Charlotte Square is one of Edinburgh’s gems. Designed by Robert Adam in 1791, the Square’s distinctive neo-classical facades are considered a major achievement in European civic architecture and, as part of Edinburgh’s New Town, it is a focal point within the UNESCO World Heritage Site. The acquisition of 19 properties on the Square formed the Charlotte Square Collection and its far-reaching vision – to regenerate one of the city’s much-loved architectural legacies by creating first-class office accommodation that aligns with the demands and aspirations of modern commercial occupiers. Long recognised as a prestigious business address, Charlotte Square is Edinburgh’s natural home for the financial community. 28 Charlotte Square comprises three entire Georgian buildings, new-build open plan office space and an impressive central atrium providing informal meeting space. 28 CHARLOTTE SQUARE — 28 Charlotte Square comprises 3 Georgian townhouse buildings and a new build office block linked by a spacious atrium.

GENERAL DESCRIPTION Access — The entrance door at 28 Charlotte Square serves as the main entrance and provides access to the generous reception area. From here access is provided to the first main core, which includes a stair and passenger lift, and access through to the internal glazed atrium. — The glazed atrium space connects the three period buildings and the new building, providing access to all ground floor areas. — There is a bridge across the atrium space at second floor level. — Car and wheelchair access is provided via Hope Street Lane. — An alternative means of access is available from Charlotte Square into the lower ground floor of the period building which also gives access to bicycle and refuse/recycling storage. Reception — The vestibule is accessed through large traditional storm doors. From here a modern frameless glass door provides access to the large reception area. The space is furnished with a purpose designed reception desk, lounge area and fireplace with decorative flame-effect gas fire. Floor finishes: entrance mat and porcelain stoneware tiling. Walls, ceilings and cornices are painted. There are feature pendant and wall light fittings. An access control system is also provided. Atrium — The atrium space offers a full height glass and ETFE covered communal space between the period and new building, this space is suitable for a multitude of uses. It also acts as the key circulation hub. — The floor is finished with porcelain stoneware tiles and a structural glass floor against the period building walls. — The atrium is enclosed by the traditional stonewall of the period buildings to the north, the sandstone ashlar wall and black glass clad core section of the new building to the south and structural glazing gable walls to the east and west. The roof is a light­

weight clear ETFE foil and steel supporting structure.

OFFICES Period Buildings — The period offices benefit from the spacious room arrangement of traditional Georgian townhouses. A variety of different spaces are provided throughout the building benefiting from high ceilings, large windows and generous rooms with interconnecting doors. The design has been carefully developed to respect the character of the grade A listed Georgian building with original features including cornices, timber panelling and fireplaces retained and refurbished to a high standard. The first floor front office will benefit from two decorative flame-effect gas fires within the original fireplaces. —Q uietex is installed below the office floors to provide sound insulation. The floors are accessible and high quality carpet tile flooring is provided for maximum flexibility. —W alls, ceilings and cornices are painted. The feature woodwork is refurbished and painted. Feature wall and pendant light fittings are provided in offices on ground first and second floors. —T he traditional sash and case windows have been fully overhauled with new fittings, ropes, pulleys and draught proof strips. —R aised access floor, metal tile suspended ceiling, feature glass ceiling and external courtyard spaces open to the atrium are provided to the rear offices on the lower ground floor. Provision has also been made for an IT/Server room at this level. New Building —T he new building is of steel frame construction with composite concrete floorslabs. The external façade is constructed from sandstone ashlar stone cladding and feature timber panels to Hope Street Lane. The atrium elevation comprises sandstone ashlar stone with feature glass wall and timber panels. Gable elevations are in split faced sandstone. All windows are double glazed with punched window surrounds. Limestone cladding at low level on ground floor level has been constructed for robustness and slate cladding to the top storey to blend with

