Banner year for CRE

I

t was a banner year in Arizona for commercial real estate projects and the people who made them happen. This year’s edition of People & Projects to Know in Commercial Real Estate highlights just a small fraction of what is going on in our thriving Valley market. We’ve seen some major deals take place this year, like the $930 million deal for the 2 million square foot Marina Heights and the $850 million deal that put Grand Canyon University back to nonprofit status. While the Big Deals are even bigger this year, the projects we highlight include the first 40-foot clear height industrial property in Arizona, the renovation of the landmark Park Central Mall, as well as the first master planned automotive retail development on tribal land in the United States. The people making these deals continue to impress, and we’ve compiled a 94-person list of impressive professionals from all corners of the commercial real estate realm. This year, we’ve added more people in more categories. We’ve broken up a crowded brokers category into several, more specialized categories like office brokers, industrial brokers, retail brokers, multifamily brokers, land sales brokers and brokerage management. We’ve also dedicated a whole category to accountants. While we set out to shine a light on as many industry stars as we could, we know we’ve barely scratched the surface. What advice would you offer to someone who wants to become successful in commercial real estate? It is important to understand all aspects of the real estate industry and the impact the economy plays in real estate, maybe more so than other industries. Do not overleverage and make sure you are prepared for any downturns in the real estate cycles. What do you consider the most surprising fact about you? I’m taking violin lessons! I played in the Seattle Opera House more than 40 years ago. My husband thought I would enjoy it again and surprised me with a violin in 2016.

What professional accomplishment gives you the most pride and what makes it so rewarding? Helping my clients beyond just numbers gives me the most pride. I have had clients call me to discuss job opportunities their kids are considering and to ask for tips on vacation locations. Becoming a trusted advisor and developing strong relationships with my clients is incredibly rewarding.

When I started with the firm I was excited for all the opportunities that come with a large public accounting firm, the people I would meet, the clients I would serve and the experiences I would have. I grew up in a firm that has a culture of coaching and mentoring, so I was incredibly proud to join a partnership where I could work to have an impact on those around me daily.

What do you consider the most surprising fact about you? It might surprise some of you to know that I used to be a pretty decent athlete — I played both basketball and baseball.

What advice would you offer to someone who wants to become successful in commercial real estate? Focus on getting a deal closed and on the issues that really matter. Don’t waste goodwill, time and your client’s money on issues that really don’t matter in the long run. What do you consider the most surprising fact about you? My first job was scraping gum off the sidewalk at Los Arcos Mall (Pre Skysong). That job kept me in school.

You need to love to work, help people succeed in their business, and not worry about the money. What do you consider the most surprising fact about you? I love to sing and play the piano. I also loooove to go fast. Anything on or off-road that goes fast, I am interested in participating in. I also love to drive to my cabin in Show Low and just “hang out” for a day or two. It’s therapy for me to drive, unwind, watch a movie, and think.

Seeing complex real estate transactions come to fruition after they can sometimes take three to four years to complete. It’s rewarding to see clients’ real estate requirements met, but also sad to part ways after working together on a daily basis for so long. What advice would you offer to someone who wants to become successful in commercial real estate? Suit up for every game. Get there early, stay late and ask as many questions as you can. Get up the next day and repeat this procedure because “the wolf is always at the door” —and ALWAYS remember to have fun along the way.

My childhood best friend was Kurt Cobain (Nirvana). Hard to imagine at that time that one would become a rock star and one would become an engineer. ust when it seems that deals in the Phoenix market have reached their peak, along comes even bigger transactions. The past year was punctuated by a pair of massive deals, the first coming late in 2017 when Transwestern Investment Group and JDM Partners ponied up $930 million for the 2 million square foot Marina Heights development along Tempe Town Lake. In August of 2018, Blackstone REIT

made its biggest deal in the Valley to date, buying a six-property portfolio of multifamily products for $311 million. The price of land in the Valley also continued to rise, with the largest deal coming during an auction of state trust land. Nationwide Mutual Insurance purchased 134 acres along the Loop 101 and Hayden Road in Scottsdale at auction for $83 million for its regional corporate headquarters.

And no recap of big deals in the Valley would be complete without mentioning the sale of the tallest building in Arizona, the 40-story Chase Tower in downtown Phoenix. A joint venture between Phoenixbased Wentworth Property Co. and Taconic Capital Advisors LP from New York bought the landmark tower for $78.8 million. With no slowdown in sight just yet, 2019 is shaping up to be an even bigger year. Stay tuned.

