Chiefway Malaysia Unveils Malaysia’s First Smart Glass Manufacturing Plant Malaysia's leading smart glass manufacturer, Chiefway has unveiled Malaysia’s first smart glass manufacturing plant. This unveiling comes on the heels of increasing product demand as the popularity of smart homes and eco-friendly developments continue to grow. The new plant will substantially increase Malaysia’s capacity to penetrate and compete in the highly lucrative and blossoming smart glass market which is estimated to grow at a CAGR of 17.5% over the next 9 years, leading to a market value of US$ 18.3 billion by 2031. The current local and regional smart glass markets are largely dominated by China and other North Asian countries, however, this new plant is thought to be an important first step in establishing Malaysia in the market enabling smart glass to be developed and manufactured locally. “We see the launch of our new manufacturing plant as a crucial step towards our ambitions of establishing Malaysia as a regional force within this new and booming smart glass market,” says Jeffrey Chong the CEO and Founder of Chiefway Malaysia. “This is not only an opportunity to bring more jobs to the area, but it also allows us to further expand our manufacturing capabilities and meet the growing needs of the Malaysia market and eventually the region. Our own manufacturing plant allows us to better align our services and products with our customer's demands in a rapidly changing green technology-driven landscape” The new manufacturing plant located in Shah Alam, Malaysia is 8,000 sq. ft in size and features high tech manufacturing devices and patented tools to help develop Chiefway’s unique smart glass formulation. The plant can produce 2,000 meters2 of smart glass every month allowing Chiefway to meet 70% of the local demand for smart glass. To help amplify the rollout of smart glass products and projects, Chiefway Malaysia signed a Memorandum of Understanding (MOU) with dormakaba Malaysia and Datsen Malaysia. dormakaba is a Switzerland-based global security group focused on providing products and services for secure access to buildings and rooms from a single source. The brand has a presence in over 50 markets globally and is looking to solidify its foothold in the local market. Datsen Malaysia is a specialist in the awning, skylight and steel structures and aluminium composite panels. The collaboration looks to enhance its services within the Malaysian market whilst also creating pathways for Chiefway to further penetrate global markets. Chiefway Malaysia smart glass is developed using advanced technology glass production processes, with optimum quality and patented methodologies. Smart glass utilises a high-tech filter layer embedded between two sheets of glass allowing a traditionally static material to become alive and multifunctional. This technology allows for the control of various forms of light including visible light, UV, and IR. Privacy glass products are based on technologies that allow transparent materials (like glass or polycarbonate) to switch, from clear to shaded or completely opaque. 6 May-June 2022 | www.b-i.biz

These solutions have functionality from a privacy front allowing for adjustable levels of privacy. On top of that, smart glass also provides environmental and eco-friendly benefits by allowing users to control the amount of direct sunlight entering a room indirectly controlling room temperature. Unlike ordinary glass, smart glasses feature outstanding built-in optical features that block and deflect approximately 99.5% of dangerous solar radiation without even needing to be activated. This not only protects people but also furniture, which fades and deteriorates quickly due to extended exposure to the damaging UV radiation. Chiefway offers a wide range of smart glass products to meet a variety of users' purposes. Some of the product ranges include hollow glass, brilliant colour glass, fire-rated glass, one-way glass, double-glazed glass and pattern blinds smart glass. Chiefway Malaysia also offers the high temperature of PDLC film and high visible light transparency that allows> 90% transmittance. IJM officiates record-setting tollway in India IJM Corporation Berhad (“IJM” of “the Group”) has achieved another milestone with the highly anticipated opening of the Solapur-Bijapur tollway built by its Indian arm, IJM (India) Infrastructure Limited (“IJM India”). India’s Honourable Union Minister for Road Transport and Highways, Shri Nitin Gadkari inaugurated the fourlane 110 km tollway at a ceremony in Solapur, Maharashtra state. The National Highway Authority of India (NHAI) awarded a 20-year concession contract to IJM India to develop the Solapur-Bijapur section of the new National Highway 52 between the states of Maharashtra and Karnataka. At RM1.5 billion (INR 2,325 crores), the four-lane, 110 km tollway was the largest Indian project undertaken by IJM in value and one of the largest contracts awarded by NHAI on a design, build, finance, operate and transfer (DBFOT) basis. The project involved the rehabilitation, upgrading and widening of the existing two-lane carriageway to four-lane standards with bypasses and the construction of flyovers, bridges, road intersections, railway overbridges as well as the operation and maintenance of two toll plazas. Provisional commercial operations and tolling commenced in December 2021. The construction of the tollway began in November 2018 and was provisionally completed in 38 months. In spite of the challenges posed by the Covid-19 pandemic such as movement restriction orders, incorporating more stringent standard operating procedures on health and safety and supply chain disruptions, the project was successfully completed ahead of schedule. To date, actual traffic volume and revenue are in line with projection, and the project has generated positive operational cash flows since tolling commenced. Connecting southern and northern India via the Solapur - Bijapur stretch with bypasses and six flyovers, the tollway enables greater convenience on the road resulting in reduced travel time, cost of travel and increased ride quality for the high-density commercial vehicle corridor between the major Indian cities of Bangalore (Karnataka State) and Gwalior

