunities for youth and families; limited cultural activities; inadequate and low-paying jobs; and poor health outcomes. This project was designed in response to those needs and builds upon Beyond Housings’ investment through nationally acclaimed initiatives in the local area.

• As a nonprofit course, it will ensure the facility remains a community resource by ensuring continued affordable access. Normandie will continue golf operations with NO substantial price increases for golf! It will open the doors to educational and leadership opportunities for youth through internships, jobs, college scholarship-eligibility, partnerships with Normandie Schools Collaborative, and training in this career-critical sport.

• With no debt to drive up fees and an endowment for community-centered programing, playing will cost significantly less than comparable facilities. Special programs and fee/booking structures will ensure access to North County residents. Normandie Reimagined will be a unique cultural and recreational destination. And will be the only golf course of its caliber located in this under-served North St Louis community.

• This project is helping to increase the awareness and economic viability of the Normandie area. The adjacent Incarnate Word Academy and UMSL are planning major development expansions in the next few years to diversify the economic base. The St. Charles Rock Road corridor along our southern boundary has had significant improvements, with more to come due to our project’s increased visibility. Our proximity to major highways, bus lines and METRO stops will improve ease of usage.

2. Youth Empowerment

• The Western Golf Association (WGA) and its Evans Scholars program will train and fund caddie positions. (www.wgaesf.org). Our goal is to have approximately 1/3 of its rounds played with a caddie and/or forecaddie. Through its Caddie Program, the WGA has committed to absorb the $50 fee for each caddie round, resulting in substantial financial support. Players using caddies will only be responsible for gratuity and mentoring interaction with the caddies. Youth with these jobs will be eligible to apply for full-tuition/board Evans Scholarships at the University of Missouri-Columbia, where a shortage of in-state applicants means 20+ scholarships (valued at $125,000 each) currently go to out-of-state students.

• 100 seasonal jobs for high-school and college youth will provide training in positions spanning the range of operations, including retail, maintenance, hospitality, clubhouse and course operations, administration, accounting, and event planning Fifteen (15) full-time employment opportunities will be available yearround.

• All youth and families in the community that participate in Beyond Housing’s programs (over 2000 individuals/yr) will have access to the course; and anyone who plays at the course will be invited to participate in Beyond Housing’s wide array of programming

• Plans to launch Normandy High School’s first golf team in several decades. With corporate funding, starting with a 7th and 8th grade team which will have access to the course; professional instruction on golf swing, rules, and etiquette; and be provided uniforms and meals. The program will be free to participating students. A qualified coach, uniforms, balls, gloves, shoes, professional instruction, and clubs will be provided. The goal is to have these students ready to play by the time the renovated course is opened in summer 2024.

3. STEM Preparedness

• A Teen Tech Center is being designed into the new clubhouse and Caddie House. Normandie Reimagined will seek a partner with experience developing, equipping, and providing STEM focused programming to deliver this unique offering to project caddies and employees. There are multiple naming opportunities in connection with these programs.

4. Support for Heroes

• Greens fee and special event discounts will continue to be offered to veterans and area first responders.

IV. Normandie Reimagined will be the hub of philanthropic golf in St. Louis

Normandie Reimagined will be the hub of all golf philanthropic and youth-related efforts in the region and beyond. Partnerships and associated programming exist with numerous organizations, benefiting thousands of youths annually:

• First Tee of Greater St. Louis

• LPGA/USGA Girls Golf

• Youth on Course

• Gateway PGA Junior Program

• Metropolitan Junior Amateur Championships

• Boys and Girls Clubs of Greater St. Louis

• Beyond Housing Affiliates

• Golf Foundation of Missouri

• Urban Golf of St. Louis

• Gene Slay’s Girls & Boys Club of St. Louis

• Programs for Clubs like Cadre 19, Tee Masters, working to provide support though golf to minority communities.

V. Management, Accountability and Sustainability

1. Financial Sustainability is the primary outcome this project will achieve due its unique not-for-profit business model of:

• Current facility now breaks even financially

• No long-term debt at present, none anticipated with renovation/expansion

• Annual net operating income will be retained in our not-for-profit endowment

• Supporting financial pro-forma attached

2. Metrics to track these outcomes:

• The capital portion of the project will be finalized when the project phases are completed.

