New development / construction
–
Pasadena Logistics Center is planned for 5176 Red Bluff Road on approximately 10.8 acres in Pasadena near Beltway 8. This new development by Junction Commercial Real Estate is approximately 139,655 SF of class-A space. Specs: front-load, 32’ clear height, 37 truck / trailer stalls, 31 dock-high doors, two grade-level doors, 130’ truck court and ESFR sprinkler. Completion is scheduled for the first quarter of 2025.
Gulf Port Logistics Park is planned for 3105 Genoa Red Bluff Rd. in Pasadena near Beltway 8. Adkisson Group Development plans five buildings: 22,800 SF, 24,500 SF, 28,000 SF, 31,250 SF and 50,252 SF. All are 32’ clear height with one drive-in ramp and multiple dock-high doors, ESFR sprinkler, office to suit, auto parks, and truck courts. Each site ranges from 1.82 to 3.52 acres and can be fenced and secured. Completion is expected summer 2025.
Camfield Partners plans to build a 134,632 SF freezer warehouse on approximately seven acres in Seabrook. The property is near Old Highway 146 and north of Red Bluff Road. The development design phase is expected to take four to six months followed by the construction phase of 14 to 18 months. We’ll keep you posted.
Red Bluff Distribution Center is set to break ground in Houston next month with expected completion in the third quarter of next year. Provident Industrial plans a 161,700 SF industrial building at 5475 Allen-Genoa Rd. on approximately 10 acres. Specs: built-to-suit office, front-load, 32’ clear height, ESFR sprinkler, 25 dock-high doors, 2 drive-in ramps, 90 auto parking spaces and 36 trailer parking spaces.
Port 225 Commerce Center is under construction on 26 acres in Pasadena at 307 and 315 Beltway Green Blvd. The industrial park, being developed by GTIS Partners, includes two buildings totaling 484,070 SF that are divisible. One is 355,071 SF, a cross-dock building, 36’ clear height; the other is 128,999 SF, rear-load, 32’ clear height. Completion is expected in November 2024.
Gulfbelt Logistics Park is planned on the northeast corner of the Gulf Freeway and Beltway 8 in Houston at 12524 Conklin Lane. The developer, Trammell Crow Company, plans six buildings: 278,864 SF, 88,749 SF, 122,813 SF, 97,135 SF, 115,883 SF and 240,400 SF. Specs: cross-dock as well as rear and front-load buildings ranging from 28 to 36’ clear height.
Beamer Road Business Park will be under construction soon. McCormack Commercial plans nine buildings along Beamer Road between FM 2351 and El Dorado Blvd. Two buildings are 10,000 SF, 10-ton crane ready with one 14’ x 16’ grade-level door, 400 amps and 24’ eave height. Six of the buildings are 17,500 SF, 20-ton crane ready with two 14’ x 16’ grade-level doors, 800 amps and 28’ eave height. One building is 22,750 SF, 20-ton crane ready with two 14’ x 16’ grade level doors, 800 amps and 28’ clear height. The buildings are for sale or lease and will be available the second quarter of 2025.
Four more buildings are in the works for Rex Road Industrial Business Park in Friendswood, a development by Headwater Companies. The location is just off Beamer Road, about two miles from the Gulf Freeway. Specs for these four buildings: 15,000 SF expandable, freestanding on approximately two acres each, 24’ -33’ eave height, grade-level doors.
Two speculative buildings will be available for lease at Webster’s NASA Bypass Business Park. One is at 512 E. NASA Parkway - 24,000 SF, retail frontage with 18' clear height. The other building is at 206 Sandhill St., 9,450 SF,12' clear height.
Orion S.A., formerly known as Orion Engineered Carbons, began construction on a plant that will produce acetylene-based conductive additives, a battery ingredient. The plant is being built in La Porte at 11811 Strang Road in the Battleground Industrial District. From a neighboring site, Equistar Chemicals LP will supply acetylene which is a colorless gas widely used as a chemical building block. At full capacity, 30 to 40 people will be employed. This plant will be the first of its kind in the U.S.; Orion is the sole producer of this product in the Western Hemisphere.
A liquified natural gas bunker port is proposed for Shoal Point in Texas City. If successful, the $150M project could grow to $250M. And there are other potential projects that are eyeing Shoal Point. Updates later!

