As much attention has been paid to landscape as architecture, with generous gardens, each with its own character, laid out between each of the terraced blocks.

Exclusive first class facilities include concierge services, a gymnasium, fitness centre and spa, a private oasis in an urban setting.

No other developer has done more in the last twenty years to enhance and enrich the London landscape and skyline.

PROJECT TEAM A collaboration of London’s world renowned Architects, Interior and Landscape Designers.

It is a pleasure to introduce to you one of the most exciting residential opportunities in central London this year; West Hampstead SQ. This beautiful area of London has long been famed for its distinct culture and Bohemian edge and West Hampstead SQ will complement that by giving residents a focal point away from the bustle of the West End Lane high street. West Hampstead SQ will embody everything that is to be celebrated about the area; a shining example of how regeneration can enhance an existing environment as well as providing new places to live, work and play. We’ve successfully fused local heritage with contemporary tastes to create innovatively styled apartments and a new village hub in the form of the square - all the while retaining the hallmark of quality that Ballymore is renowned for. West Hampstead SQ is a bold blend of past and present right in the heart of London.

SEAN MULRYAN Chairman & CEO, Ballymore Group

FOREWORD

The opportunity doesn’t arise every day to give Londoners a new square. But here in West Hampstead, that’s exactly what we’re doing.

West Hampstead Square passes one of the key tests of good urban planning: Creating a sense of place reflective of the neighbourhood it inhabits. A new square greets West End Lane, providing an entry point to the five distinct, intimate buildings connected with a network of private laneways and gardens.

Pictured West Hampstead SQ

WEST HAMPSTEAD SQUARE

Londoners are rightly proud of their squares. They offer a breathing space in the midst of a busy day, a place to meet friends and relax, a focal point for a thriving, active community. West End Lane is a well-established, village-like community, teeming with coffee shops, restaurants and independent retailers. But until now, it has lacked a central focus, a point of arrival and departure, a place to meet or just to sit and watch.

West Hampstead SQ fulfils that role to perfection. The addition of a new, leafy public square at the very heart of the area transforms West End Lane. Here, you’ll be able to sit and watch the world go by and there’s plenty of space for a Farmer’s Market and other community activities to take place. The design is inspired by the linear patterns of the rail lines at West Hampstead stations and mixes the idea of modern urban connections with a more traditional clock tower – a new landmark for the village.

A new hub of the community.

And if getting to work in the West End, the City or Canary Wharf, is easy, so too is getting away, with great connections to international travel hubs such as St Pancras and Gatwick within easy reach. But this typically English corner of London has a lot more to recommend it; you could spend a lifetime exploring, without ever retracing your steps.

There’s no doubt about West Hampstead: it has a feel-good quality about it. For over a hundred years, a thriving colony of artists, designers, scientists and academics have found themselves a home in this part of London. While Hampstead Village itself is very much a senior citizen of London, a sort of elder statesman, West Hampstead is more like an up-and-coming younger generation, with a distinct character and an energy of its own. West Hampstead SQ sits very nicely in that frame, ideally suited to young professionals and growing families who like the idea of settling in the centre of an established community, but who also want to enjoy a quality of life and a standard of living that only comes with a well-connected, twenty-first century place like this. There’s no shortage of things to see and do, whatever your passion. Lovers of the great outdoors, good food and wines, the arts and museums will have no trouble filling the days. It’s easy to understand why a new home here will be much sought after. RESTAURANT / CAFE

ON YOUR DOORSTEP

THE WET FISH CAFÉ West Hampstead oozes café culture, and what better way to enjoy time here than to put your feet up, drink a coffee and watch the world go by? The best place for this is the Wet Fish Café on West End Lane. Added bonus? Try the cappuccino – according to community site ‘West Hampstead Life’ it’s one of the best around!

LA BROCCA La Brocca is a family owned and run bar and restaurant serving the best of Italian food including pizzas and pastas. They also have a range of fish and meat specials which change on a daily basis. They do a classic English “Sunday Roast”, available all day, something of a local legend.

