Coming soon: a marine-themed development called Harbour City Hatten Group kickstarts 2015 with ambitious plans to build six-acre mixed development near the historic city of Melaka to be completed by 2018. HATTEN GROUP kick-started the new year with excitement as they announced plans to develop Harbour City on 17 January 2015. The six-acre marine-themed mixed-use development is located on an island just off the historic city of Melaka. Harbour City is conceptualised as a self-sustaining, fully incorporated “city of amusement” which infuses three vibrant elements – retail, theme park and hotel – to cater to every element of leisure, entertainment and relaxation. The leisure component will be fulfilled by a shopping mall across six floors with five floors dedicated to a vast indoor and outdoor water theme park. Within the development are plans for three hotels – the developer’s very own Hatten Resort Hotel, a thematic hotel and an international chain hotel. The most outstanding feature of the project will be its marine design element and interior concept. Inspired by Melaka’s 6 Building & Investment | www.b-i.biz

renowned heritage as a major maritime hub, the external view of the project will be shaped like a cruise ship with the bottom deck formed by the retail platforms of Harbour City Mall. Each shopping floor will be designed to reflect life on different oceanic levels rising from “The Trenches” (Lower Ground Floor) up to the “Coastal Layer” (Level 4). With plans for over 800 stores, the tenant list will be a vibrant mix of international retail brands, lifestyle stores and a vast F&B zone offering leisure and a unique underwater ambience to entice shoppers. The mid-section of Harbour City will consist of a 780-room cruise ship-themed hotel. Offering an immersive seafarer ambience, each room will be designed to look like a ship’s cabin complete with bunk beds, porthole windows and nautical-themed interiors. With 14 suite layouts ranging in sizes from 365 sq ft to 1,267 sq ft, the thematic hotel is envisioned as an extension of the fun

and adventure of the island setting. Another highlight of Harbour City will be a massive 500,000 sq ft theme park podium which extends across five floors – with an allocated RM200 million budget for this component alone. The indoor and outdoor theme park, which will be called the Ocean Kingdom Water Theme Park, will be designed and built by the world renowned Sanderson Group, acclaimed thematic developers famed for their work on the Warner Brother’s Movie World theme park in Australia. Their developments can also be found in Hong Kong, China, Macau and India. Harbour City, Melaka in Malaysia will be their latest feather in the cap. tourists annually to Melaka. Meanwhile, the ends of the ‘ship’ give rise to the two premium hotel towers - the 500-room Hatten Resort Hotel and the 250room international tower which will feature a hotel built and managed in collaboration with Hyatt Group of Hospitality. The entry of the international hotel will create a higher placing for all hospitality ventures in the vicinity while offering top world-class accommodation for guests. The Hatten Resort Hotel will offer stunning sky villas to maximise views of the beach. “As a world-class leisure and entertainment development on Pulau Melaka, Harbour City is ahead of the wave of developments mushrooming in the area,” said Colin Tan, Hatten Group’s group managing director. “With over RM800 million invested in this project, Harbour City will open up a wealth of asset opportunities for investors. It is already earmarked as one of the most eagerly awaited and highly valued global holiday destinations in the South East Asia region,” Tan adds. The developer, Hatten Group, has its roots in Singapore but has since grown to firmly establish a stronghold in the historic city of Melaka, famous as a Unesco world heritage site. Sherwood Kinrara South offers hilltop living with a view IJM Land’s latest bungalow units combine high-end living with high altitude greenery reminiscent of a European countryside. IJM LAND’S latest project offers high-end living in a literal sense – on a hilltop at 450 feet above sea level. Although not exactly the highlands, you can still enjoy a commanding view of the surroundings especially the adjacent Ayer Hitam Forest Reserve. The Sherwood Kinrara South project in Puchong, Selangor comprises 27 units of 3½-storey bungalows in a low-density development of only five units per acre across 3.91 acres of land. The bungalows come with 5+1 bedroom and seven-bathroom configurations in three different layouts and sizes – 5,602; 5,483; and 5,418 sq ft – with prices starting from RM2.9 million. This is unique to Sherwood, which evokes the feel of the highlands. SP SETIA’S CORPORATE headquarters, located at Setia Alam (Shah Alam, Selangor), was conceptualised with ‘visions of nature’ in mind – with sustainable features and design that mimics the mangrove ecosystem that is both adaptable and sensitive to climactic change. Around the premises, one can find towering columns and waterfall features that reflect the power and beauty of nature. The corporate HQ comprise a fourstorey and an eight-storey office block with basement carpark spread across 12,142 sq metres of land with total built-up space of 30,700 sq metres. The client had in mind a very formal design approach to emphasise the company’s social commitment to Malaysia’s national development. The building was designed following strict green building standards and incorporating high performance features to reflect SP Setia’s ability to co-exist positively with the environment. Nine columns rising 40 metres high lift the building like a parasol into the sky, translating classical Greek architectural style into a Malaysian context. A large, shallow water body at the ground level makes the

