Peter Thompson Managing DirectorHouse Buyers Return To Auckland Market
Buyers are starting to return to the Auckland housing market, with sales reaching their highest number in 10 months and prices holding firm with those being paid over the previous two months.
“March showed a modest but positive improvement in trading,” said Peter Thompson, Managing Director of Barfoot & Thompson.
“Buyer confidence lifted, and in the month, we sold 765 homes.
“While this is well down on the number of sales we normally make in March, sales were up 86.6 percent on those in February, and the highest number of sales we have made in a month since May last year.
“The pipeline of conditional sales we made in the month also increased significantly, indicating that there is likely to be a strong flow of sales going unconditional in April.
“While sales were made across all price segments, we sold 60 homes for more than $2 million, a strong recovery for property in this price segment.
“This is more than the combined number of homes we sold in this price category in the first two months of the year.
“The median price in March at $1,025,000 and the average price at $1,102,933 for the month were on a par with the prices paid in February
and both figures have shown stability over the past three months.
“Based on these figures there is a greater reason to believe from a price perspective the market has plateaued rather than is continuing to fall.
“The price decline on a year-on-year basis is now sitting between 10 and 13 percent, and a number of buyers decided that rather than sit on the sideline, March was the time to reenter the market.
“New listings for the month at 1,460 were strong in comparison to the first two months of the year but not as strong as those for March in previous years.
“The number of listings at month end at 4,751 are in line with where they normally are at the end of March and means that those buyers who are prepared to make a commitment have a good range of properties from which to choose.
“The rural and lifestyle markets showed modest signs of better trading in March with some new listings, and sales reaching $59 million. However, they lacked the consistency starting to appear in the Auckland urban market.
“Turnover in these markets in March was the highest for four months but buyers remained reluctant to commit and bank lending remained challenging.”

Auction
As we all know: where there are offers, often negotiation is involved!
How an offer is made, along with the particular terms and conditions on which a sale depends, will be determined to some extent by the method of sale you have chosen. In every case, your Barfoot & Thompson salesperson will be there at every step to guide and assist you - and liaise between you and the buyer.
When selling by auction you will have set terms and conditions of the sale together with our auction department and your solicitor.
This is recorded in an agreement that will be sent to interested parties during the marketing campaign so they are fully informed before auction day.
During the weeks leading up to the auction, a buyer might ask for a variation on your terms and conditions. For example, a party may ask you to agree to a different possession date, should they be the highest bidder on the day. This is formally documented and signed off
by both parties well before the auction; and the decision to agree, or not, is always yours. Sometimes, an acceptable offer is made before auction day, which may lead to the auction being brought forward, this is referred to as a pre-auction offer. In this scenario, the acceptable offer serves as the opening bid, while other interested parties are given the opportunity to bid upward from there.
Once the property has sold under the hammer, you and the purchaser are asked to sign the contract documenting the sale, which will then be distributed to your and their solicitors for processing. Arrangements
for a deposit are made (usually by cheque or by bank transfer the same day), and the remainder of the purchase price is due on settlement day. Should the property not sell at auction, then there is room for conditional buyers to enter the arena and an agreement can be negotiated.

Negotiation
If you have decided to sell by negotiation offers can be presented at any point. As with auctions and tenders, offers are presented in writing on a sale and purchase agreement. You will consider the terms and conditions in the agreement, as well as the price in order to determine whether you would like to accept or negotiate further via a counter offer.
Once you have accepted an offer, signatures are required on a final document and this agreement will be distributed to both parties’ solicitors. If the agreement is contingent on conditions, then the purchaser has a number of working days specified to satisfy these and the agreement becomes unconditional once this is completed - meaning your property has sold!
Sometimes an unconditional offer is made where the only aspect left to negotiate is price. This is called a ‘cash unconditional’ offer and once both parties agree on the price, the property is sold.
Tender
If you have decided to sell by tender, your salesperson will present you with offers at the set day and time the tender closes. The terms and conditions in the agreement as well as the offered price will help determine which offer you would like to accept, or whether you would like to negotiate further.
Offers are private and confidential - they are for your consideration, for which you are allowed to allocate a time frame of five working days. The terms and conditions in the agreement, as well as the offered price will be determining factors in your decision which offer you would like to accept or negotiate further.
Once an offer is accepted, you will sign it and the agreement will be distributed to the solicitors for processing. If the agreement is contingent on conditions, then the purchaser has a number of working days specified to satisfy these. When these conditions complete, the agreement becomes unconditional and the property is sold. During this period your sales person as well as your solicitor will be working together with the buying party to facilitate the sale at every step.

With 16 years’ experience in real estate, selling everything from residential to farms, land development, lifestyle and high-end holiday homes, I am well-placed to manage the high performing sales team at Barfoot & Thompson Orewa. My peoplefirst management style brings out the best in the team and together with my out-of-the-box thinking, I believe we will achieve great things. My passion for real estate developed at a very young age. I watched my grandmother in awe, as she owned and managed more than 70 properties over her 96 years and loved every minute of it. My love of people and natural affinity, gives me the confidence to talk to anyone and everyone I meet.
I enjoyed an illustrious 23 years in hairdressing first, many of those as a business owner, and in 2006 it felt right to say yes to real estate.
In my first year in the industry with another company, I took out the coveted Rookie of the Year award.
Property Management team
Since then I have proved that I am a force to be reckoned with. In fact, the branch I managed prior to joining the team at Orewa was the #1 Property Management Office Southern Region 2022 and the #8 Branch Overall, to end March 2022.
Giving back to my community is an important part of daily life for me. I have been involved with St Vincent De Paul for many years and I’ve also spent many years on the local business association.
I am happily married to my husband of 37 years and am the mother of two amazing daughters and four grandchildren. With a personal philosophy that every day is another chance to make a difference and do something great, I believe that my fresh thinking and positive outlook is making a optimistic outlook is making a positive impression on my sales team.
