What to know about refinancing a mortgage Historically low interest rates have made now a good time to be a homeowner. According to the Federal Home Loan Mortgage Corporation, also known as Freddie Mac, the average interest rate on a 30-year fixed-rate mortgage in mid-September 2021 was 2.86. Just ten years earlier, the average rate was 4.09. That’s a significant dip, and one that’s saving today’s homeowners tens of thousands of dollars over the life of their mortgages. Interest rates dipped during the pandemic and have remained low ever since. That’s unlikely to last forever, which has given many homeowners a sense of urgency regarding refinancing. Refinancing can be financially advantageous, but there are some things homeowners should know prior to contacting their lenders. Refinancing does not always save money over the long haul It’s hard to blame homeowners who jump at the chance to refinance their mortgages. Refinancing is often associated with significantly lower monthly payments, and such savings can be used to finance home improvements, pay for tuition or build retirement nest eggs. However, homeowners won’t necessarily save money over the long haul if they’re refinancing an existing 30-year mortgage with another 30-year mortgage. The mortage experts at Mortgage Calculator note that a Change Terms mortgage refinance is characterized by a shift to a loan charging a lower interest rate. The initial savings with such a refinance are undeniable, but changing from one 30-year to another 30-year restarts the mortgage clock, which can add years to the time homeowners will be repaying their debt. As a result, homeowners may end up paying more interest over time than they might have had they just kept their initial mortgage. Home-
owners interested in a Change Terms refinance may want to look into switching from a 30-year to a 15-year mortgage. A shorter term mortgage will increase the monthly payment, but the loan will reach maturity much faster, greatly reducing the amount of interest homeowners will pay over the life of the mortgage. Refinancing can be costly Lower monthly payments might be the number that catches homeowners’ eyes as they look to refinance, but it’s important that homeowners recognize that refinancing is not free. In fact, the personal finance experts at Kiplinger note that refinancing incurs many of the same costs that homeowners had to pay when they signed their initial mortgage papers. That includes
fees, taxes and appraisal costs. These costs are sometimes paid up front, but they also might be rolled into the loan balance. In the latter instance, homeowners could be paying interest on their refinancing costs. Homeowners who are refinancing solely because of lower interest rates should know that some lenders raise interest rates to compensate for refinancing costs. That can negate the savings and end up costing homeowners more money than the original mortgage. Refinancing is an option for homeowners who want to save money. Homeowners can speak with a financial advisor to determine if this is the best way to save money over the long haul or if refinancing will ultimately cost them more over the life of the mortgage.

But the toy bus made after 1895 often resembled tourist buses used in a few large cities. It had a motor. The tourist bus had seats inside and out; if the weather was nice, riders could climb the stairs to go up to the top seats where tall buildings could be admired. There was no cover for the top. The Kenton Hardware Co in Kenton, Ohio, made many small cast iron household items such as bookends, doorstops, small figures, ashtrays, cooking utensils and toys. A double-decker tourist bus was made in about 1900, followed by a second version in 1910. An orange one sold for $1,020 at a Bertoia auction despite seven replacement figures with old paint. Many old iron toys have been copied; original toys should have a smooth, not bumpy, bottom. The seams between the molded parts must be tight and jointed with slotted screws. And most old toys have the maker’s name impressed in the mold.

As the year comes to an end and we celebrate with our family and friends, it’s important to ensure that you have complied with any Required Minimum Distributions (RMDs) from your IRA or retirement plan. Failing to take out the RMD can result in a 50% penalty! That is not a typo, 50%! Read on for more important changes. The IRS has issued new Life Expectancy Tables for 2022. (IRS, 2021) Every individual subject to annual Required Minimum Distributions (RMDs) will be affected. Whether someone is taking lifetime RMDs from their own IRA or taking RMDs on an inherited account, the RMD calculation will change. While most custodians will automatically implement the new tables and make the necessary adjustments internally, it is important for advisors, IRA owners and plan participants to understand the mechanics of these changes. Ultimately, it is the responsibility of the account owner to take out the proper Required Minimum Distribution. After more than a year of waiting, the finalized [Life Expectancy] tables will finally go into effect on January 1, 2022. The Three Tables, despite the recent drop in overall life expectancy due to the pandemic, on average and over time, life expectancies have increased. Due to this increase, the IRS believed it
was time to update the existing tables, which have been in effect for two decades. Note that the new tables do not reflect drastic changes. The boost in life expectancy factors range from no change for the oldest Americans up to an increase of 2.2 years for a newborn. Nevertheless, these slight alterations to the tables will result in somewhat smaller RMDs for just about everyone. All three RMD life expectancy tables were revised: (IRS, 2021) 1. Uniform Lifetime Table: Used to calculate lifetime RMDs for an account owner’s own IRA or retirement plan. 2. Joint (and Last Survivor) Life Expectancy Table: Used instead of the Uniform Lifetime Table when a spouse is the sole IRA or plan beneficiary, and that spouse is more than 10 years younger than the IRA owner or plan participant. 3. Single Life Expectancy Table: Under the SECURE Act, only used to calculate post-death RMDs for “eligible designated beneficiaries” (i.e., surviving spouse; minor child of the account owner/participant; chronically ill or disabled individual; those beneficiaries who are not more than 10 years younger than the owner/ participant). The Single Life Expectancy Table is also used if an IRA owner dies after the required beginning date (RBD) (April 1 of the year following the year the IRA owner turns age 72) without naming a living beneficiary, i.e., the “ghost rule.” Additionally, this table is used to calculate annual RMDs from inherited IRAs for beneficiaries who inherited prior to the SECURE Act in 2020. The Single Life Table is never used

