Works that have won any design competition previously or is an imitation of any design idea is not allowed to be entered for this competition. MTIB reserves the right to reject any candidate or withdraw any form of awards if the above rules and conditions are not adhered to whether before or after judges’ decision. Each contestant is entitled to submit a maximum of THREE (3) ENTRIES only. SHORT-LISTED candidates will be required to present their design(s) to a panel of judges. MTIB will not be responsible for any preparation materials required nor be responsible for any claims from a third party. All sketches will become the property of MTIB. MTIB is entitled to publish or develop any sketches that have been submitted. Final design(s) are to be emailed to mobili@mtib.gov.my or sent to MTIB on a CD in PDF or JPEG format with minimum resolution of 1280 pixels × 960 pixels. Contents should include: Two 3D illustrations, Elevation drawings (top, front, rear and side) with technical details (description, specification, material, manufacturing technique etc). Judges’ decision will be final and any appeal will not be entertained.

SELECTION CRITERIA

Submitted works will be judged by a panel of judges selected by MTIB and evaluation will be based on the following criteria: Ideas trend and Innovation - Creativity in design ideas, new techniques or redesigning the functional for added benefits. Function - Extend to fulfil usage target, current need and problem solving. Symbolic, emotion and artistic - Design that influence and conveys a certain message to consumers with added value to product. Quality - Sketches to explain manufacturing expediency, material usage, technology and commercial viability. Ergonomics - Balance between consumer interaction and environment friendly product design in terms of comfort, safety and user friendly.

A recent JLL Report (Jones Lang LaSalle) noted that “urbanisation”, a growing middle class and the imminent integration

of the ASEAN Economic Community (AEC) will continue to drive investment in the region’s property markets. Indeed, signs of growth can be seen across the region. The Philippines has been enjoying strong economic growth together with a stable currency and one of its largest developers, Ayala Land, is starting to make itself better known outside its homeland. We feature one of its properties, East Gallery Place (pg 14), this issue and you will be hearing more about them in the coming issues. Vietnam has finally announced the easing of rules for foreigners investing in the country and this will create some excitement for those waiting on the sideline for years. Elsewhere, Myanmar is getting more attention from investors. In Malaysia, the market may not be performing at its best but developers we spoke to, are confident that units will still sell if the asking prices are not too high. For this issue, we attended the groundbreaking event for UMCity Medini Lakeside (pg 32) in Johor, Malaysia; and the launch of Trinity Aquata (pg 12) in Kuala Lumpur. Other projects highlighted include: IOI City Mall Putrajaya (pg 6) and the luxurious Star Residences (pg 10) in downtown Kuala Lumpur. We also talked to Cindi Sim of Dimensi Panorama about their Sungai Pulai Residence Resort, a visionary green project; and Jason Tan of Inovar Resources, who recently bagged two trophies at Brandlaureate Awards 2014-2015. In this issue, we also bring you some of the shortlisted architectural and interior design submissions for the World Architecture Festival (WAF) and INSIDE events (pg 64) which will be held in Singapore later this year. IOI City Mall Putrajaya

Drawing more than 3 million visitors since its opening in December 2014, IOI City Mall is poised to be the preferred destination in South Klang Valley. A JEWEL SET in the crown that is the IOI Resort City - a 320-acre mixed development in Puchong, Selangor - the IOI City Mall is a gem that sparkles all on its own amongst the other arrayed jewels that make up the City including the Palm Garden Hotel, a championship golf course and the Putrajaya Marriott Hotel and Spa. Designed by RTKL and Associates, USA and developed by IOI Properties Group Berhad, the Mall is poised to be the preferred destination for shopping, entertainment and dining in the fast-growing South Klang Valley. Touted as a “retail giant” that offers a “whole new perspective of tastes, trends and adventure”, IOI City Mall is well on track in its aspirations to be the “ultimate lifestyle destination with city conveniences”. Completed in late November 2014, it opened its doors the following month and drew more than 3 million visitors. Location and Accessibility The Mall is easy to get to and from, accessible via six major expressways that include the SKVE, LDP, ELITE, PLUS and BESRAYA; it also connects to the established neighbouring townships of Bukit Jalil, Kajang, Seri Kembangan, Serdang and Subang Jaya and the adjacent Putrajaya and Cyberjaya. Cumulatively, taking the latter into account, and fanning out in a 20-minute radius from its core, the Mall boasts of a catchment at an estimated 2.0 million people, including more than 50,000 students from five major universities in its proximity. Star Residences to bring Hollywood glitz to Kuala Lumpur

