To support our clients on their property journey, Flagstone’s Mortgage and Protection Adviser, Michelle Shilliam shares her top tips on securing a mortgage, empowering you to navigate the process with confidence in the current climate.

Rightmove have reported record-high prices, while the International Monetary Fund’s prediction of a recession-free year for Britain signals a favourable economic outlook. This really is a reminder that the UK housing market remains resilient.

Flagstone’s very own Senior Mortgage & Protection Adviser, Michelle Shilliam addresses the recent media coverage surrounding the Mortgage Market & Interest Rates.
| How much can I afford to borrow?
Before looking for a property, it is important to look at the affordability available from lenders. Lenders do differ when it comes to how much you are able to borrow. A Mortgage Adviser will be able to check with lenders regarding this and give you a guide as to how much can be borrowed. Income, debts and other financial commitments are all taken into account.
| How does my credit score affect borrowing?
It is so important to have a good credit score as this will increase the chances of being approved for a mortgage. Paying your current bills and credit cards on time proves your creditworthiness to a lender. Reducing existing debt where possible and avoiding new credit applications will also help.
| How much deposit do I need?
The minimum deposit is normally 5% of the purchase price. The larger the deposit, the more favourable the rate will be, so if you do have access to more it is important to look at the differences this would make to you. There is a 100% mortgage available (at the time of writing) which does have certain conditions attached to it.

| What documents are typically required for a mortgage?
When first approaching an Adviser you will need: identification, proof of income and bank statements so that they can assess your circumstances. There may be other documents that are required based on your circumstances, but you will be advised of these.
| Should I get an Agreement in Principle?
Once you have decided that you would like to purchase, it is important you obtain an Agreement in Principle (AIP) so you can show your mortgage potential when you offer on a property. Whilst they don’t guarantee that you would be accepted after a full review of your application, it does mean that your credit rating has been checked.
| How long does a Mortgage Application usually take?
This depends from lender to lender, but typically you should have approval in the way of a Mortgage Offer in 10 to 14 working days. The offer is normally valid for 6 months, during which the solicitors will be completing the legal transaction. A straightforward purchase should take between 12 and 16 weeks to complete.
| How will a fluctuating interest rate affect my mortgage?
If you are on a Standard Variable Rate or Tracker mortgage, your payments will be increasing in line with the base rate rises. If you are on a Fixed Rate, the changes to interest rates will not impact you until your Fixed Rate is due to end. If your current mortgage deal is due to end within the next 6-9 months, it is important to speak to an adviser.
| What should I do if my mortgage deal is coming to an end if interest rates are increasing?

Professionals or pretenders
So, what does this mean to both landlords and tenants?
The residential lettings industry has and continues to experience extensive changes as the Government introduces new or amends existing legislation which in some way or another affects both landlords and tenants. Furthermore, from a landlord’s perspective HMRC have recently revised their rules when assessing the tax liabilities of people who own investment properties. Often changes are introduced at short notice and there is limited media coverage outside of the industry itself, meaning that consumers are often completely unaware of what has changed and how it will affect them personally.
Propertymark is the recognised professional body which regulates the lettings industry but unfortunately, they have limited input in terms of any proposed changes being considered by the government or HMRC. This is disappointing as they represent those agents who voluntarily opt to adhere to a strict code of professional conduct and are therefore classified as regulated agents.
Notwithstanding this Propertymark is generally first to be updated once any new rules, regulations are to be implemented or changes made to the current process.
In turn their member agents will be informed, and they should be updating their landlords and tenants accordingly.
Unfortunately, so many agents choose not to be regulated and therefore are often not as up to date as they should be. This results in their customers failing to receive appropriate advice leaving them exposed both legally and financially. In fact, it is estimated that more than 60% of all letting agents in the UK remain unregulated.
Using a regulated agent approved by Propertymark offers many benefits. As well as receiving reliable and up to date advice, any rent or deposit monies received and processed by the agent on behalf of landlords and tenants is automatically protected. It is a little like the role of ABTA within the travel industry. Always remain mindful that unregulated agents offer no such guarantees, so whether you are a landlord or tenant before commencing your journey with an agent always ascertain if they are fully regulated.
Did you know it’s estimated that around 60% of letting agents remain unregulated!
Unsure of whether to invest in a Buy-to-Let property?
Of course, any investment carries some element of risk, but bricks and mortar has proved very resilient over the medium-longer term and provided some excellent returns. Just look at the information below retrieved from Government Land Registry. It shows the percentage
increase in average selling prices over the last 10 years in some of our local areas. So had an investor purchased a property, rented it out and held it for this long not only would they have received income each month from the rent paid, but also retain extensive profits should they decide to sell the property and cash in on the additional equity generated.

