A

s the calendar gets closer and closer to turning over to 2020, the development atmosphere in Arizona appears as robust as ever. While many markets throughout the country are seeing signs of an economic slowdown with fewer new developments and less investment activity, Arizona, and Phoenix in particular, is on solid ground. This year’s edition of the People & Projects to Know in Commercial Real Estate paints a very clear picture of a market that is becoming more diversified and a market that has a deep pool of development and talented people to push that development forward. Several product types saw tremendous activity this past year. There was public sector development, with a sizable amount of new educational projects and public use and recreation projects, not to mention major infrastructure projects being finished like the South Mountain Loop 202 project, which will open up new parts of the Valley to development. Healthcare is in the middle of an unprecedented growth cycle, with senior living facilities and large-scale hospital projects being completed all across the Phoenix market. There has also been no slowdown in the amount and sheer size of the industrial projects in the market, and the mixed-use developments like The Watermark, Block 23 and Union Tempe are set to bring fundamental change to the market. There is no shortage of superlatives being used to describe how the Arizona market is performing, and it is also becoming clear that Phoenix is one of the best places in the country to build, work, invest and live.

The short snippets that we are running in this magazine tell just a little bit about these people, but only scratch the surface of their background and the work that they do so well. There are well-known people in the community, icons like Michael A. Pollack, whose real estate portfolio is as vast as his eccentric collections

— be they historic advertising relics or movie artifacts. There are also people who are just starting out in the industry, like Jordan Kravitz, a young architect that designs medical facilities in our community. He works with business enterprises — both multi-state and international — advising on tax structuring, tax compliance and capital transaction advisory services. What advice would you offer to someone who wants to become successful? Find something you’re passionate about and pursue it. My initial career aspirations didn’t include becoming a CPA, but I always found investing to be interesting, particularly in real estate. Since I started in public accounting I never turned down an opportunity to work on a real estate job.

Gifford has been awarded Grant Thornton’s Chuck Evans Award for Excellence in Audit Quality twice in the last three years. What is a surprising fact about you? Gifford’s great-great grandparents settled in Florida in the late 1800’s and named two cities; Vero Beach and Gifford. 8

I have clients who are involved in some well-known projects, and it’s exciting to see their plans transform into reality. What is a surprising fact about you? What do you consider the most surprising fact about you? My roots are in Texas, and consequently I consider myself a barbeque aficionado. Occasionally I may spend an entire weekend smoking brisket or ribs. More often I’m found grilling steaks, hamburgers and salmon for grateful — and satisfied — family members and friends.

I purchased the shopping center in Tempe where Pollack Tempe Cinemas is located and then the tenant moved out so I decided to run the theater instead of trying to renovate the 25,000 sq. ft. space with sloped floors.

ommercial real estate deals in the past year could best be described as steady. The Valley is beginning to see a lot of attention from institutional investors, with names like The Blackstone Group, Bluerock Residential Growth REIT and LKY Development Company popping up in commercial real estate transactions several times in late 2018 and 2019. These large investment groups are a signal that the Valley is a place to come and invest. We also saw marquee businesses like NIKE and Google make deals in the past year, a good sign that even

commerce giants see potential in the Arizona market. The past year has seen several multifamily products sold for more than $100 million, led by the sale of The District on Apache. The Blackstone REIT purchased this large, student housing project with top-tier amenities for $158 million and a whopping price per unit of $566,300. Amazon, which is constantly expanding its logistics and warehousing footprint in Arizona, is the tenant in the 1 million square foot Buckeye Logistics Center, which sold for $98.3 million, the largest industrial deal in the past three years.

Land continued to increase in value, even plots in the far reaches of the Phoenix market. Office deals were solid, but not spectacular in comparison to the $930 million that was spent on the Marina Heights development in late 2017. And surprisingly, there was robust activity in the retail sector, with the sale of the Queen Creek Marketplace topping $53 million. Experts are expecting more of the same in the Arizona market in 2020, so expect more big deals across all product types in the next year, and some sales records are likely to fall as the demand rises for Arizona land and buildings.

