Each exciting new venture – such as the expansion of operations into high rise construction and the opening of offices in North Myrtle Beach & Columbia, SC - is carried out with commitment to Landmark’s founding principles. The ownership group of Landmark is comprised of: Steve Stephens, President; Sam Stephens, Executive Vice President; Tom Gibbs, Executive Vice President; Randy Elliott, Vice President of Project Development, and Dave Bohlmann, Vice President of Construction. Pre-Construction Landmark understands the value of effective preconstruction services, to proactively plan for the construction phase. Our comprehensive process ensures that the crucial beginnings of your project—costs, schedules, construction means and methods—are proficiently and personally managed.

XX Estimating: We draw from our experience, historical cost database, and software to deliver detailed and accurate cost estimates.

XX Constructability Reviews: Our constructability reviews address and review points of interface

between different building systems, checking for conflicts and deficiencies. The result is a tight set of construction documents and the limitation of field issues.

XX Subcontractor Prequalification: Landmark’s senior management, project managers and

estimators conduct bi-weekly meetings to review subcontractors’ performance and financial strength, giving us a database of continually prequalified vendors and subcontractors.

XX Value Engineering: Our goal is to add value by working within the design parameters to ensure

our client receives the best possible project for the construction funds available. We will work with the client to balance cost with function and aesthetics.

XX Scheduling: We develop construction Critical Path Method (CPM) schedules in the preconstruction phase to assist in the evaluation of project cost and to verify our client’s delivery objectives. We identify critical project dates and milestones, then optimize construction activities and workflow to most efficiently achieve those objectives.

XX Emerging Technologies: Landmark has extensively tested and reviewed Building Information

Modeling (BIM) 3D technologies and has the ability to contribute as a Construction Manager, should the project require BIM.

With safety and flawless execution at heart, this team handles a variety of construction considerations with existing buildings: structural and roof repairs, new equipment installation, as well as detailed inspection and evaluations.

Upfit & Renovation Renovations come in all shapes and sizes. But our strategy is the same for small-scale remodeling projects and major medical expansions alike, and that strategy is care. We have developed a Construction Activity Pollution Prevention Plan, a Construction Wastewater Management Plan and an Indoor Environmental Quality Plan. As a result of these efforts, our projects, employees, clients and communities benefit from our sustainable construction approach.

BIM Building Information Modeling 3D technologies, or “BIM,” maximizes our capabilities to carry out highly complex and technical projects via superior communication methods. BIM acts as a virtual information model, allowing us to create digital representations of our projects to be edited and passed from the design team, to subcontractors, to our clients. Distribution Center Distribution & Warehouse Facility

Multi-feature facility with a warehouse, distribution center, offices, data center and a call center.

Size: Phase I: 363,000 SF

This project consists of a 363,000 SF Phase I warehouse and distribution building with trucker’s lounge and a 2 story office. Recently completed is Phase II; a 441,000 SF expansion, which brings to total project to 804,000 SF. The facility is constructed with conventional steel framing, pre-cast walls, and a TPO membrane roof. Landmark also completed subsequent upgrades including a data center, call center, IT space, and office and mezzanine renovations. In addition, multiple warehouse and site modifications have been done.

Lexington County Spec Building Industrial Spec Building The Lexington County Spec Building project includes 15 acres of site improvements, a lift station with generator back-up and a 120,000 SF tilt wall industrial spec building with 32’ clear height inside. The building will have storefront windows, canopies and accent paint to highlight it’s design. It also has drive-in OH doors and loading dock doors, with numerous “knock out” panels, adding flexibility for future tenants.

Project Foresight Distribution & Warehouse Facility This project consists of a 805,612 SF warehouse and distribution building with offices. The facility is constructed with conventional steel framing, pre-cast walls, and a TPO membrane roof. The distribution center includes the warehouse, main offices on 1st and 2nd floor, operations office on 1st and 2nd floor, and a receiving office.

Sturm, Ruger & Co., Inc. Manufacturing Facility

Helicopter removing old HVAC system and replacing with new systems.

