Colliers Hotels and Engel & Völkers (collectively the “Advisors”) have been retained by the Owner to act as advisor and exclusive agent in connection with the sale of Rabaska Lodge & Development Lands (the “Hotel”, “Resort” or “Offering”). The Offering provides a strategic entry into the resort market in Canada within driving distance of demand bases and international airports in Montreal, Mont Tremblant, and Ottawa.

Situated on more than 222 acres of land including owned, leasehold, and right to use parcels under agreement with the Government of Quebec, Rabaska Lodge is a true four-season chalet and camping resort featuring +2.5 KM of waterfront on Quebec’s famed 400 km² Baskatong Reservoir, offering the perfect base for exploring the surrounding untouched wilderness with expansion potential for additional cottage rentals, resort guest rooms, additional amenities, and serviced camping sites.

From fishing and hiking to canoeing and snowmobiling, Rabaska Lodge attracts a mix of domestic and international guests with access to a variety of year-round outdoor recreational opportunities both on the Property and beyond with its strategic location on Quebec’s Baskatong Reservoir, among the largest lakes in Quebec dotted with public islands and sandy beaches open for exploring, close proximity to three provincial parks, and immediate access to provincial ATV and snowmobile trails which pass through the Property.

Four-Season Resort

Featuring +2.5 KM of water frontage and more than 222 acres (90 hectares) of owned, leasehold, and right to use land under agreement with the Government of Quebec, the Resort features accommodations for year-round operation including 16 winterized rental chalets and +170 camping sites including RV sites, 90% of which are serviced. Accommodations are well-complemented by various private beaches, an on-site restaurant with an expansive terrace, lakeside and onland fuel stations, an owner’s house, and ten employee apartments, among other amenities.

Upside Potential including Untapped Development Lands

The Resort offers stable in-place cashflow with a significant proportion of the business driven by returning guests with seasonal rentals. With the Resort’s excellent reputation, a new owner can enhance facilities to raise rental rates and explore various future development opportunities on the Property’s expansive lands by way of additional serviced camping sites (potential to add +200 sites), additional chalets, or hotel guest rooms to enhance the Resort’s competitiveness and profitability potential. The Owner has initiated early discussions with the Government of Quebec to expand the Resort’s land holdings, presenting potential for a new owner to control the entire +90 hectare peninsula.

Rabaska Lodge sits in a premier location on a peninsula overlooking the Baskatong Reservoir, notable for being one of Quebec’s largest lakes spanning some 400 km². The Resort benefits from direct access to provincial ATV and snowmobile trails which pass through the Property as well as close proximity to three provincial parks: Montagne du Diable, Poisson Blanc, and Kiamika, providing access to leading outdoor recreation experiences on the Resort and beyond.

Rasbaska Lodge is easily accessible within a 3 to 3.5 hour driv e of Ottawa and Montreal and a 2 hour drive from Mont Tremblant, including thei r international airports and will benefit from the planned paving of the main ro ad leading to the Resort estimated to reduce travel times by approximately 30 minutes. Construction of the road improvements is set to be complete by 2025. The Resort can also be accessed by helicopter with an on-site landi ng pad and is located nearby the Mont-Laurier Regional Airport for private fli ghts.

Mont-Laurier, the capital of the Upper Laurentians is the close t urban centre to the Resort and acts as a service hub for the broader region. Th e City of 14,000 is also a popular recreation destination boasting 4,500 rivers and lakes and multiple provincial parks and is positioned along the Trans-Can ada Highway approximately one-hour from Mont Tremblant with key economic se ctors including tourism, forestry, transportation, and manufacturing.

The Owner has explored various future development opportunities on the Property’s expansive lands by way of additional serviced camping sites (potential to add +200 sites), additional chalets, or hotel guest rooms to enhance the Resort’s competitiveness and profitability potential.

Ownership is currently in discussions with the Government of Quebec to expand the leased and owned land holdings for the area highlighted in red.

The Resort’s 16 guest cabins can lodge between two and 16 guests each and offer varying waterfront views across the expansive site. Standard amenities include a fully appointed kitchen, picnic table, outdoor BBQ and campfire area, indoor wood stove, and a private outdoor spa tub