ARIANA II The first Ariana Afghan restaurant opened in Manhattan over 25 years ago. Afghan cuisine has a cultural heritage covering more than 5,000 years and has its roots in Central, South and Southwestern Asia, so intricate seasonings, mild spices and wonderful flavours predominate. BYOB is the order of the day.

AFFORDABLE ART FAIR With its informal and relaxed atmosphere, the Affordable Art Fair is a celebration of contemporary art for everyone – from amateur collectors all the way up to committed art lovers – the clue being the word ‘affordable’. The yearly event, hosted regularly in West Hampstead, also offers family activities and workshops.

FURTHER AFIELD HAMPSTEAD VILLAGE Hampstead Village is full of beautiful historic streets and lanes and is famous for its intellectual, liberal, artistic, musical and literary associations: there are more Blue Plaques on the houses here than anywhere else in London. Shopping is a pleasure, with plenty of independent boutiques, fresh food shops, cafés, pubs and restaurants.

FREUD MUSEUM This was once the home of Sigmund Freud, whose family moved to Hampstead after escaping the Nazi annexation of Austria in the late 1930s. It’s now a much-celebrated museum filled with a staggering collection of antiques, including the original psychoanalytic couch once owned by the late Dr Freud himself.

KENWOOD HOUSE Kenwood House is a beautiful neoclassical mansion set in tranquil, leafy parklands with sweeping views over London. The splendid interiors house one of the most important private collections of paintings ever given to the nation and the park is a magical setting for live summer music concerts in the open air beside the lake.

LORD’S CRICKET GROUND Lord’s has long been regarded as the Home of Cricket and is the headquarters of the game. Its owner, Marylebone Cricket Club, is the guardian of both the Laws and the Spirit of Cricket and MCC sides, which play around 500 games a year, perform a key role in promoting cricket worldwide.

NEASDEN TEMPLE You don’t need to travel to far flung Asia for beautiful Hindu buildings: the Neasden Temple, or to give it its official name – the Shri Swaminarayan Mandir – is a beautiful building, the first traditional Hindu Mandir in Europe, as recorded in the Guinness Book of World Records, no less.

HAMPSTEAD HEATH Hampstead Heath is one of London’s most popular open spaces, more like the countryside than a traditional park. Rambling and hilly with ancient woodlands, the Heath offers a haven for wildlife and human life alike, with an athletics track, education centre, playgrounds and, famously, the swimming ponds and Lido at Parliament Hill Fields.

PRIMROSE HILL This grassy, hilly park offers some of the best views over London. Climb the steep slopes and admire the panorama, and then regain your strength in one of the many friendly cafés, restaurants or pubs nearby. One of the most pleasant ways to approach Primrose Hill is to walk beside the canal from Camden Town.

REGENT’S PARK The Regent’s Park was designed by John Nash and has glorious gardens as well as excellent sports facilities: it’s the largest outdoor sports area in central London. The park is also home to the Open Air Theatre, London Zoo and you’ll find the country’s largest collection of waterfowl living on the Boating Lake.

KEATS HOUSE

2 WILLOW ROAD, HAMPSTEAD

THE SPANIARD’S INN

Another historical figure associated with Hampstead is the poet John Keats, who lived here in the early 1800s and wrote his famous Ode to a Nightingale whilst a resident. The Grade I listed Keats House is a beautiful building and is still home to an informal poetry club that regularly meets here.

This is a unique Modernist home, designed by architect Ernö Goldfinger in 1939 for himself and his family. With surprising design details that were ground-breaking at the time and still feel fresh today, the house also contains the Goldfingers’ impressive collection of modern art, intriguing personal possessions and innovative furniture.

One of London’s oldest pubs, The Spaniard’s Inn is rich in history, immortalized in The Pickwick Papers by Charles Dickens, and a past regular apparently includes highwayman Dick Turpin. The heritage is something that the current owners successfully fuse with great contemporary food and drink.

