Placemaking for a Modern World Good design can meet the challenges posed by a dynamic and changing world. We design at every scale and at every stage in the process of placemaking, from visioning to briefing, design, delivery and operation. The places we create are distinct; social, natural, useful and beautiful — a reflection of humanity. The practice has grown to over 1,000 people operating from a collaborative network of city studios, all creative hubs connected to the cities and regions they serve. Developing new settlements to match the rapid pace of global urbanisation, we have extensive experience in delivering award-winning residential projects for both public and private sector clients.


Our extensive portfolio contains a variety of UK and international projects including regeneration and redevelopments, masterplans, modular housing, mixed use schemes and high-rise buildings. We have worked on eco-homes, affordable and private residencies, student accommodation, care homes and co-housing. We take an integrated design approach, where our experts in architecture, landscape, interior design and engineering collaborate to create solutions that exceed client and user expectations. ​ ​



Sense of Home


When we design a home, we think about people, how they will use the spaces and places that we create and what will help them to live a better quality of life. We consider how the interior design can create a sense of home and how the architecture of our buildings and accompanying public spaces provide a sustainable, healthy place to live and thrive.



Great places to live Neighbourhoods and communities that are great places to live deliver many measurable benefits such as social integration, improved health and wellbeing and increased productivity. These places are desirable for living in, and work for people and for clients. They also can provide an increased return on investment. Our aim is always to design high quality residential buildings and mixed use developments that have the right mix of elements and density that will successfully navigate the complexities of the planning process whilst safeguarding the project’s placemaking aims and long term value. With almost six decades of crosssector experience, we are able to bring a depth of understanding and proven capability in health, education, retail and transport to a sector that is responsible for creating new communities and driving regeneration.


Intelligent sustainable design


True sustainability lies in meeting the ‘triple bottom line’ of environmental, social and economic considerations; we help clients meet these aims without incurring higher capital costs. Our sustainable design expertise has assisted clients with achieving internationally recognised standards and accreditations for their schemes from large scale urban environments to the specification of an individual building.

Abito Apartments Salford Quays Location Salford, UK

Client ASK Property Developments Cost £24m

Completion 2009

These Innovative, quirky, city centre apartments are positioned to take advantage of the views. The apartments have been pushed to the perimeter of the building, creating a protected courtyard within. Largescale industrial design aesthetic informs much of Abito’s structure and appearance with ‘clipped on’ steel balconies serving as an extension to each of the studio apartments The 290 apartments respond to the age, gender and requirements of potential occupants.





Palace View Location London, UK

Client Lambeth Investments Ltd Cost Confidential Completion 2017

Situated opposite Lambeth Palace overlooking the River Thames, 69 new homes are created in this outstanding location. Each apartment is shaped so that living space and balconies have multiple aspects and maximised views and daylight. The design celebrates its corner location with a sweeping curved elevation which wraps around a south facing courtyard at podium level.



Buchanan Gardens Location Glasgow, UK

A contemporary approach to city living in the heart of Glasgow, Buchanan Gardens, is one of the most exciting and innovative urban residential developments seen in the city for decades, comprising a stunning sky garden as well as 49 bespoke apartments.



St Andrew’s Park Location Uxbridge, UK Client St Modwen Properties Cost £75m

Completion Phase I 2019 Phase II 2022

This 500,000 sq ft residential development sits on the former RAF Uxbridge site. 500 apartments ranging from studio, one bed and two bed typology are designed around the sloping site, with roof terracing enabling high level views overlooking the new public realm and parkland.


Expo City 5 - CG Tower Location Vaughan, Canada Client Cortel Group Cost $145m

Completion 2022

This landmark residential building in the Vaughan Metropolitan Centre infuses art with the public realm. The progressive step-backs of the form and distinctive brick cladding will rise above the nearby emerging cluster of towers with a unique and eye-catching expression.