In February 2021, IJM India set a national record of laying bituminous concrete on 25.54 lane kilometers in a short span of 18 hours for the SolapurBijapur highway. This is the first time in the history of NHAI projects that such a feat has been attempted and achieved by any construction company in India. This achievement has gained entry into the Limca Book of Records 2020-2022

This year, IJM India was awarded the Achievement Award for the Best Professionally Managed Company in Construction and the Achievement Award for Best Project for the Solapur-Bijapur road project by the Construction Industry Development Council (CIDC) of India at the 13th CIDC Vishwakarma Awards. IJM India currently operates three tolled highways in India — the 110 km Solapur-Bijapur tollway, 68 km Chilkaluripet-Vijayawada tollway and 19.8 km Dewas Bypass tollway. Since 1998, IJM India has delivered several major road projects totalling more than 1,500 route kilometres along with 20 km of urban rail projects as well as 20.20 million square feet of prime residential and commercial development in India. Western Digital - Asia’s First World Economic Forum Sustainability Lighthouse The World Economic Forum has recognised and awarded Western Digital’s factory at Batu Kawan, Penang, as a Sustainability Lighthouse. By leveraging its vertically integrated smart factory model and implementing 4IR technologies such as IoT sensors, digital twin modeling, analytics powered plant management system and lights-out automation with machine learning, the site achieved a normalized (per unit) reduction in energy by 41 percent, water consumption by 45 percent and material waste by 16 percent, while growing 43 percent (Compound Annual Growth Rate) in the last four years. This is the first World Economic Forum Sustainability Lighthouse in Asia, and an added designation on top of the site’s earlier entrance into the Forum’s Global Lighthouse Network, a community of 103 world-leading manufacturing facilities and value chains using Fourth Industrial Revolution (4IR) technologies to increase operational performance and environmental sustainability. “As the world grapples with many challenges, it is remarkable to see how Lighthouses are yielding sustainability benefits while achieving business goals, which we call eco-efficiency. We need them to continue illuminating the way forward for the global manufacturing community by shaping a responsible future of manufacturing that works for people, society and the environment” said Francisco Betti, Head of Shaping the Future of Advanced Manufacturing and Value Chains, World Economic Forum. In line with the company’s sustainability goals, Western Digital Batu Kawan site has implemented various strategies such as the Lights-Out manufacturing concept, which transforms entire manufacturing systems with the use of advanced 4IR technologies. This concept creates an environment where manufacturing processes can operate more efficiently without the lights on, allowing the site to reduce energy consumed per unit produced. The site is equipped with an advanced Building Monitoring System (BMS) that is integrated with a proprietary optimizing model to effectively manage the use of energy throughout the facility. Western Digital Batu Kawan also focused on preserving water and recycling wastewater generated from its operations via a multi-layer recycling system with the use of algorithm-based control models. This enables wastewater to be tested in real-time and converted to re-usable water for operations, reducing the water consumed per unit produced. Renewable energy is another key area for Western Digital Batu Kawan. The facility’s second building was designed and constructed with a roof-top solar farm that generates 1MW/Hr solar energy to supplement the overall energy requirement for the site. Ikano Centres Unveils ‘Klippa’ As Official Name for its Batu Kawan Mixed-Use Development in Penang Ikano Centres today officially unveils ‘Klippa’ as the name of its retail destination and mixed-use development, which aims to be the cultural heart and hub for the growing Batu Kawan township. Ikano Centres is part of Ikano Retail, which owns IKEA stores in five countries as well as shopping centres that are anchored by IKEA. This is Ikano Centres’ first northern region presence. Conveniently located with direct access to the Second Penang Bridge and seamless connection to IKEA, Klippa will offer a unique retail experience with an integrated shopping centre spanning 1.6 million sq ft of Gross Leasable Area (GLA) and housing over 300 brands. Ikano Centres is also exploring additional commercial and residential opportunities to add to its