NEIGHBORHOOD UPDATE News and Updates from the Lakewood Village Homeowner's Association Board of Directors

Annual Meeting Held On June 19, the annual Lakewood Village Homeowner's Association meeting was held via videoconference. A quorum of 54 homeowners was established - thank you to all of those who returned ballots. In 2020, the Board began the process of reviewing CC&Rs and Bylaws for updates. Lakewood Village also changed management companies from Sterling to Peaks HOA Management. Discussion included several updates. The Board is considering paint scheme updates and a committee of residents was formed to evaluate. The stop and waste valves continue to fail and residents should be alert for any leaks. Mr. Ewing, Mr. Heinrich, and Ms. Cashman were elected to the three open Board seats.

Paint Scheme Updates Committee formed to evaluate A committee of homeowners was formed in January to evaluate changes to our community paint scheme. Barb Mayfield of Lakeview Ln. was appointed to chair the committee. The committee has met throughout the Spring and has been consulting with the local Sherwin Williams office, as well. The committee met in February for initial discussion and review In March, the committee met with local Sherwin Williams color consultant Initial colors were chosen and painted on large samples to preview against current homes in April After review of the initial samples, the committee elected to work further with the color consultant for some additional options Another consideration was raised as to how the paint scheme will coordinate more broadly in Continental Country Club Additional options have been selected and will be painted on large samples in June Final sample colors will be available to preview on a home in the community this summer. REMINDER If you are making changes to your property, they must be approved by the Architectural Review Committee. You can download a request form on our website at: https://peaks-hoa.com/ CC&R's are also available online and dictate which improvements require approval.


Note: Due to management company transition, reserve and savings accounts still need to be opened (with approximately $220,000), leaving $76,000 in operating budget.


Watch your water meter! Aging stop and waste valves may leak

As our community ages, many of the "stop and waste" valves throughout the neighborhood have begun to fail. As these are part of the irrigation system, the HOA will repair them if you notice a leak or problem. Please contact Peaks HOA Management to request a repair. Note: the "pressure relief valve" is not part of the irrigation system and is a homeowner responsibility to maintain.

Please help keep our neighborhood clean! Pick up after your pet and keep them leashed at all times. There are no common areas in Lakewood Village and all front, back, and side yards are private residential property.