DUKE Condominium Location Toronto, Canada

Client TAS DesignBuild Cost $20m

Completion 2017

DUKE is a seven-storey condominium in the heart of Toronto’s Junction neighbourhood that adds a diverse mix of apartments, live/ work units and retail to a vibrant and growing community. Retail facing the main streets engages the public, while a laneway of live/ work units draw pedestrians to diverse and unique businesses.



Bata Shoe Factory

Location Ontario, Canada

Client Batawa Development Corporation Cost $32m

Completion 2019 The adaptive reuse of Bata’s former shoe factory in the Town of Batawa is the centrepiece of a vision to transform the former industrial town into a new model for rural sustainable development. Residential apartments, retail and community uses occupy the original structure, now enhanced with large windows, new balconies and welcoming lobby, reestablishing what was once the centre of Batawa as a destination.



1181 Queen Street West

Location Toronto, Canada

Client Skale Developments Completion 2020

Acting as a gateway into the West Queen West neighbourhood, 1181 Queen Street West responds to its context with a proportional street wall along Queen Street and a series of terraces stepping to the south, framing the historic Gladstone Hotel. Irregular floorplates create unique, large end user units with adjoining terraces, providing the neighbourhood with an alternative to the single-family home.



Landsea Eco-Housing Location Nanjing, China Client Landsea

Completion 2012

A medium density development in the suburbs of Nanjing, provides several hundred units with parkland and recreational facilities. Full height louvred triple glazing on the south east balconies offers changeable and dynamic passive design, with advanced measures such as super-insulation, low air leakage and eliminating thermal bridging to maximise energy savings at minimal cost.



Cliveland Street Location Birmingham, UK

Client Elevate Property Group Cost £7m

Completion 2020

A new apartment building consisting of 54 residential units, provides a high quality environment for both its residents and the canal front location. The rear of the site directly abuts the Birmingham and Fazeley canal, offering an opportunity to address the ‘green corridor’ of the canal itself.


Mixed Use Communities



Grand Union Location London, UK

Client St George Developments Ltd Cost Confidential Completion 2024

The housing development comprises four separate buildings varying in height from five to 14 storeys accommodating 400 apartments, residents’ facilities, a community centre, nursery, food store, restaurant, café, residents’ car parking and high quality public realm. A mix of tenures is provided including affordable rented, shared ownership and market housing for sale.




Edinburgh St James Location Edinburgh, Scotland Client TH Real Estate Cost £850m

Completion 2020

A major mixed use city centre regeneration scheme provides a vibrant and sustainable new city quarter. The retail element of the scheme totals 70,000m2, with the addition of a luxury hotel, up to 143 new homes, 30 restaurants and a multi-screen cinema. The scheme is envisioned as a part of the city, extending the urban qualities of the New Town as a series of individual building blocks and public spaces. The Galleria will unite these buildings with a transparent, naturally ventilated roof.



St Joseph’s Hospital Location Cork, Ireland

Client Bon Secours Sisters, Cork Cost £6m

Completion 2001

We worked with the Bon Secours Sisters to develop the concept from singular resort into a whole village, creating distinct residential clusters with their own lounges and support facilities, creating an innovative ‘resort’ care home.



Angel Lane Location London, UK

Client Unite Students Cost £24m

Completion 2014

Situated in the newly regenerated area of east London, Angel Lane is within walking distance of one of Europe’s largest shopping centres, Westfield Stratford. Housing 760 students in cluster flats, the city block form of the building is open to the south enclosing a central green heart space.



Guy’s Student Village Location London, UK Client King’s College London Completion 2018

The Student Village is a distinctive residential environment at the heart of the London Bridge campus, creating a vibrant community that is critical to student wellbeing and satisfaction. The project aims to create high quality and cost effective student housing, through the provision of up to 450 new bed spaces and commercial spaces at ground floor level.



Hampden Gurney

Location London, UK

Client Jarvis Holloway White Allom Ltd Cost £18m

Completion 2003 This scheme was described in the 2001 edition of London Residential Research as ‘the most innovative development in central London’. 52 apartments in seven and five storey buildings are orientated to create a sun-filled courtyard garden, enjoyed from cantilevered balconies. The vertical school, with its playdecks and classrooms rising up to the tented rooftop, acts as a centrepiece to the residents’ garden.



