PRE-CONSTRUCTION Landmark understands the value of effective preconstruction services to proactively plan for the construction phase. Our comprehensive process ensures that the crucial beginnings of your project—costs, schedules, construction means and methods—are proficiently and personally managed.
XX ESTIMATING: We draw from our experience, historical cost database and software to deliver detailed and accurate cost estimates.
XX CONSTRUCTABILITY REVIEWS: Our constructability reviews address and review points of interface
between different building systems, checking for conflicts and deficiencies. The result is a tight set of construction documents and the limitation of field issues.
XX SUBCONTRACTOR PREQUALIFICATION: Landmark’s senior management, project managers and
estimators conduct bi-weekly meetings to review subcontractors’ performance and financial strength, giving us a database of continually prequalified vendors and subcontractors.
XX VALUE ENGINEERING: Our goal is to add value by working within the design parameters to ensure
our client receives the best possible project for the construction funds available. We will work with the client to balance cost with function and aesthetics.
XX SCHEDULING: We develop construction Critical Path Method (CPM) schedules in the preconstruction phase to assist in the evaluation of project cost and to verify our client’s delivery objectives. We identify critical project dates and milestones, then optimize construction activities and workflow to most efficiently achieve those objectives.

BIM Building Information Modeling 3D technologies, or “BIM,” maximizes our capabilities to carry out highly complex and technical projects via superior communication methods. Sturm, Ruger & Co., Inc. Manufacturing Facility

This 260,000 SF manufacturing facility is located in Mayodan, NC. The former Unifi dye plant was renovated to include a production area, indoor gun range for testing, a waste water treatment facility, air compressor room, administrative office space, IT rooms and a call center for Ruger’s retail/parts/accessories division. Phase II of this project included an additional 22,500 SF production line. Future construction plans include a loading dock and storage area for shipping and receiving, an outdoor 300 yard gun range and a break area and facility upgrades for even more production lines.

Project Foresight Distribution & Warehouse Facility This project consists of a 805,612 SF warehouse and distribution building with offices. The facility is constructed with conventional steel framing, pre-cast walls and a TPO membrane roof. The distribution center includes the warehouse, main offices on 1st and 2nd floor, operations office on 1st and 2nd floor and a receiving office.

Multi-feature facility with a warehouse, distribution center, offices, data center and a call center.
Size: Phase I: 363,000 SF
This project consists of a 363,000 SF Phase I warehouse and distribution building with trucker’s lounge and a 2-story office. Recently completed is Phase II; a 441,000 SF expansion, which brings to total project to 804,000 SF. The facility is constructed with conventional steel framing, pre-cast walls and a TPO membrane roof. Landmark also completed subsequent upgrades including a data center, call center, IT space and office and mezzanine renovations. In addition, multiple warehouse and site modifications have been done.

Avgol America, Inc. Manufacturing & Warehouse Expansion Avgol America, Inc. is a global manufacturer and supplier of ultra light-weight and nonwoven fabrics. Avgol serves the largest manufacturers of disposable hygiene products.

This manufacturing and warehouse expansion consisted of a 48,000 SF warehouse and a 53,200 SF manufacturing addition. The manufacturing facility was constructed with pre-engineered steel and a standing seam metal roof. This space includes a 2-story mezzanine and full height, 2-inch insulated metal sandwich panel exterior walls.

This 345,319 SF project is located in High Point, NC and serves as the corporate headquarters for Legacy Classic Furniture, Inc. The 305,000 SF warehouse and distribution facility includes receiving offices and a trucker’s lounge. In the same project scope, a 40,913 SF, 2-story office was also constructed. Coilplus, Inc. Manufacturing Expansion Coilplus Inc. is a national company and a leader in the flat-rolled steel processing industry, and is part of a global network owned by Mitsubishi and Sojitz Corporations. This North Carolina facility expansion began with extensive site modifications. Heavy duty asphalt and concrete paving were necessary to accommodate the 80,082 SF addition.

The building contains two 30-ton bridge cranes that single span 116’ in length. With a typical steel coil weight of 45,000 pounds, the heavy coil storage areas were designed to resist a 3,400 PSF slab load. The installation of 78 micro-piles were required to support the crane column foundations. With a building eave height of 39’, a 78’ deep truck well and two 80,000 lb. dock levers, the tractor trailers drive into the building to be unloaded by the bridge crane.