Developer Alpine Return banking on A-list celebrities to make its project the talk of town while its towers will be the tallest residential buildings in the city. KUALA LUMPUR City Centre (KLCC) has its fair share of luxury condominium projects with each one trying to outdo the other. The latest addition, Star Residences, promises to bring Hollywood glamour and A-list celebrities to the city. Dubbed the tallest residential development in the city at 57-storey, the developer has roped in Datuk Jimmy Choo, world-renowned shoe connoisseur, to be the brand ambassador. Plans are under way to invite international celebrities like Will Smith, Madonna, Beyonce, Elton John, David Beckham,

Jackie Chan, Chow Yuen Fatt and a host of other stars to endorse their hand prints on a proposed “Walk of Fame.” Star Residences is the residential component of a mixed development comprising three residential towers and a commercial hub (Star Boulevard). Out of the 557 units in the first tower that were softlaunched in 2013, around 70 per cent had been taken up. The second residential block is expected to be released this year. Unit sizes range from 711 sq ft studios going up to 2,262 sq ft for the four-bedroom penthouse units.

One of the more impressive upmarket features is a huge 9,290 sq metre (about two football fields) relaxation area with a swimming pool surrounded by cabanas. There will also be a rooftop “Sky Park” with entertainment facilities like a bar, gourmet kitchen, spa pool, jacuzzi and BBQ area. According to developer Alpine Return Sdn Bhd’s chief operating officer Alan Koh, the good take-up during soft-launch was due to the longer time-line that the project would take to complete, its ideal location which is just minutes’ walk to the Petronas Twin Towers and the attractive pricing strategy. Star Residences is expected to be completed in 2019 which means that the recent shortterm government measures to curb property speculation may not have a big impact for this project. While most units in the vicinity are pegged at RM2,000 to RM3,500 per sq ft, the developer will market their units at just RM1,500 per sq ft. The development, with a total gross development value (GDV) of RM3 billion, will be built on four acres of freehold land. Star Residences will comprise three residential towers: a 57-storey tower and two 58-storey towers. The retail component, Star Boulevard, will include five blocks of sixstorey buildings offering entertainment, food and beverage amenities. The total net lettable area for the retail hub will be 12,077 sq metres. The project is located at the intersection of Jalan Mayang and Jalan Yap Kwan Seng with an LRT station nearby. The developer is also banking on its Star Boulevard’s stretch of 200-metre “Walk of Fame” – similar to Hollywood’s Walk of Fame and Hong Kong’s Avenue of Stars – to be a major tourist attraction. Alpine Return Sdn Bhd is a jointventure between two well-known developers: Symphony Life Bhd (previously Bolton Bhd) and United Malayan Land Bhd (UM Land). East Gallery Place set to become one of Manila’s coveted addresses

Developer Ayala Land Premier aims high with its luxury condominium project in Bonifacio Global City within Metro Manila. AYALA LAND Premier, the luxury property arm of Ayala Land Inc, one of the Philippines’ largest developers, will add another prestigious project to its list with the launch of East Gallery Place (EGP). The single-block 50-storey building located at Bonifacio Global City (BGC) will be the developer’s most iconic residential condominium to date. Bonifacio Global City (also known as

BGC, Global City, or The Fort) is a financial district in Metro Manila, Philippines. It is located 11 km south-east of the centre of Manila in an area between the cities of Makati and Taguig as well as the municipality of Pateros. Retail outlets such as restaurants and shops selling well-known fashion brands will be located on the ground level. “For foreign investors, now is possibly the best time to invest in the Philippines’ property market,” explained Mike Z Jugo, Ayala Land Premier’s head of sales during a media presentation. “We are no longer ‘the sick man of Asia’ but a rising tiger with one of the fastest growing economies in the region on the back of strong economic fundamentals. Our currency is also one of the best performing currencies among several Asian countries. In 2014, our country recorded a 6.1 per cent GDP growth,” he added. Special Feature B & I: For the benefit of our readership, would you tell us about Sungai Pulai Residence Resort, i.e., its size, scope and target market?