meeting place, which will be developed in a phased approach to meet Batu Kawan’s growing community of students, families, and professionals at the neighbouring Batu Kawan Industrial Park (BKIP). The first phase of Klippa was launched in December 2019 complementing a great day out at IKEA Batu Kawan with 20 brands over 80,000 sq ft of GLA. Next, a unique F&B drivethru was introduced in November 2021. Its first tenant was a McDonald’s drive-thru providing more dining options for the community. Klippa also intends to drive the local arts and culture scene in line with Penang State Government’s vision to bring arts and culture to Batu Kawan and fulfil the synonymity of Penang with street art. Adrian Mirea, Shopping Centre and Mixed-Use Director at Ikano Centres said, “As we continue to strengthen our presence in Malaysia, we want to introduce the Ikano Centres retail experience to communities in the northern region to mirror the success of our meeting places in central and southern Malaysia. Klippa means rock or friend in Swedish, and is the perfect word play to describe Batu Kawan. Tropicana plans to launch RM2.9 Billion Worth Of properties In a filing to Bursa Malaysia, property developer Tropicana Corporation Berhad (“Tropicana” or “The Group”) announced its unaudited financial results for the first quarter ended 31 March 2022 (“Q1 FY2022”). The Group posted revenue of RM223.3 million (Q1 2021: RM240.5 million) which was RM17.2 million or 7.2% lower compared to the corresponding quarter in the preceding year. The higher revenue in 2021 was buoyed by pentup demand and the beneficial Home Ownership Campaign (“HOC”) that ran until 31 December 2021. Germany’s construction industry output expected to grow 1.9% in 2022 despite shortage in construction materials and escalating costs, says GlobalData Supported by investments on transport infrastructure projects, in line with the German government’s focus on improving regional connectivity, the country’s construction industry is expected to regain growth momentum and expand by 1.9% this year. Despite the rising costs, the industry recorded a good start in 2022, with construction value expanding by 2.2% year-on-year (YoY) in the first quarter, observes GlobalData, a leading data and analytics company. Danny Richards, Lead Economist at GlobalData, comments: “Following the growth in 2022, the German construction industry is expected to register an annual average growth of 1.8% from 2023 to 2026, supported by the government’s investment on infrastructure, residential and renewable energy projects. However, the short-term outlook is subject to downside risk amid the fall-out from Russia’s invasion of Ukraine, which has weighed on investor confidence and further elevated energy and construction material prices.” GlobalData’s latest report, ‘Germany Construction Market Size, Trends and Forecasts by Sector – Commercial, Industrial, Infrastructure, Energy and Utilities, Institutional and Residential Market Analysis, 2022-2026,’ reveals that the German government had revised its inflation forecast from 3.3% to 6.1% this year. Following Russia’s invasion of Ukraine, inflation rose to its highest level in 40 years in March 2022 as prices of natural gas and oil products surged. To help consumers cope with soaring energy costs and help Germany reduce its dependence on Russian gas, the government announced relief measures worth EUR16 billion ($19.1 billion) in March 2022. strengthening public transport networks, and hiking the minimum hourly wage from under EUR10 ($12.2) currently to EUR12 ($14.6).” In April 2022, the Federal Ministry for Economy and Climate Protection presented the coalition government’s ‘Easter Package’ for renewable energy, which revises various energy laws to expedite the expansion of renewable energy sources. Forecast-period growth in the German construction industry will also be supported by investments on oil and gas projects, in line with the government’s plan to reduce its dependence on Russian imports. As well as this, by 2030, Germany aims to nearly double the share of renewables in its total electricity consumption from 41.1% in 2020 to 80% by 2030. To achieve this target, onshore wind installations are targeted to rise by an average of 10GW per year, to reach a cumulative capacity of 115GW by the end of 2030, while the solar capacity is expected to rise by an average of 22GW per annum, to reach a cumulative capacity of 215GW by that year. In May 2022, Germany’s federal cabinet gave an approval to draft a legislation for accelerating the construction of import terminals for Liquefied Natural Gas (LNG). Nature-Inspired Edgewood Residences at SkySanctuary

