B u y i n g a n e w b u i l d p ro p e r t y Whether you are purchasing a new build property as a first time buyer with the help of a Help to Buy ISA or on a shared ownership basis, being a home owner can come with a unique set of challenges. Our specialist new build team provide expert advice and guidance on these challenges and help make your home move as stress-free as possible. Short timescales New build transactions often involve short deadlines. It’s common practice for developers to expect an exchange of contracts to take place within 28 days of your solicitors receiving the draft contract paperwork. We are experienced in working to tight timescales and can get you to where you want to be in the timescale you require! Buying off plan Buyers will often purchase a new build house from a developer’s plans; with only the show-home as an approximation of what their property will look like. Our solicitors specialise in off-plan contracts and have extensive experience in ensuring that the
individual needs of each client in these types of purchases are catered for. Communication We do our utmost to keep our clients fully informed of developments as they happen. One of the main benefits to our clients is that we have developed excellent relationships with the key contacts within the new build process including solicitors, developers, IFAs and estate agents. This also helps to avoid any delays in the process. Fixed fees Open and transparent fees are fixed at the outset, and give you the reassurance that you will not receive any unexpected bills. For more information on new build services we can help you with, contact our New Build Team on 01295 204000 or email newbuild@se-law.co.uk

Crafting corner - beautiful baubles
There’s something really special about a home-made Christmas – whether it’s baking your own cake from a much-loved recipe, or creating an amazing festive wreath for the front door. Hand-made
tree decorations are a lovely idea – they can be boxed up and kept for many years, and it’s something the kids can get involved with, too. Salt dough decorations are good to make with even the smallest children – and with only a few basic ingredients, they’re brilliant if you’re on a budget. Just choose a mug as your measure, and for every mugful of plain flour, you’ll need half a mug of table salt, one teaspoon of cooking oil and up to half a mug of water. Mix the dry ingredients together in a bowl, add the oil and about half the water. Work the mixture with your hands, adding water until it just sticks together, then knead into
a ball. Roll out to about 1cm thick and use cookie cutters to create festive shapes, or make a template out of card and cut around it. Make a hole with a teaspoon handle near the top of each shape and pop them onto a lined baking sheet. Bake in the lowest oven you can, until they’ve completely dried out – this can take a few hours. Once they’re cool, paint or varnish the shapes, add glitter and let them dry before threading ribbon or twine through the hole to create a hanging loop. The salt preserves the dough and they should last for many years to come. Feather baubles add a sophisticated, country-chic look to your tree, and are very easy to make! You’ll need some polystyrene balls, either 8 or 10cm diameter – available from craft shops. Ask your local game dealer for some partridge or pheasant breast feathers, or buy some online. Take a mattress needle, threaded with twine or ribbon and push straight through a bauble, then hold the loop and push the needle back – knot the free ends at the base and glue these down with PVA or a glue gun. Cover each feather in a little glue and start at the base of the bauble, layering them around the shape. At the top, you can glue on a spent cartridge top or tie a ribbon bow to add that finishing touch.

Remarkable Resolutions for a New Year New you! Every year, just as the last tin of chocolates is doing the rounds, as we sit watching classic family films in that inebriated limboland between Christmas and New Year, the conversation turns to resolutions. Just before the New Year runners start to appear on every street, clad in shiny neon and Lycra, a determined but turkeysozzled look in their eye, many, many more of us are patting our midriffs, struggling to get workwear back on, and vowing ‘never again!’ Yet every year we make the same pledges to ourselves, our friends and workmates – dry January, cut out carbs, join the gym. By February, dashing home from work to go for a run on those dark and chilly evenings has lost all of its appeal. The sofa beckons entrancingly, luring us to sit down ‘just for five minutes’ which turns into an hour – and then the moment’s
gone, we’ve given in – oh well, there’s next year! This was me, every year – I muttered about middle-age spread, dodged the scales, bought stretchy clothes and decided if new ones were a bit on the small side, the sizing must have changed. Then a friend – who was due to be a bridesmaid in six weeks’ time – said she planned to lose a stone by the big day, and a little switch flipped in my head – if she could do it, maybe so could I! We lived miles apart, so kept in touch on progress and pitfalls, tasty recipes and increasing daily steps – and it worked! Not just the one stone, but three months on, I was at my goal weight – back in my favourite jeans, a healthy BMI and feeling like me again. Cont page 16

the lift, or going swimming when the kids are at school or nursery - if it’s easy to fit in, you’ll keep doing it. The same goes for diets – try to be too harsh and you’ll crave those forbidden foods and fall off the wagon. Changing your body for the better takes time, so you might as well enjoy it!
Ok, big deal, I hear you mutter – and I quite agree! The last thing any of us need is to listen to someone else’s success story; it’s not relevant to our own journey. Yet here it is – every year on January 1 st , plenty of us join in with the hype and try to sustain a regime that isn’t achievable. It’s not tailored to our own unique shape, it may not be the right time for us to start. Choosing the right way and the right time to get fitter, with a realistic goal and little treats for yourself along the way, is always going to be more successful. Exercise that suits your lifestyle – whether that’s getting a personal trainer, running up all the stairs at work instead of using
• PVCu Windows & Doors
Use a fitness watch and the app that goes with it, so you’re tracking your daily steps and can see progress. These apps will also work out your energy needs for the day, and help you decide the rate at which you want to lose weight. Logging your food makes you think before eating – seeing the impact of a chocolate bar on your daily goal helps you keep them as treats, not part of your daily fuel. Adding in plenty of vegetables, fruit, healthy lean meat, fish, dairy and whole grains will help you feel better – your skin will glow and you’ll find you’re thinking more clearly and sleeping better without all the chemical-filled processed junk. So my resolution conclusion is simply this – don’t hit the New Year and follow the crowd, decide what you’d like to improve about yourself