Aerospace and Aviation News –
Austin-based American Center for Manufacturing and Innovation (ACMI) signed a lease for 207 acres of NASA-owned land; it will be known as the Space Systems Campus. This is the major portion of 240 acres of undeveloped land at NASA Johnson Space Center designated as Exploration Park. In late 2023, Texas A&M University leased thirty acres of Exploration Park to create its $200M Space Institute HBJ Comm Impact ACMI will be working with tenants and stakeholders to develop specialist capabilities that pair with those of the space center to advance the commercialization of robotics, autonomous systems and materials science as they apply to space systems. The parcel is near Saturn Lane, just outside of NASA JSC’s controlled access area, adjacent to its main campus. The lease term is 20 years with two 20-year options. Intuitive Machines is one of three recipients for NASA’s Lunar Terrain Vehicle Services contract which has a combined maximum potential value of $4.6B. The initial award for Intuitive Machines is valued at $30M. A second company at the Houston Spaceport may be named a potential partner with another recipient of this contract. California’s Venturi Astrolab says Axiom Space will serve as a ‘teammate’ for its lunar vehicle contract which could be worth up to $1.9B. Read about it: HBJ HouChron

NASA selected three additional companies to provide launch services for future agency missions through its VADR (VentureClass Acquisition of Dedicated and Rideshare) contract. Arrow Science and Technology LLC in Webster was chosen along with two companies in California. More about it: NASA
Just announced! Intuitive Machines was awarded a $116.9M contract to build a lunar lander for a 2027 mission to the moon’s south pole. This is the fourth contract that Intuitive Machines won for a lunar lander.

Acquisitions and other transactions –
Triten Real Estate Partners acquired two industrial distribution facilities in La Porte, 140,000 SF Port 146 and 194,000 SF La Porte Distribution Center. Both are 100% leased to two logistics companies. JLL’s Trent Agnew, Charlie Strauss and Lance Young represented the seller.
Wellby Financial purchased 9.5 acres on Gulfbrook Drive and the Gulf Freeway, near Baybrook Mall; a new headquarters building is planned for the site. The buyer was represented by Kelly Hutchinson / Colliers.
A 36,500 SF single-tenant industrial facility at 101 N. Hwy. 146 in Texas City was sold to a new owner. Marcus & Millichap / Adam Abushagur and Max Lozmack represented the owner.
Texas First Bank has a major makeover going on at 600 Gulf Freeway, a 44,300 SF building the bank acquired last year. The plans are for this to be a consolidation of banking and eventually insurance operations within Galveston County. Opens soon
An industrial property at 412 - 500 Main St. in La Marque sold to a new owner. The 24,000 SF warehouse/office building sits on 3.6 acres.
Property consisting of 13.423 acres on Beamer Road was purchased earlier this year. The seller was represented by Harrison Kane, Chris Hutcheson and James Kadlick of Colliers. The buyer, McCormack Commercial, was procured by Colliers.
Leasing and BTS activity –
170,000 SF – 4Logic fully leased the newly constructed Southeast 45 Logistics Park building at 5115 S. Shaver St. in Houston. Representing Junction Commercial Real Estate’s development and investment division was Reed Vestal, John Erck and John Saucer. The tenant was represented by David Wang / PropNex Realty USA.
68,000 SF – Leidos signed a renewal and expansion at 555 Forge River Road in Webster.
46,000 SF - Three leases totaling 46,000 SF were signed at Clear Lake Tech Center, 555 Forge River Road and 17146 Feather Craft Lane in Webster
31,000 SF – Sherwin Williams leased at Gulf Point Business Park, 13045 Gulf Commerce Drive in Houston This new building is comprised of 40,000 SF; remaining for lease is 9,000 SF, 24’ clear height, with one truck ramp and a roll-up door. 15,557 SF – U.S. Army Corps of Engineers leased office space at 1150 Gemini St. in Houston