E

dgewood Residences, which will have 960 units in two 42-storey blocks, is a “lifestyle” condominium project located at the nature-inspired township with a three-acre park called SkySanctuary, located in the Setapak suburb of Kuala Lumpur. The project, with a gross development value of RM508 million, may be leasehold but it has the advantage of having a residential land title, unlike most other projects which are serviced apartments with commercial titles. A residential title often translates to lower utility bills, lower quit rent and lower assessment fees. When the project’s Tower B was launched in May last year, its take-up rate was almost 90 per cent, despite the on-going COVID-19 pandemic. Encouraged by the good response, the developer, SkyWorld Development, released Tower A for booking at the start of this year. Edgewood Residences is expected to be completed by the third quarter of 2024. Wellness Sojourn Hotel

T

he location of this Wellness Sojourn hotel and unique local history was what gave inspiration to the concept of 'Maritime Museum'. To retrieve the diverse historical experience of Melaka, the hotel is conceptualized as a ship that voyaged through the colonial past. Its journey had brought back fragments of the past which is then reflected in the interior design of the hotel. Upon entering the hotel, guests are welcomed to the reception lobby. It is a space that aims to serve as an area of gathering in addition to checking-in guests. The layout is curated with a few clusters of seating to allow for different groups of crowds to convene at a time and inclusion of luggage into the traffic flow. Dark timbers are one of the key elements featured on the staircase's main newel, doors and floor. It originates from native Asian woods such as teak, ebony and mahogany which was commonly seen in colonial era furnishings. This concept is also relatable to the dark timber posts that one would usually observe in traditional Chinese Association temples (huay kuan). To achieve a sense of crispness, dark wood is contrasted with light paint finishes on the wall. Light and neutral shades form the framework of a colonial era interior. These airy hues are incorporated to create a more cooling interior and

combat the tropical heat. Textures are also pivotal in adding contrasts against the darker finishings. Rattan and woven patterns are observed on the furnishings to help add depth into the overall design. Another common design feature that one would notice are the arches whether it be on the timber doors and the iron grille upon the windows and along the walls. Arches are one of the most prevailing architectural elements seen in local historical buildings. It can be observed on the Christ Church Melaka, the five-footways of traditional shophouses and the corridors or verandahs of British colonial era mansions. Conceivably, the main feature of the lobby would be the basrelief of local tropical plants: banana trees, palms and ferns on the main wall. We took a notch further to depict local scenery via

the artistic technique of bas-relief to add to the sense of savoir vivre. It was also to immortalize a scenery that was and could still be observed locally today. The depiction of a flock of red crowned cranes across the lobby is just as significant. Cranes bestow upon those that it meets with luck, longevity and fidelity. The motifs on the floor tiles are inspired by the traditional geometric forms of nyonya tiles. The Melaka nyonya elements are also brought thru the entire hotel and villa rooms to reflect the local culture and its diverse historical experience. After the subdued performance in 2020, a total of 300,497 transactions worth RM144.87 billion are recorded, which is an increase of 1.5% in volume and 21.7% in value compared to 2020. Meanwhile, house price continues its moderate growth since 2018 despite of the market slowdown – from an average house price of RM417,974 in 2018 to RM432,111 in 2020 and further to RM434,758 in 2021 – which could probably help to restore the consumer buying sentiment. The property market is deemed to be back on track along with the lifting of restrictions of business operating hours and the reopening of country borders on 1st April 2022. Having said that, the overall environment of the property sector is still pretty much the same as the one prior to the pandemic, which is generally perceived as “excessive supply” and “slow absorption”. This is supported by the overhang figures, where both the residential housing and service apartment have recorded a historical height – with 36,863 units and 24,295 units, respectively – amounting to 61,158 units of completed unsold,

