Highlights
Axis undertook a Communal Boiler Replacement Project at a retirement/sheltered house scheme for elderly tenants in Chessington, Surrey.
The property, owned and managed by our client The Royal Borough of Kingston upon Thames, consists of 47 flats (a mix of studio, 1 and 2-bedroom).
Here, residents had been experiencing interrupted heating and hot water as the main plant items were approaching life expired.
To improve both the hot water and heating supply, we first conducted a full strip out of the existing plant room equipment, removing the old inefficient boilers and associated controls.
Axis’ Mechanical & Electrical (M&E) team then installed a new boiler system based on Bosch Condens 7000 which has an option to cascade in banks of up to six boilers, providing resilience in case of a boiler failure.
Three free-standing frames for the new 85kw boilers were an ideal choice for the space in the existing boiler room. The boilers are ready for an initial hydrogen blend of 20%.
One hot water cylinder with a capacity of 850 litres and 30-minute re-heat time ensures uninterrupted hot water for our residents.

Temperature Mixing Valves (TMVs) deliver water to flats at approximately 50-55°C. The temperature is pre-set to the client’s specification. When the temperature drops, the heating system will automatically come on, increasing heating efficiency and reducing costs.
We also installed a new Building Management System (BMS) which controls the boilers, pumps and the heating and hot water systems.
We additionally flushed and chemically treated the water heating system so it remains clean and optimally functioning.
We supplied and installed new pipework throughout. This is all lagged so there is no escape of heat.

Care of residents
Our team kept in regular contact with our residents throughout the works and responded quickly to their questions: for example, reducing the size of our compound when they expressed their concerns. We kept them advised of our progress and also minimised disruption to their water and heating supplies.
We were always having trouble. Heating would go off. Or we’d have not hot water. Since they put the new boiler in, it’s absolutely perfect. They cleaned up after too. They were brilliant, did not leave a mess at all. He was kind and courteous. I had no complaints at all. I thank Axis for doing such a brilliant job.

Our client
Building on a decade-long partnership between Axis and the Royal Borough of Kingston upon Thames, we were awarded a £3 million contract to provide Mechanical & Electrical maintenance to their 6,000 homes.
Axis ensures day-to-day delivery of safety checks, servicing, breakdown responses, and maintenance for domestic gas and electric systems, appliances and installations, while aiding the Council’s shift to low carbon, renewable heating systems.