At NASA Bypass Business Park in Webster, two new build-to-suits are underway for JJ Chambers at and C-Sims Machinery; another BTS was recently completed for NovAtel. The address is 215 Sandhill Street.
Office and Mixed-Use –
Castle Biosciences Inc. is planning to break ground in October on a new four-story headquarters building in Friendswood at 1500 W. Parkwood Ave. The building will include 30,000 SF for retail space and another 80,000 SF for commercial space. The total cost of the project is $107M, with another $6M going to public improvements in the area. Castle Biosciences develops tests that use the biology of cancer patients' tumor cells to improve the prognosis of cancer patients. Read more: HBJ
The new 107,000 SF office building at 1715 S. Friendswood Drive is nearing completion. Most of the building is leased. More details later.
Office Park at Tuscan Lakes is planned for the NEC of League City Parkway near Egret Bay Blvd. Eleven buildings totaling 61,360 SF are planned: seven with 5,200 SF and four with 6,240 SF. These office condominiums are aimed at medical and business professionals. Estimated delivery is the fourth quarter of 2025.
ELS Construction purchased a former 44,000 SF church property on 2.76 acres in Dickinson at 2504 44th St. The company, a commercial general contractor, plans to move its headquarters to this site after an extensive multimillion-dollar renovation is completed. Negotiating the deal for the seller were Lisa Kurrass and Ronnie Orman / Real Estate Connection Intl. and James Brockway / Brockway Commercial for the buyer.
Friendswood City Center broke ground in April. This is the $750M joint venture project that Tannos Development Group and Wolfgramm Capital are teaming up on. The development includes 150,000 SF of retail and restaurant space, 200,000 SF of medical office and office space, an apartment complex of 500 units, 150-room hotel and 5,000 SF convention center. Big renovations are near completion at 2525 - 2625 Bay Area Blvd, Corporate Plaza One & Two. Included are all new lobbies and common areas, and a new tenant lounge, conference room & more.
Soon to be under construction - Tannos Development plans a mixed-use project at 12422 Space Center Blvd. near Sunrise Lake Dr., very close to the Spaceport It will include 89 office/warehouse units plus three retail pads and a MOTU store fronting Space Center Blvd.
The Commons at Timber Creek Office / flex condominiums have been completed by Industry Partners at 4552 FM 2351 in Friendswood. Specs: 3,200 to 12,800 SF with loading door, exterior security cameras, 480v/3 phase power, fiber optics, gas. Eave height in the front is more than 26 foot; the back of the building is 20 foot. There’s an option for a second-floor mezzanine.
Healthcare news –
Legacy Community Health clinic broke ground for its new 40,000 SF facility at 1951 Southmore Avenue in Pasadena. A $50M gift from Houston Methodist made this project possible along with another clinic to be built in Northwest Houston. The two-story clinic is expected to open in 2025 offering services such as a full range of adult and pediatric primary care, obstetrics, and behavioral health. The $20M affordable health clinic will employ approximately 100 people
Kelsey-Seybold opened its new Building B, a 116,000 SF facility offering additional primary and specialty services, at the Bay Area Campus in Houston, 1010 S. Ponds. Building C, the 32,000 SF cancer center, will open in 2025 offering hematology oncology, infusion therapy, radiation oncology, and eventually PET and CT scanning. A parking garage is also being built at this location.
Ground broke in La Marque for a new, $13M health wellness center; it will be Galveston County’s first stand-alone mental health crisis center
Senior Living Investment Brokerage arranged the sale of a 120-bed skilled nursing facility in La Marque. The 45,628 SF facility is on 4.3 acres. The buyer is an owner-operator with several facilities in Texas.
Work continues on Friendswood Community Hospital at 3201 FM 528. The facility will include emergency care, cardiology, gastroenterology, pulmonary, internal medicine, orthopedics and radiology. The hospital will have more than 25 physicians, 40 registered nurses, and 75 ancillary medical staff. There will be 12 beds for ER, three beds for critical care and five beds for inpatient care. Construction costs are approximately $25M for this facility which began as a Walgreens store. CommunityImpact

