Spring shoots of recovery for summer sales bloom? Welcome to our November issue of The Property Channel, your homes for sale guide within Channel Magazine. Following the October election result the signs are looking good for the Shore housing market. If you are thinking of selling or buying, then now looks like a pretty good time. Residential property value statistics show ‘further signs of revitalisation within Aotearoa New Zealand’s residential property market’, according to the most recent QV House Price Index. Pre-General Election, the property market remained largely flat overall, with the average home value increasing by just 0.9% in the September quarter to $899,256. However, the latest QV House Price Index shows promising signs of recovery spreading across the country. Auckland has experienced another modest past month of positive home value growth. In the region, the average home value increased by 0.8% in September to $1,261,919. However, home values remain 7.1% lower on average than the same time last year, and 5.8% lower than at the start of 2023. On the North Shore, residential property value increased by 1.4% over the past three-month period, with the average value now sitting at $1,426,251, according to the latest QV report. This represents an annual growth rate of -5.5%. Auckland QV valuer Hugh Robson said: “The Auckland residential market continues to show signs of modest recovery. However, we’re
still waiting for the spring surge in listings. Listings on the market remain quite low, which may result in some upward price movement in coming months.”

In late October, Fletcher Living launched an early release of its latest development that will be very popular for those who want all the good things that a North Shore lifestyle offers. ‘Ōkahukura Albany’ is situated by the Massey University campus, with easy access to all the Shore has to offer: schools and university, shops and shopping centres, supermarkets, motorways (north, south and west).
