Create a well-balanced, healthy, energetic, and dynamic environment with a mix of residential, commercial, and recreational uses that fits well with the surrounding context to restore the grandeur of Logan Triangle that formerly attracted people. A community that improves and inspires people every day.
The buildings on the site periphery should take into account the context of the neighbourhood in order to create an infill development that reacts to the site condition. As a result, the structures would be row houses that are three stores high and follow the scale and architecture style of the surrounding context.
The interior housing would be of slightly higher density and would have a complementary architecture style like a stacked /garden apartment but the maximum height of the building would step up to 4 floors so that the scale of the building is in transition from the road and surrounding context. Thos would make the building feel more that blends in with the surrounding context.
The detached garages facing the alley could potentially be converted into another microunit to accommodate students and young couples who dont want to purchase a home.
The apartment building closest to the urban farm would be a mixed use building with ground floor retail. The addition of the building would liven up Wyoming Ave
Pavilion Jewish Landmark All phase housing combinedly would have 1/3rd housing for less than 80% AMI 1/3rd housing for less than 80%120% AMI 1/3rd market rate housing. A total of 10% senior housing is included
The site would be marked with a Jewish sculpture that would serve as a landmark for this area because the existing site and its surrounding context historically had a vibrant Jewish culture and has a past connected to it. Jewish mosaic art will be added to the intersections along Wyoming Ave and N 9th street where pedestrians are given priority in order to tie it to the past and the locals.

The Hunting Park, a sizable recreational area, is close by the site. The location has excellent transit network connectivity. A traditional biking path encircles the neighborhood and passes by the site. The existing metro stops and the bus connectivity makes the site easily accessible. Since the site has areas that are filled with 30ft coal ash, any strong construction would require a foundation of atleast 55ft deep. Temporary pop yp retail structures are given that doesnot require strong foundation.