Eden Walk

Location London, UK

Client British Land Cost £400m

Completion 2022 A major mixed use regeneration scheme will enhance the historic market town of Kingston upon Thames with 385 new homes created in three separate buildings at the heart of the design. A landscaped necklace of public spaces from the river to the north of the town integrates the new square and retail, creating new legacies of civic pride and responsible growth.



Hale Village Location London, UK

Client Lee Valley Estates Cost £400m

Completion 2012

Hale Village is a major sustainable, mixed use regeneration masterplan on a 4.9ha site adjacent to Tottenham Hale Station. The scheme includes 1,200 residential units, a 100 room hotel, 700 student accommodation rooms, offices, retail, a primary school, crèche and neighbourhood management office.



Backaplan Gothenburg Location Gothenburg, Sweden Client KF Fastigheter Cost £550m

Completion 2014

This masterplan is for a new district at the heart of Gothenburg’s River City strategy for growth through the regeneration of the former docklands. Three sustainable new neighbourhoods are set around a new cultural and commercial centre.

Armada Housing Location ‘S-Hertogenbosch, The Netherlands Client Credo Integrale Panontwikkeling BV Cost £30m

Completion 2003

Longhouses and Tallhouses are set along a watercourse, creating a striking centrepiece at the heart of a new urban quarter in one of the Netherlands’ most beautiful historic towns. The orientation and shaping of the buildings are determined by the local micro-climatic character and are designed to maximise light to the apartments and reduce wind turbulence.



Jinchen Villas Location Shanghai, China

Client Shanghai Jinchen Estates Development Completion 2014

Jinchen Villas are designed with generous proportions and high quality materials, and take inspiration from Chinese bronze pots, with each of the three towers sitting on sturdy legs, the bowed bronze solar screen resembling the body of the pot and the duplex penthouses narrowing to form the neck.



Langworthy Location Salford, UK

Client Salix Homes and Step Places Cost Confidential Completion 2022

Promoting neighbourhood social interaction is at the heart of this high density contemporary housing in Langworthy Salford, for Salix Homes and Step Places. The project will deliver 157 new homes, featuring an innovative mix of back to back, terraced and low rise apartments.



Canalside Location Woking, UK

Client Thameswey Developments Ltd Cost £350m

Completion 2025

The masterplan for Canalside establishes a sustainable neighbourhood with car-free streets, prioritising cycling and pedestrian routes to key community buildings. Individual character areas are centred on a new parkland and have a varied mix of accommodation to support multigenerational living, linked through a landscape framework for a healthy and resilient community.



Tollgate Gardens

Location London, UK

Client Westminster City Council Cost £50m

Completion 2019 This flagship regeneration project successfully increases the density of a 1960s estate by reinstating street edges and creating a large communal garden within the heart of the site. Car parking sits under the gardens to maximise open and play space for residents. The design creates a mixed community of 248 private and affordable homes with a variety of housing types.



Parkway Newbury Location Newbury, UK

Client Standard Life Shearer Property Cost £120m

Completion 2012

A new residential community has been created as part of this historic town centre redevelopment. A total of 184 residential units, apartments and houses, and community gardens form a private world above this bustling shopping centre.



Meadow Lane Location Nottingham, UK

Client Elevate Property Group Cost £15m

Completion 2020

The development is the first phase of two which will regenerate a disused industrial site. 95 residential units of houses, apartments, micro duplexes and retail units form part of the scheme which will also include a new public promenade along the river for pedestrians and cycles. Pocket parks and intermediate routes through the site will link back to Meadow Lane opening up the river frontage to the public.



Whitechapel Masterplan Location London, UK

Client London Borough of Tower Hamlets Completion 2013

Following completion of proposals for the new Whitechapel Crossrail station, we were appointed to develop a 15-year regeneration vision to stimulate economic development and physical growth in the area, which is one of the most deprived in London. This new vision for Whitechapel was adopted as planning policy as the Whitechapel Masterplan Supplementary Planning Document.
