I have worked with CLC on two major projects (Eden Bridge House & Foss House) over the course of two years. This has included planning and operational engagement. Both projects have now been delivered successfully, on time and within the expected budget.

THE PROJECT

Following the successful completion of Eden Bridge House’s refurbishment in 2017, the Department for Environment, Food & Rural Affairs (DEFRA) awarded us with the additional contract to complete a full refurbishment of Foss House and Mallard House in York. The project was to renovate the first floor of Foss House into an open plan office space, including a brand new refreshment area, along with an additional floor. The project saw our team undertake a full strip-out, layout alterations, joinery installations, electrical installations including lighting, CCTV, alarm installation, door access systems, heating, suspended ceiling replacements, flooring, toilet refurbishments, new insulation, floor screeding and full redecoration throughout.
INNOVATIONS
As we were working within an occupied building where people were working, ensuring the health and safety of both staff and visitors was one of our main challenges on-site. To make sure safety was always considered, we maintained effective communication with the DEFRA team and Facilities Management. We used temporary signage and an assigned representative to divert the general public away from the working site. To minimise any noise disruption, we remained conscious of the type of work we completed during core hours and completed louder work such as drilling or using a chopsaw outside of these hours. As some of the work could cause a considerable amount of dust, we wanted to protect communal areas by putting up temporary partitions and laying dust tack mats to prevent the spread of dust.
SOLUTION



During the nine months, we utilised three of our directly employed operatives and engaged local, approved subcontractors to provide the flooring, electrical and mechanical works. The tight turnaround saw our dedicated Contracts Manager managing the multiple trades on-site and ensuring the programme was efficient and scheduled to run smoothly. During the project, the client asked us to also refurbish an entire floor in Mallard House, which is a DEFRA building adjacent to Foss House, along with £75k of extra passive fire compartmentation works.
THE RESULTS
We are pleased to confirm both buildings were completed within the original timescale, and we were able to provide DEFRA’s offices with a 21st century look, utilising natural sunlight and light colours.