• Monthly/yearly financial statements from Walter’s Golf will be made available to all major benefactors.

• As our community programing further develops and evolves, a comprehensive evaluation plan will be developed tracking the numerous programs provided. Both in terms of the thousands of people that will utilize the facilities, the benefits/outcomes achieved, along with testimonials. A formal “Outcomes Report” will be published annually and be distributed to all major benefactors.

Metropolitan Golf Foundation completes purchase of Normandie Golf Course

ST. LOUIS, June 2, 2022– The Metropolitan Golf Foundation, the philanthropic arm of the Metropolitan Amateur Golf Association along with Beyond Housing have officially purchased the property known as Normandie Golf Course (Normandie). This marks another step in the vision becoming a reality to renovate the facility to a become a platform for social change As previously announced Jack Nicklaus, the greatest champion in the history of golf, and his renowned Nicklaus Design firm agreed to join the philanthropic effort to renovate Nor mandie.

Nicklaus Design will lead the project and Mr. Nicklaus will donate his services for the renovation of Normandie, which was built in 1901 and is one of the oldest public golf courses west of the Mississippi. Nicklaus will not only lead the design effort and will support aid in the group’s fundraising efforts for facility construction of the project. Upon completion of the project, Normandie will become a Jack Nicklaus Signature Golf Course.

“The appeal of this project to me was to be involved in an effort that could serve as a catalyst to change needed in our country today, beginning with this region of St. Louis County,” Jack Nicklaus said “Restoring Normandie for a community in need will have a long-lasting positive impact on the lives of youth in St. Louis.”

Nicklaus was introduced to the Normandie project in late 2020 by friend Tom O’Toole, Jr., past USGA President and MAGA Founder. He was quick to lend his support to the revitalization effort.

“Our fundraising efforts to date have allowed us to continue to move forward, but there is much work yet to be done” O’Toole said. “With Jack’s involvement, this is an effort that the businesses who thrive here as well, as the community at large can get behind to forever change the lives of youth in our region We want to thank those who have already joined our efforts through donations, and we encourage all others that believe in our metropolitan region to join our efforts as well.”

This project is so much more than the renovation of a historic public golf course. It is about retaining a community asset for the benefit of a region by being a catalyst for socio-economic change in an under-served community

“Once a community loses an asset of this magnitude, seldom is i t regained, we now have the real estate which was key to assuring that does not happen” said Chris Krehmeyer, CEO of Beyond Housing “This project expands and compl ments the successful projects BH has developed in this region. No commitment is too small and businesses as well as individuals are asked to become part of this unique and impactful project. ”

Once additional funding is secured for construction, the plan is to begin by year’s end. It is important to note, the golf course will remain open and continue to be operated by Walters Golf Management through the 2022 golf season. First Tee – Greater St. Louis Launches New Flagship Program at Historic Normandie Golf Club

October 31, 2022 (St. Louis) - First Tee – Greater St. Louis is pleased to announce that Normandie Golf Club has been named their flagship course beginning in 2024.

“Normandie is a perfect fit for our organization’s strategic growth ,” said Anne Klein, executive director of First Tee – Greater St. Louis “As an addition to our already excellent footprint in the region, the course offers a convenient location and excellent experience to the young golfers and families we serve. We look forward to growing our youth programming together.”

First Tee is a youth development organization that enables kids to build strength of character by seamlessly integrating the game of golf with a life skills curriculum. They reached 456 children during their 2022 season with on-course lessons at seven locations. First Tee schooland community-based programming reaches more than 35,000 kids annually.

First Tee will be Normandie’s primary nonprofit partner for junior golf programming.

Normandie Golf Club is currently undergoing a $15 million redevelopment that will earn them a designation as a Jack Nicklaus Signature Golf Course. The course was founded in 1901 and is one of the oldest public courses west of the Mississippi. It s renovation is a collaboration between the Metropolitan Golf Foundation (the philanthropic arm of the Metropolitan Amateur Golf Association) and partner Beyond Housing.

