PREFACE Urbanisation occurs mainly because people move from rural areas to urban areas and it results in growth in the size of the urban population and the extent of urban areas. A process whereby populations move from rural to urban area, enabling cities and towns to grow. It is highly influenced by the notion that cities and towns have achieved better economic, political, and social mileages compared to the rural areas. Over the course, I have definitely developed a better understanding of issues around the city and I can now develop strong ideas of my own to back the issues up. Lifestyle of different communities living together and their experiences. Their patterns of living and dividing space. How the dominantly residential urban space utilize for cultural activities and streets.

Urban Chaos of Rabari Colony links in this Portfolio as it describes the glimpse of the precinct with Observations from satellite imagery and Road connectivity. Area has the grid iron pattern and it is providing good accessibility. Rabari Colony is affected by the Riots and hence developing with good infrastructural development and transportation development of the city. It has the land use of residential dominantly and it connects many things together like jobs, income, affordability and many typologies. Activities on street to street hierarchy and livelihood makes the scattered precinct somehow connected. Proper infrastructure and mobility and hence chances of new interventions and development in the precinct.

CHAPTER 1

INTRODUCTION

GLIMPSE OF THE PRECINCT

Precinct is located in East side of Ahmedabad city near Rakhiyal and NH-8. Through satellite image, if we read and observe the precinct we can see diffrent types of buildings and roads. It seems very dense residential area which is connected with each other by narrow streets as well as wide streets.

From the Google image, we can see the residential areas are subdivided through the major streets. The minor streets run within the dense residential areas. The compactness of the settlement and organic arrangement provides privacy to the houses.

Precinct Rabari Colony is connected with NH-8, Narol-Naroda Road. This major road has B.R.T.S lane. Mainly precinct has 3 major roads and a Metro Link Which is construction.

Accessibility of the precinct is quite good. It has total 3 A.M.T.S stops and 2 B.R.T.S stops which are mostly 2 to 7 minutes away.

Walking to major junctions by internal roads to major roads, Precinct has verity of roads as it has very narrow Aisles with paved stones, 12m wide earthen roads, 24m wide major roads.

The Precinct has low medium connectivity according to the node link ratio. 25% of the total area is under roads which depicts more accessibility which caters heavy traffic flow which runs smoothly.

The precinct has most of the roads without median as it is a compact residential area also the row is ranging from 3.5 m to 50 m.Only NH-8 has the median and B.R.T.S lane.

Block sizes are bigger in the southern part of the precinct so the area road distribution is not proper in the precinct. By bigger area connectivity is less and distance from a point to major junction is more.

Most of the roads are encroached for parking purpose and the residents have encroached by increasing the house size i.e. by constructing a ramp or a boundary wall.

There is variation in speed because of heavy traffic flow on the junction as the road network is grid iron pattern and road conditions requires a regular maintenance which also gives variation in speed as the most of the side walk area is kacha and encroached by means of vending or parking.

Most of the roads in precinct is earthen. Only major roads are tared roads and internal roads in row houses are cement concrete roads

Lack of divider on minor roads increase risk of accident for pedestrians. When traffic flow is heavy it is difficult to cross the road for pedestrians.

EXISTING PATTERNS

Building type

Rabari Colony is dominantly residential with different building typology. Major building types in the precinct are Row houses and Chawls. After the industrial revolution migrated people came to Rabari Colony.

Row House Industrial pay and perks are low. So only affordable housing for industrial workers is Row houses and Chawls. Migrated people are from different states of the country. There are people in the precinct from Rajasthan, Uttar Pradesh, Bihar and Maharashtra.

In land price range of 6500-7000Rs it has more number of commercial jobs then institutional and residential. Street vendors are there in every land price range with smaller values of working activities. Residential jobs has nearly same flow of jobs last two land price category.

Graph with jantri rate vs. Number of jobs shows that jantri rate of a land between 5500-6000 has nearly 7500 jobs which includes more jobs by residential type. Because residential land prices are lesser then commercial and industrial land. With land price of 6000-6500 there are maximum number of jobs in commercial which shows that higher price of land because of the commercial centre. Most likely to other side of the city precinct Rabari Colony has low land prices then western areas. This affects on jobs with low pay scale . In mostly commercial sector without self employed there are many jobs as worker, helper and office boy which costs less to the owner.

