Current development practice
Current development practice is primarily mono-use: retail, residential or commercial with a sprinkling of food or leisure.
This creates cities of silos, areas of over saturation of use, activity and reliance, leaving other areas lifeless at different points of the day or week.
This necessitates the need to commute, generating huge movement in a limited timeframe, exerting enormous pressure on transportation infrastructure.

A mixing of uses is key to the revitalisation of town and city centres. A more considered and mixed development model could rebalance the distribution of use.

We were appointed as retail concept architects by RioCan, Allied Properties and Diamond Corp in March 2016. This development consists of seven individual building blocks that define a pedestrian network of streets and spaces at ground level. Shops, restaurants and cafés occupy the three podium levels with residential and offices ranging from four to 35 storeys rising above.

This development transformed a dated and tired shopping centre in the heart of Hammersmith into a welcoming, inclusive and uplifting meeting place for the whole community.
This project features one of the first IKEA city centre format stores, strategically designed to serve as a vibrant community hub. Central to the design is an amphitheatre-style seating area, purpose-built to host events and foster social interaction, offering a welcoming space for people to gather, connect, and spend time together.

Crossroads is a commercial and retail centre on a three acre site located in Valsad, Gujarat. The corner site is strategically located at the junction of National Highway 48 and State Highway, Valsad-Dharampur Road. The programme includes retail, restaurants, fast-food chains, car showrooms, banquet facilities, a boutique hotel, and offices. The site has the dual advantage of highway frontage and easily accessibility from Valsad city.
The design takes advantage of the corner site by providing maximum frontage for the retail spaces. In a departure from the covered and sometimes bland shopping mall format that is common in India now, The Crossroads is developed as an open to the sky retail destination with multi level retail streets, anchored with lively plazas; reminiscent of traditional Indian street markets.

BDP created a masterplan vision for the urban waterfront in the historic city of Ho Chi Minh. The proposal reduces the impact of vehicle dominance and poor connections between the old city and the Saigon River, by directing vehicles through an underground bypass and creating a fully pedestrianised waterfront that holds a new city plaza, cafés and dining areas, a water taxi station, soft landscaped gardens and a new cultural hub.

The UK’s fourth largest shopping centre has been transformed into a contemporary destination. Embracing Sheffield’s steel legacy, our proposal is inspired by the process of making steel, which is interpreted in abstract ways. The original centre was cluttered with impeded sightlines, having four zones that lacked distinction, poor legibility and orientation. We therefore designed distinct districts with different mall finishes and environments.

A multidisciplinary team from BDP, Nippon Koei and MH Architects were commissioned by the Vietnamese developer Sun Group in December 2021 to develop the concept masterplan for this beachfront site at Vung Tau, Vietnam. Located along the 3 km Thuy Van Beach, our masterplan aims to transform the area into a year-round, 24/7 tourism hotspot for locals and international visitors. The proposed masterplan, consisting of underground shopping malls, underground car parks, lagoons, clubhouses, F&B, shared paths, parks, and plazas, will be catalysts for an exceptional waterfront lifestyle.

BDP was appointed to develop a concept masterplan for a 22 hectare site at Nghinh Phong Cape, south of the Thuy Van Seaside Park. Today, the area is recognised as a natural and cultural destination for locals and

Inspired by the natural landscape around the site, the proposed development will offer unique hillside, ecological, cultural and waterfront lifestyle destinations for all. The project consists of various building typologies and uses, including hillside townhouses, mixed use landmark developments, a natural history museum, pedestrian streets, a waterfront promenade, green corridors and a reservoir.

Boxpark Wembley is the third Boxpark and represents a significant step forward for the company by creatively interpreting the portal framed shed. Education City Stadium is an ultra-modern facility designed for the Quarter Finals of the FIFA World Cup 2022 tournament in Doha, Qatar. This is the second World Cup Stadium to be designed alongside Al Rayyan Stadium. This major regeneration on a World Heritage site in Edinburgh creates a distinct area in the Scottish capital, incorporating new and existing development and several listed buildings. In addition to retail, it includes homes, leisure and catering arranged around a crescent shaped galleria.
Ghadan 21 is a very large, complex project to revamp the existing public realm and streetscape of the 6 Km Airport Road (Shaikh Rashid Bin Saeed Street) in Abu Dhabi. This is the largest retail and commercial precinct of Downtown Abu Dhabi and also an important tourist destination. The scope includes six important themed vehicular junctions and the streetscape between them. This design focus includes improving accessibility, activation of parks, climate remediation, place making and improving network connectivity and creating a distinctive brand identity. This is achieved through design details incorporating paving, feature walls, dedicated cycle tracks, art installations, water features to mitigate temperature and shading devices for protection from sun and wind.

Fulham Reach is a high-quality, mixed use development in a striking riverside location in Hammersmith & Fulham, delivering a vibrant and sustainable environment for residents, visitors and the local community. The development of Fulham Reach has opened up 150m of previously blocked access to the River Front creating landscaped public walkway which allows the public to enjoy a new stretch of the river.

Manchester-based arts and music company, Factory International’s new home at Aviva Studios. The venue is comprised of two buildings. Its main event space, the Warehouse, is one large, 21-meter tall, flexible container, left bare to be adapted by its users as they see fit. It can be used as a single space or subdivided into two, with full-height moveable partitions that provide acoustic insulation. This 14,00sqm building is the UK’s largest investment in a national cultural project since the opening of Tate Modern in 2000.