In one of the largest dollar amount transactions in Arizona history, Blackstone Real Estate Investment Trust Inc., or BREIT, purchased a six-property portfolio for $311 million. JLL’s John Cunningham and Charles Steele led the team that brokered the deal between BREIT and sellers DRA Advisors LLC and The Milestone Group. The six properties that BREIT purchased in this deal are part of a recent push into the market. According to Business Real Estate Weekly of Arizona, since 2017, BREIT has invested $649 million into the Phoenix market to buy 3,751 apartments in 12 units. The newest of the six facilities in the deal is The Residences at Stadium Village in Surprise, which was built in 2009 and the Waterford at Peoria property was built in 2008. The other four complexes were built in 2000 or earlier and Steele expects BREIT to make some improvements to those older facilities to increase their value. The Sierra Canyon apartments in Glendale was built in 2000, Sierra Foothills in Phoenix was built in 1999, Finisterra apartments in Tempe were built in 1996 and Lumiere Chandler was built in 1995. The most expensive of the six properties was the 382-unit The Residences at Stadium Village, which sold for $67.85 million.

The sale of Marina Heights was a herculean effort involving a leaseback, a development agreement involving a property tax abatement, at least two partnership agreements, and, of course, “a typical real estate purchase deal.” Transwestern Investment Group and JDM Partners purchased the 2 million-square-foot mixed-use development from State Farm in a sale leaseback. JDM Partners, along with a private partner, handled the equity side of the deal, and Transwestern Investment Group will provide management services. JDM Partners and its partner had to work out a partnership agreement, and then they worked out a partnership agreement with Transwestern Investment Group. On paper, Corporate Properties Trust III LP made the acquisition of Marina Heights. Years prior to Marina Heights’ development, Arizona State University, which owns the land there, and the City of Tempe entered into a development agreement. This agreement dealt with the abatement of property taxes and was one of the most important elements that attracted State Farm and the new buyers of Marina Heights. Marina Heights will house 8,000 State Farm employees at full capacity and has restaurant spaces and a gym located on site. The property was developed by Ryan Companies US, Inc. and Sunbelt Holdings. Construction on the project was finished in 2017.

After several years of trying, Grand Canyon University regained its nonprofit status when Grand Canyon Education, Inc, sold the university to a nonprofit entity that will retain the GCU name. The value of that sale was a reported $875 million. GCU began as a nonprofit university in 1949 and remained that way until 2004, when the then-struggling school became a for-profit operation. After 14 years of stability highlighted by rapid growth over the past 10 years, the school returned to its original, nonprofit roots. GCE transferred the real property and improvements at the university’s campus as well as tangible and intangible academic and related operations and assets to GCU. Enrollment at GCU hit 20,000 students on its 275acre ground campus in 2018, with an additional 70,000 students online – making it one of the largest universities in the country. GCU is currently in the midst of $120 million worth of construction on its campus, including the 150,000 square foot Colangelo College of Business building, the 135,000 square foot Canyon Activities Center and two apartment-style student residence halls, the Cactus and Jerome Apartments, both at 240,000 square feet with 600 beds. HEALTHCARE Mayo Clinic Expansion In early September 2018, Mayo Clinic unveiled The Arizona Forward Project, which will add 1.4 million square feet of building space (to the existing 1.7 million) with expanded clinical capacity, support services and infrastructure at the campus located in North Phoenix. The expansion plan increases the number of inpatient beds from 280 to 374 by 2023 and creates close to 2,000 new jobs, including nearly 200 physicians by 2029. The highlights of the expansion include a new six-story patient tower, a three-floor addition to the existing fourstory Mayo Clinic Building, a three-story building to house an expanded emergency and other departments, expanded patient and infrastructure space and additional parking. Arizona Forward is a five-year project with new patient areas projected to open as early as June 2020, culminating with the final phase planned to be completed by April 2023. Mayo Clinic has experienced significant campus growth in Arizona over the last five years. Expansion projects on the campus have included the consolidated Cancer Center in the new Mayo Clinic Building, the Proton Beam Facility and the Image Guided Operating Rooms. Other factors that have supported the growth of Mayo’s Arizona practice include increasing specialization in cancer care, neurosurgery, cardiovascular disease and transplant, along with new and expanding insurance contracts.

University of Arizona Biomedical Sciences Partnership Building The distinctive, copper-clad Biomedical Sciences Partnership Building is the second phase of a nine- building academic medical and research complex for the University of Arizona’s College of Medicine on a new biomedical campus in downtown Phoenix. This new 245,000 square foot, 10-story high-rise research laboratory enables collaborative clinical and translational research organized into Centers of Excellence for cancer biology, neuroscience, traumatic brain injury, bioengineering and public health informatics. The ground floor includes a public conferencing facility with a large prefunction/ exhibit gallery that serves as a multi-purpose meeting space divisible for groups from 50 to 200, and opens onto a shaded landscaped courtyard formed with the adjacent HSEB. Each of the upper floors is designed to accommodate a variety of wet and dry lab types within the same overall modular depth, allowing repetition of floors, redistribution of program during the design phase, and combinations of lab types on the same floor.

