100 St. Paul COOPER HELPED RECAPITALIZE 100 ST. PAUL WITH NEW DEBT AND EQUITY AT ONE OF THE HIGHEST OFFICE VALUATIONS IN THE MARKET AT THE TIME.

Sloan's 1525 COOPER SOURCED A $10.25 MILLION NON-RECOURSE LOAN TO ACQUIRE AND LEASE-UP A SUBSTANTIALLY VACANT BUILDING. THE PROPERTY WAS ONLY ~25% LEASED AT ACQUISITION, AND THE LOAN FACILITY PROVIDED 100% OF THE GOOD NEWS LEASING CAPITAL TO STABILIZE THE BUILDING. THE BUILDING HAD TAX INCREMENT FINANCING IN PLACE THAT NEEDED TO STAY IN PLACE AT CLOSING.

Decatur Point COOPER ARRANGED $39 MILLION IN NONRECOURSE DEBT TO REFINANCE THE EXISTING CONSTRUCTION LOAN AND PREFERRED EQUITY AT CONSTRUCTION COMPLETION AND PRIOR TO STABILIZATION (ONLY 20 LEASES AT CLOSING; 10% OCCUPANCY).
