Welcome to our September 2023 issue of The Property Channel. Spring is in the air and that means an upturn in the property market here on the Shore. As things warm up, both buyers and sellers come out to play. At Channel Mag we are thrilled to be offering this new section within the magazine to provide our readers with a homes for sale guide.

This month we feature a number of outstanding properties that are for sale north of the Harbour Bridge. We also highlight the progress of the Northcote Development that is transforming that well-located suburb with a range of new builds. As we highlight in this issue, the Northcote Development includes innovative prefabricated modules helping to create healthy new homes. We also got along in late August to the opening of the sensational new Bayleys residential office on Devonport’s waterfront.

There is positivity in the real estate market. The Real Estate Institute of New Zealand’s (REINZ) latest figures, released on 13 July, show "a renewed level of activity emerging". Chief Executive Jen Baird says REINZ is seeing a rise in sales counts alongside a hesitancy from sellers to list.

Compared to this time last year, there has been a notable increase in sales, according to REINZ. The total number of properties sold across New Zealand in June 2023 was 5,629, up from 4,912 in June 2022 (+14.6%), year-on-year.

Shore strikes gold in House of the Year

The New Zealand House of the Year 2023 regional winners have been announced, with several Shore homes scooping honours across gold, silver and bronze categories.

This year’s ‘Top 100’ homes, covering all regions of the country, were named on August 22, ahead of the overall registered Master Builders’ New Zealand House of the Year 2023 grand final announcement in November. Two Takapuna homes have struck gold with regional wins.

A Takapuna Beach property topped the Auckland/Northland/ Coromandel category being named Supreme Winner for best home over $4m. Organisers commented, “With its geometric white exterior and palm-filled outdoor spaces, this mid-century-style home conjures up a slice of Palm Springs in Takapuna.

“The 385sqm four-bedroom house cuts no corners when it comes to impeccable craftsmanship. Exposed bricks with bagged and plaster finishes bring an artisan touch to the exterior with missing bricks on the entry wall lending a breeze-block effect. With everything you need, and some, this home really has us California dreamin’.”

Picking up a gold award in the renovation over $1.5m category for the Auckland / Northland / Coromandel region is another Takapuna beauty, this time a bungalow extension extraordinaire. Organisers said, “Every season is party season thanks to the ultramodern extension of this 1920s bungalow. This beachside home now boasts celebrity-level open-plan living, a temperature-controlled wine cellar, multiple party zones with built-in fireplaces, an outdoor entertaining area and a lap pool.

“During the renovation, the home’s unassuming facade was preserved and enhanced, amplifying the building’s street appeal, but the true magic lies in the ultra-modern extension at the rear. Although the renovation was extensive, it hasn’t overwhelmed the original home. It’s still a pretty four-bedroom, three-bathroom bungalow with super-cute street appeal... only now there’s a whole lotta extra living going on at the rear of the property.”

Several more Shore homes picked up awards, with four local homes winning category silver medals. A Long Bay hilltop home was awarded silver for a new home in the $1.5 million - $2 million category across Auckland/Northland/Coromandel, with a ‘standalone standout’ executive townhouse in Hillcrest also snagging silver, as did a ‘five-bedroom home filled with extras’ and a six-bedroom westfacing stunner, both in Albany Heights. A ‘beautifully balanced’ home in Browns Bay landed a bronze medal recognition in the apartment / terrace housing category across the Auckland / Northland / Coromandel region.

Faye Pearson-Greene, House of the Year judge was impressed by the calibre of homes she saw while judging the 2023 regional entrants. She said, “Year on year the quality of entries continues to increase. It’s amazing how the builders continue to push the boundaries with the use of materials, showcasing new ways of working with traditional products and complex architectural detailing.

“We are particularly seeing this with choice of cladding, with this year’s Top 100 using a range of brick, porcelain tiles, stone, cedar, charred timber, and vertical metal cladding.”

Rental property insurance - know the small print

As property managers, we like to make things as easy as possible for our clients; we pride ourselves on 'handling the hassles' of rental properties. However there’s one area where we do encourage our clients to play an active role, and that’s knowing their rental property insurance policy. It turns out the small print on these policies makes a big difference when things go wrong.

All policies should cover damage to the home, with exclusions or limits for gradual damage like leaky homes and methamphetamine contamination. Check that your policy covers deliberate damage by tenants (rare but expensive) and also their pets. But it’s really the add-ons that can make the difference in how useful your policy is when things go wrong.

Many insurers offer no-excess glass cover as standard or for a small additional fee. Broken or cracked windows are common, especially in older homes, so this add-on can be very useful. We also strongly recommend taking loss of rent cover for at least six months. When a single property is damaged, the claim and repair is normally straightforward. However when multiple properties are affected, such as with the recent Auckland floods, there can be lengthy delays in having your claim approved and then finding available contractors.

We have a number of flood-damaged North Shore rentals still waiting for repairs to start, more than six months after the event. After the Christchurch earthquakes some repairs took years. Not many landlords can cope with the loss of rent for such a long period. The impact of climate change means severe weather events are likely to be more frequent, so having loss of rent cover is vital.

Add-ons will increase the cost of your policy, so make sure you shop around to get the best deal. Some companies will offer multibuy discounts if you have your home or vehicle already insured with them. And you can reduce your premiums by increasing your excess to the highest level you are comfortable with – over the long term, this will normally save you money.

To make things easier in the event of the claim, you should nominate your property manager in advance to act on your behalf. So if your rental property is damaged and you’re relaxing on a tropical island or trekking in the Himalayas, you can relax knowing that we’ve got you covered!

Sellers who wait until after an election risk navigating a market that’s adjusting to new policies, potentially impacting property values.

Selling before an election allows homeowners to avoid policy shifts. By closing a deal before any changes come into effect, sellers can secure their financial goals without the need to navigate potential complications arising from altered regulations.

Maximising demand: In the lead-up to a general election, the focus of buyers and the general public often shifts towards political discussions and considerations. Real estate matters might take a back seat for some, as people immerse themselves in electionrelated news and debates. This shift in focus could translate into fewer potential buyers actively engaging in the market.

By listing property before the election, sellers can maximise their chances of attracting a larger pool of motivated buyers who are actively searching for properties. This heightened demand can lead to competitive bidding and potentially favourable sale prices for sellers.