building look almost like it is floating, while also reflecting the importance of rain in this part of the world. The facades facing north, east and south comprise double glazed curtain walls with full height glass to allow for optimal daylight penetration with minimal solar heat gain and glare while the west-facing facade is a reinforced concrete wall with minimal openings. Building services are located on the western facade to minimise heat gain, thus reducing dependance on mechanical cooling. The roofs of the tower and annexe building are covered with turf and landscaped to help reduce solar heat gain. Covering more than 25 per cent of the rooftops, the roof garden also provides staffs with a beautiful view as well as a break-out space to chill out. Over at the annexe building, the roof garden doubles as a multi-function space for cocktail and dinner parties. Power conservation is also high on the list of priorities. During design stage simulations, power usage was recorded at 96.242 kW/ m2/year, which places it among the very few buildings in the country that is below 100kW/ m2/year.

The use of sustainable materials throughout the building was also a requirement. Low VOC paint, wallpaper, adhesive and carpets were used extensively and where possible, furniture were salvaged from the old office to be re-used. Dry wall partitions are asbestos free and CO2 gas emission friendly, helping to maintain good air circulation and provide sound insulation. An auto sensor controls lighting along the perimeter zone while photocell sensors operate in tandem with daylight. When the building occupants turn on the light switch, the sensor-fitted lights will turn on only if the lighting level is less than 150 lux. General open plan workstations with clear glass panel partitions allow unobstructed views across open space while external views are shared by all. This also helps cut down dependence on artificial lighting. Around 27 per cent of the total net floor area (NFA) is controlled by motion sensors which are provided in toilets, lift lobbies, pantries, meeting rooms, individual office and other areas. Renewable energy generated through 55 kWPV photovoltaic panel makes up to two per cent of total energy consumption. Three units of solar water heaters are installed on the tower rooftop to provide hot water for showers and domestic use. cleaners known as two-state electrostatic precipitators are installed in all AHU to remove airborne particulates, dust, smoke, pollen, spores, bacteria and mould from indoor air. The landscape is designed to be sustainable. Rainwater is harvested and recycled for use in the water features, to water the plants and for general washing and flushing of toilets. At the car park, there is a provision for charging of green vehicles and for bicycles. WTW Property Market Report 2015 In a recent survey on the Malaysian property market, CH Williams, Talhar & Wong reports that 2015 is expected to be “cautious with slower take-up rate and occupancy”. LOOKING GOOD FOR most part of 2014, the economy was “unsettling” towards the end when crude oil prices plummeted (by more than 50% from 2014 levels) and the Malaysian Ringgit weakened. With a view to strengthen economic resilience in this changed scenario, it was inevitable that Budget 2015 policies, tabled earlier in October of the preceding year, be reviewed and revised. Against this backdrop, Bank Negara Malaysia forecast, on 11 March 2015, that the economy is expected to ease in 2015 by up to 1.5 percentage points (down from 6.0% in 2014) for a projected growth of “between 4.5% and 5.5% on the back of growing domestic demand” while “export growth is also expected to slow amid lower commodity prices for petroleum, palm oil and rubber.” These, and the impending Goods and Services Tax (GST), were factored in to gauge industry performance in 2015 in CH WIlliams, Talhar and Wong (WTW)’s recently-released Property Market Report, with the prognosis that 2014 has been “slow but price resilient” whereas 2015 is expected to be “cautious with slower take-up rate and occupancy.”