Development news –
In La Marque, an agreement has been signed for developer, Community RV Resorts, to construct a water supply facility and water and sewer systems needed for a new 62-acre, $80M project – La Marque Crossroads. The project will include an RV resort, a hotel and a 4-acre lake with a boardwalk, along with restaurants and bars. Approximately 30 acres of the project is
along I-45, and another 30 acres is along SH 146. Five acres of the development will include a retail center, 25 acres for the RV resort, lake, clubhouse and pools; 30 acres will include tourist attractions and the rest for parking areas. The lake area will include restaurants, a hotel, boardwalk and bird sanctuary. The project is expected to bring nearly 600 jobs to the city and $51M in sales. Sports Illustrated Resort is proposed for Lago Mar in Texas City taking advantage of a site overlooking the crystal lagoon. The 200-room, nine-story development will cater to sports enthusiasts. The resort will be home to the Stadium Sports Grill and the Sports Illustrated Beach Club.
You might have noticed the expansive renovation going on at the former 167,000 SF Sears store at Baybrook Mall. Living Spaces (furniture store) plans to open there this fall.
Elite Pickleball Club leased 40,000 SF in a former 98,500 SF Randalls grocery store in southeast Houston’s Clear Lake area; the property had just been totally renovated. The new location in the Bay Pointe Shopping Center at 2323 Clear Lake City Blvd will have 14 pickleball courts for members and nonmembers, and will host pickleball lessons, events and tournaments. It’s expected to open in January. The Bay Pointe center is almost 70% leased, according to the owner, Partners Real Estate

Four acres at 386 S. Egret Bay Blvd. in League City was sold to a new owner who’s now building Courtside Fitness. Planned to open this fall, the facilities will include amenities for youth and adult fitness, basketball courts, cryotherapy, a café and health bar, and drop-in daycare. Russell Rau / Pollan Hausman Real Estate Services, LLC negotiated the deal. Two acres next to the fitness facility were also sold.
RREAF Holdings LLC officially announced its partnership with Innisfree Hotels to develop Galveston’s Margaritaville Resort, a $250M project at 317 East Beach Drive. Work has begun on the 334-room resort that will feature an elevated water park, four restaurants, pickleball courts, a family entertainment center, a lazy river, and an adult pool. Bids are going out in September for the Water Street development parking garage in Dickinson. The property is along the Gulf Freeway just south of FM 517. The $87M project includes a boutique hotel, restaurants, townhomes, event center, office and retail.
Winward Racing completed construction of its new 40,000 SF state-of-the-art facility on Space Center Blvd. and will begin working out of it this fall. Winward Racing is based in Pasadena and, internationally, in Altendiez, Germany and is the largest Mercedes-AMG customer racing team in the world https://www.winwardracingusa.com/
• Flyway update - Great Wolf Lodge opened in Webster. Around 500,000 customers are expected annually. The resort has also created more than 650 jobs for the area. Popstroke, located on a 3.4-acre site at 110 Blue Heron Drive, will open by the end of 2024. Chicken N Pickle, a 70,000 SF complex, is open at 210 Blue Heron Dr.
REME Companies plans a retail development in Santa Fe at the 168-lot Mulberry Farms subdivision on 1.5 acres along FM 1764. It will include one food venue with a drive-through option and three retail storefronts As early as September, after permits are issued, groundbreaking could begin.
Planned retail development in Texas City’s Lago Mar – Commons at Lago Mar has available space in building one: 1,500 –12,750 SF and in building two: 1,500 – 12,000 SF. The location is Lago Mar Blvd. and Crystal View Blvd.