Their equipment is purchased by health clubs, hotels, spas, universities and individuals all over the world. This 238,480 SF facility achieved LEED Gold Certification and includes high efficiency glass, an enhanced energy management system and low flow water fixtures. The manufacturing center was constructed with conventional steel framing, tiltup concrete walls, EIFS exterior and a mechanically-attached TPO roof.

This warehouse and distribution facility includes offices and serves as headquarters for Liberty Hardware.
Liberty Hardware Manufacturing Corporation is an international corporation. Liberty Hardware offers high quality decorative and functional hardware products through fine retail outlets and original equipment manufacturer distribution channels across the country. This 614,472 SF facility is located in WinstonSalem, NC and serves as Liberty Hardware’s Headquarters. Completed in 2000, the project consists of a 600,000 SF warehouse and a 41,472 SF office.

Landmark Aviation PTI Airport Renovation & Addition This 14,000 SF project consisted of a 3,951 SF office addition and 10,296 SF office renovation. The building is a conventional steel structure with a combination of EIFS, masonry and glass exterior walls, and a single ply membrane roof.

Charles Aris Office Building The Charles Aris Office Building is located in downtown Greensboro, NC. The new threestory, 31,000 SF office building is located on the corner of Battleground Avenue and North Green Street. The building was built over an existing basement for Charles Aris and incorporates a parking deck below the offices.

The project included site development and was adjacent to existing medical practices in other buildings and is directly across the road from the Medical Center. Measures were taken to avoid disturbing or interrupting the existing practices and Medical Center, including maintaining traffic control, off hour deliveries, minimizing vibration and noise producing activities during business hours, and reducing dust and airborne pollutants. The project included interior upfits for six different healthcare practices adding to its complexity, yet was successfully completed on time and on budget.

This 76,101 SF facility is located in High Point, NC and was an integral part in Cone Health’s geographical expansion plan. This building features an ambulatory care center on the first floor and medical office space on the second and third floors. Incorporating technology into the structure was a key to the facility’s success. The ambulatory care center on the first floor was constructed with a separate entrance, three ambulance stations and space for a mobile MRI station, CT scanner and radiation treatment equipment. The second and third floors house over ten tenants, including an oncology office and a rehabilitation center. These spaces feature specialized interior finishes such as hardwood floors and cabinetry, as well as a glass panel and stainless steel rail system stairwell.

This project includes three medical office buildings and a standalone parking garage on an 8.5 acre site in Greensboro, NC. The medical office buildings contain over 155,000 SF of medical office space. The real estate parcel is a brownfield site. As a part of the brownfield program, Landmark assisted in the necessary remediation processes and ground water testing throughout the duration of construction. Reclaiming the brownfield was a major asset to the city of Greensboro, as this process brought value to a site that was once considered useless. Building I is a 3-story medical office building constructed for multi-tenant occupancy. This building features large spanning windows on all three floors, and coffered ceilings on the interior. Building II houses two main tenants; an orthopedic office and a neurological suite. This structure is constructed to support a mobile MRI unit and radiation treatment equipment. Building III contains six smaller tenants including an ear, nose and throat clinic as well as an ear specialist. Both Buildings II and III feature unique corner floor-to-ceiling window elements.

Universal Furniture Showroom Renovation The existing structure is a combination of a onestory brick building constructed in 1890 and a three-level showroom constructed in 1987.

The renovations incorporate the architectural character of the original 1890 building. The interior atrium was updated to function as entertainment space for meeting and presenting. A partial demolition of the facade and part of the three-level building provides space for dining that flows outside into a covered courtyard. The 4-story building contains 25 urban condominiums each with its own kitchen and balcony, along with one underground parking space. Shelton Station Commercial / Residential Space Shelton Station is a large project in Carrboro, NC, consisting of a 22,700 SF 2-story office building and 127,500 SF, 96-unit, 4-story apartment building with underground parking. Years of planning and coordination occurred between the project owners & designers, Landmark Builders and the Town of Carrboro to make this project a reality. Pleasant Garden Baptist Church Youth Building The Youth Building at Pleasant Garden Baptist Church is a 10,436 SF standalone building that was constructed with a wood frame with brick veneer, shingle roof and storefront windows. Our Lady of Grace Catholic Church School Addition This 3-story, 17,700 SF addition to Our Lady of Grace Catholic School is located in Greensboro, NC. The project consisted of classrooms with large windows, a media center and a brightly colored corridor with lockers. During a ground breaking ceremony, students, teachers, staff and parish members participated by marking stones with their hopes for the new school. These stones were incorporated into the foundation of the building.
