INTRODUCTION This document describes the architectural solution of a project that is divided into two phases. The first phase is the renovation of the Caleta Hotel, creating a new 5 star unit called The Suites of Caleta and the construction of a shared Car park. In the second phase will be developed a residential area consisting on a building with 57 apartments and 180 parking spaces of which 93 are for public users. Will form part of this phase another building consisting of 4 independent houses with high specifications. For the existing vegetation on the site, we suggest that the trees will be carefully removed and to be donated. (Ficus, Araucaria, Cypress)

ALL CONSTRUCTION BETWEEN THE RESIDENTIAL BUILDING AND THE LUXURY HOUSES AT DOUGAL’S POINT HAS BEEN REMOVED AND THE TELESLOPE WILL NO LONGER BE CONSTRUCTED.

SITE LOCATION
SITE LOCATION The site is located on the coast East of Gibraltar and is served by the Sir Herbert Miles Road´s street. Part of the site is occupied by the Caleta Hotel and another part is naturally intact. The place has a lot of potential because it has a privileged sea views to the East and views of the rock to the West. Due to its good location and proximity to the Catalan Bay makes it an attractive and singular place.

STRATEGIC VISION Following initial meetings to define the Client's Briefing we have studied a moderate intervention strategy that still respects the identity of the building and adapt this to current realities to create a new contemporary image, making the Hotel more attractive and provide a more efficient service to visitors of Gibraltar.
THE CALETA SUITES HOTEL ENTRANCE The objective of the intervention is the transformation of the most charismatic and prestigious hotel unit of Gibraltar, giving it a new quality features and modernity able to compete with the highest standards of international hospitality. It is proposed a total transformation of the existing building facades achieved through the selection of the finest materials chosen according to a principle of chromatic integration into existing natural landscape. Alongside this transformation of the actual Caleta Hotel , we propose a new 5 star unit comprised of 40 luxury suites with private independent access to common areas and located on the rooftop a SPA unit. The 5 star unit will share services and part of the infrastructure with the current Caleta Hotel for both economic and energy sustainability reasons. Both units will share a automated car park holding 50 parking spaces located on the wing side adjacent to Sir Herter Miles road. This proposal will combine the essential reference brand Caleta Hotels with a unique location plus a renovated, sophisticated high quality design, with the aim of positioning the Caleta Hotel and Gibraltar as an international reference in the Hotel industry.

Phase 2 provides the demolition of the south wing attached to the Caleta Hotel and the construction at the same location of a residential unit consisting of 57 unique flats for housing and a total of 180 parking places . The -1 floor and -2 floor will hold 93 parking spaces for public use and on floors -3 and -2 another 87 parking spaces for the resident owners. On the top floor will be build a panorama swimming pool, a support bar and technical areas. The ground floor is dedicated to large common areas for the apartments, commercial and trade units, green spaces and circulation areas at Sir Herbert Miles Road. A careful choice of materials to the highest standards of quality and environmental combined with a singular architectural design and a unique location will position The Caleta Residence as one of the most emblematic residential buildings in Gibraltar.

Efficient isolation
Hot Water
Alf of the energy we use to heat or cool can simply leak out without insulation.
An average house can use around a quarter of its total energy on heating water, so it's important to use an efficient system that suits needs. Reducing the amount of hot water and using a more efficient hot water system are great ways to reduce energy costs and impact on the environment.
Insulation helps to: -reduce reliance on heating and cooling systems -save money on energy bills -improve comfort at home
Solar Hot Water Systems
Some types of insulation contemplated can make the building more soundproof.
Solar hot water systems take advantage of sunshine and use solar energy to heat water for household use. A solar hot water system should provide between 50 and 90 per cent of hot water needs. Solar hot water systems come with electric boosters to provide the rest of hot water needs.
This building is designed in ventilated facade system with exterior isolation.
Passive Design
-protect the environment and reduce greenhouse gas emissions by lowering energy consumption.
High performance Windows Will be referred high-performance windows to reduce the energy consumption.
Intelligent Energy Management System The building will provide a lower electrical consumption by: Motion detection cells
The balconies projection allows the lower winter sun to warm the house through south and stop summer sun from entering the house with good external shading. Solar heat absorbed through windows and roofs can increase cooling costs, and incorporating shade from architecture elements such balconies can help reduce this solar heat gain. The building was designed in such a way that the solar heat is not directly on the windows specially on the summer.
Electric home automation system
Natural airflow is also considered to help keeping temperatures with cross-ventilation.

Heating and Cooling Systems
Lights Good quality LEDs (light emitting diodes) can provide excellent lighting. LEDs are the most energy efficient of light systems. LEDs currently available are approximately 4 to 5 times more efficient than the typical incandescent or halogen equivalent. Leds will be in all common areas and apartments. Natural Light Sunlight is the cleanest and cheapest method of lighting during the day. Passive lighting uses no electricity and is a great way to reduce carbon emissions. This building provides large Windows resulting in lower light energy consumption.
Photovoltaic technology Energy from the sun can be captured in two ways: as heat energy (thermal energy) or as light energy. Photovoltaic technology (PV), also known as solar panels, converts the sun's light energy into an electrical current.
Will be studied the most efficient and balanced solutions considering their environmental impact.
Landscape A well-designed landscape not only can increase quality of the building and surroundings but it also can reduce heating and cooling costs. Architecture Landscape Windbreaks and Efficiency Elements like glass railings and green barriers helps to protect windows from the wind and save energy. Landscaping Water Conservation We will design a landscape that conserves water as well as energy.