Investing in bricks & mortar
It began in 2014 when I first met Sue and Richard. They were rattling around in a large house after their children had flown the nest and were keen to buy something smaller. When selling they released additional funds from their sale and wanted to make this money work for them.
We suggested they use some of the surplus proceeds as deposits to purchase some investment properties and finance the balance with a bespoke mortgage. They were attracted by the prospect as the rent received from tenants would exceed related monthly mortgage commitments and other costs. Additionally, over time the rent received, and average property prices were likely to rise and the related amount outstanding on the mortgage would also reduce thus creating additional equity.
Beresfords helped identify specific locations offering high rental demand and strong potential for capital growth. Suitable properties were sourced and purchased over a 2-year period. Shortly after successful completion took place on each purchase, Beresfords then sourced high quality tenants who underwent stringent referencing before moving in.

Moving forward 9 years, we have recently reviewed the performance of their investment. The collective price paid for all the properties purchased was £1,349,000 and the current market value this now stands at £2,470,000. Therefore, in terms of capital growth alone the properties have increased in value by £1,121,000 over that period up 83%. Furthermore, the related mortgage outstanding has been reduced which in turn has created even more equity for Sue and Richard.
So, one must now ask that if the initial investment of £437,250 had been placed into something else would it have got close to producing the type of returns witnessed so far from bricks and mortar?

A very berry summer recipe
Pavlova featuring Tiptree’s Little Scarlet Strawberry Conserve
Ingredients: Let’s get baking!
This dessert is a celebration of the finest ingredients - combining meringue with Tiptree’s strawberry jam creates a dessert that is both visually stunning and delightfully delicious. Tiptree's Little Scarlet Strawberries, known for their exceptional flavour and natural sweetness, are carefully hand-picked at their peak ripeness, ensuring a burst of freshness in every spoonful. Enjoy the delicious combination of crisp pavlova, sweet strawberry jam, and smooth whipped cream in this simple yet tasty dessert.

Little Scarlet Strawberry Conserve
Tiptree’s signature conserve, a delicious dark crimson luxury jam made from the tiny, rare and intensely sweet Little Scarlet Strawberry. Wilkin & Sons are believed to be the only commercial growers of this fruit anywhere in the world today, making Little Scarlet Conserve utterly unique to Tiptree.
3 Large free range egg whites – at room temperature
170g Castor Sugar
1 tsp Cornflour
1 tsp Freshly squeeze lemon juice
200ml Fresh Double Cream
2-3 tbsp of Crème Fraiche (we used full fat)
2 tbsp Tiptree Little Scarlet Strawberry Conserve Fresh Strawberries and Blueberries to decorate
Method:
• Mark an 8” circle on non stick baking paper; turn over and put on baking sheet, secure with drop of lard or fat. Set oven 125c fan or 135c in non fan oven.
• Put egg whites in clean open basin and whip. When whites are firm, gradually add sugar whisking constantly – this may take 10+ minutes.
• Fold in sifted cornflour and lemon juice. Spoon onto baking sheet circle so it is fairly even, peak sides if wished. Place in oven and after 40 minutes reduce to 120c fan.
• Cook for a total of 1 ¼ hours. Turn off heat and gradually open door. Remove from oven once it is cold.
• Whip the cream, then fold in crème fraiche and swirl in the Little Scarlet Strawberry Conserve.
• Place meringue on large board or serving dish, top with cream and decorate with fresh fruit of your choice.

Francis Hospice - across Havering
We are delighted to be donating £10 to Saint Francis Hospice for every property sale and letting completion throughout our Havering branches (Gidea Park, Upminster, Harold Wood and Hornchurch). Saint Francis Hospice supports people with illnesses that can’t be cured or treated. Patients and the people who love them are embraced by a team of experienced professionals who are devoted to making everyone’s life the very best it can be. Their aim is that no one is afraid or in pain, and no one dies or grieves alone.
At the start of 2023 we launched the campaign following the hike in gas and electricity prices, as well as the cost-of-living crisis. The campaign saw one lucky winner received £2,000 to pay their bills for the year. Paul Beresford, Chief Executive Officer of Beresfords, said: “We’re committed to supporting people in any way we can, particularly in the communities we work in, which is why we are offering a helping hand to one Essex-based resident.”
Beresfords will also be donating £10 to SNAP for every property sale and letting completion in Brentwood, Ingatestone and Shenfield. SNAP is an Essex charity for families with children and young people who have any additional need or disability. SNAP aim to inform, encourage and support parents/carers so they can grow in strength and knowledge and become better equipped to give the best help to their children.
