Building Excellence
Ultracut FBS II Building Solutions UK is extremely proud to present its highly prestigious and richly deserved Commitment to Excellence profile to fischer. fischer is always been at the forefront of innovation and the new fischer Ultracut Concrete Screw is no different. Following the success of their initial foray into Concrete screw market the new product from fischer has several enhancements that are not solely focused on higher load levels and shear values but features that truly benefit the customer. Concrete screws have sometimes been seen as an ‘unsafe’ alternative to a standard through type fixing, with the head especially being ‘suspect’ to some users. However the high performance concrete screws available today hold very little characteristics similar to the standard wood type screw, which is where many of the uncertainties are founded. Concrete screws in the construction market go through rigorous testing to ensure they conform to all ETA’s and are as safe to use and any through type fixing. When using concrete screws the installation instructions should always be adhered to and users should look to use only ETA labelled products (where applicable for safety critical applications). In UK construction, the use of concrete screws for more and more applications is becoming a growing trend. For many more applications, speed of insertion is a major factor to the installer and the reduction of installation time being an area that can be shortened when using a Concrete screw. With all other features comparable to the through type fixings and load values very similar, we should look to the future and expect the use of concrete screws to overtake the through bolt in many more applications. Some of the key features of the new Ultracut concrete screw are in some instances unique, for example the unique saw teeth geometry that allows for easy and faster installation .The Screw itself can be re used several times, and a thread guide is available to aid the degradation of the thread. All of this has been introduced with the aim of saving the user time and money. Because of this, minor installation changes can be made during insertion up to 20mm. The screw can be loosed to allow for slight errors and embedment corrections. The saw teeth geometry and main thread geometry also enable the concrete screw to be installed without drill hole cleaning (in certain cases). This is still in accordance to ETA-15/0352.
All screw sizes can be installed to 3 different embedment depths that offers the user flexibility over a vast array of applications and attachment thicknesses. Alongside these embedment depth options fischer are also releasing a short version of the concrete screw. Thus enabling, where appropriate a much reduced drill hole depth to ensure much quicker installation. The load values are now significantly higher than many competitors to fischer and above the previous version the fischer FBS, this is apparent in both tensile and shear loading levels. One of the key parameters to the installer is the small minimum edge spacing and edge distances, fischer claim to have one of the best and smallest values in the industry. They believe this can be more important to the installer than having an extra 5 or 10% higher loads than the competition. However the truly innovative and unique feature is that the Ultracut Concrete Screw holds both C1 and C2 seismic approvals, guaranteeing the highest of safety standards and the first concrete screw to hold these approvals in the European market place. fischer will be launching the Ultracut with diameters 8mm – 14mm in July followed by the 6mm diameter, more focused on the M&E market, and the stainless steel version towards the end of 2016. All 8mm diameter sizes will come with and embedded TX drive allowing the user to be truly flexible when installing into tight spaces or to have a choice on using a chuck or a bit for installation. fischer are claiming that this is their best concrete screw to date that has come to market with several key features that stand out from the crowd, possibly even the best on the market place today. 2016 proposes to be a big year for innovation within fischer and the Ultracut is just the beginning. Product Innovation Award
The Flexible Coating Company Here at Building Solutions UK, we remain focused on promoting businesses of the highest calibre operating within the building sector that make considerable contributions to consumers with their unique products and competencies. We are subsequently pleased to present Thermaset Ltd with our duly deserved Product Innovation award and tell our readers more about the company’s dedicated services, movements and future plans. The organisation – which prides itself on being a well-positioned powder coatings manufacturer and supplier – was originally founded in 1984 by Tom McElhannan and has since developed a countrywide reputation for its excellency in this niche. Now managed by Tom’s son and daughter, John and Gill, the business has remained a family-run enterprise boasting over thirty years of refined experience in the formulation of thermosetting powders for electrostatic application. All associated requests can be catered to accordingly courtesy of the team’s vast skillset and knowledge base within the industrial powder coating industry, as Thermaset’s Commercial Manager Nigel Crane informed us, “Our employees are empowered to answer all queries as quickly as possible and thus the personal touch that is bred inside the company is translated out to our customers. Over 45% of our staff has another member of their family working here and our current average length of service is over 15 years.
variations and the all-encompassing offering even includes anti-bacterial, post forming and specialist powders (which can be developed where necessary). There are thousands of formulations available, so there’s no colour that can’t be successfully matched, and orders can be taken in numerous quantities (from as little as a few kilograms right up to bulk deliveries dispatched in tonnes for a long-term contract). It is this flexibility that makes Thermaset stand out amidst its competitors in the marketplace, as Nigel continued: “The depth of our stock range and level of customer service we offer is what places us in a strong position in the industry. This ensures we have a varied pool of clients; the beauty of our customer base is that we have the ability to serve everyone from one man outfits to the multinational companies. Such is the professionalism and expertise of our staff; we can cater for everybody’s needs.