Overview by Region WTW’s take on the property market featuring the north (Penang), South (Johor Bahru) and Central (Klang Valley) regions:

Johor Bahru s Landed residential existing supply 82% terraced houses, average transaction price RM300-400 psf up 16% from 2013, with established neighbourhoods much sought-after. More affordable housing developments expected in the future. s Sluggish performance for high-rise residential in 2014, i.e., downtrend in transaction activity, price and take-up rate, is expected to carry over into 2015. With more high-rise developments slated for completion in 2015/2016, the market is expected to slow down. s Prime office rents have increased from RM2.80 to 3.50 psf per month and average occupancy to remain stable at 75%. s Retail sector, which registered upward trend in 2014, is expected to remain steady in 2015, along with average rents and occupancy rates. New launches include Mid Valley and Kamdar. s Total number of hotels - 26 offering 6,933 rooms at average rate of RM197 per night – notwithstanding new hotels coming onstream in 2015/2016, average occupancy rate (70% in 2014) is expected to grow due to limited supply of good hotels. s Uptrend in industrial sector with gradual increase in supply, Nusajaya continues to be most sought-after whereas two new developments in the pipeline are Nusajaya Techpark and Tropicana Business Park.

Penang Major developments at both ends were boosted at the 2nd Penang Bridge which opened in March 2014, linking Batu Maung (on island) and mainland Batu Kawan, (Seberang Perai). These include the 1,500-acre Batu Kawan Industrial Park, mixed developments (IKEA, IKANO, Penang Premium Outlet, golf course, residential, theme park and Auto Hub) and education development (University of Hull and Kolej Damansara Utama). s Landed residential is still the preferred choice with prices trending upwards moderately towards 2015. More affordable housing schemes by State Government are anticipated;

High-rise residential is the most active sector - existing supply mainly in the north-east. With new launches/increased choices, price hikes are expected to taper off excepting units in prime locations, e.g., Tanjong Tokong and Batu Maung, which are breaching the RM1,000/sq ft threshold; Purpose-built offices, existing supply 8.74 million sq ft, average occupancy rate 81%. GST: Impact on Construction Costs GST implementation, scheduled 1 April 2015, will affect every industry including property development. Whereas housing is classified as an essential item and residential property falls under “GST-exempted supply”, raw materials, construction services and commercial properties are standard-rated. First off, construction materials, in general, fall into 5 categories, namely structural, architectural, finishes, services and M&E works. Points to note: s under existing Sales Tax Act 1972 (Act 64), basic building materials and heavy machinery used in the construction industry are exempted whilst certain building materials are currently taxed at 5% under the Second Schedule of the Sales Tax (Rates of Tax no. 2) Order 2012. Next, taxation starts from suppliers who provides raw materials and charges 6% to their clients (contractors) who then provide construction services to developers on whom 6% is taxable. As the supply of raw materials and construction services are standard-rated, suppliers and contractors are allowed to claim rebates for 6% GST paid to the government for their sales/purchases. For commercial properties, developers will charge 6% onto purchasers and are allowed to claim tax rebates on construction services. However, since “developers are not required to make GST payments for residential property sales, they are also not entitled to claim rebates and all GST paid up to the residential development stage will be absorbed as part of development costs.” The bottom line is (a) if developers decide to “maintain their historical gross margins, all GST costs will be passed on to house purchasers”, or (b) absorbed, in whole or part, if developers “accept lower gross margins so as to maintain a more competitive price.” In the final reckoning, approximately 3.97% in additional costs will be incurred on construction cost of high-rise residential. REHDA Property Survey 2H 2014 From response by 132 developers to its recent property survey, REHDA concludes that pessimism will carry over into 1H 2015. REPRESENTING THOSE WITH projects in hand and/or in the pipeline, only 132 members (about 16%) responded to the Real Estate and Housing Developers Association (REHDA) Property Industry Survey for 2H 2014. Echoing similar sentiments expressed earlier in the year, REHDA President YBhg Datuk Seri Fateh Iskandar lamented that the “difficulties” of the preceding months will continue to plague the industry in 2015. 2014 Scenario For starters, whilst sales performance remained moderate, there was substantial reduction in the number of units launched (residential and commercial) sectors, i.e., 6,569 units (with 2,951 sold) compared to 10,189 units in 1H 2014 (4,989 sold). While the majority of the residential launches were in the RM200,001 to RM500,000 range, similar to 1H 2014, the spectre of end financing (low loan-to-value ratio (LTV) of 70%, etc) has put paid to many a loan application by would-be buyers. Preferred residential types remain unchanged with 2-3 storey terraced houses topping the list, followed by single storey units and, thirdly, condominiums. Launches of commercial units, however, have reduced by 18% in the period under review with the majority being in the RM500,000 to RM1.0 million range. Thus far, notwithstanding that unsold units are rated “manageable” by affected