Size: 260,000 SF

This 260,000 SF manufacturing facility is located in Mayodan, NC. The former Unifi dye plant was renovated to include a production area, indoor gun range for testing, a waste water treatment facility, air compressor room, administrative office space, IT rooms and a call center for Ruger’s retail/parts/accessories division. Phase II of this project included an additional 22,500 SF production line. Future construction plans include a loading dock and storage area for shipping and receiving, an outdoor 300 yard gun range and a break area and facility upgrades for even more production lines.

Avgol America, Inc. Manufacturing & Warehouse Expansion Avgol America, Inc. is a global manufacturer and supplier of ultra light-weight and nonwoven fabrics. Avgol serves the largest manufacturers of disposable hygiene products.

Size: Manufacturing Addition:

This manufacturing and warehouse expansion consisted of a 48,000 square foot warehouse and a 53,200 square foot manufacturing addition. The manufacturing facility was constructed with pre-engineered steel and a standing seam metal roof. This space includes a 2 story mezzanine and full height 2 inch insulated metal sandwich panel exterior walls.

Legacy Classic Furniture Distribution & Warehouse Facility Legacy Classic Furniture, Inc. is a supplier of bedroom, dining and youth furniture. They are a national distributor with growing international locations. This warehouse and distribution facility features a welcoming entrance facade.

This 345,319 square foot project is located in High Point, NC and serves as the corporate headquarters for Legacy Classic Furniture, Inc. The space consists of a warehouse and distribution facility, and a 2-story office on the same site. Landmark built a 305,000 square foot warehouse and distribution facility with receiving offices and a trucker’s lounge. In the same project scope, a 40,913 square foot, 2 story office was also constructed. The office features cubicle spaces and high ceilings. The facility is built with conventional steel framing, tilt-up concrete and brick veneer walls.

Corporate Park II & III Distribution & Warehouse Facilities for Procter & Gamble Built to the specifications of Procter & Gamble, these two warehouse and distribution facilities total more than 700,000 square feet. Corporate Park II & III - For Procter& Gamble

Landmark built these facilities with conventional steel framing, tilt-up walls, and TPO membrane roofs. Since their construction, Landmark has completed over ten additional projects for Procter & Gamble that total over 120,000 SF.

Rock Creek Center Multiple Distribution & Warehouse Projects Multiple distribution and warehouse projects in Rock Creek Center include: 1. Rock Creek Center One which was a 272,000 SF multi-tenant facility 2. Rhodes Distribution Center which was a 520,000 SF facility 3. Berkshire Corporation which was a 64,000 SF facility.

Coilplus, Inc. Manufacturing Expansion Coilplus Inc. is a national company and a leader in the flat-rolled steel processing industry. The company is part of a global network owned by Mitsubishi and Sojitz Corporations. Under Construction

This North Carolina facility expansion began with extensive site modifications. Heavy duty asphalt and concrete paving were necessary to accommodate the 80,082 addition. The building contains two 30 ton bridge cranes that single span 116’ in length. With a typical steel coil weight of 45,000 pounds, the heavy coil storage areas were designed to resist a 3,400 PSF slab load. The installation of 78 micro-piles were required to support the crane column foundations. With a building eave height of 39’, a 78’ deep truck well and two 80,000 lb. dock levers, the tractor trailers drive into the building to be unloaded by the bridge crane.

Manufacturing Facility Precor designs and builds fitness equipment focused on ergonomic motion and science to increase comfortability while exercising. Their equipment is purchased by health clubs, hotels, spas, universities and individuals all over the world. This 238,480 square foot facility achieved LEED Gold Certification. The facility includes high efficiency glass, an enhanced energy management system, and low flow water fixtures. The manufacturing center was constructed with conventional steel framing, tiltup concrete walls, EIFS exterior and a mechanically-attached TPO roof.

Liberty Hardware Distribution & Warehouse Facility

This warehouse and distribution facility includes offices and serves as headquarters for Liberty Hardware.