by IRA owners or plan participants to calculate lifetime required distributions. The new tables may also be used to calculate 72(t) periodic payments. Under the Internal Revenue Code 72(t) an individual is allowed to withdraw money from pre-tax accounts prior to the age of 59 and ½ without the 10% early withdrawal penalty. The payments must stay in place for a minimum of 5 years or until the individual becomes 59 ½. These payments can be calculated in different ways, annuitization, amortization and required minimum distribution, from this chart. It is important to work with an advisor that has experience calculating these payments. The easiest change to implement is for those account owners taking lifetime RMDs based on the Uniform Lifetime Table. The Uniform Lifetime Table is a “recalculating” table. This means that each year a person will go back to the table to find his age and corresponding life expectancy factor. This new factor is then divided into the December 31 account balance from the previous year to compute the RMD. Since those individuals using the Uniform Lifetime Table are recalculating every year, identifying the appropriate number is straightforward; just go to the chart based on your age as of December 31st of the RMD year. For those who turned (or will turn) age 72 in the second half of 2021, there is a potential added layer of complexity. The former rule was your first year of distribution was based on your age 70 and 1/2, now it is the year you turn 72. Congress finally dropped off the ½ year. These individuals will have their
first RMD due for 2021. However, a first RMD is permitted to be delayed until April 1 of the following year. Any first-time RMD taker who delays the initial RMD to the following year must take two RMDs in that following year. (IRS, 2021) For this affected group, this could result in two RMDs being withdrawn in 2022 — one using the existing (pre-2022) Uniform Lifetime Table, and one using the new version. As always, I recommend that you work with an experienced financial advisor when dealing with your retirement planning and IRA/retirement plan distribution options. DEAR PAW’S CORNER: I’d like to upgrade my Lab’s collar and leash, because he’s pretty powerful and tugs against his collar all the time until he starts to choke. What do you recommend? — Sara B., via email DEAR SARA: I’m a fan of harnesses, especially for dogs that like to pull at the leash. A harness fits around a dog’s front legs and torso, and has a top strap with a clip ring for the leash located between the dog’s shoulders. It’s secure and sturdy, it stays on your dog, and he won’t injure himself trying to pull away from you. (You can also keep his collar on, mainly so his license tag is always visible.) Some dog harnesses come with a sturdy handle sewn onto the top strap. It’s not so much for picking up the dog but is an additional point of control if you’re worried about your dog bolting or jumping up on other people. For the long term, of course, your Lab needs to improve his basic obedience skills. He should never tug at his leash, but should walk next to you. Putting him into a harness will give you more control. Dogs tend to respond more often to a tug on the harness, which applies pressure at several points rather than just around the neck. Those multiple contact points disperse pressure around the dog’s torso so that he remains comfortable and uninjured, reducing anxiety and hopefully making him more receptive to training commands. Harnesses are not as cheap as collars, but they’re well worth the investment, especially when dealing with a strong, independent thinker like your Lab. His newest film, the $200 million “Red Notice,” co-starring Dwayne Johnson and Gal Gadot, opened Nov. 12, while his August release, “Free Guy,” earned $331 million. Next up are Netflix’s “The Adam Project,” starring Jennifer Garner, Zoe Saldana, Mark Ruffalo and Catherine Keener, opening in 2022, and Apple TV’s $75 million film “Spirited,” with Will Ferrell and Octavia Spencer. Both are in post-production. We became aware of Ryan when he starred in the TV series “Two Guys, a Girl and a Pizza Place” (1998-2001), then came his breakthrough film, the title role in “National Lampoon’s Van Wilder” (2002). Five films later, playing George Lutz in “The Amityville Horror” clinched his stardom. In 2011, “Green Lantern” flopped and nearly derailed his career, but it was “Deadpool” (2016), which he co-produced, and its sequel, “Deadpool 2,” that each grossed $785 million and made him very rich. Among the businesses he invested in was Portland-based Aviation Gin, which recently sold for $610 million. “That’s a wrap for me with ‘Spirited,’” Reynolds said. “Not sure I’d have been ready to say yes to a film this challenging, even three years ago. Singing, dancing and playing in the sandbox with Will Farrell made a whole lotta dreams come true, and this is my second film with the great Octavia Spencer. It’s a perfect time for a sabbatical from movie making.