THE APARTMENTS

BEAUTIFULLY CRAFTED JOINERY AND GENEROUS KITCHEN AND DINING SPACES ARE HALLMARK FEATURES OF THE TWO BEDROOM APARTMENTS

The borough of Hampstead offers interior designers a fabulously rich heritage to draw inspiration from. For more than 100 years, the area has been a well-travelled community, worldly and cosmopolitan in outlook. It was a natural home to the avant-garde: Walter Gropius, founder of the Bauhaus School, lived here and left his mark.

Pictured Two bedroom apartment’s living area

The design aesthetic for West Hampstead SQ reflects such influences without becoming a slave to them; the resulting designs celebrate a time when ‘Englishness’ threw off its rather stuffy, Home Counties conservatism and embraced a more outward-looking, modern vigour. Travel and transport are the predominant cosmopolitan themes, but so too are the traditions of craftsmanship, which was so central to the English design renaissance of the early twentieth century.

THIS IS A BOLD BLEND OF PAST AND PRESENT IN A DISTINCTIVE, CONTEMPORARY STYLE THAT PERFECTLY SUITS ITS TIME AND PLACE

THESE ARE GENEROUSLY PROPORTIONED, WELCOMING AND INTIMATE BEDROOMS

Realising the interior design concept to its full potential has called for rigorous attention to detail, something of a Ballymore hallmark. The creative use of space, the right materials and the right finishes, from walls to floors to joinery, plays a vital part in making warm, generous spaces in these light-filled apartments; living rooms that are a pleasure to come home to, kitchens that are both practical to work in and easy on the eye, bedrooms that offer intimate places in which to relax and rest, bathrooms that are quietly luxurious.

To turn our vision for West Hampstead SQ into a reality, it’s vitally important to keep the wider transformation of West End Lane in mind at the same time as concentrating on the smallest details. We never forget that we’re building for people; built environments mean nothing if they don’t in some way improve, enrich or enhance people’s lives, either as residents or as visitors. If we can also create buildings that make a positive, sustainable and lasting impact on the landscape, so much the better.

PAN PENINSULA CANARY WHARF, LONDON

Standing head and shoulders above any other residential development in London, Pan Peninsula is a fine example of how inspired thinking can rise to the occasion. Drawing inspiration from North America and South East Asia, Pan Peninsula is a spectacular building that has become an outstanding London landmark.

EMBASSY GARDENS

21 WAPPING LANE

NINE ELMS, LONDON

LONDON

Few development opportunities in London can offer the sheer scope of the Nine Elms project in Battersea. Next to the site of the new US embassy building, we are creating an entirely new district for London, drawing inspiration from the residential and commercial estates which evolved over time in New York and Boston.

Our development at 21 Wapping Lane is an entirely modern intervention in one of London’s oldest village settlements, designed to offer primarily residential accommodation, but also retail, leisure and recreation facilities. It brings a new interpretation to riverside life with an injection of bright urban vitality.

NEW PROVIDENCE WHARF

ST JOHN’S

LONDON

LONDON

New Providence Wharf, including Ontario Tower and Providence Tower, stretches back some 400m from the river, with a depth and a substance few other riverside developments have achieved. It has received worldwide acclaim as a fine example of residential, hotel, retail and leisure development.

Arranged around the ancient gardens of St John’s in Westminster, this is an award-winning development of superior apartments close to the Houses of Parliament and Westminster Abbey. Originally of Neo-Georgian brick and stone construction, St John’s is a blend of contemporary style with traditional build quality.

HIGH POINT VILLAGE

BEAUX ARTS BUILDING

HAYES, LONDON

LONDON

High Point Village offers everything you’d expect from a new, urban quarter within easy reach of Heathrow, Paddington, the City and Canary Wharf. It has been designed to offer an oasis of calm in an otherwise driven world, giving its residents a sense of community often lacking in more anonymous city developments.

An award-winning development of 180 loft apartments and penthouses. Originally built in 1909, the Beaux Arts Building has been transformed to offer a range of unique luxury loft apartments and duplex penthouses with a grand exquisitely detailed foyer to the monumental façade.