Challenge Elite Sports just opened at 14150 Beamer Rd. in Friendswood. The new athletic complex of 28,000 SF was built on 10 acres and includes 15 pickleball courts, six indoor volleyball courts, 12 outdoor sand volleyball spaces, four high school regulation-sized basketball courts and four futsal courts
Premiere LUX Cine 12 opened in Texas City at 10000 Emmett F. Lowry Expressway, Mainland City Centre. This theater concept offers self-serve concessions (snacks and drinks) and a Pizza Pub (pizza and adult beverages), reclining theater seats and surround sound.
Acquisitions –
League City-based real estate investor, Ashita Investments, purchased a 16-acre property at 19225 Gulf Freeway which includes a Lowe’s Home Improvement store. This latest transaction makes the investment company the proud owner of nearly 50 acres of retail properties on both sides of the Gulf Freeway just north of Bay Area Blvd. Last year the company purchased 33 acres on both sides of the freeway; some of the tenants in that deal included The Burger Joint, Crazy Alan’s Swamp Shack, Olive Garden, Ethan Allen, Rooms to Go, Rooms To Go Patio, Longhorn Steakhouse, Charles Schwab and Visionworks. Land was sold at Outlets Boulevard and Interstate 45/Gulf Freeway in Texas City to Roadhouse Enterprises Inc. Brad LyBrand and Krystal Peeler / NewQuest represented the seller. Jeff Scarborough / Scarborough Real Estate, LLC, represented the buyer.
Satguru Investments bought the 63-key La Quinta Inn & Suites by Wyndham Pasadena North at 2205 Pasadena Freeway. The seller was 225 Pasadena Hospitality, owned by Andrew Lai.
The 10,000 SF Seabrook Shopping Center at 603 Kirby Road in Seabrook has sold; it’s 100% leased. The property was marketed by Alex Wolansky and Gus Lagos / Lagos Retail Group at Marcus & Millichap.
The 56-key Kemah Edgewater Hotel at 3636 NASA Parkway in Seabrook sold to a new owner. HVS Brokerage & Advisory / Joseph Manuel and Andrew Frosch negotiated the deal.

The concept extends beyond play, as the venue will host parties and include a coffee shop where parents can unwind and socialize. Opening this fall.

RESIDENTIAL DEVELOPMENT
Legacy breaks ground in League City – Builders have been announced for Legacy, a new master-planned community by Hillwood Communities. Planned on more than 700 acres in League City, the location is east of FM 528 and south of South Friendswood Drive. More than 1,600 homes will be built with approximately 500 in the first phase. Home builders are Partners in Building, Highland Homes, Perry Homes, Westin Homes, Village Builders, Coventry Homes, David Weekley Homes, Beazer Homes, Drees Custom Homes, and Shea Homes. Future amenities will be connected through 60 acres of waterways with launch areas for kayaks and paddle boards. Home prices are expected from the $300’s to more than $1M. Initial delivery of homesites is first quarter of 2025. To improve mobility in the western portion of League City, the League City Parkway has been extended and now connects to Friendswood Lakes Blvd.
Two other planned-unit developments are also under construction in League City Westland Ranch, a master-planned community on 974 acres on the city’s west side, has opened. DR Horton, Ashton Woods, and KHovnanian are the announced builders, and there are model homes open. Around 1,500 homes will be built. The Duncan tract is also under development – approximately 3,600 lots. This area on the city’s west side will see Segment B of the Grand Parkway begin construction during the first half of 2027; it will last about four years.
Updates on other League City housing developments: Westwood at Maple Leaf Drive and League City Parkway has 1,218 homes started; total lots number 1,364. Wan Bridge held a grand-opening for its first community in Texas City Crystal View at Lago Mar which includes twostory, duplex and triplex homes ranging from 1,429 to 1,883 SF. There are 76 units ready to be leased at the development with an another 75 coming by the end of the year.
Century Communities purchased 46 acres on Main Street in La Marque to build a single-family home community. Colliers / Harrison Kane, Chris Hutcheson and James Kadlick represented the seller.
Update on The League Apartments in League City near Clear Creek High School and FM 518. This is a mixed-use development in the design and permitting stage. The development includes five phases on 44 acres. Phase 1 will have sixstory buildings with retail, restaurants and offices, apartments and a retention pond for fishing and kayaking.

