Demand for homes at the beach increased significantly beginning in the summer of 2020 and the supply of available real estate has been selling incredibly quickly, driving prices up. That high level of demand has continued since then to today, where we are beginning to see some slight changes in the real estate market.
The premium pricing strategies we have seen over the past 18 months have reached a point in which the market is steadily leveling out, or returning to a more normal pace for our region. The number of transactions have decreased in the second quarter of 2022 compared to the second quarter of 2021. Despite fewer sales, average prices increased year over year, although we expect this trend to gradually temper in the next several Demandmonths.

Pricing to the market, rather than pricing beyond the market will be key going forward this year.
