© bablowsky+vlasenko architects (2010) CONCEPTION AND A MORPHOGENESIS PRINCIPLE The main objective of the project is to create of a transport nodal point for commercial river, air and land transports with a repairing infrastructure, preservation of a natural landscape with inscribed A+ class business centre, conference hall, concert hall, recreation and entertaining facilities, the hotel will supplement and diversify a functional purpose of site’s gentrification. Spaces for living, business, recreation, and sport are stringed onto the transport node which joins land, water and air routes. The morphogenesis conception is to be dissolved in the existing landscape. Buildings are concentrated on the site, some parts are situated above the water level on piles. Energy supply is autonomous excluding electricity supply (partially). An engineering system holds on principles of sustainable development and recycling. Roofs of the public and residential buildings are integrated with a recreational green zone – “green roofs” with loans of sedum perennial herbs and shrubbery create a unique multileveled public space. The photovoltaic panels, solar collectors and vertical-axes wind generators are integrated into the green roofs too. “Green walls” of the hotel buildings create a local microclimate by protecting spaces from overheating and wind. The hotel is divided into three buildings which bend and brake a strict linear structure. Buildings are half-turned to the east to make sun only “touch” rooms’ windows. Modules of the boatel are the autonomous barges connected to the riverfront by the floating bridge. Modules can be attached to the yachts and towed to Dnipro’s islands. All buildings are stringed onto the bay’s semicircle combining into the functional zones. The promenade riverfront joins the boatel and the heliport. A lot of attention is given to the public spaces protected from rain by delicate awnings, sheds and pergolas. A mobile architecture is realized in wing generators on piers and roof tops. One-way road system will serve comfortable arrival/departure from/to Naberezhnoye highway. Partly tunneled.

ISSUE Commercial aviation flights were allowed rather recently, on June 2010. However, the infrastructure of the commercial aviation in Ukraine, and specifically in Kyiv region, is very undeveloped and outdated as compared with EU and Russia. There are only one international airport "Boryspil", airport "Zhuliany", airfields in Svyatoshyn on “Aviant” air plant, Tchayka, Gostomel and Vasilkovo around Kyiv today. Nearest airfields are situated in Pryluky, Vinnytsya, Bila Tserkva, Kalynivka, Korytnytsya, Cherkasy, Myrgorod, Nizhyn and Sulytsya. Also there is one helipad on Dolobetsky island for general use and one under construction in Mariinsky park. There is an information on a few private helipads within the city too. According to the helicopters' routes development plan 12 helipads have to be built in Kyiv till 2012. Hospitals and high-rise buildings will mainly be equipped with these helipads. These helipads will create an opportunity for efficient traffic avoiding jams. Helipad network will contribute development of light commercial aviation a lot. Designed heliport should become a basic transport point for commercial helicopters and air taxis in Kyiv.

© bablowsky+vlasenko architects (2010) FUNCTIONS There are four groups of zones: TRANSPORTATION, BUSINESS, LIVING, RECREATION. TRANSPORTATION combines Marina, Heliport and Parking. Marina consists of riverfront, piers for yachts' mooring, dry stack, automated trailer, stocks. Heliport includes five helipads and two hangars supported by piles in the bay. It also includes a waiting zone for pilots, VIP zone. Parking capacity is of 500 cars and 5 limousines. A controller's office, security and a 10 buses parking are also related to transportation zone. Repair shops and a vehicle wash will be integrated to service all transports facilities. Flying vehicles and boats are going to be filled by floating fueller, not included in the project. There also is a waterside filling station for yachts to the south of the site. The filling station for cars is in a few hundreds of meters from the site. Local transportation is provided by electro cars getting people from Marina, Heliport and Parking to the living/public/business area. BUSINESS includes a business-centre and a conference hall that are joined by a reception and a winter garden. The business-centre includes meeting rooms, office spaces, copy-centre, mini offices, media library, branch bank and depository. The conference hall is divided into conferences space and a concert hall. LIVING is presented by a hotel and a boatel. The four stars hotel of a 500 rooms capability also includes 3 bars in every building’s lobby, meeting rooms, laundry and an aid station. A restaurant, a swimming pool and consumer services are situated in the recreation zone and are accessed by the heated corridors. Buildings of the hotel are transpierced by a piazza – a public space. RECREATION is a recreation zone which consists of a spa complex (beauty salon, 25 meters swimming pool, sauna, massage salon, yoga and gymnastics studio etc.), restaurants, drag store, stores and a grocery. All functional zones are joined by the public spaces – the analogues of the small squares, lanes and passages.

ENERGY SUPPLY CONCEPTION:

ELECTRICITY: Emergency supply, supplies of a first aid point, systems of alarms, fire extinguishing, smoke removal, supply of heliport facilities, feed from a separate municipal lead-in. Principal supply feeds from a municipal lead-in. Artificial lightning of park zone, pierces, yacht’s accumulator charging, feed from a PVpanels and VAWT generators. Artificial lightning of public spaces of hotel, recreation and some technological chambers, feed from a PV-panels.
HEAT: Heat pumps water-air, water-water; Heat pumps on sewage; Biomass boiler plant provides heat supply during T-MAX. All heat pumps with recuperation. Electrical surface heating is used locally. LIGHT: Daylight through windows, vitrages, transparent domes of public places, light tunnels, sky domes. Hybrid lightning is under considering. WATER: Drinking water feeds from treated rain and river water; Service water feeds from treated river water and sewage; Manufacturing water feeds from treated sewage;
RECREMENT UTILIZATION CONCEPTION: WASTE MANAGEMENT: Waste is segregated into 6 sorts there: food waste, plastics, paper, glass, metal, dangerous chemical waste. All public places, hotel rooms, technical workshops are equipped by 3 types of trash bins: one for food waste, one for dangerous chemicals, and one for hard wastes separated on 4 cells. An explanatory scheme follows every bins’ place. SEWAGE: Sewage is sorted on residential fecal, residential watery, rain, laundry, technological. WATER MANAGEMENT: Rain and river water are treated in separated facilities. All kinds of sewage are treated and recycled.
VENTILATION: Distributed ventilation with recuperation is installed in enclosed rooms. Centralized mechanical and natural ventilation is installed in spacious premises and hallways. CHILL: Heat pumps. Green roofs. Green walls installed inside a façade envelope and oriented south-eastward. OIL&FUEL TREATMENT: Special facility treats discharges of oils and fuel materials in transport facilities. Removal of chemical sediments.

Š bablowsky+vlasenko architects (2010) TARGET MEDIATED AUDIENCE The main customer on the services of designed complex will be corporations and businessmen with a high income. The transport node is designed for landing and storing the autogyros, light and middleweight business class helicopters, maintenance, repairing, storing middle-class and highclass yachts, parking of cars of C,D,E,F categories and S,M,J class vehicles. The A+ class business-centre is intended to host political and public summits, corporative meetings and symposiums, parties and public organization congresses. The concert hall of 300-500 seats capacity can by extended during the summer period. It is equipped with hi-end stage machinery and can host not only concerts but also experimental theatrical performances, audio-video art venues. The four star hotel with a well developed acclimatization and access to all three types of transport will fill the deficit of high grade hotels in Kyiv. The boatel of 7-10 floating modules equipped with autonomous sustainable engineering systems, "smart house" systems etc. will be adjacent to the hotel and situated on the water of a bay. According to a hotel classification the boatel will have a three stars rating. Each module can be rented and towed to other places. During the winter period modules will be stored on the stocks. The hotel and the boatel will be handed to one of the international hotel operators. Stores, spa-centre and the 25 meters swimming pool join business and residential spaces and will all be a top grade services.