or a 15% growth from 53,171 units in 2020 (Figure 1). If those unsold units “under construction” and “not constructed” are considered, a total of 203,804 unsold units is recorded, being the highest since 2017. A further study on the breakdown of unsold units reveals

that houses initially targeted for B40 and M40 income groups are a major contributor to the overhang, with 31% or 11,610 units derived from those priced less than RM300k, while another 26% or 9,461 units are priced within RM300k – RM500k. In terms of unsold units under construction and not constructed, majority of them are also coming from products priced below RM300k, both at 41% (or 29,083 units) and 44% (or 9,641 units). New launches also share the same trend, with 35% or 15,332 units are products priced below RM300k, and 36% or 15,723 units are product priced within RM300k – RM500k. All these signify that the supply side of the property industry is responding to the market demand by providing products that matching the mass buyers’ affordability level. Even right before the pandemic, the problem of mismatch in our housing supplydelivery system has been softening as majority of new launches since 2018 were generally priced below RM500k. It is just that the weak economic performance and the reduction in household income due to the unforeseen pandemic-induced recession have greatly dampened mass buyers’ housing affordability; whereby houses supposed to match people’s affordability level before are no longer in-fit for the current market condition. To add salt to the wound, fluctuations in building material prices – due to the pandemic-related shutdowns and restrictions; lingering tariffs and quotas; the resume and increased construction activity in the post-COVID-19 era; and even instances of hoarding and profiteering – could trigger another round of house prices growth that would further decouple household income from house prices. As pointed out by the Real Estate & Housing Developers’ Association (REHDA), a 20% increase in construction cost will lead to a 10% rise in house prices, as the cost of construction materials accounts for 50% to 60% of the total development value of a project. Such a rise in building material prices may have a significant impact on certain ongoing projects as not all the construction costs are locked in when the contracts were awarded; but it is sure to increase the cost of doing business for new projects, leading to the increase in fundamental house prices. For example, up to March 2020, prices for steel, glass, and metal sections have grown up by 28.8%, 25.8%, and 24.1%, respectively, since January

2020; compared to a relatively slower growth rate of 9.8%, 1.2%, and 7.5% within July 2017 – December 2019 (Figure 2). Except for floor & wall tiles and roofing materials which have experienced a decline in prices, a significant increase in prices is observed in other building materials as well, ranging from 2.7% (for sanitary fittings) to 14.4% (for bricks & wall) within the period of January 2020 – March 2022. While it is not uncommon that any risk associated with price uncertainty will eventually be passed on to the end users, property developers nowadays are caution about price increases of their products, as they may have to bear with the consequences of dampened sale performance in respond to the rise in selling price. This is of particularly true when the housing market is generally flattish and is being marred by issues such as reduced affordability, high household debts, tighter credit standards etc. Unless the soaring is too high and there is no way to curb the increased price tag, developers tend to offset the increase with strategic material procurement (i.e., bulk purchase, advance payment, or cash purchase) and smarter spending processes to ensure the final prices for potential homebuyers are affected as minimum as possible. In fact, managing fluctuations in a contract has been practiced for decades – especially among parties conducting

business across borders – where provisions are included in their contracts to address exchange-rate fluctuations. In dealing with the current skyrocketing material prices, contracting parties can consider allocating risk for material prices fluctuation, either to material costs in general or to specific types of materials that are particularly high risk (e.g., steel, lumber, or copper). For example, the parties can either mutually agree to split the cost of any increases in material costs based upon a predetermined allocation (e.g., 50:50); or to bear the risk for increases in material costs up to a predetermined threshold (e.g., 5% of the assumed cost), beyond which the risk shifts to the other party. This would ensure contractor could complete the project within the calculated cost despite significant volatility. Alternatively, contractors can peg material prices with developers at a mutually agreed threshold rate. In case the actual material costs are higher than the assumed value, contractors