REHDA members, the impact on cash flow is considered “moderate” in the main although, for unsold Bumiputra lots, REHDA reiterates the call for an “automatic release mechanism.” Other reasons for unsold units (27% in the “affordable housing” range of RM250,001 to RM500,000 and 31% in up-to-RM1.0 million bracket) are low demand/interest, odd/corner/special lots and location. On buyers’ profile, REHDA reported that local buyers (50% first-timers) lead the market (which debunks views of speculation in the market), purpose of purchase being selfdwelling, upgrading and rental yields. In their business operations, REHDA members cite a number of recurrent

challenging issues, e.g.: s construction – labour (high wages, shortage of supply and lengthy approval) and building materials (high prices, shortage of and inconsistent supply); s end financing (bridging), i.e., banks requesting more documents, higher sales required before drawdown, capping of loan amount and no loans for low cost/controlled housing; s utility service providers; s local authorities, i.e., slow approval, inconsistent policies and guidelines, excessive contributions, high development charges and slow Bumiputra release (unsold units). 2015 Prospects Aside from and inclusive of the abovementioned issues, REHDA reckons that pessimism will be the mood, carried over into 1H 2015 and to worsen in 2H 2015, with additional challenge such as: (a) developers (numbers increased) providing affordable housing face challenges such as increased overall cost of doing business, high land prices and cross subsidies from higher end projects; (b) increase in overall cost of doing business (up to 20%), with added impact from GST implementation; and (c) reduced launches in the residential segment (landed 3,895 units and strata 5,022) and a low number of commercial units. Malaysia sending local designers to participate in international fair Malaysian timber board hopes to nurture young talents and create new branding at international furniture exhibition in Italy. AT A MEDIA conference on 31 March 2015, Malaysian Timber Industry Board (MTIB) announced plans to send a group of young local designers to participate in iSaloni which will be held over a one week period from 14 to 19 April 2015. The designers will each be presenting their unique designs under the “Tanggam” (which means wood joints in Malay) label created by MTIB. The annual iSaloni event (also known as Milan International Furniture Fair) is the world’s largest furniture and accessories fair that brings together manufacturers, buyers and designers from around the world. The event is also a launch pad for young designers. “We plan to develop the local timber industry and move from OEM (original equipment manufacturing) to ODM (original design manufacturing), and finally towards OBM (own brand manufacturing). And that is why we are sourcing for local talents and promoting them at an international level. The plan is to achieve 70 per cent OBM by 2020,” said Dr Jalaluddin Harun, Director General of MTIB. largest exporter of furniture products but almost 90 per cent of their exports are based on OEM. Malaysia, on the other hand, hopes to export more ODM or OBM products for better value. As part of the effort to create a new branding for Malaysian furniture, MTIB is organising a furniture design competition called “Mobili” which was first mooted in 2012 and has since been a yearly affair. During the inaugural competition in 2012, a total of 125 designers took part but only 11 were shortlisted and in the final round, only five were selected to represent Malaysia in Milan. This year, it is hoped that there will be more participants. Roadshows will be organised at some of the institutes of higher learning to attract designers in the coming weeks. This year’s top prize winner will get RM10,000 and the opportunity to join other designers to exhibit internationally. The Mobili competition is open to all Malaysians and this year’s competition will end on 3 September 2015. At the press event and briefing session, Dr Jalaluddin explained that Malaysian

hardwoods like merbau and cenggal are becoming rare and non-sustainable. Merbau, for example, can take up to 100 years to cultivate. In Malaysia, the timber industry is moving from rubberwood to acacia and bamboo. Acacia is seen as a good replacement for rubberwood, with the former being able to fetch a higher price on the market. There are currently 600,000 hectares of land in Malaysia used for the production of acacia wood and it only takes around five to 10 years for the trees to grow to maturity. MTIB is also keen to promote bamboo, which is actually a specie of grass rather than wood. Bamboo is a sustainable material that grows fast and is highly durable when used in furniture production. There are 70 species of bamboo and MTIB is working with the various agencies to develop a selected few that can be successfully cultivated in Malaysia. Also present at the media conference was Albert Khoo, the secretary general of the Kuala Lumpur & Selangor Furniture Entrepreneur Association. Khoo is working with MTIB to ensure that the young designers’ ideas can translate into viable products that

