What is it? A Premier ‘Gold’ Rent Protection, Eviction & Legal Expenses Warranty is a cost effective product designed to provide comprehensive cover for landlords should tenants not pay their rent during a tenancy.

Pays monthly rent up to vacant possession regardless of how long this may take and even if the tenancy agreement itself has already ended. This is on the basis that the Warranty remains ‘live’ and fees have been paid in line with its related Terms & Conditions and Renewal Notice.

Covers legal expenses involved in the eviction for non payment of rent or following the correct issue of a Section 21 Notice (subject to the Terms & Conditions).

It is a transferable Warranty – should tenants vacate and there is still a period of the Warranty left to run the remaining term can be utilised on the next tenancy (subject to the Transfer Guidelines).

Warranties can be for 6 or 12 month periods.

The Warranty is really easy to renew.
How does it work? If rent is not paid during a tenancy or tenants refuse to move out at the end of their tenancy agreement, the Premier ‘Gold’ product pays the rent in full as long as the warranty remains active and has been paid for. Where eviction becomes necessary for non payment of rent, related legal costs are also covered. Additionally the landlord will not have to deal with matters themselves as specialists at FCC Paragon handle the entire process on their behalf.
Why should a landlord consider this Warranty? During a tenancy, tenants may lose their job or suffer a serious injury meaning they are unable to work. Alternatively they could experience a domestic separation which could result in one of the tenants who had been contributing to the rent moving out. Regardless of the circumstances there is always a risk that tenants may not pay their rent. As an example if the monthly rent was £1,200 and not paid for 4 months, a landlord would be out of pocket by £4,800. Additionally if eviction was the only option then related legal fees could amount to a further £1,500 if the case proceeded as anticipated or even more if the matter became protracted. Furthermore, a landlord could face additional financial exposure. They may have a mortgage on the rented property and would still be expected to make each monthly mortgage repayment regardless of the fact that their tenants were not paying the rent. All of this is likely to have a significant impact on the landlord concerned unless they have adequate protection in place. This Warranty effectively steps in and covers unpaid rent even beyond the end of the tenancy term until vacant possession is secured. It also meets the related legal expenses linked to eviction of the tenants where relevant. All of the above is subject to full Terms & Conditions.
