Are you ready for BIM? In 2011 the Government (The Cabinet Office) produced the Government Construction Strategy (GCS), and orchestrated the setup of the BIM Task Group to help deliver the objectives of the GCS. The UK is now very much at the forefront of BIM development and with construction expansion expected worldwide this demonstrates a fantastic opportunity for UK business export for ontracting, engineering and design services. The hypotheses of the BIM Task Group is aligned with the Government’s key objective is to reduce capital cost, the carbon burden and operational expenditure of the built environment by 20%. The ‘BIM’ acronym itself may have outgrown its usefulness since Paul Morrells declaration in 2010 and whilst it may involve technology investment, it is much more about management of information and people than about buying new software. Building Information Modelling (BIM) attempts to standardise the creation and exchange of information to make the design, construction and operational management of a facility or infrastructure asset more efficient. It is important to note that BIM is not just about buildings, but in its wildest context is being applied to facility, building, road, railway, and infrastructure projects. It is also now very much impacting organisations throughout the supply chain including manufacturers, fabricators and interior designers. The word ‘building’ in itself also doesn’t necessarily describe the full scope of a project – it doesn’t cover policies, assumptions,

strategic decisions, supply chain, specification, user assessment, regulation and recycling sustainability. All are key parts of the projects ‘information model’ and should be included in the creation of the facility or asset information as the project progresses. For many facilities, more information will be created during the operational phase than will be created during the design and construction phases. Structuring data at the outset and quality controlling it through all phases of a project will bring tremendous benefits. BIM is often wrongly associated with just graphical (often 3D models) information. This is only partly true. All forms of correspondence form part of the model: specifications, risk registers, manufacturers technical information, preventative maintenance schedules could all form part of the BIM for example.

Arguably the Government’s first project was funded by the Ministry of Justice (MoJ) and involved the rebuild of a 180 cell block at Cookham Wood Prison in Kent. The MoJ translated 2D standard designs into required 3D BIM models and involved the customer, the MoJ staff and external contractors throughout using collaborative models and common data environments to support the BIM initiative. BIM is being driven by UK Government, to ensure that all public sector projects are underpinned by the creation, collation and exchange of shared 3D models and intelligent structured data that is attached to them. UK Government has defined a minimum requirement for Level 2 BIM by 2016, which defines a series of domain models and the provision of a single electronic environment to store shared data and information.

Refurbishment & Conversion Schemes Building conversions as we know are often difficult to complete, frequently with costs spiralling as unknown defects surface. Good and correct investigation can reduce the unknown, however we often see work proposed with minimal investigation or inappropriate investigations employed, based on a standard approach. Refurbishments and conversions can come with their problems which may result in claims being made. This can include issues of damp, mould growth, water ingress and failing roof coverings, with many issues of damp problems, mould growth, water ingress and failing roof coverings. CIRIA 111 (Structural Renovation of Traditional Buildings) provides guidance on the level of investigation as well as typical construction methods used and issues frequently encountered, it is applicable to most low rise buildings of the 18th, 19th and 20th Centuries. However even with these fairly well understood buildings, issues occur, we often see remedial DPCs injected of inappropriate type for the wall construction, and increasingly at the wrong height (eg above structural floor joists) inadequate investigation of embedded timbers or a reluctance to re-cover a roof that although may initially appear to be in good order has in reality never performed to modern requirements and importantly modern expectation. Unfortunately, Planning conditions and Conservation control can reduce the appropriateness of a building for conversion to residential use, it is not the case that we don’t agree with these controls, its more that unfortunately new home purchasers have expectations that their new home will perform in the same way as a newly built property and often this isn’t the case, from single glazed windows causing condensation to appear during colder months, to ongoing maintenance requirements and increased sensitivity to a changing climate, the pitfalls can be huge. Fact is that most properties built in the last 150 years are robust, unfortunately unsympathetic use, poor maintenance and simple issues such as increasing ground levels can introduce the enemy of most

buildings – moisture, by far and away the greatest defect we see in buildings proposed for conversion is water ingress through failed roofing and gutters/downpipes (usually as a result of poor maintenance) and moisture rising, not through a failed DPC but usually a bridged perfectly good DPC with resultant rot to timbers both visible and invisible behind wall coverings and other finishes. More recent buildings aren’t devoid of these issues, more that they contain less timber, and were built to more modern standards, however these present other problems such as concrete defects, cladding issues, and in some cases structural issues. There is a lot of guidance out there to assist in the process of conversion, however the aforementioned CIRIA document is an excellent start, but reference to British Standards and even some historic association documents can provide an excellent source of further guidance, and don’t forget we can help you too! Involve us early and we can recommend the type and level of investigation, so that when you start hopefully there won’t be so many unknowns, and where practical we will agree the retention of elements or make clear where replacement is the only realistic approach.

Speed up setting time Yara NitCal® passes corrosion inhibition ASTM certification Yara supply NitCal®, a calcium nitrate based multi-function admixture, to the worldwide concrete using industry. The product is a setting accelerator as per BS-EN934-2 and is used extensively for cold weather concreting to prevent delays due to slow set. In cold weather, Yara NitCal® ensures your specified mix will set in your timescale whereas use of heated mixes or heated sites is often a costly and ‘hit and miss’ solution. An added benefit is that the concrete takes longer to cool down due to the exothermic nature of the accelerated reaction thus reducing the loss of workability, the risk of freeze damage, and a sub-standard set. Corrosion inhibition In 2015, Yara submitted Yara NitCal® to ENCO for certification as per ASTM C1582/ C1582M-11 ‘The Standard Specification for Admixtures to Inhibit Chloride-Induced Corrosion of Reinforcing Steel in Concrete’ following on from previous research by