can be produced by factories and marketed internationally. Back in 2013, MTIB secured an invitation to participate at Salone-Satellite 2013 through the organiser called COSMIT (who is also the organiser for iSaloni). MTIB’s support for the designers starts from the prototyping stage, ensuring that their ideas make it to world standards. In 2014, MTIB was again invited to participate in the Salone-Satellite showcase and MTIB decided to send a larger group of designers. MTIB hopes to enhance the quality of locally manufactured furniture through a five-year plan with funds allocated under the 10th Malaysia Plan. In both 2013 and 2014, the Malaysian booth at the international fair carried the branding “Tanggam by MTIB”. The label is meant to create an identity that will raise the image of furniture designed by local talents. MTIB has registered the Tanggam label to protect the designs created by the group and safeguard intellectual property rights. MTIB was established in 1973 as a statutory body accredited to the Ministry of Plantation Industries and Commodities. Its main objective is to promote and coordinate the overall development of the timber industry. MTIB is also responsible for initiating development of the various sectors of the timber industry and providing technical, marketing and other forms of assistance to ensure their continued growth within a rapidly industrialising economy. The timber industry is an important contributor to Malaysia’s export revenue. There are currently 2,500 species of wood in the Malaysian forests – with 4,000 mills in operation around the country providing employment for 300,000 workers. Twin milestones for Acmar’s D’Rapport Residences Appointment of China Railway Engineering Corporation and Bismark Construction & Engineering Services as main contractor; signing of RM476 million loan facilities. WITH AS MUCH protocol as the occasion would allow, there was much ado at the two separate milestone events to kick off ACMAR’s D’Rapport Residences, the more auspicious being the signing ceremonies for: (1) appointment by Perspektif Masa Sdn Bhd (member of the ACMAR Group) of China Railway Engineering Corporation (M) Sdn Bhd (CREC) and Bismark Construction and Engineering Services Sdn Bhd (BCES) as the main contractor for the project. Valued at RM1.065 billion and a gross development area in excess of 4.0 million sq ft, the contract is for the development of a prestigious low-density, state-of-the-art residential development, i.e., five blocks of 38-storey condominiums with a podium for recreational and sports facilities, communal amenities and all the conveniences and features of a modern integrated township; and, (2) signing of the agreement for RM476 million construction Islamic Financing facility between CREC and Malaysian Building Society Berhad (MBSB), which sum will be paid to CREC and Bismark via a Financial Guarantee issued by Sabah Development Bank Berhad (SBDB) and payable upon the issuance of Certificate of Practical Completion (CPC) - balance of RM589 million will be paid via units in the project. London grows amid population boom Latest survey shows 263 towers in the planning and around 14,800 new homes under construction to meet growing demand. NEW LONDON ARCHITECTURE (NLA) and GL Hearn have released the results of their annual London Tall Buildings Survey, 12 months since they highlighted that 236 tall buildings were planned for the capital as part of NLA’s “London’s Growing Up!” insight study and exhibition. The new data finds 263 tall buildings over 20-storeys proposed, approved or under construction within Greater London. This figure includes 76 proposed or in the planning system, 117 with planning approval but not yet on site, and 70 under construction. Compared to last year’s data, this shows a significant increase in the number of towers under construction, up 56 per cent from the 45 projects contained in the 2014 survey. In the last 12 months 72 towers over 20-storeys have been submitted for planning approval, 64 of which are residential. Of these, 27 (37%) have been granted planning permission, 4 (6%) have been refused, and 41 (57%) remain undecided. As London faces an all-time population high of 8.6 million people, and a continuing 42 Building & Investment | www.b-i.biz

housing crisis, 62 of the 70 towers currently under construction are residential and could provide approximately 14,800 new homes for the capital. 80 per cent of all 263 towers in the pipeline have a primary residential use, a number of which are likely to have ground floor commercial use. Deputy Mayor of London for policy and planning, Sir Edward Lister, said, “London remains a generally low rise city but with the capital set to be home to ten million people by 2030 there is no doubt that sensibly managed and well-designed tall buildings, which sit well within their surroundings, have a key role to play in meeting the challenge of our rapidly increasing population. They help provide the choice of housing that Londoners demand and are making a significant contribution with 14,800 units approved.” East, Central and South London will see the biggest rise in tall buildings, with 93 per cent of all towers under construction and 96 per cent of this year’s planning applications. Shaun Andrews, Head of London Strategy at GL Hearn said, “If London doesn’t grow up,

