Long-awaited lift for Auckland housing market arrives The anticipated resurgence in Auckland’s property market occurred in November with prices and sales numbers increasing. “The long-awaited return of strong trading finally arrived in November,” said Peter Thompson, Barfoot & Thompson’s Managing Director. “Sales for the month at 1,002 were up 6 percent on our average monthly sales for the previous three months, and it was the first time in eight months that our sales have exceeded 1,000. “Prices were also up, with the median price at $1,011,000 pushing above the $1 million mark for the first time in five months. The median price was 6.8 percent above the average price for the previous three months.
homeowners and buyers have that the worst is over for the housing market, and that stability is returning.
with 19.6 percent of sales being for less than $750,000 and 6.2 percent of sales being for more than $2 million.
“The continued outlook for falling mortgage interest rates, a declining rate of inflation and expectations that the economy is edging towards recovery are all contributing to the resurgence in housing activity.
“While buyer interest increased markedly in the Rural and Lifestyle markets to the north, south and west of Auckland in November the longer sales process common in these markets creates a longer time lag in sales completion than urban sales. Sales activity in November at $43.1 million was in line with where sales were at this time last year.”
“Market choice for buyers remains at a decade-high level. “We listed an additional 1,782 properties in November, lifting our month-end stock levels to 5,711. This is 8.3 percent higher than where the average has been for the past three months and 18 percent higher than at this time last year.
“The average price at $1,132,795 was 2.4 percent above that for the previous three months.
“While November’s strong trading has set the market up for an active summer’s trading, high stock levels will likely contribute to price increases being restrained.
“This lift in sales and prices will add to the growing confidence
“Buyers were active across all price segments in November,

GETTING YOUR HOUSE READY TO SELL IN SUMMER Summer is a hot time of the year to sell and recent promising median price gains are compelling people to reconsider waiting to put their home on the market. Additionally, properties available for sale have increased and sales activity is recovering. So in short, there are currently many opportunities for vendors willing to make a move now. Here are five things that you can do to ensure your property is presented at its best.
1. Get an appraisal Our salespeople are expertly skilled at assessing value and they integrate their knowledge of the neighbourhood and the current market. Appraisals are pressure-free and come with zero obligation.
2. Think about first impressions Before a buyer enters your home, they’ve already formed an opinion based on what they’ve seen from the road. Freshly cut lawns, a well cared for garden or hedge, clean paintwork on the house exterior and water blasted concrete and fences make a huge difference and will make the buyer want to step inside.
3. Declutter and clean Remove clutter from all your spaces so that potential buyers can visualise themselves in the house. This includes removing very personalised art and family photos.
4. Repairs and renovations Get to those repairs that you have been putting off. Embrace your inner DIY-er and tackle things like plaster cracks, leaks, rusty squeaky hinges, cracked glass and other things that people will notice.
5. Stage the house for buyers While it is not a must-do to put your home on the market, it is at least worth a little research and a couple of calls to see what home staging would run you.
Our salespeople have all the experience you need and are happy to provide you with more advice and information. Feel free to drop in at a branch, call, or contact us online.

Meet the Team Family is everything to me, that’s why choosing to work for Barfoot & Thompson was an easy choice. Family is one of their core values along with caring for their community. They are a Five-Star partner of the Starship Foundation, they also support Mercy Hospice and many local schools and clubs. I have now been with the company for 40 years! I began my career as an administrator, 10 years as a successful salesperson and from then as a Branch Manager. In 2018, I was honoured by the company and inducted into their Hall of Fame. All of these roles have given me such a wide range of skills. Moving to New Zealand from Scotland in 1973, helped me to understand what it’s like to move to a new country and find a new home, an experience I haven’t forgotten. Jean Smith Branch Manager 027 499 5857
I am passionate about all aspects of the real estate industry and in the late 90’s, became involved with REINZ, the national industry body. In 2003, I was appointed Auckland District President, the first women to hold that position and in 2007 I was honoured to receive a Fellowship. I then became the Auckland/ Northland Regional Director on the newly formed REINZ board. Both the sales team and property management division at the Mt Albert branch are experienced and have a vast knowledge of the local area. As a branch, we play a very active role in the community sponsoring local schools, kindergartens and sports clubs. We are proud to be the major sponsor for the 1st XV at MAGS. It is a privilege to work for this family company, and after 40 years I still love coming to work every day to be part of this special team.