Embry-Riddle STEM Education Center The classroom and laboratory facility was built to support the university’s STEM program, which has grown to become equal in numbers to its aeronautical program. Frequently referred to as the “Harvard of the Sky,” the school is the world’s largest, fully accredited university specializing in aviation and aerospace, with 125 locations worldwide. The University and design team selected a redeveloped interiorcampus site, leaving natural open space adjacent to campus undisturbed and creating pedestrian-

friendly use. Sustainable design was employed consistent with LEED Silver standards. The project was able to use existing and new campus infrastructure, reducing the carbon footprint of the new building and creating highly efficient lifecycle cost. A four-pipe mechanical heating and cooling system was installed to take advantage of the Prescott temperatures which allow for economizer settings in all seasons. Lighting controls and LED fixtures throughout optimize energy use during the varied hours

of students and classes. The open atrium lobby and entrances boast high performance glazing systems, allowing all rooms to experience natural daylighting at all times. The building was completed in fewer than 15 months while campus remained open. Sundt performed off-hour work to avoid disturbing students and faculty. The projects fitted into the campus between new and old buildings. Almost every student and faculty member attended a beam signing when crews toppedout the structure.

Canyon View High School The first West Valley high school to be built in 10 years, Canyon View High School is a high tech facility that is ready to prepare students for the future. Destiny Springs The 70,000 square feet, 90 bed facility is located at Bell Road and Dysart Road in a successful retail and employment corridor in Surprise. The $25 million capital investment project will create over 150 jobs in the community and will serve as a dedicated employer for healthcare professionals and support staff alike. The steel framed system and masonry construction is unique and innovative for the area. The metal panels create a striking façade as traffic files up and down Bell Road. The design team has worked closely with Surprise’s Design Review Board to ensure its sleek design met standards as the City moves toward a more forward-thinking municipality. Though behavioral health hospitals are restricted to anti-ligature fixtures, the design and unique implementation of ample amenities makes it feel more like the rehabilitation facility it is than a secure hospital. Patients are offered a workout gym, indoor basketball court, multiple sport courts outside, courtyards, and computer rooms. Aside from the unique design for a behavioral health hospital, Destiny Springs’ special features and construction challenges hover around the anti-ligature codes, requiring the project team to think outside the box and work with Devenney Group to not only ensure constructability of the design but also to check the safety of the design.

Situated within the Arizona State University Research Park (ASURP), the clinic offers hematology, medical care, radiation, gynecologic oncology, advanced diagnostics including PET/ CT imaging, supportive care services and clinical trials. The medical building contains several innovative rooms and features including two radiation vaults (one containing a linear accelerator and administers front-

Now the second largest corporate campus in metro Phoenix. The new distribution facility will ship products to retailers such as Amazon and Walmart, and people ordering through the Conair website. The exterior architectural material

Lincoln Logistics 40 Lincoln Logistics 40 is Phoenix’s first-ever speculative project to offer a 40-foot clear height ceiling. Arizona Center What was once an introverted space has been opened up to the surrounding streets and the urban neighborhood, creating a more interactive and spontaneous experience that connects to the existing fabric of downtown Phoenix. The one million-squarefoot multi-use project is now a 360-degree experience that communicates the unique attributes and identity of Arizona. Specific transformative elements include site furnishings, shade structures, landscape, lighting, new materials, fixtures and finishes, wayfinding, and branded signage features. In addition, the parking garage at 5th and Fillmore streets has been upgraded, and a valet parking element is being added on 3rd St., between Van Buren and Fillmore streets. Adding more points of entry will allow visitors, workers, students, and downtown residents to access shops and restaurants with ease, and will create a more dynamic experience once there. This is a landmark project, that represents a major step forward in the continued revitalization of downtown Phoenix. The design was

inspired by the legacy of the Arizona Center itself, is aimed at creating an authentic Arizona experience, a compelling mixed-use destination, and further asserting its prominence into the urban fabric of downtown. An AC Hotel by Marriott and a 31-story residential tower will also be added amenities at Arizona Center, which will increase the vibrancy of downtown making Arizona Center, once again, a true downtown destination. The construction team overcame many challenges in order to keep all restaurants, businesses, educational buildings open and operational during construction.

