WHAT’S IN A NAME?

One of the draws of a boutique hotel is its connection to the local culture. Wanting a concept that represented Greenville’s unique culture and history, we went back—way back—to the man who is known as “the Father of Greenville.” Vardry McBee (1775–1864) was a saddlemaker, merchant, farmer, entrepreneur and philanthropist. He purchased 11,000 acres in 1815 that included what is now the heart of Greenville. He established a sawmill, ironworks, brick yard, and stone quarry, all essential ingredients for a nascent city. Along with industry, he was influential in bringing trade, transportation, and education to the area. And if that weren’t enough, he turned his home, Prospect Hill, into Greenville’s first hotel.

One of the extraordinary things about Vardry McBee was his entrepreneurial spirit that drove him to imagine a better future, and, to make it happen. That same spirit is alive and well today in Greenville. Business and industry have turned what was once a small mill town, into an emerging city committed to innovation, business, culture, family, and livability. This “spirit of Greenville” is the common thread in our history, from Vardry to the present day.

We will endeavor to make a sophisticated place for people to come and see what Greenville has to offer, a hospitable place for people to feel that warm Southern hospitality as they’re passing through, and a place for locals to gather and find one more reason that they love to call Greenville home. Like Vardry, we want to use our imaginations to create a better future and, in our own small way, make it happen. We want to create the best version of Modern City Living.

Kimpton is the first boutique hotel and restaurant company in the U.S, thanks to the vision of its founder, Bill Kimpton, and his first hotel in San Francisco over forty years ago. The idea behind that first hotel was simple: a place one could stay that felt more like a beautiful, livable and stylish home than a big, impersonal hotel.

Keene Group is a privately-held real estate development firm based in Greenville, South Carolina working in the Southeast. They identify, acquire, and develop luxury multifamily, mixed-use, and hospitality projects that create risk adjusted returns for their capital partners and investors.

Brasfield & Gorrie is one of the nation’s largest privately held construction firms, providing general contracting, design-build, and construction management services for a wide variety of markets, including healthcare, commercial, institutional, federal, municipal, industrial, infrastructure, and water/wastewater treatment. B&G was named “Contractor of the Year” in the Southeast in 2021, has a visible presence in Upstate SC, and recently completed the Camperdown project on Main Street Greenville, SC.

FACT SHEET PROPERTY HIGHLIGHTS

WHAT IS THE LOCATION OF THE GREENVILLE KIMPTON HOTEL & RESIDENCES?

A: The site is located on the northeast corner of Markley and Rhett Streets – 1 block from South Main Street and Fluor Field.

WHO ARE THE KEY MEMBERS OF THE DEVELOPMENT TEAM?

The lead developer for the project is The Keene Group, based in Greenville. Nichols Architects of Coral Gables, FL is the architectural firm designing the project. Brasfield & Gorrie is slated as the general construction contractor. Kim Jackson of ID Studio Interiors is the interior design consultant on the project. Collins & Fine Group is the marketing and sales agency for the residences.

HOW MANY HOTEL ROOMS ARE PLANNED FOR THE KIMPTON?

The hotel is currently planned for 116 rooms, which will include standard-size rooms and junior suites.

HOW MANY RESIDENTIAL CONDOMINIUMS ARE PLANNED FOR THE KIMPTON?

The hotel is currently planned for 26 privately owned condominiums. The residences will range from 1,500 to just over 5,000 square feet in size. There are plans for 2, 3, & 4- bedroom models.

ARE THE RESIDENCES LOCATED IN PRIVATE AREAS AWAY FROM THE HOTEL ROOMS?

The building is designed to feature private elevators and hall corridors that can only be accessed by residence owners and their guests.

WHAT AMENITIES ARE PLANNED FOR THE HOTEL?

The Greenville Kimpton features enhanced fitness facilities and gym. Additionally, the operating team plans to offer a robust concierge services program and entertainment venues throughout the hotel.

WHAT IS THE PLAN FOR RESIDENT’S PARKING AT THE HOTEL?

The Lower level of the building, accessed from Rhett Street, will have secured underground parking. The development team is currently working on several possible solutions to accommodate all the parking needs of owners and hotel guests.

WHAT IS THE PROCESS FOR PURCHASING A KIMPTON RESIDENCE?

The initial release of residences at the Kimpton will be offered through a reservation program. Interested clients can secure a reservation for a $25,000 fully refundable escrow deposit. The

reservation establishes the order of residence selection at the time the developer is ready and able to execute firm purchase contracts. Securing a reservation does not create a binding agreement between the parties and the escrowed funds are fully refundable at any time, for any reason. Developer is currently accepting reservations.

WHAT IS THE EXPECTED CONSTRUCTION TIMELINE FOR THE HOTEL & RESIDENCES?

The entire project will be constructed and finished on the same timeline. We expect to break ground in the 2nd quarter of 2024 with a projected opening in early 2026.
