New faces at the shopfront The last three months have seen big changes at The Warleigh Brighton, both on and off site. With the appointment of Matt Bracken and Dave Lamond as The Warleigh Brighton’s new buyer consultants, the sales suite on Bay Street now has regular opening hours, making it easier to plan a visit. Every Wednesday, Thursday, Saturday and Sunday, the suite will be open to the public from 11am to 2pm. Outside these hours, Matt and Dave are happy to arrange for private viewings by appointment. Matt has over 15 years experience in the luxury end of off-the-plan sales, and lives by the philosophy that he only represents projects that he himself would want to live in. His personal experience as a buyer has given him a keen understanding of the needs and expectations of new homeowners. “The beauty of The Warleigh Brighton, is that there really is something for everyone, whether you’re an up-and-coming executive looking for a stunning, yet affordable Brighton address, or you’re a busy retiree who wants to spend less time worrying about a big house and all its maintenance, and more time enjoying the fruits of a stress-free retirement.”

“ I don’t agree with the notion that a

With experience in the traditional ‘bricks and mortar’ real estate, as well as new developments, Dave Lamond has worked closely with Matt on previous, highly successful projects in the Bayside precinct and beyond. “From the very start, I’ve been impressed by everything The Warleigh Brighton has to offer. It’s all residential, so you’re not living directly above shops and restaurants, and yet all those things, and more, are just around the corner on Bay Street,” he said. Joining the team in the sales suite and sharing their passion for the address is Bayside local, Katie. Having grown up in the area, Katie is an endless source of local secrets, from the best coffee and fish ‘n chips, to the shortcuts for beating school-run traffic, and what to do on a rainy Sunday afternoon. The sales suite is also the place to see the floorplans of the remaining apartments and residences for sale, orient yourself around the project model, check out the décor and finishes options, or just have a chat with Matt, Dave and Katie about life at The Warleigh Brighton.

sales consultant’s job is to simply sell property. Instead it should be to find the right property for each buyer. MATT BRACKEN

Look beyond the beauty of Luxe and the views are just as spectacular.

From every aspect, Luxe has been designed to make the most of its enviable location affording its residents brilliant, ever-changing views to wake up to every morning and come home to in the afternoon.

Imagine sitting down to dinner with friends against a glittering backdrop of city lights. A kaleidoscopic skyline of blues and reds, orange and silver. This is the view that awaits the residents of many of the Luxe apartments. Situated on the higher elevation of The Warleigh Brighton, most of the penthouses, sub-penthouses and level two apartments are oriented to make the most of the mesmerising vistas that can be savoured day or night. The apartments on the north-eastern corner of Luxe get to soak up the glorious morning sun through their full height windows, while those on the western side are treated to sunsets over the Bay. Fringing these views are the leafy treetops of Brighton, with the roof lines of some of the area’s grandest houses peeking through the canopy of trees. Uniquely, the apartments on level one enjoy a different yet equally appealing setting. Because of their position, many of the balconies on that floor reflect a more neighbourly ambience as they watch over the beautifully tended gardens, lawns and flowerbeds that make the street scape of Warleigh Grove one of Brighton’s most appealing.

The Luxe benchmark See it for yourself Completely finishing one apartment early, allows for quality Control and a true visitor experience. The first, fully completed apartment is now open for viewing in Luxe – complete with furnishing, décor and landscaping. “This benchmark apartment serves two really important functions,” said Andrew Potter, Development Manager for The Warleigh Brighton. “Firstly, it’s a vital part of our quality assurance process, ensuring all the fittings, finishes, internals and exteriors are absolutely right and achieve the standards we expect to apply to every apartment. It’s the benchmark against which all other units are measured.”

“Secondly, the completed space allows prospective residents to experience first hand, the level of quality and the overall character they can expect when they move into Luxe.” The two bedroom, two bathroom apartment also features a gigantic landscaped courtyard, which is actually still only a portion of the full yard space, with the western fence due to be removed at the completion of the Luxe building, adding an extra 3m in width along the length of the private garden area. A similar benchmark apartment in Domaine will be completed soon, giving visitors a real sense of the generous space and light that can be expected.

To visit these exceptional apartments, simply call Matt Bracken today on 0402 098 888 to arrange a private viewing. 5

THE RESIDENCES 7

THE WARLEIGH REVIEW | WINTER 2013

THREE years in the planning, The Warleigh Brighton is at last taking shape. If you haven’t been to Warleigh Grove lately, we highly recommend you come and take a look. You’ll be amazed at how much has been achieved so far, with everything on track for our first residents to move in by the end of the November.

By the end of July, the majority of the ground floor suites in Luxe will be complete, and the upper levels will be watertight, which will allow for all finishes and fittings, including the breathtaking common area travertine and lighting, to be installed.

It wasn’t long ago that The Warleigh Brighton was still just a bare site and a grand vision in the minds of the architects and builders, however a stroll past today reveals the true grandeur of the project. Even though it is still very much a busy construction zone, each of the three elements, Domaine, Luxe and The Residences are all taking shape, giving visitors a genuine sense of the space, openness and design detail that’s in store.

The roof pitches are now in place, defining the shape and line of the buildings and all roofing panels will soon be affixed, to allow for the completion of each floor throughout winter.

The wide, avenue-style entry is clearly visible as it extends towards the Domaine building, with the newly constructed townhomes on the left and the grand Luxe apartments on the right. Most noticeable to visitors is the amount of open space that the project will offer. Over 50% of the address is devoted to a combination of lawns, landscaped gardens, tree-lined driveways and flowerbeds, with the low-rise profile of the buildings accentuating the feeling of spaciousness without losing the sense of boutique exclusivity.

While all this is happening inside the buildings, the external features will also be taking shape as the central avenue and external fencing come to fruition, making way for the garden beds and lawns to be prepared. Already, our team of landscapers are sourcing and ordering plants, to ensure they’re at optimum maturity when springtime comes around. Every day there’s something new to see on site as the highly skilled team of builders, electricians, plumbers, engineers, supervisors and specialist contractors all apply their talents to creating a truly stunning address where attention to detail and quality is unparalleled.

Big green footprints lead the way Cbus Property defies the common trend, by planning for more open space, not less.

Even before a site is purchased, the planners assess whether it can feasibly accommodate a higher percentage of open space than is normally required by local council.

Look at enough property developments around Melbourne and you soon notice a common, yet disappointing element in their planning – namely a severe lack of space between buildings and built features.

The second function is to allow for greater integration into the surrounding residential environment. Vast imposing edifices of concrete and glass rarely assimilate into a streetscape characterised by traditional homes and leafy gardens. But by setting a building back from the road, opening up the space and continuing the garden feel that already exists, allows a brand new project to match and even enhance an attractive established neighbourhood, such as Warleigh Grove

Luckily, The Warleigh Brighton is not just any ordinary development. The forward-thinking masterplan is actually characterised by an above average open space footprint. Over half the entire footprint in fact. The reasons for this are threefold. Firstly, there is Cbus Property’s mission to make the residential areas feel as open and uncluttered as possible, setting wider spaces between buildings than is normally found in new metropolitan projects. This allows for a greater sense of privacy, personal space and comfort, since better layout means better living.

9

Finally, the wider spaces promote greater natural airflow and sunlight, helping to reduce energy costs all year round, especially when combined with the ambient cooling effect of the lawns and gardens, and the summer shade provided by the many trees which will feature throughout these spaces.