Liberty Hardware Manufacturing Corporation is an international corporation. Liberty Hardware offers high quality decorative and functional hardware projects through fine retail outlets and original equipment manufacturer distribution channels across the country. This 614,472 facility is located in WinstonSalem, NC and serves as Liberty Hardware’s Headquarters. Completed in 2000, the project consists of a 600,000 square foot warehouse and a 41,472 square foot office.

This facility is constructed with a Butler Delta Joist Hybrid System, tilt-up concrete walls and a Butler MR-24 roof. Liberty Hardware’s building also complies with Factory Mutual’s Windstorm Rating Class I-60.

Golding Farms Foods Warehouse Addition Golding Farms Foods, based in WinstonSalem, NC produces dressings and sauces for their seven corporate brands as well as private-label condiments for consumers, grocers and chefs. 7 loading docks can accommodate multiple deliveries.

Landmark Builders completed a 44,400 square foot renovation of Golding Farms’ expansive warehouse space. This space includes storage structures, heavy bottling and labeling machinery, conveyor belts, loading docks and forklift access stations. Polished concrete floors were implemented to maximize sanitation efforts, an important feature in a food production facility. Landmark also added a 3,600 square foot cooler/freezer building for cold storage products on the site. Landmark later renovated Golding Farms Foods’ 2-story office. This project included private offices, conference rooms, reception stations and a transitional break room.

Landmark Aviation PTI Airport Renovation & Addition This 14,000 square foot project consists of a 3,951 square foot office addition and 10,296 SF office renovation. The building was a conventional steel structure with a combination of EIFS, masonry and glass exterior walls, and a single ply membrane roof.

Landmark Aviation RDU International Airport 2 Hangers & Office Located at RDU International Airport in Raleigh, NC, this two-phased, 45,600 square foot project included the construction of two (2) 18,000 square foot clear span aircraft hangars with automatic doors and a 9,600 square foot, 2 story office building.

Landmark Aviation RDU International Airport Hanger & GSE Facility & Office This 24,133 square foot project consists of an aircraft hanger, ground service equipment facility (GSE), and 2 story office building. The building was constructed with preengineered steel, metal panel exterior walls with split face CMU wainscot, and metal roof.

Landmark Aviation Charlottesville Albemarle Airport This 18,000 square foot aircraft hangar was constructed at the Charlottesville / Albemarle Airport in Charlottesville, VA. The building was constructed with pre-engineered steel, metal panel exterior walls, and a metal roof.

Charles Aris Office Building The Charles Aris Office Building is located in downtown Greensboro, North Carolina. The new three-story, thirty one thousand square foot office building is located on the corner of Battleground Avenue and North Green Street. The building was built over an existing basement for Charles Aris, and will incorporates a parking deck below the offices.

The building features a large entry atrium designed in the shape of the Charles Aris logo, with three floors of open office space surrounded by glass exterior walls. The project was built with the goal of LEED certification.

Volvo Group North America 3-story Office Building This three-story office building is one of the Triad’s largest new office construction projects in the past decade. The 123,000 square foot office is located on a 10.5 acre site in High Point, NC. The building houses 700 employees across several divisions of Volvo Group.

Brownstone Office Building Office & Medical Office Building Located in Greensboro, NC this 2-story 35,000 square foot building features office and medical office space. The first story is occupied by Coley Cosmetic & Hand Surgery Center. This medical office space features a waiting room with a reception desk, exam rooms and a surgery suite.

Bank of North Carolina Headquarters Office This 26,000 square foot headquarters is located in High Point, NC in the prestigious Premier Center Business Park.

High Point Chamber of Commerce Office Renovation This 24,000 square foot building was fully renovated from a carpet showroom into a convention and visitor’s center for the High Point Chamber of Commerce. DMJ Office Building 2-Story Office Building This 31,399 square foot office building is located in Greensboro, NC. Meridian Realty Multi-Tenant Office Building

Reception

Located at 147 S. Cherry Street in downtown Winston-Salem, North Carolina this 2-story office building totals over 18,000 square feet and was built for The Meridian Realty Group by Landmark Builders in 1998. The building features high performance glass, a 2-story open atrium and a glass elevator. Medical projects require a great understanding of infrastructure, technology and scheduling. Novant Health Clemmons Medical Office Building A 20,422 square foot, single story medical office building within a medical park for Novant Health, a hospital system and healthcare provider. The project was slab-ongrade, wood framed construction, with brick veneer, wood trusses and a shingled roof.