SPRR: The size of this total development is around 75 acres and it comprises 1,351 residential units. Our main concept behind this project is to focus mainly on living in harmony with nature. When we talk about nature, we are located at the edge of Sungai Pulai Wetlands which is the third Ramsar site in Iskandar Malaysia. What’s so special about this project is that we offer wellness services that are mostly integrative, holistic, and complementary to the residents, e.g., physiotherapy facilities, hydrotherapy, reflexology paths, sauna, scheduled fitness classes, and so on. Other than that, we will also have 24hour nurse service on standby. The nearest hospital is Columbia Asia Hospital and we also have Concierge Medical Service (CMS) - your wellness passport that links you to a network of specialists, physicians or hospitals, international and local, who we can recommend and help in making appointments. B & I: What can residents and visitors look forward during a stay at the Resort? SPRR: Other than what has been said, we intend to organise river boat rides for eco tours. Bicycles will be available and residents can also take part in “green” activities such as mangrove planting and organic farming. To move around within the Resort, we promote walking although there will be buggies and sidewalks. B & I: What has inspired Dimensi Panorama Sdn Bhd to shift from residential and commercial properties to wellness and eco-tourism?

Special Feature wellness component, it would be a very good development for the community to live a healthy and sustainable life. We planned for this project about three years back. We have some development in Perth, Western Australia. Hence we are exposed to the concept of retirement living which is still relatively new here but we need to have time to carve out the whole concept. Unlike Western Australia which caters only to the care for elderly, here at Sungai Pulai Residence Resort, we promote multigenerational living with additional care for the elderly. This site is actually quite near to the city, so I think it is still quite convenient for youngsters, to live here and commute. More importantly, at the Resort they get to learn how to exercise and eat well, instead of the usual fast food. Also, here you can grow your own vegetables and little things, harvest and share among all the residents. There is not much we want to do with the river except to keep it pristine and undisturbed – however, we can bring you on boat rides to clear your mind, visit mangrove swamps, observe marine life and also watch fireflies in the night. B & I: What are some of the green features incorporated in its architectural design? SPRR: The building is designed with wide openings and floor to ceiling height of 3.3 to 3.4 metres for better air flow and interior comfort and the orientation is north-south, to take advantage of the wind conditions here for natural air ventilation. Also, we will educate residents to segregate waste for which bins will be provided and whatever waste that can be use will be recycled. Rainwater will be harvested for landscape and irrigation. B & I: What are the measures taken in this green development to ensure sustainability of building and environment? SPRR: As you know, GBI and Green Mark certifications have validity periods. We shall educate the Management Committee on GBI/Green Mark guidelines, on what’s correct and what’s wrong, so they can even enhance the programme. The infrastructure here is intact and sustainable but it needs to be maintained and we have to think 3 - 5 years ahead and move along with changes. B & I: Do you foresee developing projects such as this in other parts of the country? SPRR: Definitely, if there is any location that suits the concept. This concept that “embraces nature and resort-style living in a sustainable environment” is unique - we need to change the mind-set of purchasers who may have some reservations, thinking that this is a normal condominium development. Technology is equally important, to introduce new products and stay connected to your customers all the time. Bridging the gap with timber

Old and new wooden bridges around the world are testimonies of timber’s strength and suitability as a structural building material. (Contributed by Malaysian Timber Council)

TIMBER STRUCTURES WERE probably the first construction by man when he left the security and comfort of the caves. As the earth was covered by 19 billion acres of forests 5,000 years ago, timber would be the natural choice for construction. With the advance of technology, new building materials like steel and concrete were developed and introduced. However, timber has continued to be favoured and used for construction in many parts of the world. It seems as though man’s spiritual affinity with timber has remained in his subconscious through the millennia. The many timber bridges featured in this article are a testimony to that affinity, further amplified by current attempts at deeper and more definitive research on timber’s technical properties and capacity, particularly for structural purposes.

Why timber? In the last century alone, much advancement has been made in timber research, for example in terms of treatments (e.g., termiteresistance), technology (the innovation of plywood, chipboard, medium density

in a fire, providing a predictable and exact length of time for the timber to completely burn and structurally disintegrate. This enables rescue operations to be carried out more safely in a timber-framed building compared to a steel-framed one, which can buckle suddenly and unpredictably in high heat. Indeed, examples of timber-based fire stations around the world, like the silver firclad fire station in Sulzberg-Thal, Austria, are a testimony to timber’s fire-safety credentials. In Germany, the Fire Brigade will only enter a burning building if they know it is structurally supported by timber,

and not by steel or concrete. Timber structures also stand up well to earthquakes. The wooden palaces, shrines, temples, pagodas and houses in Japan, for example, are remarkably stable structures that have survived many earthquakes. Timber also has a high strength-to-weight ratio, i.e., for the same strength required for a given structure, the weight of the timber material to be used can be as much as 16 times less than steel, or five times less than concrete, and this is one of the features that make timber highly suitable for structural uses like bridges.