CHASE TOWER The tallest building in Arizona, the 483 feet tall Chase Tower, was very active on the market in 2018. The building was first sold for $78.8 million to Wentworth Property Co. as a foreclosure deal in April and then Wentworth quickly worked out a deal with a New York investment group, Viola Lordsmeer L.P. JP Morgan Chase occupies 27 floors at the building, but may begin shifting some functions to its new campus in the Discovery Business Park in Tempe. The Tower opened in 1972 after a three-year construction period. It was designed by Los Angeles-based architects Welton Becket & Associates (Ellerbe Becket) and the Phoenix architecture firm Guirey, Srnka, Arnold & Sprinkle and built by contractors Henry C. Beck Company. The property includes an adjacent stacked parking garage which was also acquired in the transaction.

The project is

intended to be the most programmatically efficient laboratory on campus to support ASU’s goal of increasing research revenue to $835 million by 2025. It will house approximately the same number of Principal Investigators currently occupying the adjacent Biodesign Institute buildings A and B combined, but in roughly 40 percent less space. Even more impressive, the building is targeting LEED Platinum and has an energy savings goal of 44 percent compared to existing campus laboratories, setting a new standard of energy efficiency for the campus. An overarching challenge was the aggressive design schedule and construction budget that was set for Biodesign Institute C. In response, the project team identified building systems that could benefit from a design-assist process. These systems included the major mechanical, electrical and plumbing systems, the concrete structure, and the exterior envelope. The selected design-assist subcontractors worked with the design and construction team to refine and finalize the design and detailing of those systems. The design-assist process allowed the project team to increase the quality and meet the aggressive project schedule.

Creighton University will be constructing a new, nearly $100 million health sciences campus at Park Central in midtown on one of Phoenix’s most iconic properties.

Phase one of the project includes a new building totaling 183,000 square feet to house Creighton health sciences students in Arizona. The expansion will include a four-year medical school, nursing school, occupational and physical therapy schools, pharmacy school, physician assistant school and emergency medical services program. A second building adjacent to the first may be added in the future. The Creighton Health Sciences Campus will serve as a beacon of education and learning within the Central Avenue district. The 7-story high-rise structure will provide students, faculty, staff and the health care community with easy access to the currently revitalized Park Central mixed-use development. PHOENIX CHILDREN’S HOSPITAL WOMEN’S & CHILDREN’S PAVILION The Women’s and Children’s Pavilion at Mercy Gilbert Medical Center is a partnership project between Dignity Health and Phoenix Children’s Hospital to bolster women and children’s health services in Phoenix’s East Valley region. The pavilion will be a five-story, 373,947 SF building, which will include 24 labor and

delivery rooms – including six dedicated to high-risk patients – and 48 postpartum beds, operated by Mercy Gilbert. It will also include an emergency department dedicated to obstetrics. Phoenix Children’s will operate 48 pediatric beds, a 12-bed pediatric emergency department, pediatric operating rooms and a new 60-bed Level 3 neonatal intensive care unit (NICU). The project is being delivered via a fast-track, design-build model with CannonDesign as the architect and interior design firm and JE Dunn Construction as the general contractor. The design inspiration draws upon the flow and movement of the natural landscape of Arizona using sculpted forms and layering of design elements. The project site is located adjacent to the existing Mercy Gilbert Medical Center hospital requiring coordination with first responder emergency ground and air traffic. It is expected to be completed in December 2020.

HONORHEALTH SONORAN MEDICAL CENTER The facility is planned as a community building with ICU beds, labor and delivery, general acute beds, cath room and operating rooms.

The hospital is one phase of the campus expansion. In addition to the 155,000 square-foot, three-story inpatient hospital, there are also plans for an ambulatory center and a new breast imaging facility. Ultimately, HonorHealth plans to offer the community a full-service wellness destination. The project, which began the 14-month IPD preconstruction phase in October 2017 will open in September 2020. Phase one includes landscaped pedestrian path ways between the ambulatory buildings, and the hospital, which recently broke ground. The entry garden creates an inviting atmosphere as visitors approach the main entry. The building exterior takes cues from nature by utilizing several natural hues applied in a layered striated pattern reminiscent of the layers of earth apparent in the surrounding hills. Upon entering the building patients and visitors will be greeted at the main reception desk that is made of natural materials to reinforce the biophilic principles of the design. The wellness aspects of the hospital are immediately visible and accessible to all visitors from the courtyard/ healing garden located directly off the entrance lobby.