The project included site development and was adjacent to existing medical practices in other buildings. Also, the project was directly across the road from the Medical Center. Measures were taken to avoid disturbing or interrupting the existing practices and Medical Center, including maintaining traffic control, off hour deliveries, minimizing vibration and noise producing activities during business hours, and reducing dust and airborne pollutants. The project included interior upfits for six different healthcare practices adding to its complexity, and was successfully completed on time and on budget.

This 76,101 square foot facility is located in High Point, NC and was an integral part in Cone Health’s geographical expansion plan. This building features an ambulatory care center on the first floor, and medical office space on the second and third floors. Incorporating technology into the structure was a key to the facility’s success. The ambulatory care center on the first floor was constructed with a separate entrance, three ambulance stations, and space for a mobile MRI station, CT scanner and radiation treatment equipment. The second and third floors house over ten tenants, including an oncology office and a rehabilitation center. These spaces feature specialized interior finishes, like hardwood floors and cabinetry, and a glass panel and stainless steel rail system stairwell.

This project includes three medical office buildings and a standalone parking garage on an 8.5 acre site in Greensboro, NC. The medical office buildings contain over 155,000 SF of medical office space. The real estate parcel is a brownfield site. As a part of the brownfield program, Landmark assisted in the necessary remediation processes and ground water testing throughout the duration of construction. Reclaiming the brownfield was a major asset to the city of Greensboro, as this process brought value to a site that was once considered useless. Building I is a 3-story medical office building constructed for multi-tenant occupancy. This building features large spanning windows on all three floors, and coffered ceilings on the interior. Building II houses two main tenants; a orthopedic office and a neurological suite. This structure is constructed to support a mobile MRI unit and radiation treatment equipment. Building III contains six smaller tenants including a ear nose and throat clinic as well as an ear specialist. Both Buildings II and III feature unique corner floor-to-ceiling window elements.

Universal Furniture Showroom Renovation The existing structure is a combination of a one-story brick building constructed in 1890 and a three-level showroom constructed in 1987.

The renovations incorporate the architectural character of the original 1890 building. The interior atrium was updated to function as entertainment space for meeting and presenting. Durham Co-Housing Downtown Co-Housing Community This cooperative community housing complex is located in downtown Durham, NC. The 4-story building contains 25 urban condominiums with common dining room, kitchen, great room, meeting rooms, guest bedrooms, gardens and a rooftop patio. Each unit has its own kitchen and balcony and shares the use of the common kitchen, dining room, media room, living room, laundry, project room and workshop. Each unit has one underground parking space. This urban site project requires advanced planning and detailed delivery schedules. Project managers arranged road access usage plans and developed specialized pedestrian safety policies.

Pleasant Garden Baptist Church Youth Building The new Youth Building at Pleasant Garden Baptist Church is a 10,436 SF standalone building that was constructed with a wood frame with brick veneer, shingle roof and storefront windows. The Youth Building includes a full kitchen, multiple classrooms, a sanctuary with a stage, and a large open lounge area. Also included in this project was a large courtyard area connecting to an existing playground and other buildings on the church campus.

Our Lady of Grace Catholic Church School Addition Landmark recently completed this 3-story, 17,700 square foot school addition at Our Lady of Grace Catholic School in Greensboro, North Carolina. The project includes classrooms with large windows, a media center and a brightly colored corridor with lockers. During a ground breaking ceremony, students, teachers, staff and parish members participated by marking stones with their hopes for the new school. These stones were incorporated into the foundation of the building.

Triad Baptist Church Family Life Center This is the second of a four-phased master campus plan. The 44,000 square foot multipurpose building includes two regulation sized basketball courts, a large commercial kitchen, stage, media center classrooms and meeting space. The multi-purpose space features a transitional sanctuary/gym, classrooms and meeting space.
