July was a month of celebration and fireworks. We had many onsite and offsite catering events. Foundry & Lux teamed up with CBRE to throw a LUAU tenant event that welcomed tenants back to the Cove.

REOPENING THE DINING ROOM
The final step to reopening Foundry & Lux has finally happened! We are pleased to announce the dining room has reopened, and tenants are ecstatic! Guests have continued to take advantage of the online ordering systems in place, in addition to dining in. We've observed an uptick in to go orders placed in person. Tenants have missed the Foundry & Lux ambiance and are excited to be back.

BOICHIK BAGELS We have partnered with Emily Winston, founder and owner of Boichik Bagels. Located in Berkeley, CA, and now at Foundry & Lux! People will come solely to have her famous bagels!

GRAND REOPENING OF THE COVE Foundry & Lux and CBRE partnered together to throw a grand reopening to welcome tenants back to the campus with a very special Aloha!
Professional dancers performed traditional Polynesian, Hawaiian, & Tahitian dances while the tenants joined the dancing and festivities.
LUAU TENANT EVENT Island Breeze, from Santa Cruz, came to play Island tunes for the tenants of the Cove.
Island Ice handed out delicious shave ice with an assortment of flavors and ice cream!
THE REVIEWS ARE IN!
Sony/PlayStation utilized F&L the first week of July while their onsite café was closed. Assembly BioSciences hosted a board lunch in their office with F&L drop-off catering. They are excited to find a more reliable alternative to GrubHub & UberEats! BioMed Realty hosted three morning meetings at Traverse and requested F&L breakfast burritos for each day! AstraZeneca & team hosted an Olympic viewing party for 50 guests with snack boxes from F&L! Items included fresh spring rolls with marinated mushroom & passion fruit dipping sauce as well as spinach artichoke dip.
OFF SITE CATERING Roblox has continued Thursday lunches with the potential to extend as their return to office date has been postponed until January 2022. F&L provided food & set up for a blind wine tasting hosted by Nova Partners & Hathaway Dinwiddie at Traverse. The culinary team flexed their skills with an elevated reception menu. Snacks included mini panini sandwiches as well as the roasted marble potato (photo on the right). Abbvie entertained in Traverse, hosting Abbvie employees from their three different locations with food & beverage from F&L. Signature items were on the menu, such as, the divine swine sandwich, F&L chocolate ribbon cookies as well as an off-menu favorite, grilled corn salad.

ONSITE CATERING Foundry & Lux hosted 13 events during the month of July and welcomed over 300 guests for events. Global Blood Therapeutics hosted 2 events, one being the Executive Administrative Team Happy Hour in early July. Surrozen held a farewell event in The Private Dining Room with exclusive use of the bowling lanes & pool table.

Opentrons held their first in-person networking event for the first time, since 2019, in The Private Dining Room! PACT Pharma hosts team Happy Hours with two events in The Fire Pit Area in July.

Sales: Total sales for the period totaled ~$215.9K with a weekly average of $43.1k per 5 week period. Historic sales for July for the past two years have trended in much higher losses for P11. We’ve also included the hot box purchases to the operating statement, which were ~$5.5k. Labor: Labor in June was monitored carefully, and we incorporated new hires and rehires to expand tenant offerings, such as bowling alley, back lounge, PM services, and dining room. Other Expenses: Other expenses and outside services have been monitored carefully. Total Losses: Overall losses were ~$10.3k for the 5-week period. There were several canceled events due to the COVID Delta variant. We remain flexible and agile as our target continues to move and have been securing business wherever possible.