it will need to grow out. London clearly has a healthy pipeline of tall buildings but delivery on the ground has yet to really lift off.” Towers gaining planning permission in the last 12 months include: Fielden House, a 25-storey tower next to the Shard and designed by Renzo Piano; 40 Leadenhall Street, a 36-storey office tower in the City of London by Make Architects, nicknamed ‘Gotham City’; Taberner House, a 32-storey residential block in Croydon also designed by Make; and a series of residential and mixed-use towers in the Nine Elms Vauxhall opportunity area, including Keybridge House by Allies and Morrison, One Nine Elms by KPF and a series of nine towers as part of the New Covent Garden Market site. Following the success of last year’s survey, the NLA and GL Hearn will continue to monitor the development of London’s skyline, providing the public with an annual report of tall buildings proposed for the capital.

Topping out of 30 Park Place in New York Designed by Robert AM Stern Architects, the project is the tallest residential tower in downtown Manhattan. World Festival of Interiors event coming to Singapore on Nov 4 Organiser now calling for entries to this global interior design event which will see the who’s who in the industry gather at one place. THE LEADING INTERIOR design festival called “INSIDE – World Festival of Interiors” has opened the call for entries for its 2015 awards competition. Comprising the most original and exciting interiors from the past 12 months, last year’s awards consisted of nominations from 21 countries across nine diverse categories. Entries are now open until 22 May 2015 for this year’s event. Drawing submissions from esteemed practices and designers from around the world every year, including the UK, USA, Singapore, India, Australia and China, INSIDE offers a global celebration of interior design through a three-day programme of talks, awards and exhibitions. The festival will take place from 4 to 6 November at Singapore’s Suntec Convention & Exhibition Centre. The awards programme forms the core of the festival and will be judged by more than 20 distinguished international designers and editors. Publisher releases yearbook ‘España 2015’ Despite challenging times, publisher releases “Spain Yearbook” which showcases 24 of the best in Spanish architecture for the past year. DESPITE THE DIFFICULT economic situation in Spain, the year 2014 has been marked by moderate optimism at the first signs of recovery. Though some significant projects were halted, others moved forward, wrapping up one more year in which Spanish architecture has produced high quality buildings. Publishing company Arquitectura Viva went ahead to release “España 2015” (Spain Yearbook 2015), a monogram that showcases 24 of the best in Spanish architecture for the past year. The list of works inaugurated during this period includes: along with buildings like the CaixaForum by Carme Pinós or the new Congress Center of Vegas Altas by Pancorbo, Chacón, De Villar and Martín Robles, some interventions on existing structures, such as the Fine Arts Museum of Oviedo by Francisco Mangado, the cultural centre in Madrid by Rafael De La-Hoz, the extension of the Botanic Garden in Tenerife by AMP, a therapy centre near Barcelona by Josep Miàs, or the extension of an old school building by Gaudí, carried out by Pich architects. New X-Glass LED boosts digital advertising Hong Kong based company introduces ultra-lightweight, transparent LED media facades. HONG KONG BASED AET Flexible Space Ltd, specialist provider of Under Floor Air Conditioning systems, recently introduced the new X-Glass LED product range for distribution in Malaysia and around South East Asia. Falling under the out-of-home (OOH) advertising category, the X-Glass technology allows users to create stunning visual media displays for digital signage, advertising and promotion in store front displays, restaurants, exhibitions, concerts and all branding opportunities. Optimum climate in the cleanroom Innovative building services optimise the use of renewable energy resources. SENSOR COMPONENTS AND solutions from the Swiss company, Sensirion AG are in use in the millions, among others in the automotive industry, medical technology, building technology, industrial processes and in consumer goods. Since its establishment in 1998, the company has achieved impressive financial and technological success. In order to keep step with these developments, Sensirion has moved into a new production building at its main site in Stäfa, near Zurich, which adheres to the latest standards. The complex building services were implemented by the Swiss company, Bühler+Scherler AG with the use of Beckhoff automation components. Sensirion manufactures sensors for the measurement of humidity, temperature, differential pressure as well as gas and liquid flow rates. Manufacturing is handled by highly automated production lines in cleanrooms with a total floor area of 10,000 m² distributed over three floors. The control architecture for the building services encompasses four Embedded PCs from the CX5010 series, to which over 1,000 hardware data points are connected. Analog temperature, humidity and other sensors as well as signal transducers are connected to the signal inputs. Numerous frequency converters are coupled at the output level for the control of the pump motors. The process is controlled in the CX5010 with TwinCAT PLC. Bus Terminals are installed in the control cabinets for the I/O infrastructure. All Beckhoff controllers are networked via Ethernet and communicate via Modbus TCP/IP. Use of renewable energy resources with intelligent technology For climatic control there are two water reservoirs each with a volume of 60,000 liters for heating and cooling. In order to ensure process reliability, the water is buffered there and only pumped into the air heater or cooler when needed. Despite these gigantic volumes, a dedicated controller is in use – with precise monitoring of pressure, temperature and further process variables. In the winter Sensirion get heat from the ground and in the summer, cooling. A heat exchanger is used that produces cold water on the one side and hot water on the other, which is transferred by means of the pumps into the respective reservoir.

