Refurbishment & Conversion Schemes Building conversions as we know are often difficult to complete, frequently with costs spiralling as unknown defects surface. Good and correct investigation can reduce the unknown, however we often see work proposed with minimal investigation or inappropriate investigations employed, based on a standard approach. Refurbishments and conversions can come with their problems which may result in claims being made. This can include issues of damp, mould growth, water ingress and failing roof coverings, with many issues of damp problems, mould growth, water ingress and failing roof coverings. CIRIA 111 (Structural Renovation of Traditional Buildings) provides guidance on the level of investigation as well as typical construction methods used and issues frequently encountered, it is applicable to most low rise buildings of the 18th, 19th and 20th Centuries. However even with these fairly well understood buildings, issues occur, we often see remedial DPCs injected of inappropriate type for the wall construction, and increasingly at the wrong height (eg above structural floor joists) inadequate investigation of embedded timbers or a reluctance to re-cover a roof that although may initially appear to be in good order has in reality never performed to modern requirements and importantly modern expectation. Unfortunately, Planning conditions and Conservation control can reduce the appropriateness of a building for conversion to residential use, it is not the case that we don’t agree with these controls, its more that unfortunately new home purchasers have expectations that their new home will perform in the same way as a newly built property and often this isn’t the case, from single glazed windows causing condensation to appear during colder months, to ongoing maintenance requirements and increased sensitivity to a changing climate, the pitfalls can be huge. Fact is that most properties built in the last 150 years

are robust, unfortunately unsympathetic use, poor maintenance and simple issues such as increasing ground levels can introduce the enemy of most buildings – moisture, by far and away the greatest defect we see in buildings proposed for conversion is water ingress through failed roofing and gutters/downpipes (usually as a result of poor maintenance) and moisture rising, not through a failed DPC but usually a bridged perfectly good DPC with resultant rot to timbers both visible and invisible behind wall coverings and other finishes. More recent buildings aren’t devoid of these issues, more that they contain less timber, and were built to more modern standards, however these present other problems such as concrete defects, cladding issues, and in some cases structural issues. There is a lot of guidance out there to assist in the process of conversion, however the aforementioned CIRIA document is an excellent start, but reference to British Standards and even some historic association documents can provide an excellent source of further guidance, and don’t forget we can help you too! Involve us early and we can recommend the type and level of investigation, so that when you start hopefully there won’t be so many unknowns, and where practical we will agree the retention of elements or make clear where replacement is the only realistic approach.

New CEMEX quarry of strategic importance for the South East market A new CEMEX quarry at Datchet, Berkshire, adjacent to the M4, is starting to supply essential sand and gravel to construction customers and readymix concrete plants in London and the South East. Datchet quarry will supply approximately 400,000 tonnes of material per annum and is of strategic importance in the supply chain to the region’s construction industry. With many quarries in the area now exhausted, Datchet will provide a locally sourced and more sustainable material. For the first time in CEMEX UK’s aggregate business, the plant was supplied by CDE Gobal with the new CDE M2500 modular plant representing a significant investment of £3million.It is designed to deliver finished material of sand, 4-10mm and 10-20mm stone and consists of a triple deck Prograde Screen, a CDE Evowash sand plant, conveyors and an oversize recycle system incorporating a Metso 200 crusher. The sand and gravel is currently being dug 800

What is Rain Activ? Rain Activ is an innovative new SuDS system that can be used in conjunction with Rainwater Harvesting. Unlike others on the market, Rain Activ is delivered with SuDS run off values required to submit for planning applications. Rain Activ is also virtually infinitely variable to attenuate between 750-15,000L and as the rate of attenuation which can be calibrated to individual site requirements. How does it work? Rain Activ utilises a custom built SuDS/filtration element with two sections, an upper and lower element. The upper element filters water from the roof space before it enters the tank. The lower element controls the SuDS of Rain Activ. On top of the lower SuDS Chamber is a small inlet, this is the flow control valve. When water reaches this it will be released from the tank at the pre determined discharge rate. Water below the SuDS chamber will be stored for traditional Rainwater Harvesting. Customers supply our technical team with required site drainage figures and Rain Activ is specified bespoke to requirement. This means the system will be capable of attenuating a ‘1 in 100 year‘ storm effectively. The volume of water to be attenuated can be altered by altering the ratio of Rainwater-SuDS by increasing the height of the SuDS chamber. The rate of attenuation (run off rate) is calibrated by modifying the size of the SuDS inlet. Why Rain Activ? Rain Activ is an exciting opportunity, both to large developers and homebuilders alike. With a wealth of experience supplying heat interface units to communal and district heating systems, Giacomini UK is able to offer dedicated technical assistance and advice on how to achieve the best results. In this article Giacomini UK’s technical support manager, Helen Gibbons, discusses the importance of water quality in communal heating systems. With the support of her Giacomini colleagues, Helen is hoping to increase understanding of how to protect vital components within communal or district heating systems from damage caused by debris in the system. Ensuring optimum performance and functionality over the system’s lifetime. Helen explains, “When there is a problem with the system, in most cases, it demonstrates itself at the point of use, leading the end consumer to believe the issue is located there. “During a recent callout, where a fault had been reported at the heat interface unit, I found the strainers protecting the unit both damaged and almost entirely blocked by debris. When emptying one litre of primary flow water into a jug, the course dirt settling at the bottom of the jug came up to the 100ml mark.” A HIU works by transferring the thermal energy from the primary system over to the secondary systems, via plate heat exchangers. If it is not receiving enough energy from the primary side, the laws of physics prevent it from giving enough thermal energy to the secondary heating and domestic hot water. The thermal energy received from the primary side is a combination of temperature and flow rate. Filters blocked by debris will restrict the flow rate to the HIU and as such also the energy delivered. Debris blocking the strainers will also lead to increased pressure drops in the system, decreasing the efficiency of the primary pumps. “This is why cleanliness of the water in these systems is essential!” continues Helen. “To prevent dirt build up, the water quality of the system needs to be considered as early as at the design stage. To keep the water dirt free, air and dirt separators need to be included in the system as well as y-strainers near critical components. Designers should also think about how the system will be maintained and kept at a good standard by including flushing by-passes and drain

points, as well as pressure gauges near filters for ease of monitoring differential pressure caused by dirt build up.” Giacomini also recommends that dosing pots be incorporated, so that the correct water treatment can be included and maintained throughout the lifetime of the system. The water should be continuously monitored and maintained by a water treatment specialist to avoid limescale, oxidisation and corrosion, as these can lead to solid particles building up in the water, which can again block strainers or damage components. Never leave untreated water in the system for a prolonged time. “Moving on from the design stage, prior to commissioning of the system, the pipework needs to be thoroughly flushed to remove all debris that might be present from the construction stage. Dedicating time to flushing the system properly and carefully will save a lot of future problems. “The system needs to be filled with clean, treated water, which prior to filling should have gone through a filtration process as the mains water can contain contaminants.” If the above processes have been followed the system should now have been flushed and free from construction debris; filled with clean treated water; treated to prevent future debris build up caused by lime scale and corrosion; and have air and dirt separators as well as filters in place to take out any dirt that might be present despite the precautions. “All that is left now to ensure a long life, low maintenance system is to make sure there is a programme in place for cleaning of filters and for topping up of water treatment.” Helen concludes, “Incorporating these precautionary methods will save a lot of time and money in avoided call outs and repairs.
