Every day, people hit the print button without really considering why. Often it’s because we’re used to seeing things on paper we have some irrational desire to hoard information “so we’ve got it to hand”, but so often this spontaneous compulsion to print is unnecessary. So let’s think before printing. Because every bit helps.

Welcome to Airport Garden City A new land, for a new age‌ For a thousand years, the Dutch have been claiming most of their land from the sea. To create space for a growing population and economic expansion; for food, housing, industry and leisure. Just east of its capital, Amsterdam, the most recent part was added only 50 years ago: Flevoland. 2,500 square kilometers of fertile land - created for the pioneers of the 21st century.

A pioneering environment with hands-on experience‌ This new land has generated new cities, like Almere (pop. 225,000) and Lelystad (pop. 80,000). It boasts the best arable soil available, with the famous Wageningen University present to push innovative agriculture to even higher levels of productivity and sustainability.

Where high tech and nature go hand in hand‌ Balancing the high-tech of modern agriculture, the beautiful wetlands of the Oostvaardersplassen recreate the natural environment of prehistoric times, with eagles soaring over wild horses and deer. And the once dangerous Zuiderzee has been tamed into the IJsselmeer lake; pleasure craft have replaced the fishing boats of the past.

And renewable energy resources are plentiful… Not the famous traditional Dutch windmills, but modern wind turbines dominate the landscape. They already produce more than 80% of all the electricity used in Flevoland. In a few years from now, the whole province will be emission-neutral, providing its own energy from wind, biomass, and solar power. Well-connected to the world Here, near Lelystad, a sustainable and efficient airport terminal is being developed by Amsterdam Schiphol Airport. Amsterdam Schiphol Airport, the #3 freight and #4 passenger airport in Europe, is the inventor of successful ‘airport city’ concepts around the globe - like JFK Terminal 4 in New York and Malpenza Airport of Milan, Italy. Lelystad Airport, just 30 minutes by car from the heart of Amsterdam, already offers private jet-services around the globe. By 2018, the new terminal will have direct flights to destinations in Europe and Northern Africa and will facilitate up to 5 million passengers. Furthermore, AMS-IX, one of the largest Internet exchanges in the world, is just around the corner, and several heavy Internet backbones are available. A platform to launch your new business… Next to Amsterdam Lelystad Airport, a business park of over 600 hectares is destined for business, shopping, and leisure activities. Its name: Airport Garden City. Its purpose: creating a state-of-the-art platform for leading innovation, global business, and sustainable growth.

Let your business benefit from the stable and favorable business environment that The Netherlands provide. Indulge your staff with high-quality housing and leisure facilities. Join in with and enjoy the large and varied expat community of the larger Amsterdam metropolis while maintaining your contacts around the world through excellent transportation connections and internet infrastructures. Airport Garden City is the perfect environment for ambitious companies to develop and deliver new, ground-breaking products and services to national, European, and even global markets. Innovative, green, and smart Airport Garden City is a state-of-the-art business park for your company: innovative, green, and smart. It is the first business park in the Netherlands to receive the international BREEAM© certificate for sustainable area development. It is also your first opportunity to be part of a bio-based business area, making full use of the abundance of natural resources. Your company will be housed in highly energyefficient buildings, fully powered by green energy. Smart power grids will optimize energy supply and demand. Clean transportation facilities, based on electricity and hydrogen, play a crucial role in electricity storage. Sustainable Area Development To better house your company and other green businesses, our development process itself is sustainable and innovative too – we “practice what we preach”. A sustainable world in 25 years is on our horizon. We are aware that it will be drastically different from today. Therefore, our approach to sustainable area development is to think ahead, be innovate, and stay flexible.

Airport Garden City

Active Area Management Š We expect attention for business assets (e.g. land, buildings, infrastructure, machines) to shift fundamentally. Rather than owning assets yourself, your business interest is to dynamically use shared services and infrastructures. Energy, water, waste, food, personnel, mobility, data, and security need to be provided and optimized on a business park level. Active Area Management means a constant focus on the added value these facilities need to have for your business. Active Area Management also anticipates flexibility in space requirements. Changes in your business processes and supply chains around it will result in the resettlement of businesses and the redevelopment of venues. To anticipate these changing demands, a flexible zoning plan has been designed and the public infrastructure remains property of the area management, ensuring that changes can be easily made when necessary. Last but not least, Active Area Management creates and maintains an attractive, healthy, and safe environment for your employees and visitors by reducing waste and reusing materials, respecting cultural and natural heritage, and protecting the ecology and environment. Making sustainability profitable Airport Garden City is all about your business and profitability. By minimizing your investments and costs for area services, maximizing your connectivity, and optimizing the availability of sustainable resources, Airport Garden City will guarantee your asset value. For many decades to come. Now that’s what we call Sustainable Area Development!

Our development portfolio To realize this green-growth business environment, Airport Garden City will be developing a portfolio of infrastructure, facilities, and services over the next few years. They all aim at minimizing your investments, maximizing your connectivity, and optimizing the availability of sustainable resources and area services at the lowest possible cost at any time.

