Land Use Bylaw: Bylaw 850-15 was approved at the March 10, 2015 Council Meeting to accommodate a redistricting from PRS – Public Recreation Services District to USI – Urban Services Institutional District. Other Agency Comments Alberta Capital Region Wastewater Commission: No comment. Alberta Environmental and Sustainable Resource Development: No comment. Alberta Health Services: No objections to this proposed development at this time. Alberta Transportation: Alberta Transportation hereby authorizes the Subdivision Authority to grant a variance to Section 14 and 15 of the Regulation (under section 16), subject to the commitment that, prior to occupancy of the school, a Traffic Impact Assessment is accepted by the Department which includes the intersection of Highway 625 and 60 Street. AltaGas: No objection to the proposed subdivision described in the file mentioned above. Black Gold Regional Schools: Our civil engineer, Al-Terra has recommended that we offset the westerly line 2.8M to the west so that the existing catch basins are included within the schools site boundary. The rationale behind this is that the catch basins are attached to underground lines resulting in the entire system being contained on one side of the boundary line. The underground lines are running under the westerly parking lot. At this time Al-Terra has informed us that they will not be using these lines or the catch basins for any drainage on site however they would like to see the existing system falling entirely within the site boundary. Please review and advise. Planning and Engineering determined that the west property line will be offset 3.0 meters to the east from the existing underground water line. This will allow for the existing water line and catch basins to remain on Town property. A chain link fence will be installed on the school’s property as a condition of the Development Permit. Canada Post - Delivery Services: No comment. Conseil scolaire Centre-Nord: No comment. Fortis Alberta: No objections to the proposal and no easements are required. Leduc County: No comment.