are entitled to increase the contract sum to reflect these costs. In contrast, the savings accrue 100% to the developers if the actual costs are lower than the assumed value. The contracting parties can even mutually agree to a maximum or minimum amount that the cost of the material may fluctuate. The developers would bear the risk for increases beyond the maximum amount, while the contractors would bear the risk for decreases below the minimum amount. All these “risk allocation” measures not only help alleviating the price pressures contractors currently face, but also allow for developers’ participation in any upside as prices stabilize. Beyond risk allocation, contracting parties can also consider the “material on site claim” to ease the cash flow of contractor in procuring the required materials as per contracted sum to hedge the fluctuation. This measure is of particularly suitable for projects that are about to commence, whereby contractors will directly procure the building materials at the moment the building project deal is closed, while developers will pay the contractors once the materials are delivered to site. Though material on site claim does help secure the calculated procurement price of the moment of closing the deal, the downside of this measure is the high storage cost and pilferage risk. As such, contractors should renegotiate with vendors in allowing the delivery by schedule as per project timeline, subject always to critically required revision in enhancing the flexibility of this practice. Another common practice that widely adopted by developers to lessen the impact of increased cost of doing business is to balance the overall project costs through “cost cutting”. This is certainly a multi-party-collaboration that requires give and take from developers, contractors, and design professionals to see if they can partially absorb material cost increases through adjustments in labour rates, reductions in fees, lowering profit margin, or value engineering. While such practice can help reduce the disparity between prices tendered and actual prices, one should realize that it would not be prudent to keep cutting costs, as the productivity and quality of the project could be affected

eventually. Most importantly, material costs in construction should not be seen as a factor that forces developers to sacrifice in design, quality, and workmanship of their products. Instead, the bottom line is to balance their project expenses while improving their supply capabilities. Realizing that property development is facing a year-overyear increase in cost of doing business that making profits ever the slimmer; honouring more “sustainable construction practices” and “sourcing out alternate materials” are two of the best solutions to mitigate the impact of commodity price fluctuations in the long-run. By implementing technologies and heeding design processes including lean construction, BIM, and construction field management software, developers can achieve greater stability, reliability, efficiency, and flexibility in their projects, which will eventually be leading to the reduction in operating costs considerably. Speaking on alternative materials, not only that the architects and engineers should exercise their creativity in incorporating unconventional materials in their designs that helps control costs while does not compromise on safety, quality, durability, or functionality; developers should also be more receptive to counter proposals by relooking into the viable substitutes (i.e. higher concrete grade to reduce required steel bar, rebar coupler, AAC wall panel) as well as proven technologies (i.e. SMC modular

toilet). To note, demand has shown signs of weakening for properties priced below RM500k. Under the previous three rounds of withdrawal facility – i-Lestari, i-Sinar, and i-Citra – implemented since the Covid-19 outbreak in 2020; the recent EPF special withdrawal measure introduced by government is further evidence to the subdued economic outlook. Perhaps, over focusing of affordability on the past has overshadowed the value creation by developers leading to the mismatch of housing demand-supply. To put value at the perspective of property buyer, more comprehensive development incorporating longterm sustainable living would one way or another as pull factor for recurring property demand as well as value appreciation. After all, prices may not be the only factor determining the property demand. For the recovery from the pandemic to be durable, a return to the “business as usual” model of environmentally destructive development activities must be avoided. Instead, the concept of ‘build back better’ should be advocated in the discourse around reforming the housing industry. On this basis, developers’ responses to the pandemic should include not only getting the property market back on its feet, but also to address well-being, inclusiveness, and various systemic vulnerabilities that can potentially impede sustainability in the long-run. Exploring Industry Trends and Reflecting Industry Pain Points With an increasing urgency to reduce global CO2 emission and reach carbon neutrality, intelligent and low-carbon buildings are now an inevitable trend in the industry. Gene Sun, GM of Midea KONG Intelligent Building Ltd, introduced the concept of iBuilding low-carbon solutions at the event, and recounted successful cases such as the application in Shanghai Innovation Center and Heyou Hospital. Industry consultants spelled out the pain points of the building and VRF industry. The ventilation holes in the electric control box of traditional VRFs lead to internal device damage from environmental factors such as sand, dust, snow, and insects, which is a notable issue for customers in Middle East and Africa. Traditional VRF installation also increases the difficulty of construction with only hand-in-hand connection between internal units available. When a failure is encountered, the process of repair is both time-consuming and costly.