Celebrating Timber Bridges Worldwide Built in 1333, the world’s oldest timber bridge is the Kapellbrücke (literally, Chapel Bridge, named after the nearby St Peter’s Chapel). It is a covered wooden footbridge, as well as the world’s oldest surviving truss bridge. Chapel Bridge has a length of 170m and spans diagonally across the Reuss River in the city of Lucerne in central Switzerland. Building & Investment | www.b-i.biz 27

It was partially destroyed in a 1993 fire but subsequently restored. The bridge consists of strutted and triangulated trusses of moderate span, supported on piled trestles. A ‘younger’ timber bridge is the Kintai Bridge, which is a historical wooden arch bridge, in the city of Iwakuni, in Yamaguchi Prefecture, Japan. The bridge was built in 1673, spanning the Nishiki River in a series of five wooden arches. The bridge is located on the foot of Mt Yoko. The Kintai Bridge has five sequential wooden arch bridges on four stone piers as well as two of wooden piers on the dry riverbed where the bridge begins and ends. Each of the three middle spans is 35.1m long, while the two end spans are 34.8m for a total length of about 175m with a width of 5m. Collectively, both bridges are over a thousand years old. This speaks volumes on the durability of timber for purposes that are not only structural, but also exposed to the elements. However, all these bridges described so far are pedestrian bridges, making it easy enough to assume that they are strong enough to support human weight. What about timber bridges that can support vehicular traffic? In fact, many such timber bridges have already been built. One of the longest vehicular timber bridges is the Hiroshima Airport Bridge which, at 145m, is the world’s 28 Building & Investment | www.b-i.biz

longest clear span timber vehicular bridge. There are many examples of vehicular timber bridges built in countries with a strong tradition of timber and timber engineering, like Japan, Norway and the USA. Norway, for example, has the world’s strongest vehicular timber bridge called the Kjøllsæter bridge, which was designed for military trucks, and tanks weighing in excess of 60 metric tons. Commissioned by the Norwegian Defence Estates Agency, it was completed in 2005 and has a length of 158m, divided over six spans. As with all bridges in Norway, the bridge has been designed to last for at least 100 years. Strong yet light in weight, timber can be used in many ways for bridges. One of the most advanced ways is by using glued laminated timber (glulam) or laminated veneer lumber (LVL), which is composed of several layers of dimensioned timber bonded together with durable, moistureresistant adhesives. Glulam and LVL, through advanced timber engineering, prove that laminating several smaller pieces of naturally durable timber can result in wooden members strong enough for structural purposes like bridges and even multi-storied buildings. These structural members are used as vertical columns or horizontal beams, as well as curved, arched shapes, offering

unlimited design flexibility. Connections are usually made with bolts or plain steel dowels and steel plates. Compared to structural beams, girders, or stringers made of concrete and steel, these glulam members require less energy to produce, resulting in a more ecofriendly product. Speaking of curved timber members, there is no better example than the 109m Leonardo Bridge made of glulam in Norway. Arguably the most beautiful timber footbridge in the world, it was based on an ideation by Leonardo da Vinci in 1502, and originally designed to be built in stone. The original design was scaled down, and the bridge was built using 90m³ of glulam in 2001 in Oslo, Norway. The bridge was a global public arts project. It was built in collaboration with the Norwegian transportation ministry, and was the first civil engineering idea by Leonardo da Vinci to be realised. The Leonardo Bridge is a testament to the fact that timber, as a building material, can be both beautiful and functional. Renewed Interest in Timber In other parts of the western world, even before the turn of the millennium, the US Congress passed the Timber Bridge Initiative in 1988 and the Intermodal Surface Transportation and Efficiency Act in 1991, in recognition of the fact that timber is a renewable resource and relatively