ADELANTE HEALTHCARE GOODYEAR LGE worked closely with this team and Adelante to deliver a sustainable and efficient building. The

project included challenges of constructing an undulating masonry façade hung from the steel structure. The schedule was aggressive with the completion date allowing a tour for attendees at a national healthcare conference, HCD. Although all aspects were not complete, LGE’s subcontractors and vendors rose to the challenge and prepared the site for all to see. Patients will be welcomed in early 2019. Modeling the building out of living systems, the exterior building found its inspiration in the mountains surrounding Phoenix and in particular White Tank Range clearly visible to the west of Goodyear and the Red Mountain to the east in the Salt River Pima - Maricopa Indian Community while the interior took its cue from the narrow light dappled Antelope Canyon on Navajo lands east of Page, Arizona. Unfortunately, we would be remiss without mention of one of our chief collaborators, Fred Moll the representative of the Developer. Fred passed away in December 2018 and his positive impact on this project and so many more will be felt for years to come and it is for Fred this submission is dedicated.

CAMBRIA HOTEL — CHANDLER Cambria Hotel — Chandler is conveniently located in Phoenix’s East Valley where Loops 101 and 202 meet and within a short walking distance from local attractions and amenities, including Chandler Fashion Center. Some of the unique challenges the project team overcame while building Cambria Hotel — Chandler included a small site, which they shared with a larger development that required more coordination. Layton brought on several new subcontractors for this project that required the team to bring them up to speed with Layton’s safety standards and how things are done “The Layton Way.” Some of the unique and special features of Cambria Hotel — Chandler included a unique exterior curtainwall façade and louver system that required regular coordination between the owner, designer and contractor. All three entities had several meetings to finalize the drawing details to ultimately be what was built. All of this was done on a very tight schedule. The owner and design team were great to work with and really helped keep the project information and schedule moving along. This was critical with the construction of Cambria Hotel — Chandler. The team was able to overcome challenges that came up on site with subcontractors and within the design.

The renovations included the main lobby, a spacious entrance leading to personalized welcome desks, as well as a relocated concierge service area; updated shops and cafès including the Thirsty Camel bar have been remodeled to take advantage of the floor-to-ceiling windows and new seating.

PHOENICIAN RESORT

The pool complex has been expanded with additional deck space with more VIP seating; a new waterslide and an adult-only hot tub compliments the signature Mother of Pearl pool. The Centre for Well-Being Spa is replaced by the Phoenician Spa, a three-story facility that features a rooftop pool, 24 treatment rooms including a couple’s VIP suite, a Drybar, full-service nail salon, and a fitness center with a personal training gym. In addition, seven tennis courts, two pickleball courts, and a tennis clubhouse also were completed. The expansion was designed to complement the existing resort-style guest suites by integrating contemporary design, enhanced connectivity to the casino, and expansive views across the agricultural landscape of the Ak-Chin Indian Community.

A pedestrian bridge spanning Ak-Chin Parkway unites the second floor of the casino with the Ultra Star Family Entertainment Center across the street, creating the largest gaming destination in Arizona. Miles of new roadways through and around the property create a new entry into the community and more robust traffic circulation that is particularly welcome during community holiday events, including the Masik Tas celebration each December. The amenity mix was primarily influenced by Harrah’s, the operator, after extensive studies and visioning sessions by a number of design and hospitality consultants. The location of the resort, adjacent to the City of Maricopa, created a unique opportunity to provide expanded food and beverage options to a larger audience than just resort guests. Two elevated contemporary settings – a wine bar and a modern steakhouse – were added to the existing food and beverage mix that included a buffet, a food court and a casual café. Hotel amenities were expanded and refined to add a higher level of experience for guests staying in the new tower. The addition of a full service spa and larger fitness center on the 3rd floor of the new tower give guests more leisure and sport options. The addition of a full banquet center & kitchen provide new opportunities for large group events and music performances.

TUCSON CONVENTION CENTER HOTEL: A DOUBLETREE BY HILTON Caliber — The Wealth Development Company, Rio Nuevo, The City of Tucson, Ryan Companies US, Inc., and the Barrio Viejo Neighborhood collaborated on this new project, located within an opportunity zone.

