Hints & Tips

Setting the trend

Going upcycle ‘chic’ crazy How turning your old objects into desirable designs is sending the nation crazy. Here a member of the Homebase Design Academy shows you how!

Trash or treasure?

Its a tip

‘Upcycling’ trend sets sales soaring

Carolyn Arnold Homebase Design & Decorating Academy

Rather than throwing away your old, tired coffee table, how about grabbing a paintbrush and turning it into a vintage inspired bedside cabinet? According to leading home enhancement retailer Homebase, more and more consumers are trying their hand at ‘upcycling’ and giving their unloved, worn down furniture a face lift.

Rust-oleum chalky finish furniture paint is the perfect product to give old items of furniture a new lease of life.

The technique ‘upcycling’ involves reusing an object in a new way without degrading the material it is made from, and Homebase has seen a 78 percent year on year increase to date in the sale of craft paint. Carolyn Arnold, from Homebase Design Academy, said: “Home owners are looking to quickly inject individual personality into their homes and what better way to do so than decorating furniture exactly how you want it to look. Upcycling gives your favourite chair or table that is looking a little worse for wear another chance, reinventing it for either another use or simply giving it a new lease of life.“

Reader writes...

Simply sand the wood back to its natural state and apply the paint using a clean dry brush (you can build up various layers to give a more dramatic effect). Complete the look by gently removing paint from edges or grooves using coarse sandpaper, this will give a distressed and aged end finish.

BEFORE

One of our recent purchasers sent in snaps of her fantastic fireplace transformation. Dear Beresfords, I thought I would send in some pictures of two recent projects that I undertook after I purchased my first flat from you. I wanted to create a country feel so I used white chalk paint and rustic logs to create a new look for the existing dark fireplace surround, and two chunky candlesticks made from upcycled stair banisters. Here are my before and after pictures. BEFORE

AFTER AFTER

This is the first time I have been brave enough to attempt an upcycle and I am so pleased with the results, it was really inexpensive and has turned out just how I had hoped. Miss N, Writtle

A tale of a

Mr and Mrs Sanderson

Did you buy the house as a project? Kevin: We were interested in a house in Hutton which we’re currently buying but it wasn’t ready. In the meantime we decided to buy this house as it had great potential when we came to sell - south facing large garden, plenty of parking, convenient to Brentwood.

Sometimes we look, but struggle to see, beyond a pebble dash exterior, an artex wall or a pokey kitchen. Here one of our clients’ show us how they managed to look beyond these limitations and create a picture perfect home.

BEFORE

How long did it take? Angie: 9-10 months, we started in February and it was completed in November.

What made you buy the house? Angie: It needed modernising which I love doing, that’s my hobby. Whilst we lived here we wanted it to be our home which it has been. Is this to your taste or did you design it with a buyer in mind? Kevin: It’s to our taste, you must keep everything neutral. Which part of the house are you most proud of? Both: The day room/kitchen. It has a massive island and quality appliances which we’re leaving. This is where a family would live most of the day.

Did you exceed the budget? Kevin: Yes! Anyone doing a project like this should add on 10%. There will always be things that crop up. AFTER

Any advice for people thinking about doing such a project? Kevin: You must keep everything neutral and don’t underestimate that living through it you’ve got to be prepared for complete upheaval. Use a builder that you trust, look at their previous work and talk to people that have used them.

“When we sold our first house we used Beresfords. I was so impressed that we used them again, and now we use them for every sale” What was the hardest part? Kevin: I don’t like being untidy, I like everything in its place. If you’re a tidy person expect to go against your character.

Feeling inspired? Here are our top pick of properties that have great potential for you to add your own personal touch. Whether you’re looking for a full on building renovation or an interior design overhaul, these homes are perfect for all levels of experience.

pull out but the team got two more viewers in on the same day. One couple put in an offer the same day as the viewing. We were absolutely delighted! AFTER

Angie: Living with Kevin whilst the upheaval was going on! When the extension was being built we had that awful rain and there was just rain coming in everywhere. But you’ve got to expect it, you can’t do anything about the weather after all. Did it all go smoothly? Kevin: Yes. We had to rely heavily on planning permission which did take time so you’ve got to factor that in.

£199,995- Colchester

Who came up with the design? Angie: We worked with our architect and builder and put across our ideas. Did you have many potential buyers visit? Kevin: We had one straight away. Before it was even finished! Beresfords rang us in their proactive way wanting to see the house and how we were getting on. After returning to the office they contacted me again saying they had a viewer. Unfortunately they had to

I feel like I’m a friend of the company, we have great fun but at the same time it’s always professional.

London calling

Bob Bickersteth, London Office

Commuter hotspots

Essex has often been named as a top commuter hotspot. With an increasing number of people looking for a good work/life balance and with Crossrail coming soon, it is proving to be even more popular. We talk to Bob Bickersteth from our London Office on why he feels there has been such an increase in migration. “Whilst traditionally commuters have looked to the Home Counties, there has been a clear shift to Essex. Its quick transport links into Canary Wharf and The City combined with exceptional schools and beautiful countryside have encouraged many to look to the East.

out of London. They are trading in their smaller sized flats or terraces for family homes with bigger gardens and a better quality of life. Historically the majority of our applicants move out for their children. However, there has been a noticeable increase in the number of applicants in their early to mid 30’s who have been priced out of the London market. Great news for the Essex market!”

As the central London property prices have cooled, the gap between values inside and outside the M25 is narrowing and we have seen a 68% increase in new applicants looking to move

John Lineham, Flagstone Financial Services Director

News, tips and your questions answered by Flagstone Financial Services Director, John Lineham. Q. When do you think interest rates will go up? Mr Crooks, Brentwood A. The general consensus is that the banks base rate is not likely to rise until the end of 2016. However we are finding that because long term fixed rates are at an all time low, many of our clients are opting to fix now. To take a look at current rates go to www.flagstone.co.uk Q. I’ve heard it’s a lot harder to get a mortgage, now, is that the case? Ms J Compton, Ingatestone A. A new regulation came into place during April 2014 whereby lenders now require an increased level of documentation in order to secure a mortgage. You can find out more about MMR on our website that offers a comprehensive overview and some tips on how to prepare yourself for your application. Q. I have recently split with my partner and am hoping to get a mortgage alone. What mortgage can I get? Mr C Roach, Dunmow A. The amount you can borrow will depend on a number of things such as: earnings, other financial commitments, your age, and your outgoings. To gain an accurate insight it is best to speak to a financial adviser.

Q. Q uite a few of my friends seem to be investing in property to fund their pension, is this a wise idea and how would I go about it? Mrs Wells, Hornchurch A. Buy to let is currently the fastest growing sector in the mortgage industry. There is now a wide choice of lenders offering very competitive rates. With strong rental demand really strong and interest rates low, it is proving to be a very attractive proposition. Whats more the amount you can borrow is not always dependant on how much you earn. Q. To re mortgage or not, that is the question? MrSimpson, Colchester A. Interest rates at are at an all time low, now is the perfect time to re-mortgage and bring your monthly payments down. By re-mortgaging you will have extra cash to save for the future, alternatively you may choose to overpay on your mortgage and reduce the term. For more information call 08455 646764 and speak to one of our financial advisers. YOUR HOME MAY BE REPOSSESSED IF YOU DO NOT KEEP UP REPAYMENTS ON YOUR MORTGAGE