75.7m was completed in 2013. The bridge across the Xujiang River, an ancient canal, is 120m in length. This renewed interest in timber is not a coincidence: timber is not just a functional material; it is also natural, eco-friendly and aesthetically pleasing, and most times do not require ‘cosmetic’ treatments like painting or screeding. Timber’s Eco-Friendliness: Facts that Figure Timber is the most eco-friendly building material with the lowest carbon footprint. Using timber bridges is a way to protect water quality and habitat along waterways. In the last 30 years or so, driven by greater awareness for sustainable living, a lot of research has been conducted to measure building materials’ environmental impact. Recurrently, wood has been proven to be the most eco-friendly material due to its renewability, high carbon-storing capacity and low carbon footprint. Timber has scored highly in Life Cycle Assessments (LCA), a scientific tool for measuring the environmental impact caused by a product from cradle to grave. Timber’s excellent scoring in LCA analysis can be summed up as follows: s As trees grow, they remove carbon dioxide from the atmosphere, release oxygen and balance the ecosystem. Trees are a renewable resource under sound and sustainable forest management; s Timber requires less resources for harvesting and extraction; s Timber consumes relatively low energy during processing while producing by-products that can generate energy; s From an engineering viewpoint, timber has a higher strength-toweight ratio with good thermal/ insulation properties; s Timber can be reused and recycled multiple times, and the energy recovered can be a substitute for fossil fuels. In short, timber, even new timber, is indeed a very ‘green’ product.

economical to build and maintain over the long term; in addition to the fact that major advances had been made in design, construction, and preservative treatment of timbers. The passing of these acts led to the US Forest Service’s development of standard designs for timber bridges, and standardised plans for timber bridge superstructures made of treated lumber. Another initiative is the Nordic Timber Bridge Programme, a cooperative programme between Denmark, Finland, Norway and Sweden, that began in the late 1990’s. The programme’s objective was to increase the knowledge of timber used in bridges. Since its establishment, the programme has significantly enhanced the understanding of timber’s technical properties and environmental credentials. Data on construction and service life costs are gathered and disseminated among the four member countries. The programme’s aim is to construct 200 timber bridges, including replacing existing worn and torn bridges made of steel or concrete with timber. More recently, in Suzhou, East China’s Jiangsu province, a timber arch footbridge with one of the world’s largest single spans at up to 30 Building & Investment | www.b-i.biz

Timber Bridges in Malaysia: A Pipe Dream? The very first timber pedestrian bridge made of glulam in Malaysia was built in 1981 at the Forest Research Institute Malaysia in Kepong, Selangor. In 2015, the Malaysian Timber Council (MTC), together with Putrajaya Corporation (PJC), kicked off a project to build a Glued Laminated Timber Pedestrian Bridge over a weir, connecting Precincts 1 and 16 in Putrajaya, Malaysia’s administrative capital. The project is estimated to take 18 months and it is aimed at providing a showcase of what can be achieved in terms of more innovative structural projects using local timbers. It will be built using Mengkulang glulam that has been treated and tested for structural strength and excellent glue-bonding properties. It is hoped that the MTC-PJC glulam bridge will inspire architects and builders to consider timber not only for bridges, but also for other more innovative structural uses in Malaysia. (EDITOR’S NOTE: Over the last 10 years, the Malaysian Timber Council (MTC) has actively promoted the use of timber among architects, builders and contractors by enhancing knowledge and understanding of the technical properties of timbers. Through design, creativity and innovation, the grand plan is to enhance the capabilities of Malaysian furniture manufacturers in a paradigm shift from Original Equipment Manufacturer (OEM), i.e., production under franchise based on foreign buyers’ designs, to Original Design Manufacturer (ODM) and Original Brand Manufacturer (OBM). Under the National Timber Policy (NATIP) which maps out the “systematic long-term growth of the Malaysian timber industry” for the period 2009-2020, the furniture sector is expected to contribute earnings of RM16 billion. To date, notwithstanding that furniture exports

have registered annual earnings of over RM6 billion, MTIB acknowledges that, given NATIP’s target, we still have ways to go before we are done; hence the concerted efforts by MTIB. For the record, there are more than 2,000 furniture manufacturers, operating primarily in Peninsula Malaysia. Renewing tradition: building a timber house today