Caliber, the developer, and Ryan Companies, the general contractor, kicked off construction on their first opportunity zone project in Arizona, which will help support the demand for lodging while promoting continued growth in Downtown Tucson. According to the Arizona Office of Tourism, 6.5 million people visited Tucson and the greater Southern Arizona region in 2017. The new hotel will be connected to the Tucson Convention Center and offer several amenities including a second-story pool, rooftop bar, onsite restaurant, coffee bar and 4,000 square feet of meeting space. The design includes 170 rooms, four suites and one presidential suite.

PROLOGIS I-17 LOGISTICS CENTER Prologis I-17 Logistics Center was previously occupied by Ameron, a major concrete cylinder pipe manufacturer, and peppered with at least 20 outmoded buildings used for that manufacturing purpose. It took almost

four months for project developer Prologis Inc. and general contractor Graycor Construction Company to demolish these outmoded buildings but the result was worth it: an extremely rare, fully developable industrial infill land site that is not only located immediately along I-17 but also provides a full 1,100 square feet of I-17 frontage visible to more than 125,000 vehicles per day.

Access to Prologis I-17 Logistics Center is unparalleled via a full diamond interchange at 7th Street. The much-anticipated, 22-mile Loop 202/South Mountain Freeway extension will not only connect the East and West Valleys but will also transform innumerable commercial real estate sites along its path into freeway-fronting product. Among these is 10

West Logistics Center, located on the northwest corner of Van Buren Street and 59th Avenue, in the direct route of the new Loop 202 route. The recently-completed 10 West Logistics Center Phase II is the final building in the 1.3 million square-foot 10 West Logistics Center – a Class A master planned bulk distribution park developed by New York Life Real Estate Investors and built by owner’s representative Wentworth Property Company and general contractor Graycor Construction Company to meet record-high logistics and e-commerce demand in southwest Phoenix. The Lotus Project is a result of collaboration with the City of Chandler in developing a master-planned hightech and manufacturing industrial facility on a site that was once planned as a water treatment facility.

The buildings feature clean, modern lines and distinct architecture elements with metal and custom CMU block used throughout the project. The development will add additional high-paying tech and manufacturing jobs to the City of Chandler’s strong employment base. The Lotus Project is a 53-acre mixed-use employment park that will feature over 650,000 square feet of Class A industrial and office space upon completion. The site is ideally situated near the Loop 202 freeway in Chandler, Arizona. NORTHERN TRUST BUILDING 2 For Wentworth Property Company, the second phase of development for the Northern Trust corporate offices at Discovery Business Campus in Tempe challenged them throughout the process, but resulted in a 150,000-square-foot, Certified LEED Silver office building and a 2,100-space parking structure.

Wentworth and Davis originally designed the three-building campus with surface-only parking. However, in 2017 when Northern Trust decided to move forward with the second building they added a request to include a parking structure that would accommodate parking for the original office building as well as the second and eventually third building that would be part of the campus. Northern Trust Building 2 marries clean lines and unencumbered architectural details with sustainable features for maximum energy efficiency. The building was constructed with high-efficiency mechanicals, HVAC and insulation and includes glazing and coating on all glass and windows that minimize or limit

OFFICES AT CHANDLER VIRIDIAN Hines demonstrated patience and resolve as it navigated the legal hurdles and entitlement issues for two years while it unraveled the path to close on the land. The project was riddled