Chawls are having low house hold income as compare to Row houses and Semi detached houses. Apartment also has low house hold income then Chawl. Chawl is affordable for low income group as rent in Chawl is very low. But market rate of Chawl is higher than Apartment, so if there is one working adult in house and want to buy their own house they will prefer Apartment rather then Chawl.

This graph shows job types in different job centre. As we can see that mostly Commercial and Institutional job centres have regular jobs. Where residential and street vendors don’t have any regular jobs. Residential job centres have workers like Maids, News paperwala, Milkman etc. which are not regular jobs. These jobs are casual jobs, so residential have only casuals and self employed. In that case self employed workers like tailoring, Embroidery etc are in residential too. Institutional jobs are mainly comes under regular type as there are teachers, peons, principle, doctors, nurse etc in this sector. Self employed are majority in street vendors and commercial because they have their own business and rest regular casual in those job centre category are their helper or worker. People with Casual Jobs are not able to earn more then 20-25000Rs per month. People with own business and regular jobs like teacher, principle earn between 30-50000Rs per month. Mostly all income ranges are spending much on food and grocery. Education cost is on second number of spending. Expense of electricity bill, Transportation, Communication and Clothing is at tertiary level. Income range 0-10000 and 10000-15000 is spending more on education. Income range between 20000 to 55000 is spending more on grocery.

As compare to Semi detached, Chawl income group is spending more on education. And Semi detached income group is spending more on other sourcres then food as compare to Chawl. Transportation expense is nearly same for both income group.

Precinct has few land parcels with open spaces like public park and vegetable market. These two public places are accessible for common people .There are two temples and one mosque in this precinct . Where people has access for particular time.

Streets are the main public domain in precinct. As it is covering 3/4 area of the open space. Total 75 % of open space is street. Rest 25% is park and vegetable market.

Animal Activities are developed in the precinct as there is a market, so nearer domains of the market is occupied by different animals . And these animals have their territories. In precinct Rabari Colony there are cows, dogs and goats which roams around on the streets. People trash their stale food on streets which attract these animals.

Satayam nagar vegetable market is a place of gathering for the people of Rabari Colony. There are nearly 300 to 400 vendors who sell fruits, vegetables and cutlery. People from different backgrounds and communities buy vegetables and fruits together. So basically this market connects people through their daily need. 18

There are only 2 Secondary green bins which holds 30% garbage.19 Secondary silver bins which holds 49% garbage. Other Primary 129 bins holds 21% garbage of the precinct. Waste collection vehicles has a hydraulic mechanism Which can easily Load and Unload garbage from one place to another within short time. Drivers stop at a point and blow whistle, after that people come and dump their garbage into vehicle. It is then taken to a transfer point where the dump collected is classified into larger vehicles and then to the dumping ground.

Precinct is large with numerous settlements. Therefore it has situation of water shortage which leads to a haphazard situation. To solve this situation pumping station fill tanks for 2-3 times.

All three water stations have panels and pump rooms which take care of maintenance and technical works. Most of the supply of water is covered by GSR. Precinct has total 3 source of water supply. One is on north west side at Bhaghat road. Second is on east at Ramrajya nagar. Third is near to Rabari ColonyAmaraiwadi road at south west of the precinct.

The inner streets of Chawl area have only 13% of streets with water catchment provision, hence water logging issues are more in these region. Unmaintained street edges with varying level differences, likely to have water logging. Garbage thrown on street edges block the catch pits resulting in water logging.

For carriageway company used Wet mix Macadam, Bitumen Macadam and seal coat which is estimated as INR 83.6188 lakh. Same as for footpath and cycle track PCC is common material for both and it estimated nearly 82.65 and 46.59 lakh. These a carriage way and footpath is nessasery fro the project.