Circular & bio-based economy Sustainable, green-growth business cannot be based on fossil fuels and feedstock. Its energy, materials, and economy need to be bio-based and circular. Bio-resources are readily available at Airport Garden City. Agricultural activities in the area are being integrated with the business and airport activities. And not just for food. Agricultural residues and special crops on residual land may be applied in pharmaceutical products, bio-materials, bio-plastics, cattle feed, building materials, biofuels, and biogas. In a crop rotation cycle, natural grasses will be refined into cattle feed, peat substitutes and bio-LNG (liquefied natural gas). Bioplastics are a very useful alternative source for many oil-based products, such as packaging for the food industry. They are combined with upcoming additive manufacturing techniques such as 3D printing. Flevoland has been the largest producer of wood in The Netherlands for decades already. With growing concerns about the sustainability of imported wood, there is a new interest arising for indigenous wood and its specific characteristics. Wood still is the only construction material that regrows within its period of usage. And it has many inherent qualities when it comes to energy-efficiency. Building with wood is promoted through a demonstration and expertise center. Green buildings Based upon the area’s international BREEAMŠ-standards, buildings are developed using high energy efficiency standards. Process energy will be primarily supplied by the building’s own power-generators

(e.g. solar panels). For heating and cooling, the primary supply source is underground seasonal thermal energy storage. Sustainable energy production Green power is not only provided by large wind turbines in the vicinity, but additionally by smaller local wind turbines and solar panel systems. These will be mounted on the roofs of buildings, integrated in objects and on top of car parks, or laid out in ground based solar panel systems to generate green electricity. Biomass resources will produce and generate bio-fuels, biogas, heat, and electricity. For transportation, hydrogen is generated, making use of both biogas and green electricity. Hydrogen will eventually fuel cars, busses, trucks, and perhaps even airplanes‌ DC electricity grid For over a century, electricity has been transported and distributed using Alternating Current (AC) grids. However, most of our modern devices work on Direct Current (DC). Sustainable electricity production with solar cells, fuel cells or wind turbines produces DC. And electric transport uses batteries on DC. Airport Garden City developed a public DC electricity grid, the first in the world for a commercial business area. This DC grid will connect sustainable electricity production by wind turbines and photovoltaic panels with electricity demand for public LED lighting, airport runway lighting, electric vehicle charging, de-icing planes, heat pumps, and data centers. This highly innovative cleantech system will contribute to the national Cleantech Ranking and will be shared with international partners.

Green DC data centers The need for data will continue to grow. The availability of 100% green local energy combined with a highly efficient DC power grid creates an ideal, cost-effective, and sustainable environment for green DC data centers. Green data centers running on DC electricity will not only save about 10% on energy use but will also save 15% on capital investments, 20% on installation costs, and 25% on data center space. Furthermore, the waste heat of a data center can be reused for heating (or cooling) other buildings. Clean mobility Millions of people will use Airport Garden City for leisure and shopping every year. Many thousands will work there every day. And up to 5 million people will arrive and depart from the airport every year. Clean transportation is crucial to create a truly sustainable business and leisure area. Electricity and hydrogen are seen as the main energy carriers for future mobility. Therefore, an infrastructure for fueling cars, busses, and trucks with electricity and/or hydrogen is being developed. There will be electric charging for parked cars, hydrogen and electricity for public transport (busses, taxis, bikes, etc), as well as internal transportation at the airport. This creates a clean area, where fine dust, noise, nitrogen oxide, and other emissions are minimized. Green power storage Large car parks near the airport will host many cars that remain parked for weeks. If these cars are electric or fuel-cell powered, they can be used to store and generate electricity. The batteries in the electric cars jointly function as a large electricity storage system. And their fuel cells collectively operate as a power station that generates electricity for the grid - with high efficiency and zero emissions.

This creates a huge electricity storage and production facility: 1,000 cars are equivalent to a 100 MW power plant! A smart grid system ensures that every car leaves the parking lot fully charged and fueled...With our compliments! Smart City Airport Garden City is a Smart City. A smart grid for energy and data transport will allocate and distribute energy, water, data, cars and even people in the most efficient way at any time of night or day. Smart public lighting is included in the smart system: sensors determine the need for lighting and control it in an energy efficient way. A public lighting system based on LED lights, a DC electricity grid, and smart control easily saves 50% on energy compared to traditional systems, whilst being more effective. Smart roads with sensors take care of clever traffic distribution, information to drivers and distribution companies, automated driving, and much more. Smart roads and airport runways also act as solar collectors, generating low temperature heat. In winter this system works in a reverse mode: keeping the roads ice-free, reducing maintenance costs, chemical pollution and ... accidents. A smart sensor grid also supports automated driving. This prevents congestion and collisions and is especially useful in an area with high traffic density, such as roads leading to and from an airport, shopping malls, and large car parks. Automated driving also supports maximum space efficiency.