with challenges with the tangled ownership involving the 252 tenants in common, the bankruptcy of the asset management firm managing the 252 deeds, and maintaining the City of Chandler’s expectations. The result is Chandler Viridian, a booming project, positioned to yield above-market returns to the investor. Hines held a groundbreaking for the $70 million Offices at Chandler Viridian in September 2017, attended by many city leaders and local community members. The Class A six-story, 260,000-square-foot Offices at Chandler Viridian is the capstone to the mixed-use project. The building is now the tallest multi-tenant office building in Chandler. Hines completed an ambitious 14-month construction cycle for the office building. The office building is the only recent new construction of a mid-rise, multi-tenant Class A office building of this height in the Southeast Valley. Indeed’s goal was to capture the local flair of Arizona, while also providing an energetic and tailored work environment. The Galleria, formerly a shopping mall, gives the office a unique layout with large windows and abundant natural light. Keeping with the young and energetic culture of the company, Corgan focused on designing a space that could keep up with the young talent pouring in through a workspace packed with amenities such as a large café fully stocked with beverages and snacks, beer and cold brew on tap and a fitness center complete with showers, a wellness room and a designated meditation room. The grand corridor is flooded with natural light courtesy of an existing curved skylight and is utilized for informal mingling and meeting while centrally connecting office neighborhoods with shared amenities such as the Town Hall and Game Room. The common break area is spacious with a hospitable feel, including comfortable sofas, shuffleboard and ping pong. Each open office neighborhood is supported by a variety of meeting rooms and open lounge collaboration spaces, each utilizing intuitive wayfinding through glass decals and wall graphics reminiscent of the surrounding desert.

Whenever a challenge arose where quality could be compromised, the Jokake team endeavored to solve problems in such a way that quality was not compromised. Mock-ups and sample evaluations were implemented to ensure that high-quality standards could be achieved within a fixed timeframe. Re-occuring site visits to inspect for quality by RSP and Jokake Project Management were also key in helping to deliver a project that all could be proud of. The interior of the Supima office space was no exception to the high quality of the site and shell design. The modern exposed design theme required that small details as specific as where to place thermostats and what color caulking to use within the glass partitions were carefully handled.

A new venture for the Zillow Group, Zillow Offers is the division of the company that buys and sells homes.

They began with a start-up mentality, renting space in Galvanize while the company set up their operations, but quickly outgrew the space and knew that the technology-oriented Galleria was the best choice for a more permanent solution. To achieve Zillow’s desire for a space that was an authentic reflection of the culture of this new business, Corgan took inspiration from Phoenix neighborhoods. The floor plan was divided into three open office neighborhoods, each of which reflects a unique style, specifically – Mid-Century Modern, Historic and Arcadia. The open workspace includes accent walls of brick and wood paneling to reinforce the design concept. The meeting spaces celebrate the neighborhood inspiration with decorative wallcovering, accent carpet and unique lighting symbolic of each style. The reception was transformed into the front porch, complete with a pitched roof and front door. The break room includes elements of a farmhouse style kitchen, inviting employees to relax and unwind in the adjacent backyard-like seating area, which also doubles as a training room and is divisible with curtains.

CONSUMER CELLULAR Redevelopment at its finest involves repositioning real estate to its highest and best use. That is exactly

what occurred when Everest Holdings set its sights on the abandoned Sam’s Club on I-17. The building was originally constructed in 1987 to be a typical warehouse retail Sam’s Club. Sam’s eventually vacated the building in 2007, two decades later. Everest bought the building in 2014 and completed a major renovation on the property in 2017, transforming it from a 105,000-square-foot empty box to a 163,607-square-foot corporate office building with 24-foot ceilings, a 58,000-square-foot floating second floor and an open-air staircase. It sits on 11 acres in north Phoenix. The challenges of adding the floating mezzanine, elevator and staircases within a single-story building that was originally constructed in 1987 were vast. From new openings in existing structural walls to new foundations under existing concrete floors for a “floating second floor” that was not a part of the vision for the original building, this project was full of challenges. The construction and design teams did an excellent job of working with the engineers of record and the AFP department within the City of Phoenix to deliver a building that has become a bench mark in the adaptive reuse community. 102

The 11-acre redevelopment plan for Papago Plaza calls for an urban mixed-use lifestyle community featuring specialty restaurants and retail, a grocer, luxury apartment homes and an all-suites hotel designed in an orchard-like setting at the southwest corner of Scottsdale and McDowell Roads.