In La Porte, Hawthorne at Fairmont, a luxury apartment complex located at 8901 W. Fairmont Pkwy. will be opening this fall- 291 units, 4-story, elevator-serviced wrap design.
In the single-family home pipeline in Texas City, more than 4,100 lots are in planning and pre-development. Master plans have been approved for 865 lots, and construction is underway or shovel-ready on 1,018 lots. On the east side of Lago Mar, the 287.5-acre Beacon Point development will include approximately 100 acres of commercial reserves.
In League City, rezoning is under consideration for 55 acres of land from commercial mixed use to residential. The land is near Challenger Stadium near W. Old NASA Rd. and W. NASA Blvd. More than 200 single-family homes could be built.
Lakeside Bayou, north of FM 517, south of FM 646 and west of FM 3646 is a planned unit development (PUD) on 438 acres. It will include 1,200 single-family homes and 12.8 acres of commercial reserve.
Plans are moving along for Tres Rios, a Megatel development to be built in Santa Fe. This is a lagoon community planned for 1,056 acres to include 2,844 single-family homes and around 1,200 multifamily units. The property is south of FM 517, and most is south of Dickinson Bayou. Much of the land is in an ETJ (extraterritorial jurisdiction) and will be annexed as it’s developed, per the development agreement which was signed in December. The developer will set aside land for a fire station and SFISD elementary school. Tres Rios would connect via Tower Road to SH 6 to the south. Officials at the Port of Galveston broke ground on a $90M cargo expansion project. The project is partly funded by a $36M grant from the Texas Department of Transportation’s Maritime Infrastructure Program. The West Port Cargo Complex will include filling two slips, building a 1,340-foot berth and demolishing the Pier 30 – 33 grain elevator. This is a six to nine-month project.
In March Port of Galveston officials approved an agreement with Port Houston to develop land owned by each on Pelican Island; the Port of Galveston owns about 300 acres and Port Houston has about 1,100 acres. They hope to form a team to research development opportunities.

The U.S. Army Corps of Engineers signed an agreement with the Gulf Coast Protection District for a partnership to design the Coastal Texas Project, better known as the Ike Dike. The district specifically will help with the design of the Galveston Bay Storm Surge Barrier System and Ecosystem Restoration feature. The federal government appropriated $500,000 for the design work on the highly anticipated $34.4B project which is meant to protect Houston and Galveston Counties from hurricane storm surges. New! $151M project at Galveston’s Pier 16 – includes a 165,000 SF terminal and $55M parking garage. Construction began on the fourth cruise terminal at the Port; it will be home to MSC Cruises, a Switzerland-based cruise line and the world’s largest cruise brand. The MSC Seascape will homeport at the terminal beginning in November 2025. The Seascape can accommodate 5,632 passengers, and it features 11 dining venues, 13 pools and more than 130 ‘yacht club’ luxury suites plus many attractions. Dickinson ‘Picnic Grounds’ is planned by the Dickinson EDC for an area on FM 517 across from City Hall. Two buildings, a stage and picnic area are planned for hosting community events, festivals, vendor markets & entertainment as well as private events. This is a $2.2M project.
Friendswood City Council voted to create a TIRZ for 326 acres of land along FM 528. The area runs through the intersection of FM 528 and Friendswood Parkway, extending northwest to the city limits and southwest of Baker Road.

Texas A&M University at Galveston has broken ground on a new $41M Engineering Classroom and Research Building. The 54,000 SF facility will be home to multiple departments within the College of Engineering. Features include research laboratory space for faculty-led research programs and a state-of-the-art technology makerspace where students can design and develop physical prototypes for academic projects. The project is anticipated for completion in the fall of 2025.
o TAMUG launched a new college geared toward maritime studies that will offer 17 undergraduate and graduate programs. The goal of the College of Marine Sciences and Maritime Studies will be to lead in innovation, education and discovery as well as find sustainable ways to use the ocean and coastal resources. Programs offered at this new college will deal with economic, social, political and ecological aspects of both the coast and ocean, which make up what officials called the $1.5 trillion “blue economy” industry, according to the release.