Nicklaus, one of the most accomplished golfers of all time, is donating his services to lead the design effort due to Normandie’s notable history in go lf.

This aligns with our goals of Normandie being the hub for junior golf programming in this region!" said Curt Rohe, Executive Director of the Metropolitan Amateur Golf Association.

Normandie Reimagined Update Golf Course to Remain Open into 2023

ST. LOUIS, MO: The Metropolitan Golf Foundation (course owners) and Walters Golf Management (operators) wish to update our patrons, donors, area golfers and residents on the renovation progress of the Normandie Golf Course Nicklaus Design has completed their design and routing of the golf course and design of the non-golf improvements are well underway with the assistance of the Lamar Johnson Collaborative (Clayco).

Over the next several weeks you will begin to see work on the golf course which will primarily focus on removal of brush and some tree work. The actual golf course construction process began with setting the date for bid submittals from interested contractors to November 1, 2022. Because of the current challenges of the construction industry and supply chain issues only two (2) firms submitted bids. In addition, both companies that bid indicated their schedules, along with labor shortages, would not permit them to commence construction until August 2023. In light of those circumstances, and anticipating the construction schedule consistent with that tim eframe, we intend to remain open until on or about August 1, 2023 . Information about passholder, tournaments, senior bundles and leagues will be forthcoming. The fact is, generating revenue until construction commences is viable to the financial stability of the project.

Fundraising remains our number one priority. We would like to thank all of those who have already contributed to this worthy community focused endeavor and encourage anyone interested in donating, please do so through the link below. It is vital that we get support from our St. Louis corporate community. This is a unique opportunity to help positively change the direction of the lives of the children of North County and beyond.

In the meantime, know we will always be good stewards of th e funds provided by donors. We will continue to be vigilant and financially sensitive to how we place orders while addressing ongoing supply chain issues. We will also work with both local and national golf course construction companies to ensure that we can build this Jack Nicklaus Signature Golf Course in the most affordable and financially responsible way.

The ultimate strategy is to use the renovation of Normandie Golf Course as a catalyst for social change , by implementing community employment, scholarship opportunities, mentoring, internships, as well as golf programming. The vision of Normandie Reimagined is centered on youth and community.

Comparisons:

Gateway National plays 40,000 - 42,000 rounds and will do $2,500,000 in revenue

Gateway National (bent grass) is on 165 acres compared to 117 at Normandie (warm season grassing) and Mainteneance budget $600,000

Bent Grass is signifivantly more expensive to maintain

Stonewolf & Far Oaks do approximately the same revenue and expense as projected here with maintanence budgets of $525,000

Normandie preesently plays approximately 27,500 rounds, even in its present condition

Terms and Conditions Membership Details

• A tax- deductible donation to the Metropolitan Golf Foundation at a $10,000 ‘Normandie Founders Club’ level.

• This Founders Club contribution will support the redevelopment of the course and the construction of the clubhouse and the Caddie/Teen Tech Center.

• By executing the attached Subscription Agreement, one accepts their commitment to payment of their donation when the Normandie Reimagined Campaign reaches $10M or 50% of its capital campaign goal.

• Separately, the opportunity is presented to the Normandie Founders Club, inclusion into the ‘Society of Normandie Founders’ with annual dues of $1,000 they will be eli gible to enjoy certain playing rights.

• This ‘Society of Normandie Founders’ level is a 3- year commitment. Playing rights will include two annual member- only events and pre- paid green fees for 4 rounds per season.

• Special recognition as a Founders Club M ember on a plaque will be a part of the clubhouse’s historical interior theme.

• Donations to the Metropolitan Golf Foundation will be acceptable at any time or can be treated as a commitment with billing when the capital campaign reaches $10M or 50%.

Founders Club Action Plan

• Identify two “club ambassadors” at Metropolitan Amateur Golf Association Member Clubs

• Provide materials/tools to assist in the solicitation and selling of the Founders Club

• Review the Normandie Reimagined Deck with club ambassadors with emphasis on program partner details (First Tee, Youth on Course, Western Golf Association Caddie Program )

• Conduct information sessions at interested Member Clubs

• First 18 Member Clubs to reach 25 Founders Club Memberships will have a hole named in the clubs honor