To distinguish The Monroe from its neighbors, Gensler worked collaboratively ///////////////// with ViaWest to create a new amenity floor that pays homage to the building’s rich history and eclectic spirit. The main goals of the project FACTS AND FIGURES

were to create an iconic, memorable space that fosters a sense of community among tenants and supports multiple work modes. The primary upgrades include the addition of a highly-flexible event space, operable windows to the outside, a dynamic gym, bike storage area, liquor lockers and an upgraded lobby experience. The most significant addition to the building is the new, flexible learning lab and community event space located on the second floor and overlooking Central Avenue. Bookable by both tenants and the public, the room can pivot from a classroom setting, to a lounge, to a game-zone, within just a few minutes. A bold façade update allows the building to seamlessly connect to the downtown context and acts as a beacon at night, showcasing the new updates and an improved tenant experience. Thanks to the new operable opening in the nearly-60-year-old brick exterior, the feature ceiling and lighting elements are visible from the adjacent street and trains, inviting curious urbanites to see the space from the busy streets below.

The community of Bullhead City pulled together and approved a 135,000 square foot sporting event facility for the Colorado River Union High School District.

Bullhead City, Ft. Mohave and Mohave Valley had no place within its community that could house facilities for football, soccer, or basketball on such a large scale and provide a place for conference and classroom space to spur growth for the region. The fieldhouse holds all of these multiple events through a flexible setup for football, soccer, and allows multiple basketball or volleyball games to be played at once. The 5,000 SF conference space is designed to be spacious enough for large events but also flexible enough to support smaller ones and can be divided into as many as four large meeting rooms which have been designed to accommodate Career Technical Education courses and special conference events. The exterior design for this facility drew on the natural and human history of place. With an eye on the past, The Anderson Auto Group Fieldhouse will be a focal point on the future serving the academic, athletic, and community needs of Bullhead City and the surrounding TriState region.

LUX WING RENOVATION The mall’s north entrance, off Goldwater Boulevard and Highland Avenue, was recently transformed into a two-story entry point with a Swarovski-inspired grand chandelier, a luxury valet and valet lounge. The new wing is anchored by Neiman Marcus and Dillard’s on the west side of the mall and features resort-style restrooms with hand-painted tile and Italian marble, 10 miles of glass barriers and brass handrails on the second floor of the wing and luggage holding for tourists to stow their luggage before flying back home. Construction details included vertical transportation including stairs, escalators, and elevators were relocated prior to starting the renovation of the interior Lux wing while maintaining normal business hours. The interior mall renovations include the installation of new stone flooring, new ceiling and soffit replacement, upgraded light fixtures, including a “feature column” at the main entry, stone and porcelain tile column enclosures, glass handrail throughout and a new spa lounge located near the newly constructed vertical transportation area.

OVERSTREET Overstreet’s design is a product of its site. Sitting right in the center of the site is a building that cannot be moved, Century Link’s main fiber hub for the SE valley. West of the Century Link

building is a city ROW, and on the south of Century Link is an alley that cannot be abandoned as it’s used by other downtown businesses. The name “Overstreet” comes from the architectural feature of the 2nd floor office spanning over this alley. Architecture is a striking balance of 4” high block, huge canopies (over 35’ deep from building face, and vertical steel elements that make traffic nearly stop when the project lights up at night. On the N/E corner of the site attached to the FLIX building is Chandler’s only digital billboard in the downtown area. All of this is accessed by a developer built 360 space five-story parking garage built on the west side of the Century Link building. Overstreet has performed as well as it looks. FLIX Brewhouse is open and the rest of the retail is nearly 90 percent leased to Camp Social and Over Easy. On the 2nd floor over the retail the development team is building spec suites. Out of the five suites two are already reserved.

Planning and attention to detail were critical. Their crews worked hard to minimize disruptions, while accounting for potential emergency situations and helping residents navigate through construction areas. They maintained constant communication, and provided their own full-time “concierge service” to answer questions and escort residents through areas under construction.

ACOYA MESA

In partnership with operator, Cadence Senior Living, Ryan is designing and building Acoya Mesa, an upscale senior living community in the heart of Mesa, AZ. With an “age-in-place” model, the community will accommodate a total of 170 private pay, market-rate units—142 are designed for independent or assisted living and 28 will be devoted to memory care.