traditional roofing materials. — The office space itself is open plan and of Grade A specification. The floorplates are column free with maximum daylight provision through full height windows. The specification of the offices includes a raised access floor and metal tile suspended grid ceiling system with a plasterboard margin with decorative spot lights. Walls are painted and there are feature timber clad panels at ground and first floor levels. There is a recess at the head of each window to allow a blind to be installed as part of an occupier fit out. Lifts — The building has two lifts. An 8 person passenger lift gives access from lower ground floor to second floor in the period buildings. In the new building, there is a 13 person passenger lift which gives access from lower ground floor to second floor. — The lifts are BREEAM compliant. Both are finished with stainless steel walls and ceilings with LED lighting and porcelain stoneware tiling to match the floor finish in the circulation area. Stairs — The development has 5 main staircases allowing circulation between all office floors. Two of the main staircases are traditional Georgian open staircases with grand cupolas. The stair treads and landings on each level are finished with high quality broadloom carpet and polished chrome stair rods. There is also a new, modern stair with glass treads and balustrades, also beneath a grand cupola. The two stairs in the new building are constructed from precast concrete and finished with high quality carpet tiles. —T he third floors in the period buildings are accessed via separate stairs. Tea Preparation Areas — The tea preparation areas at lower ground floor and second floor levels are fully fitted. There are terminated services in other locations to allow an occupier to install additional facilities. Toilet Facilities — The toilet facilities are designed on the basis of an occupancy rate of 1 person per 12 sq m. There are 30 toilet units in total including 5 accessible toilets. The toilets are finished with porcelain stoneware tiled

flooring, tiled splash backs, high quality white sanitary ware and conglomerate vanity tops. Showers — Shower and changing facilities are located on the lower ground floor. Cycle Store — There are cycle stores with 18 cycle spaces. Car Park — 11 car spaces in the secure underground car park accessed from Hope Street Lane.

MECHANICAL AND ELECTRICAL SYSTEMS HVAC System — The air conditioning system designed for the offices is based on a heat recovery VRF system to provide continuous heating and cooling by means of concealed fan coil units. — The condensing units for period buildings are located in the external courtyard space on the lower ground floor to the front of the building. — In the new building and in the lower ground floor offices the fan coil units are located in the ceiling void. Outdoor condensing units are located at roof level of the new building as are the air handling units which provide fresh air to the fan coil units via ductwork within ceiling voids from the main ductwork risers. — The occupancy rate for the air conditioning system is 1 person per 10 sq m. — The heating system is zoned to allow for localised conditions. — The air conditioning system is designed to achieve the following internal conditions (based upon the quoted ambient temperatures): Winter 21°C db +/- 1 Summer 23°C db +/- 1 — Internal heat gains: Small power 25 W/sq m Lighting 15 W/sq m Occupancy 90 W sensible/50 W latent — External design conditions: Winter -5.3°C dry bulb saturated Summer 25.2°C dry bulb 17.9°C wet bulb — LTHW column radiators are provided within stair cores. — Building services to all internal offices areas are designed for a maximum noise level of NR35.

Water Services — Hot and cold water is provided to each of the washrooms and the tea preparation areas in the period buildings. Booster pumps ensure constant water pressure. In the new building, connections points are provided in the risers for future extension by an occupier. Electrical — The LV supply to the building is provided via the local substation. The base building plant has been sized using the following design loads: Small power 25W/sq m Lighting 15W/sq m — Supply to the office accommodation is via rising sub main cables to each floor to provide separate lighting and power distribution boards for occupier fit-out. — Small power and Cat 6 data cabling is provided into each townhouse office space for final location during occupier fit-out. — Services in separately occupied areas are sub-metered to allow occupiers to monitor and reduce their own energy consumption. Lighting — The building lighting installation has been designed in line with CIBSE LG7 requirements. — The lighting system is zoned to allow for localised conditions. It is also energy efficient through the installation of presence/absence detection and automatic dimming. Fire Protection — An automatic fire alarm and detection system to BS5389 Part 1 system type L1 is provided. There is capacity on the specified fire alarm system to enable installation of additional fire alarm sounders and detectors on office floors by the future occupier as part of their fit-out. Telecommunications — A telecoms point is provided. BT, Cable & Wireless and Virgin services are available for future connection by the occupier. Security — A dedicated intruder alarm system is provided. CCTV coverage is provided to the car park and Hope Street Lane areas. — In addition, a door monitoring system linked to doors exiting the building on ground and

lower ground floors is provided. — Both lifts are provided with access control. Spare Capacity — Appropriate levels of spare capacity are built into the building services installation to provide flexibility for occupier fit-out. — Service routes and space is provided for dedicated occupier comms room condenser. Sustainability — The design, procurement, refurbishment, commissioning and future maintenance of the building has been significantly influenced by environmental, energy, sustainability and carbon emission considerations. The most appropriate current method of assessing the success of this approach is a BREEAM assessment. The building has achieved BREEAM ‘Very Good’ rating and an EPC rating of ‘C+’.
