A Message from Adam Horth

W Welcome to your quarter four Winning Ways Magazine, our special Australasian Real Estate Awards feature. For the first time since the Covid pandemic, in 2022 we were able to complete a full calendar of events and it felt so good to have our community reunited after two years of disruption. Our Managing Director Andrew Trim phoned all leaders a few months ago and advised that the Smartre Group has purchased Pittard Training. Andrew, Peter Tran, Gary Pittard and I believe that this better places the training company to provide ethical and effective strategies to our Leaders Circle and Winners Circle members, injecting innovation and new energy into the training provided. Day one of this year’s Real Estate Agents’ Convention saw Pittard rebranded into Smartre Training. Gary continues working with us in a consultancy capacity, and our goal remains to improve in every way possible so that we assist you to stay ahead of your competition for many years to come. Speaking of improving, that’s not limited to Smartre Training; you all have had a great year.

The results from our members throughout this year have been nothing short of impressive. With the majority of Australia, as well as the entirety of New Zealand moving from a strong sellers market, into both balanced and buyers markets – your standard of results have not faltered. You have assessed your markets, adapted your processes and refined your skills allowing you to continue to help achieve the goals of those property sellers in your areas. For that we say, well done. This is an outstanding achievement from our community, and it says a lot about your dedication to training, service, and client care. We are proud of you. We hope you would agree that this year’s convention was an incredible success. With an array of speakers, headlined by Jeb Blount, the quality of content was in absolute abundance. Jeb’s commitment to his time with us started

months before the convention even began. In the lead up he wanted to know as much as possible about his audience and seeking to tailor his presentation to ensure that his material was relevant and action-provoking. The insights, scripts, dialogues and techniques throughout the convention were simply excellent. It was wonderful to have so many of you there for the three days and for our wonderful awards evening (more on that shortly). Also this quarter, we released and ran The Carnival Cup, a spirited sales contest for all members of The Winners Circle. Congratulations to all the winners in each category. It commenced with The Sprint where the aim was to set a record for the highest number of prospecting calls completed in a four-hour window by a single network of agents. The 2022 result of 7594 is now our benchmark, and a record to break in 2023 and beyond. Well done and thank you, to all who participated in both The Carnival Cup and The Sprint. The Australasian Real Estate Awards were presented on the evening of day two of the convention and there were some worthy finalists, making judging a difficult task indeed. Congratulations to the finalists and winners of each award. We were encouraged by the number and the quality of nominations this year. This clearly shows that recognition is important to leaders and team members after a year of hard work. It was gratifying to see that Prospector of the Year received an acceptable number of nominations, and results, to allow this award to be presented in 2022. This award holds a special place in my heart, and I’m always encouraged to see those sales professionals who embrace prospecting as a key part of their early successes. Andrew Doughty’s daily routine couldn’t possibly be determined, as his role as a sales support staff member goes above and beyond – always willingly available to assist, even in the most unlikely of situations. He never has to be asked, he identifies a task that need to be completed and offers or insists to get the job done. Andrew has never been one to hesitate to roll up his sleeves and get his hands dirty. Without a doubt, Andrew is a respected, enthusiastic and persevering member of the Goulburn First National team and the Goulburn community. Needing to find new office premises we contacted the team and they not only found us a suitable suite but also assisted us with the negotiations and finalisation of the lease. The team has always been very thoughtful and considerate, taking into account our particular circumstances, supporting us by providing explanations of processes and real estate language and terms. During periods of delay, the team were very understanding and helpful in following up matters that were beyond their and our control. At times when we were applying some pressure to have things move ahead, the team were very obliging and transparent about where the holdups were occurring. We have been supported by Iron Bridge on two occasions now and they have been excellent to deal with. On the first occasion we had to arrange a tenancy while out of town, and there was none of the difficulty we experienced when working with other Property Management companies. More recently we applied for a tenancy over the Christmas period. The Property Manager, Keryn Pascoe, was on holiday but still took the time to send us a personal message at 7:30 AM the following morning advising that she would connect us with a support team member who would help us. When I spoke with the receptionist, she was so helpful and positive in responding to us. When the online referral system didn’t work, she responded with a hard copy application within 10 minutes of the request. All of this over the stressful Christmas period! ABOUT THE WINNER The community of Foster Tuncurry has an aging population. Sixty-five percent of our residents are over the age of seventy. During the second phase of Covid lockdown our team decided to use the marketing material provided by Pittard to engage with our residents and assist where we could. We identified from our own individual Personal Marketplaces those clients who were isolated, alone or struggling to cope with the changes to their way of life. Each individual team member made the phone calls to their clients and asked if they would be home. Over the next eight weeks we delivered 600+ fruit trays to our community. We have three local fruit shops who we approached to come onboard for this operation, and we made sure that with their help and support that every Wednesday each team member would pick up 20 fruit trays and deliver them. The struggling fruit stores and the isolated elderly were overwhelmed with this kind gesture.

This last year for him has been brutal. Knowing as I do what Ben has been through, he still showed up every day with such a positive mindset and attitude. He pushed through his difficulties and inspired the team to higher levels of results and client satisfaction. At the time Ben took over Caloundra City Realty in 2018. I started as a HomeFINDER. I had no idea when I interviewed for a start in real estate how much Ben’s leadership would change my and my family’s life. In just four short years I have gone from a rookie to a Diamond Badge agent and now I have the amazing opportunity to be by Ben’s side and manage the sales team with him. Because of Ben I don’t come to ‘work’ – I come to a welcoming place filled with absolute superstars, and a team with such an energetic culture that our place of business feels like home.

Ben is innovative with a laser focused vision not only for the company as a whole but for each employee. He is approachable and encourages all employees to talk openly and freely with him. The purpose of the Office of the Year award is to select one office that best represents what a real estate office should be. Excellence in a real estate office covers several factors. Lifetime Member of the Leaders Circle

Michael Johnston

There are so many of us that have been impacted by Michael Johnston, Johnno, that it is hard to know where to begin. So, I thought a couple of personal memories may prompt many amongst us to remember those moments where Johnno has impacted your life. Doing Winning Ways in Perth, with Johnno as my support in the early 2000’s. Every morning we would get up and walk along the river, talking real estate and leadership. Some of my best lessons were had while listening as we walked. Being told it was the recruits we never saw that were the ones we were missing. All because I was trying to save a few dollars. Here’s a couple of one liners that may trigger a few fond memories. Johnnoism’s if you life. Would love to buy him at my price and sell him at his. Inspect what you expect. Show me in the manual where it says to do that, Trimmy. Johnno, thank you for everything, many of us are the people we are because of your influence. We miss you and believe there is no-one more worthy of becoming a Lifetime Member of the Leaders Circle. Congratulations.