Biltmore Center Redevelopment Several essential courtyard and building renovations increased community activity in the “live, work, play” environment. They include the addition of award-winning Press Coffee Roasters, a recreation area called Hub 24, and cosmetic upgrades to an existing eatery which became Over Easy, a local breakfast chain. Press and Hub 24 create a 3,500-square foot tenant lounge with a 20+ seat conference room, made to order food service, a big screen media wall, games and indoor and outdoor co-working space. The inviting patio and communal area allows employees

to host small meetings, work in a comfortable and modern setting, watch television and play ping-pong. Of the three buildings, 2390 is considered the center of the signature property. The lobby of this building was transformed from a dark and granite space to a bright and sophisticated common area. The elevator lobby was renovated, flooring was replaced, contemporary lighting was installed, walls were painted, directory signage was upgraded and steel wraps were added. In building 2394, the existing 4,400-square foot gym was completely renovated

with new equipment, improved restrooms, additional workout space and a new yoga room. In building 2398, a conference room was upgraded to act as a shared convening space for all tenants. Approximately eight suites ranging in size from 1,600 square feet to 11,000 square feet totaling 35,000 square feet were built speculatively. Carvana at Liberty Center at Rio Salado The two-story building and tenant improvement were designed by RSP Architects to create a high-tech environment that would mirror the company’s fast-paced and innovative business environment. The team at Caravan wanted a space that would inspire collaboration, innovation of new ideas and retention of their valued employees. The office design is a mix of open space, private offices, collaboration great out areas, independent work stations, quiet areas and common areas where fun and camaraderie is encouraged. RSP Architects combined an industrial palette with warm residential accents to deliver on the client centric design goals Carvana wanted. There are hidden elements throughout the space which integrates the brand. The fun never ends with a large game area that inspires friendly competition. The library provides a place for heads down concentration and collaborative niches that allow for teamwork to reign. The space features

plush seating, a secret bar behind custom bookshelves and even a poker game room hidden behind a chainlink curtain. Throughout the space, custom millwork and case work support a modern, clean environment. All rooms include at least one accent wall adorned with custom brick, glass, blackened steel, Stikwood or various colors of Svelte wall covering. In an effort to transition the

interior spaces to the exterior open space, an outdoor patio extends from a roll-up door. The Grand - Building 2 With demand for Tempe office space at an all-time high, Lincoln Property Company (LPC) and Goldman Sachs in February broke ground on The Grand at Papago Park Center Building 2. Totaling nine stories and 355,000 square feet, Building 2 is one of Arizona’s largest ever office buildings to break ground as a purely speculative endeavor. When it completes in Q2 2019, it will become the second of eight Class A office buildings slated to be built by LPC in the 60-acre The Grand at Papago Park Center mixed-use project. Building 2 features an open office concept with 12-foot floor-toceiling vision glass windows and a 10,000-square-foot amenity lounge with full-service restaurant, indoor/ outdoor seating, TV viewing area and conference facilities. It will also offer a private fitness facility and a modern rooftop lounge with seating areas, catering conveniences and sweeping mountain and city views.

The Watermark | Tempe 265,000 square feet of Class A office and 44,000 square feet of highend restaurant and retail space are slated for Phase I of the 1.9 million square-foot mixed-use development, which will be built on spec. Fenix Development is scheduled to deliver Phase I of the project in summer 2019. Once completed, the 15-story office building will feature eight levels of premium office space above a sevenlevel podium-style parking structure. CBRE Phoenix Workplace 360 To expand their “Workplace 360” strategy into the Phoenix market, CBRE approached Gensler with ambitious goals for their new office. Through a highly collaborative process, the client and design teams worked together to develop an interior design narrative that embodies CBRE’s well-developed brand and innovative workplace of the future strategies, while also incorporating many unique design elements inspired by the local context. The team selected the theme ‘Metropolis in the Desert’ as the central concept, reflecting the localized essence of the new office. Successfully integrating technology throughout, employees have a variety of settings in which to work and socialize— from the bistrostyle RISE café space, to the SET, a lounge-style breakroom perfect for late-night team celebrations. Incorporating trends normally seen in hospitality projects, the lounges are centered around high-end comfort and encourage collegiality without having to leave the office. The main challenge involved one of the most impactful design elements: the iconic stairway connecting all three floors of the workplace. This striking feature which acts as the centerpiece of the office, required cutting into the post-tensioned slab. Through careful coordination and technical acumen on the part of the design team and engineers, this structurally-complex stairway was successfully installed. A dynamic visual element backed by a feature wall of faceted wood paneling interrupted by crisp linear lighting, the stairway literally and figuratively ties the office together. Important to the client, accentuating the stunning views whenever possible proved to be an additional challenge. Initial designs were adjusted to create visual transparency to the outside. Through careful planning, strategic use of finishes, furniture and clustered lighting, collaboration zones were achieved giving these areas a sense of place without visually obtrusive walls.