The project is located on an eight-acre site adjacent to Granite Reef Park, and within proximity to community amenities including restaurants, retail, recreation and medical. Amenities within the project will feature multiple dining options, including fine dining, private dining, a bistro and pub lounge; a movie theatre; hair salon; craft room; lounges and multipurpose spaces; a fitness center; exam rooms; and secure memory care gardens. The design of the community will reflect the architecture and character of the surrounding area and is raising the bar for senior living in Mesa and the surrounding areas. This is Ryan’s first senior living community designed, developed and built by Ryan Companies US, Inc. in Arizona. GRANDE VITA Grande Vita is a 20-acre, multi-use, campus-style community at Crismon Road and Hampton Avenue in Mesa. The Grande Vita campus will allow seniors to “age in place.” The concept is designed to create

a virtuous circle in which clinical healthcare delivery and research & development co-exist on the same campus to deliver state-of-the-art medical care and translational research in an environment in which society’s brightest and best want to live, work and innovate. Grande Vita will create an estimated 476 jobs and $38.6 million in wages. The campus will encompass nearly 700,000 square feet of independent and assisted living, hotel rooms, multiple dining options, medical offices, a luxury tower and luxury condos, nursing school and rehab clinic spread out over 20 acres. Owner BioCity Enterprises plans to incorporate a high-end resort-style design into Grande Vita, complete with reflecting pools, pergolas, fountains and green roofs. With the majority of parking underground, the campus will feel less like a medical facility and more like a university, with winding pedestrian walkways and bridges.

LIV GENERATIONS PINNACLE PEAK The 110-unit community joins senior living properties that Liv Communities already operates in Gilbert and Ahwatukee.

LivGenerations Pinnacle Peak offers independent living, assisted living and memory care apartment homes. The Terrace Apartments (independent living and assisted living) offer eight floor plans. Alla Vita (memory care) offers two floor plans. The new community features a full range of luxury amenities including classes in the state-of-the-art Liv Fit Fitness Center; a heated saltwater pool; yoga and meditation; a walking club; nondenominational worship services; the Mosaic Art Studio; and the Orchid Salon and Day Spa. Social amenities include wine tastings in the Infusions Wine Cellar; Barley’s Bourbon Bar; the Silk Tassel Tea Room; a movie theater; and a dog park.

MAKE-A-WISH FOUNDATION AMERICA

Jokake and WORKSBUREAU have been working since early 2017 to provide not only a face lift to the exterior of a once dark and dated building, but also a muchneeded shift in office culture through its new interior.

This was facilitated by providing a pseudo open office concept designed to promote informal gatherings and encourage collaboration. New floor openings between the third and fourth levels, entirely occupied by Make-A-Wish, provide connectivity between the departments. Prior to starting work on the Make-A-Wish corporate interior, several tenants within the building had to be relocated as they were peppered throughout. Part of the first floor along with the entire second floor are dedicated to tenants whose office suites were built out by Jokake. WORKSBUREAU put together tenant standards to ensure cohesion between the tenant spaces and the Make-A-Wish office. At the heart of the new Make-A-Wish headquarters the lobby is flooded with colored light from the dichroic filmed skylight above, which sheds down the full height atrium. Changing with the sun, this dynamic affect becomes an art installation enjoyed on all levels. Subtle geometric plays in the form of the soffits in the atrium work to bring playfulness to the original, rigid forms. Small gathering areas of colorful carpet and furniture, representing the Make-A-Wish brand, offset the bright neutral colors within the space.

FIRST PLACE PHOENIX

First Place offers an innovative mixed-use residential prototype for individuals to live, work and learn in a supportive community. This project includes three complementary components, First Place Apartments, First Place Transition Academy and the First Place Leadership Institute. This transit-oriented development leverages the benefits of a supportive urban area, connecting residents to jobs, friends, the arts, recreation, lifelong education and their community. First Place is about the spaces in-between. Independence does not equal isolation and it is within these in-between spaces that connections are made and networks are formed. These social connections and networks form the support systems that make independence possible. It’s a casual conversation with a teacher in the hall after class; it’s a chance interaction with a neighbor outside your front door; it’s getting together to cook a meal and watch a movie; it’s meeting your best friend for the first time. Circulation spaces become places to gather, to socialize and to form lasting bonds within the community that is First Place. Just as a great neighborhood is not simply a collection of great houses but rather a great street or boulevard that encourages people to get out and enjoy their surroundings and interact with neighbors, so First Place supports and encourages this same kind of social interaction. It’s these spaces in-between that make us proud to call these places home.