Total estimated project cost is 505.890896 lakh Rs. And total capital expenditure is 505.8909 lakh Rs. As the precinct is dominantly residential it needs more greenery. Currently precinct has very low green spaces so this project with more trees and plantation will bring greenery to the precinct Rabari Colony.

ifferently precinct Rabari Colony is scattered and seems like not in the connectivity with the city, But city also holds this kind of areas which are the part of industrial revolution to affordability and for jobs too. Precinct Rabari Colony have public connectivity through vegetable market, Public Park and street activities. Besides all these things, there are many small industries in this precinct and one of the high-rise shopping centre too. So this area is a combination of urbanization and low modus Vivendi. Because of industries, people from different states living under one neighbourhood, all this things are the part of transformation of this precinct. Most of the land parcels are being used as Chawls and raw houses. 96% of public land is owned by AMC and rest 4% is owned by Gujarat housing board.AMC has plots as market and commercials but those plots has chawls in it. The storm water lines are covered under 80% of the streets. Only 57% of streets in Chawls and Row house region have storm water catch pits, hence water logging is more during the rain in this parts of the precinct. Precinct is developing with the development of the city. It has more chances of growth because it has small job sectors and employment.

NARRATIVE R

abari colony is a neighbourhood which is connected with the major road Narol-Naroda Road. By this main road it has two B.R.T Stops. This area deviate different communities which are living under one neighbourhood though it has name of a community in it. Mostly covered by very big chawls which are satyam nagar, ram rajya nagar. It has the major road with 24m width and secondary roads with 10-12m width, also it has very narrow aisles which are 4-5m width. Beside all this road network precinct rabari colony has a metro line too, it is dividing the cluster in two parts. So generally it is growing as an urban area. This precinct had one or two open spaces and after the migration and expantionn of chawls and people needs government used these open space for over head water tank, water station etc. as the time passed the roads also expands as Narolnaroda road is now 48m wide. Other roads expands and then in 2009 govt. introduce B.R.T.S to the precinct so now Narol-naroda road also has B.R.T.S corridor and stops. Rabari colony has two main junctions. Narol-Naroda road is crossing across and making two junctions with secondary roads of rabari colony. These junctions have normal flow of traffic during afternoon and night but at pick hours it has heavy traffic flow cause of encroachments. Shared auto rickshaws, Rickshaw parking and metro work are main encroachments at these junctions. Pattern of traffic at these junctions are different because of B.R.T.S Corridor and junctions are not signalized or under police control.

s the precinct is mainly residential these two open spaces are not enough. Precinct has different activities on different streets. Streets are the most fundamental shared public spaces. Streets in Rabari Colony have held vast social, commercial and political significance as a powerful symbol of the public realm. Major streets of the precinct are sites for both celebration and cultural activities. It is the place where people from different residents gather to express public dissent. These street activities provide opportunities for people of the precinct to connect in a way better than Public Park. Lack of open space engaged more street activities to the precinct. About 90% of the streets in this area are covered with sewerage lines. An average of 14 numbers of manholes are installed per kilometre. The Chawl and Row house area have buildings of more than 40 years of age, and population density is increased with time in these areas, hence more number of sewer manholes can be observed placed closely, as one manhole has a limited intake pipe capacity.

ew structure are coming up in the periphery roads, otherwise most of the buildings in the inner core are old. As per development plan allotted FSI of R1 zone is 2.7 and for TOZ 4.0, but in this precinct only few plots has the FSI which is close to 1.0 and on main roads it is 2.3 FSI. Plots with area of 5737 or less, are mainly situated in centre of the precinct. Having 33% area of precint. Small size plots are holding 22% of area and having 5737-15151 sq.m. boundry. Plots near MEGA service has price between 10000-11500Rs/sq.m. Land parcels near Narol-Naroda road (NH-8) has variation in prices as nearer the B.R.T.S stop 7000Rs/sq.m price for the plot and other has 6500Rs/sq.m price. 78% land of the precinct is under private ownership, some plots have multiple owners and co-operative raw houses. Most of the land parcels are being used as Chawls and raw houses. 96% of public land is owned by AMC and rest 4% is owned by Gujarat housing board.AMC has plots as market and commercials but those plots has chawls in it. The precinct has a different typologies of residential areas, ranging from a Chawl of 15 sq. m to a Semi detached House of 80 sq. m. Connectivity with the public realm changes from Chawl to Semi detached style house. People in chawls, row houses are more connected to public realm, where people in apartments and Semi detached houses are more in their private realm. Whereas the same character changes from a vegetable market, road side shopping to big commercial complexes. People extent their houses till edge of footpath for more space, most of the ground floors of the precinct are extended and some of the extensions are for commercial use with residential and hence it becomes mixed use residential. .
