Catalyst is a 150,750 sf Class A office property located in Denver’s River North District (RiNo), which has quickly become one of Colorado’s most vibrant mixed-use communities. Koelbel and Company developed Catalyst in 2019 with the goal of quickening the pace of healthcare advancement by providing a welcoming, healthy, and collaborative environment for Colorado’s growing healthcare industry to utilize technology to transform the system, save lives and alter how service is delivered. The 7-story building features a centralized staircase that allows for connectivity throughout the building. The property also features dedicated gathering spaces on the 4th floor and 7th floor that are available to tenants at no charge. Essex worked on behalf of Koelbel and Company to refinance their existing construction loan and to recapitalize the property by paying off outstanding preferred equity. Essex arranged a long term, $53 million non-recourse loan at a competitive interest rate that accomplished these goals, ensuring Catalyst remains a prominent piece of Koelbel and Company’s real estate portfolio for generations to come.

Prepare Loan Submission

By taking an in-depth consultative approach and putting ourselves into your shoes as the property owner, we are better able to source loan terms that truly align with your business plan.

We have a dedicated team of analysts to create loan submissions, which are regularly acknowledged by our lending relationships as being best in class. With our intimate upfront knowledge of the asset and our experienced support team, we build top quality oering memorandums that tell the whole story.

Choose a Lender Upon narrowing the lender list, we take a consultative approach to help choose a lender that best meets the ďŹ nancing objectives. We advise based on our knowledge of the lender and past experiences in negotiating the critical business points.

Lender Due Diligence & Closing You can rest assured that we will successfully take the loan from application to closing. We quarterback the entire process - we write the committee memo for lender approval, order the 3rd party reports, manage the loan document negotiations, and compile and ďŹ nalize the settlement sheet for closing.

Marketing the Transaction Our loan requests take priority with our lenders. Our lenders know that we’ve taken the time to understand the asset and preemptively answer most of their questions in the loan submission. We are also constantly in the market, so we are intimate with lender programs and loan allocations. As a result, we get better responses, better focus, better service, and better terms.