All single technical systems are monitored for quality and process reasons. For example, if a frequency converter fails, the controller sends a message to the higherlevel control system. Depending on the priority, it will then send an alarm by text message or email so that an appropriate action can be initiated. Q

Most of the time, the municipal treated water supply is of excellent quality. However, the water may be undesirable for direct potable applications due to occasions of high turbidity spikes, chlorine by-products health risks, declining water quality and bacteria recontaminations in the distribution pipelines and water storage tanks. To solve these problems, a complete premise water filtration system is unavoidable. Sediments and particulates filtration goes down to as low as 5 micron while removing the foul colour, taste and odour. LOCATED IN Montréal’s up and coming Southwest neighbourhood, this 300 sq metre (3,200 sq ft) detached house called “Holy Cross Residence” hides a rich spatial complexity behind its tough working class facade. Turning to the neighbourhood’s postwar veteran homes as a source of reference, the architects set out to make a house that simultaneously fits in and stands out from its heterogeneous context without resorting to copying and without sacrificing the contemporary nature of the project. The principal challenge lay in bringing light to the living space given the tight nature of the lot and the availability of direct sunlight limited to its centre. By flipping the traditional vertical hierarchy found in most two-storey homes and by carving out a series of space from the house’s volume, the project was able to address the need for exposure to direct light and concerns about maintaining privacy. Re-locating the living space upstairs, for example, direct sunlight is utilised where it is needed most. Using the design approach of

compartmentalising the interior spaces, light available at the centre of the lot is drawn down into the heart of the house and additional private outdoor spaces are provided for each room. One of the most striking features of the house is the staggered central outdoor courtyard, created to funnel light all the way down to the house’s lowest level. Full height windows at different levels provide a theatrical quality to the courtyard space. The courtyard’s design also prioritises the use of passive solar energy. The spatial transparency and open central courtyard allow for a deep penetration of natural light and for efficient natural ventilation and movement of air in the protected microclimate. In parallel to the courtyard, the stacked staircases combined with a northfacing opening at the top provide a cooling chimney effect inside the house. also serve as a small thermal mass helping to mitigate exterior temperature fluctuations. On the exterior, the house is restrained, light and monochromatic, emphasising overall form over components and details. In sharp contrast to the spatial complexity created by the central courtyard, the interior is also kept uniform, strategically articulated with warm touches appearing in the millwork and central stair. Pale, mat polished concrete floors and unarticulated white walls place the focus on the homeowners’ collection of art and design objects. The kitchen is simply organised around two elements – the island and the storage wall – both constructed from the same material: heat-treated white oak. The rich chocolate colour of the wood cuts itself out from the white walls and pale grey floor. Moments of contrasting exuberance are also offered up in the darker, graphic tones of the bathrooms and in the changing vegetation visible through the windows perforating the exterior of the house. Cité Cosmo’s lobby is best in design Design firm A2DESIGN’s entry bags first prize at the “Best of Canada” design competition with its interpretation of urban lifestyle. A TOTAL OF 173 entries were submitted to the 17th edition of the “Best of Canada” design competition organised by “Canadian Interiors” magazine and A2DESIGN won first prize in the “Lobby” category for its work on on a condominium project called Cité Cosmo, in collaboration with Groupe Cholette. Located in the heart of the renowned Centropolis in Laval (Quebec, Canada), the impressive lobby of the Cité Cosmo building has been enhanced with chrome, large format ceramics with subtle textures, wood and lighting with crisp and simple lines. The selection of elegant and luxurious finishes, paired with ultra-contemporary furniture, gave the distinguished and upscale effect desired. A custom concept of signage and typography has also been created, reminding of the pixelated logo accentuated with red from the branding image already established by Cité Cosmo. Lightemotion breathes life into retail space with creative lighting system The programmable lighting changes colours according to the time of day and the use of LEDs helps to reduce heat and power consumption. A NEW CUSTOM lighting design developed by Lightemotion has made its mark in downtown Montreal. Working closely with the facilities team at Complexe Desjardins, Lightemotion has breathed new life into the city’s largest mixed-use development, totaling four million sq ft. Complexe Desjardins is located in the Quartier Des Spectacles and faces the recently renovated Place Des Arts. The development is the latest addition to the Quartier with a dynamic and innovative lighting design system. The client was interested in resolving numerous issues through a lighting design system for the retail concourse and two of the main entrances leading into the concourse. Lightemotion was selected to develop a new lighting system to create a warmer overall ambience but it had to generate minimal heat and produce a “call to action” from the street so that pedestrians will be enticed to 68 Building & Investment | www.b-i.biz