MTC hosts renowned architect Azman Zainal’s talk on his timeless timber house located in Port Dickson. IN A CAREER spanning a quarter century, Ar Azman Zainal, who started his architectural career in JKR, has been designing hospitals and educational institutions (Hospital Universiti Kebangsaan Malaysia, Universiti Utara Malaysia and International Islamic University Malaysia) before distinguishing himself in private with projects such as the Putrajaya Government Office Complex Parcel C and the Prince Court Medical Centre in Kuala Lumpur. Then in 2012, he embarked on a quest of the heart, namely, renewing tradition with the design and build of his all-timber house, incorporating the cornerstones of architecture, i.e., to depict “local culture and identity, human connection, be emotive and of natural materials”, embellished with art and craft to showcase the “natural beauty and warmth of stone, timber, etc.” The Build Process At a recent MTC Timber Talk Series, the avid advocate of timber in construction took the audience through the paces of concept, building and finishing of his double-storey house on a 9,000 sq ft plot in Port Dickson. The labour of love, on a design Ar Azman described as “rustic”, began in early 2012 with sourcing timber, i.e., Acacia, reclaimed from trees felled during land clearance or recycled from other projects, (African mahogany) and new timber (Merbau). These were subsequently processed (ripping, cross-cutting, planed, etc), sized-up and joined on site. Timber footings and posts placed thereon by crane took a day to complete and, thereafter, the better part of a month to make pockets for beams and by July, floor beams were ready and installed for both floors. With studs and noggings (for curved walls) dovetailed, not nailed, to bottom plate, it was October/November before rafters for roof structure were in place, followed in the ensuing four months with wall frame system (November 2012 – February 2013), fixing of floor joints and installation of aluminium roofing after its waterproof base was readied. By April 2013, the timber boarding was up and wall framing

completed in June. In the final reckoning, Ar Azman reiterated that all joinery works were in situ and that almost all building components (doors, windows and carvings) are handmade, incorporating local cultural elements – kudos, no less, to the ensemble of carpenters and craftsmen. Challenges and Lessons Learned Whilst perseverance may have won the day for Ar Azman, the “experiment” as he called it, did raise a number of concerns to be addressed when embarking on such-like projects, i.e.: s need for a more structured timber supply and delivery system, lest builders be lumbered with whatever, and whenever, they can get; s ready availability of proficient carpenters and craftsmen – suggestion that agencies such as CIDB should initiate projects where such workmen can train and acquire skills; s awareness/knowledge of timber lacking amongst building professionals, i.e., architects, engineers, contractors, etc; s termites, still a major problem; s external finishing and treatment, i.e., choice of oils in the market whereas available brands not fully tested; s available tools and machinery in the market not suitable to handle hardwoods. Established in January 1992, the Malaysian Timber Council (MTC) aims to promote the development and growth of the Malaysian timber industry. Held since 2005, MTC Timber Talk series have covered diverse topics related to timber including “Understanding the Nature of Wood”, “Nature’s Gift to Exposed Structure: Timber”, “Going Green with Timber”, and “Preservation of Construction Timber: A Global Perspective”. Oil Palm Trunk (OPT) as a new and viable source of raw material

MTIB hosts seminar to promote Oil Palm Trunk as a viable and high-value material for use in the furniture and construction industry. MALAYSIA IS RECOGNISED worldwide as a major producer of timber and timber products, an industry that contributes significantly to the national economy with exports valued at RM20.5 billion in 2014 - up 5% from 2013. Of these earnings, the tally for furniture is RM8.01 billion whilst other timber products, e.g., plywood and veneer, count for RM5.5 billion. However, with increasing global clamour for conservation of natural forests and preservation of the environment, the timber industry, for its continuous growth, is challenged to source “adequate and reliable” supply of alternative raw materials; hence oil palm trunks (OPT). As the world’s second largest producer and exporter of palm oil products, Malaysia’s oil palm plantations, totalling approximately 5.3 million hectares (close to 70% of agricultural land use) translates to an availability of oil palm trunks (OPT) in the region of 18 million logs (or 10 million cubic metres), based on an annual average replanting area of 130,000 hectares. Promoting OPT as a new and viable source of raw material and the processing of OPT into value-added downstream products for utilisation in the construction and furniture industries are key initiatives by the Malaysian Timber Industry Board (MTIB) and the industry at large. The recent “National Seminar on Conversion of Oil Palm Trunk (OPT) into Sawn Timber and Plywood and its Applications in Furniture” is yet another initiative by MTIB that aims to: s integrate the findings and insights from two programmes of

industrial trials undertaken (in the manufacture of oil palm plywood and sawn timber, namely, the production process, techniques for oil palm veneer and timber drying and properties enhancement); (Note: Whilst several companies have initiated commercial production of OPT plywood, the long drying time, high adhesive consumption and dimensional stability are concerns that need to be managed for further development of this product.) provide a platform for local entrepreneurs and new players in wood-based industry to obtain the latest information and R&D findings on manufacturing and market potential of OPT products especially plywood, sawn timber and furniture.