Garden Section For December
With Christmas just around the corner and a New Year beckoning, there’s still plenty to be getting on with both outdoors in the borders, in the vegetable plot and inside on the greenhouse bench and windowsill, says Buckingham Garden Centre’s Chris Day. Winter isn’t just for gazing at seed and plant catalogues. The following seeds are best sown in pots or trays and, unless the weather is mild, brought indoors to germinate. There’s no need to thoroughly soak the compost before sowing (which we tend to do for spring and summer sowings), just moisten it lightly. Once germinated, move seeds back to the greenhouse, only bringing them indoors on very cold nights. Don’t expect them to romp away as they would in spring as growth, depending on the weather, will be slow but steady.
Salad leaves I aim to sow at least one 12cm (5in) pot of salad leaves every week and get two or maybe three cuts per pot. Right now, the hardier oriental brassicas, Mizuna, Lettuce ‘Lollo Rossa’, Mixed Salad Leaves from Mr Fothergill’s (pictured) and Red Mustard can be germinated indoors and will be ready, depending on the weather and variety, in around six weeks. Mangetout peas The variety ‘Oregon Sugar Pod’ stands low temperatures better than others. Sow four seeds to a 10cm (4in) pot. Pot on into 30cm (12in) pots when around 15cm (6in) tall and support with 1.2m (4ft) long twiggy sticks, or plant in soil beds in a sunny position. Sweet peas I never get around to sowing in October, but I’ve often caught up by sowing in November, December or January/February. You’ll

still get flowers weeks ahead of spring-sown plants. Multi sow in pots or a couple of seeds directly into Root Trainers or cell trays as the plants don’t like their roots disturbed. Early-pull carrots ‘Amsterdam Forcing’ and ‘Early Nantes’ do well from late-winter sowings in a 30cm (12in) pot. By spring you’ll have tender young roots to pull. TIDY ROUTINE Pruning and renovation of many deciduous trees, shrubs and hedges can be carried out from now throughout the dormant season. The great advantage of doing it at this time of the year is it’s easier to see what you are doing when the branches have no leaves. Good suitable examples are: Amelanchier (pictured), Apple and Pear trees, Corylus (Hazel) and Roses. Exceptions are evergreens and tender plants (always best left until the spring), and Prunus species (including ornamental and fruiting cherries, plums, gages and almonds) as these are vulnerable to silver leaf disease
when pruned in autumn or winter so should be pruned in summer. CHRISTMAS wouldn’t be Christmas without a lovely red Poinsettia (pictured). It is essential you position the plant in good light away from direct sunlight and draughts. Avoid temperatures below 55°F (13°C) and do not overwater as this quickly damages the plant. When the surface of the compost begins to dry out, water thoroughly. Place the pot on a tray containing pebbles and a small amount of water, as a humid atmosphere will help prolong the bract life. The process to encourage new bracts the following year can be complicated so ask in the Plant Info Office if you need the details. However, successfully re-bracting a plant is something you should have a go at and if you do succeed you can say you’ve cracked it! (and if you don’t, you’ll still have an attractive green houseplant.

INDOOR ACTIVITIES Indoor bulbs which have been forced for Christmas can be left outside in a sheltered spot in the garden to finish dying down once they have finished flowering. Support bulb flower spikes with short split canes if necessary. Pot up Hippeastrum (amaryllis, pictured) bulbs, and bring them into active growth with regular watering and feeding. They should give you beautiful flowers for the late winter/early spring. Place hyacinths in a cool, bright place in the home. If it’s too warm, the leaves will elongate and the flowers will fade quickly. The traditional florist Cyclamen persicum appreciates a cool room with good light. If leaves on cyclamen start to turn yellow, this may be a sign of overwatering. Always water from below (into the saucer), and allow the plant to drink for up to half an hour before pouring away the excess water left from the saucer. Watering this way ensures the leaves stay dry as wetting them can easily result in fungal infections and rotting off.
OUTDOOR PLANTS Taller growing bush roses can be pruned down by about half which will prevent the wind from causing them to become loose through swaying and in turn damaging the roots. The branches of standard roses should also be shortened. Our range of root-wrapped rose bushes can be planted now, including the delightful 2020 Rose of the Year ‘Sweet Honey’ (pictured) as well as bare-rooted hedging roses such as Rosa rugosa, Rosa ‘Roseraie de L’Hay’ and ‘Hansa’. There are plenty of interesting seasonal plants around including berried beauties such as Hollies (Ilex) and Pyracantha. Good evergreens, for example Camellias, Hellebores (including the Christmas Rose) and versatile Hedera (Ivy), are perfect to make useful displays as well as lovely gift ideas! THINGS TO PLAN FOR Clean pots and greenhouses ready for spring. As we try and encourage plastic re-use

washing pots and plant propagation trays is a great way of helping the environment and will save you money at planting and pricking out time. Use a product such as Agralan Citrox, to reduce bacterial and fungal spores without being toxic to plants. Dig over any vacant plots that have not been dug already. Disperse worm casts in lawns by swishing with a long cane or a stiff broom over the turf. Inspect stored tubers of Dahlia, Begonia and Canna for rots or drying out. Discard any showing signs of deterioration. Plan your vegetable crop rotations for the coming season – make a note of the crops you want to grow for the kitchen and consider the positioning of the crops you intend to plant through crop rotation. Keep putting out food and water for hungry birds. Make a polythene shelter for outdoor peaches and nectarines, to protect against peach leaf curl. Prepare the soil, clearing away perennial weeds, and digging it over where new hedges are to be established. Do come and have a chat
with the Plant Team if a new hedge line is being planned so you can get the best planting advice to ensure great success.