One of the main features of the design is the ability for the client to create programmable and dynamic lighting effects that adapt to the time of day, season and activity within the space. Environmental sustainability was also paramount in the lighting system to reduce hydro consumption, cooling and maintenance costs. Lightemotion undertook an exhaustive research and mock-up program that recommended replacing the existing flood lights with a custom designed fixture. They conceived a bi-directional 140 watt LED lighting fixture that showcased the unique diamond-coffered ceiling combined with a powerful down light to illuminate the entire shopping centre, adding much needed texture to the space. This also created unique floor patterns which make the interior space more exciting and feel less empty. “This lighting system not only provides


Design Feature a warmer ambience, with pre-programmed lighting that changes over the course of the day, but it is 67 per cent more economical than the previous system and provides triple the lighting intensity at floor level,” explains Francois Roupinian, the founder and president of Lightemotion. The LED lighting fixture was sourced from Lumenpulse, a Montreal-based company. Their bi-directional LEDs are able to create a lighting ambience that is both friendly and dynamic. Composed of two elements (a frame equipped with RGB LEDs and a downwarddirected directional flood), this brand-new fixture both directs coloured light upward as well as directing lighting downwards towards the floor. By installing one of these fixtures in each ceiling coffer, Lightemotion made it possible to create very subtle chromatic nuances that produce the effect of a path of colours covering the vault of the retail concourse. Outside, the marquees covering each of the building’s two entrances have also been provided with a lighting system that can project onto the ground a chromatic ambience creating a call to action to enter the retail concourse. The down lights provide 4 times more lux level than the previous fixtures while also creating a visually stimulating pattern on the floor eliminating the typical flat floodlight wash effect. Since the complex is both an event space and shopping centre, there was a mandate to ensure the new fixtures provided a wide range of visual options. After a careful study of the traffic patterns based on time of day and activity, Lightemotion developed an “Urban Clock” concept which uses programmable DMX system to adapt the colours, tones, intensity and colour temperature. Mornings were a bright and energetic dynamic white scheme to help people start their day. During busy lunch hour, warm colour tones provide a luminotherapy effect, especially in the darker fall and winter months; and at night darker tones in blues and greens create a relaxing ambience for shopping. However, the lighting design does more than just offer a daily show to visitors. Using only 132 watts each, the new lighting replaces the traditional 400-watt fixtures and can automatically adjust intensity because of their built-in photo-electric cells. Coming up soon: Boston’s tallest residential building Architect firm Pei Cobb Freed & Partners to design US$700 million Four Seasons Hotel and Private Residences at One Dalton Street. CONSTRUCTION IS UNDERWAY on a 61-storey residential tower that will house a hotel and luxury condominium in Boston’s historic Back Bay. The building, known as Four Seasons Hotel and Private Residences One Dalton Street, will be designed by Pei Cobb Freed & Partners (Henry N Cobb and Roy Barris, lead designers) in collaboration with Cambridge Seven Associates (Gary Johnson, lead designer). It will be the tallest building to rise in Boston since the John Hancock Tower, also designed by Pei Cobb Freed & Partners in 1976. The new US$700 million tower is a project of Carpenter & Company Inc, whose proposal was selected following a national competition to develop the site. “The project allows us to consider once again how a tall building, together with the open space it frames, can respond creatively to the need for growth while showing appropriate respect for its historic urban setting,” said Henry Cobb of Pei Cobb Freed 70 Building & Investment | www.b-i.biz

Glass-screened incisions in the tower’s surface animate the building volume while accommodating operable windows on the condominium floors, whose upper levels feature balconies.