At the forefront of the development of OPT as a creditable substitute for hardwood logs and of palm plywood and palm timber as a commercially viable and high-value material for the furniture and construction industry, MTIB opines that OPT is environmentally-friendly, being derived from a plantation species, and “can be marketed as green.” Continuous support of the MTIB agenda, however, reiterated Director-General Dr Jalaluddin Harun, will be much-needed from industry players such as the Malaysian Panel Products Manufacturers Association (MPPMA), the Timber Exporters Association (TEAM) as well as the Malaysian Palm Oil Board (MPOB), Forest Research Institute of Malaysia (FRIM) and the academia (Universiti Putra Malaysia). Bamboo, an alternative to timber for construction and architectural works

MTIB hosts International Bamboo Seminar as part of its drive to boost and tranform the Malaysian bamboo industry. NOTWITHSTANDING THE wide-ranging use of bamboo - from the traditional (poultry cages, vegetable baskets, incense sticks, joss papers, chopsticks and handcraft, scaffolding, decorative elements in buildings, etc.) to the modern (engineered products, i.e., laminated board, ply-bamboo, mat boards, and curtains and high value-added furniture) - it is a fledgling industry here at home. Case in point, Malaysia’s annual exports in the past decade averaged RM250,000, compared to China’s RM30.33 billion - in perspective, the global bamboo industry generates annual revenue of USD 11 billion (RM39.3 billion), forecast to reach almost USD 18 billion by 2018 (Source: International Network for Bamboo and Rattan). Be that as it may, it is a scenario that the Malaysian Timber Industry Board (MTIB) is driving to change, tacking firstly with the National Bamboo Roadmap (2011-2020) - a blueprint to boost the industry in “5 strategic thrusts, namely, establishment of bamboo plantations, preservation of existing natural resources, development of human capital, development of downstream activities, and research and development, promotion and trade.” A recent initiative by MTIB, is the International Seminar on Bamboo, organised in collaboration with the International Network for Bamboo and Rattan (INBAR) and International Centre for Bamboo Research (ICBR), with the aims to: s transform the current bamboo industry in Malaysia into a new era of higher value-added products, establishing right supply chains and technical requirements to encourage technological innovation; s provide a data bank for entrepreneurs in bamboo industry in Malaysia to obtain latest information and technology in order to support the development of the industry; s provide a platform for government and private agencies to exchange knowledge

Deliberations at the two-day event covered topics ranging from action plans and policies to plantations, harvesting and preservation, development of viable products, machinery and marketing of bamboo (domestic and international). 2015 WAF & INSIDE shortlists announced after submissions from 46 countries. THE EIGHTH annual World Architecture Festival (WAF) shortlist consists of 338 projects across 31 categories, ranging from small family homes to large commercial developments and landscape projects. A substantial rise in entry numbers mirrors the global economic upturn in development and construction. The country boasting the largest number of shortlisted projects is Australia, followed by the UK and then Turkey – all of which have seen significant social and economic resurgence in the last few years. Major world architects shortlisted include: Foster & Partners; Zaha Hadid Architects; Herzog & de Meuron; OMA/Ole Scheeren; Rogers Stirk Harbour; Rafael Vinoly Architects; BIG; Grimshaw; Heatherwick Studio; and Carlos Ott. The shortlist was announced in London on June 24 and the participants will go on to compete at the final round in Singapore on November 4. INSPIRED BY the classic “Twenty Thousand Leagues Under the Seas” by novelist Jules Verne, interior designer Jean de Lessard turned a traditional fish market into an underwater realm. His client Némeau loved the idea of using replica “emerald” and “sapphire” and asymmetric glass cases that looks like jewellery boxes for the display counters. The materials used were Corian®, a resistant composite material low in VOC emissions. The main feature is the sculptural glass ceiling that has prismatic shapes and tones to re-create the magic of being underwater. Within the dynamic and minimalist space, the combination of horizontal and vertical lines brings to mind the vastness within the depths of the sea. The use of oblong-shaped lighting also gives the idea of vegetation suspended underwater. To complete the nautical theme, white and gray ceramic tiles were used to evoke the flooring of a boat’s deck. The fish market Némeau is located in Lévis, on the south shore of Québec City, Canada. IT STARTED in 2014 when the Thales Group decided to move to new premises at the Carpe Diem tower in Paris with the aim of having a head office that reflects the Group’s ambitions. The challenge for Arte Charpentier Architectes was to design and create an efficient and fully customised workspace designed for the 450 staffs, including a boardroom and a showroom for the company’s cutting-edge technology and expertise. The company wanted an open, collaborative space designed to foster focus, creativity and innovation. The design was conceived as a comprehensive project to serve different functions: shared and closed offices spread over seven floors, with specialised spaces punctuating each level (reception, showroom, cafeterias, boardroom, president’s offices, clubs, etc). The atmosphere is minimalist and modern, featuring light colours, materials and textures that lean toward fluidity. The execution of this project, completed on an exceptionally tight five-month timeline, was made possible by the development of a precise, efficient methodology based on interviews and studio work on the part of the contractor, and through rapid, clear decision-making on the client’s part. Luxury resort Nihiwatu on Sumba island unveils three new villa residences The popular Indonesian island retreat expands to cater to rising demands while playing its role to promote eco-tourism and provide livelihood for the local community.

