Chris Dever-Young and the Blockhouse Bay teamTwo months of the most intense and extreme weather Auckland has ever experienced hobbled the property market during February, leading to the slowest month’s trading in a February for at least a quarter of a century.
“The state of emergency, constant gales, disruption to movement and the public’s preoccupation with safety made trading conditions during February the most challenging anyone in the business can recall,” said Peter Thompson, Managing Director of Barfoot & Thompson.
“Whereas the Covid lockdown caused frustrations, in February onsite activity involved unprecedented commitment, discomfort and perseverance.
“We sold 410 properties during the month. The only month in the past 20 years when we have sold less was in April 2020 when virtually all commercial activity was suppressed as a result of Covid.
“The median price of the homes sold was $1,023,000, up 2.3 percent on January’s median price and down 8.9 percent on that for February 2022.
“The average price at $1,101,980 was down 1.2 percent on that for January and down 7.9 percent on that for February last year.
“Given how little trading activity was
possible, not too much should be read into February’s sales activity and prices.
“Prices continued to ease against where they were at this time last year, but vendors remained firm in what they considered a fair market price.
“New listings reaching the market remained strong, and at 1,309 for the month were 21.5 percent higher than in February last year.
“At month end we had 4,873 properties on our books, the highest number in a February for 10 years.
“Buyer interest and attendance at open homes has started to rebuild with the return of fine weather.
“A feature of February’s trading was that under 6 percent of the homes in February were for more than $2 million. At this time of the year that number has regularly been around 10 percent.
“In February nearly a quarter of the houses sold were in the under $750,000 price segment.
“Rural and lifestyle activity to the north, west and south of Auckland also experienced severely restricting trading conditions, and sales numbers were about half those achieved in February last year. While quality listings existed, buyer activity was hampered.”

Although the idea of settling in to a new home is very exciting, the actual moving process may sometimes seem a bit daunting - there’s a lot to think of and organise. Here are some tips to make the process as stress-free as possible:
If you’re hiring a moving company, book them as soon as you know the moving date.
If moving yourself, plan your transport. Hire a rental truck or trailer and start organising boxes.
Enlist the help of family and friends to help you on the big day.
Call your insurance company and make sure your goods will be covered during the move. Write a list of all your possessions and plan which ones you can box ahead of time.
When filling your boxes make sure they aren’t too heavy to carry.
Label boxes with their contents and the area of the house they are going in. Make sure you clearly label fragile goods.
Make sure you have valuables, paperwork and any other essential items with you on the day of the move.

• The IRD
• Your workplace, kids’ schools & childcare
• Local utility companies and your local authority /council
• Doctor, dentist, vet and other medical practitioners
• Stores that you have accounts with, hire purchase companies and clubs/ libraries where you have a membership
• Apply to have your mail redirected with NZ Post and leave your new address with the new owners so they can forward mail on
Discontinue or transfer services:
• Gas, power and water - don’t forget to organise a final reading
• Telephone and internet
• Sky TV, newspapers, magazine delivery or other publications you’re subscribed to
• Alarm monitoring
• Lawn mowing/garden services
• If using a professional cleaner, book them as soon as you know the moving date.
• Try to use up food in the fridge and freezer. Clean and defrost them the day before you move.
• Sell, give or throw away any broken, damaged or unwanted possessions.
• Essentially: Leave the home in the same condition you want to find your new one.
Think about arranging a pet-sitter on moving day to take care of them.
Update your pet’s details on their name tag, with your local council, and with the New Zealand Companion Animal Register. All dogs are required to be microchipped but if you haven’t already done this, now is the time. Although it’s not a requirement in New Zealand, it’s a good idea to get your cat microchipped too - it’s the only guaranteed way of identifying it if it runs away from your new home.
• Remove all fixtures and fittings from the walls.
• Disconnect washing machine and drain water.
• Check tops of wardrobes and in the attic/ basement for any forgotten belongings.
• Don’t put breakables or liquids in drawers to be moved.
• Keep jewellery, money, passports, legal documents or insurance policies with you.
• Take your rubbish with you.
• Leave manuals and any important notes for the new owners.
• Make sure you turn off the lights, hot water system, gas meter and electricity switchboard and lock the door when you leave.
• Leave the keys with the appropriate person or agency.
• Make sure you update your details with your vet. If you have an anxious pet, ask them for strategies to help keep them calm during the move. If you’re moving overseas, ask about vaccinations and special medications too!