Farmers & Stockmens Bank Transformation The transformation of William Pereira’s 1951 Farmers & Stockmens Bank remains a registered historical landmark and continues to inspire as an office for Cuningham Group’s Phoenix location. The restored glass and stone envelope houses an open light-filled interior. A projecting frameless glass conference room was added to the existing mezzanine,

McKesson This project covered 271,000 square feet including 2,225 workstations and 52 offices. CIS provided all ancillary furniture, height adjustable tables, seating for conference rooms, break out and break room furniture. Coordinating and scheduling by phases to complete this large project, CIS took on the challenge of an accelerated schedule which occurred midway through this project. They were able to succeed by expediting manufacturing, increasing the size of our installation crews and running multiple crews to ensure the job was completed to meet the accelerated schedule.

The original cylindrical stone bank vault, with the multiton stainless steel vault door still in service, anchors the glass enclosure at the north corner and now functions as a tech friendly conference room.

ISM Raceway Renovations The completed portions to date include 33 suites, which provide an open kitchen and bar area, and the “Curve” hospitality suite where up to 300 tickets are available for individual sale. The Curve sits six stories above the track and provides a panoramic view of the racing and the Valley. Renovations will also add a brand new tunnel and midway in the center of the track. Medieval Times The Medieval Times Dinner and Tournament project, located in Scottsdale, will include the development of a 10-acre site into a 70,000 SF themed castle to entertain guests with sword-fighting, jousting and other medieval-style games. The exterior of the facility will resemble an 11th century castle, and the interior will feature a 1,000-seat, tiered arena, a 22-stall horse stable, falcon room, gift shop, as well as a state-of-the-art kitchen and bar facility capable of serving 1,000 people in 10 minutes. The project will also include an underground site drainage storage tank, a 350-space parking lot and additional site work.

Scottsdale Auto Show is an 85 acre automotive retail development located on the Salt River PimaMaricopa Indian Community (SRPMIC) between the 101 Freeway and North Pima Road on East Indian School Road. It is the first autopark to be developed on tribal lands in the United States. The Scottsdale Auto Show was developed by an enterprise formed specifically by the community and Mullin360, LLC. It began selling cars in summer 2017 with the opening of Courtesy Volvo, Chapman Ford, Chapman Chrysler Dodge Jeep RAM, and Chapman Volkswagen. Chapman Hyundai has

recently commenced construction, followed later this year by Mark Kia. Penske’s CarSense and Mark Mitsubishi will begin construction in early 2019. Roughly 247,000 drivers

pass through the area at Indian School Road and Loop 101 Pima Freeway each day, making it one of the most visible locations in the Phoenix metro area.

Dierks Bentley’s Whiskey Row - Gilbert Part animated, energetic restaurant and bar, part live music venue, Dierks Bentley’s Whiskey Row covers an expansive 8,700 square feet of event space. Designed, developed and constructed by LGE Design Build over the course of about 10 months, the lively, entertainment-focused space now boasts the venue’s third Arizona address, joining existing locations in Tempe and Scottsdale. In addition to a spacious, 4,700 square-foot patio area, the $2 million modern country bar, eatery and event destination offers ample room inside for dining and dancing. A spacious dance floor welcomes diners and attendees, while the now-constantly-packed patio boasts unique design elements and provides plenty of room for cornhole, ladder ball and other outdoor competitions and games. The intent of Whiskey Row’s design was to pay homage to Gilbert’s agricultural economy in its early history. LGE built upon the history of the community and constructed a building that was inspired by agricultural forms and public markets found in many communities. The patio area continues under the structural frame and includes tables, chairs, booths, trees and a multipurpose stage. The intention was to create a vibrant covered patio that is relaxed, shaded and comfortable.

Scottsdale Fashion Square Renovations The luxury expansion at Scottsdale Fashion Square is the first of a multi-phased project that will include a grand new entrance into the northeast wing anchored by Neiman Marcus and Dillard’s, enhanced by the common area with high-end finishes and elevated luxury amenities. The renovation includes the addition of upscale restaurants such as Ocean 44 and Toca Madera. The expansion will add more of the world’s finest shops, including Saint Laurent, IWC, Hublot, Breitling, and new store concepts from Louis Vuitton, Bottega Veneta, and Gucci.