MOST PEOPLE would have heard of Bali but few would know about the beautifully preserved island of Sumba. Located almost midway between Jakarta and Darwin, Australia, the island is twice the size of Bali and is still relatively untouched by commercialism. This July 2015, the luxury resort Nihiwatu on Sumba island will launch three new signature villa residences to complete the resort’s existing 21 villa estate offering. The new residences range in style from whimsical tree houses to traditional Sumbanese-inspired villas. Designed by German architect Walter Wagner, with interiors by Marco Scarani and Susan Colley, the three new villa residences are all ‘Sumbanese’ in style and will feature traditional touches including beautiful local carvings, antiques and Ikat prints. Each villa’s design is unique – from the three-bedroom Puncak villa that has been created to reflect a traditional Sumbanese house and the playful three-bedroom Mamole tree house to the Raja Mendaka, possibly the very best of private residences. luxury reflecting the simplicity and beauty of Sumbanese architecture, allowing the wild natural surrounds to take centre stage. Raja Mendaka will the most spectacular residence at the resort, taking prime position overlooking the famous Nihiwatu wave and picturesque 2.5 km beach coastline. Comprising a cluster of five individual onebedroom villas, each with their own private pool, Raja Mendaka is designed with large families and groups of friends in mind. Some of the bedrooms are as large as 495 sq ft with balconies that open up to views of the coastline and beautiful sunsets. If you love the outdoors, some of the villas feature jungle showers, bathtubs and even a waterfall that cascades off natural rocks into a private pool and a hidden massage cave between the boulders. Mamole is a spacious three-bedroom tree house complex, elevated on wooden stilts between Nihiwatu’s ancient trees. with a 300 sq ft private pool and sunken dining dining area. The bedroom is 450 sq ft incorporating a study area and bathroom. The second bedroom has a separate staircase which leads to an outdoor “jungle” shower and a balcony with bathtub, complete with an open-air view of the ocean. Separating the two villas is the main entertaining and dining area which has a large swimming pool and kitchenette. Highlights of Nihiwatu include a pristine mile-and-a-half-long beach that is bookended by two rocky headlands and surfers will tell you that the waves there are possibly the world’s best. Besides surfing, guests can enjoy sport fishing, hiking across butterfly trails and dramatic waterfalls, visiting ancient villages, paddling down the Wanukaka river, or simply relaxing with spa treatments by the beach.

The resort was re-opened in March 2014 after a six-month period of closure for renovations. The resort has already launched nine villas in autumn 2014 and in spring 2015 a unique Spa Safari concept will be unveiled. TOP PLAYERS of the international architectural and design community, from as far as Denmark and Dubai, gathered at the Evergreen Brick Works on 15 June 2015 as AZURE revealed the winners of its fifth annual AZ Awards. The AZ Awards are the only international, multi-disciplinary design competition in Canada. Representing a global snapshot of the world of architecture and design, submissions were open to designers, architects, firms and manufacturers of all disciplines, as well as students in these fields. The high-calibre international jury included architect Winka Dubbeldam of Archi-Tectonics (New York), architect Brendan MacFarlane of Jakob + MacFarlane (Paris), designer Anwar Mekhayech of the Design Agency (Toronto), landscape architect Janet Rosenberg of Janet Rosenberg & Studio (Toronto) and designer Philippe Malouin (London). In March, the expert panel conferred at Toronto’s Thompson Hotel, narrowing the field from an impressive 720 entries from 43 countries to a shortlist of 66 finalists. From there, they selected the 19 outstanding winners. During the month of April, the public was also given the chance to vote online for their favourites as the People’s Choice.