L-R – Ben Jennens – Sales & Marketing Co-ordinator, Phil Strode – Sales, Nigel Crane, Commercial Manager & Tony Green – Sales at Thermaset Ltd for re-use, need no pre-mixing and can be easily controlled with minimal wastage. Available in Epoxy Polyester, Epoxy Powder, Polyester and numerous other specialties, the powders are suitable for the following applications: household appliances, automotive, furniture and electronics. “Being able to deliver such a wide variety of stock for next day delivery also separates us from our competitors, as does our ‘Pre 12 for a Pre 12’ delivery service which enables clients to have a morning delivery on their powder on all orders received before noon the previous day. We like to think that this service helps our customers to become more efficient without incurring any extra expense.”
“With this in mind, we have great faith in our staff that all of our products are manufactured to the highest possible standards and our ethos of ‘right first time, every time’ is carried out. We have never lost sight of the fact that we are a family owned firm (the third generation of the family is also employed by Thermaset) and very much think of our employees as such.”
Because operations are undergone with the strictest testing processes, clients can rest assured that the products they receive are of the highest possible quality. Keeping close control over all proceedings ensures consistency and complete customer confidence, and this is made possible as the R&D and production facilities are strategically positioned on the same site as Thermaset’s general office.

installer feedback on what adds value to the product proposition.
In April the U.S. Green Building Council (USGBC) issued an Alternative Compliance Path (ACP). This ACP rewards building projects that use wood products from certified sources. Wood is an increasingly popular choice for construction because of its aesthetic qualities, and numerous environmental benefits – including its renewability and recyclability plus a lower carbon footprint than other materials. Forest certification programmes such as PEFC’s provide evidence that wood originates from responsibly-managed forests. Last year’s Central Point of Expertise on Timber (CPET) review of public sector timber procurement policy (TPP) Category A Evidence, saw PEFC Chain of Custody once again judged to provide
assurances of legal and sustainable timber sourcing. Using PEFC-certified timber helps achieve Excellent and Outstanding BREEAM ratings and helps meet Passivhaus performance levels. It also plays a pivotal role in satisfying the requirements of Part L and Part E of the Building Regulations. In addition, PEFCcertified timber is a central component of the RICS Ska environmental performance standard for fit out projects. Sound Solutions News
Pioneers of High Quality Antislip Stair-nosing Building Solutions UK is extremely pleased to present its highly prestigious and richly acclaimed Commitment to Excellence profile to Safetytread. Years of experience in the manufacturing of anti-slip stair nosings and insert strips has led to Safetytread becoming a renowned name in the industry. Boasting an outstanding portfolio of bespoke, high quality anti-slip stair nosings manufactured in the UK, the company satisfies the needs of clients in a variety of sectors including contractors, flooring companies, joiners, restaurants, railways and airports. The business, which is based in Poole, Dorset, was acquired in 2009 by Bell Plastics – a well-established business formally part of the renowned brand Trimplex, which traded for over 50 years. This strong background has allowed Safetytread to grow from strength to strength, adapting and expanding to become a leader in its field. “By installing Safetytread products you are proving to not only visiting people and staff that you care and take their safety seriously, but you are also making a statement to everyone that you will not cut corners on quality and wish to make your building an attractive and safe environment,” commented Lorraine Mason, Sales & Purchasing Executive at Bell Plastics and Safetytread. “Our premium range of anti-slip stair nosings is suitable for every application and is renowned for being incredibly long lasting and environmentally friendly.” These innovative products sustainably made from recycled aluminium profiles and either a ‘carborundum’ or PVC-Composition filler, ensure sturdiness is maintained in multiple settings. The treads allow both internal and external staircases to remain slip-resistant, and they can be customised as appropriate to fit the exact dimensions of a stair tread. What’s more, they are available in a range of attractive colours, so they will suitably slot into your premises with style, consistency and professionalism.
Although considered to be more highly priced in the market, Safetytread’s solutions actually provide a more economical solution when compared to the cheaper plastic alternatives because the materials utilised have superiority in regards to strength and durability. PVC treads, which are typically glued into place, don’t have the staying power required to serve its purpose for elongated periods of time, whilst the unique fittings supplied by Safetytread – which are classed as some of the best and most environmentally friendly – require little maintenance, lasting approximately 20-25 years. In fact, once laid, nothing else needs to be done except for routine cleaning of the surface, meaning money is essentially saved in the long term (especially since the flooring doesn’t have to be redone every 12 months, as would be required with plastic prototypes!) “The reduction of preventable accidents in both working and commercial environments can be achieved with ease thanks to Safetytread’s essential safety components for the everyday user,” concluded Lorraine. “When it comes to the wellbeing of visitors and staff members you can never be too careful, so make it your priority to equip your structures with the best stair nosing mechanisms on the market.” For more information, contact Safetytread on: +44 (0)1202 625596 email: safetytread@bellplastics.co.uk or visit the website at: www.safety-tread.co.uk
Advanced acoustic solutions The Sound Solution is extremely pleased to announce they are now able to offer all products and materials by ideatec. The Design communities’ awareness of the importance of good room acoustics is growing. Speech intelligibility in the classroom is critical for our children. Studies revealed that the loss of consonants from teacher to pupil, particularly in old Victorian classrooms, adversely affected learning. In Healthcare studies have shown that noise, which can be defined as ‘unwanted sound ‘can increase heart rate, blood pressure, respiration rate and even blood cholesterol levels. Acoustic design is particularly important in the care of the elderly experiencing hearing loss and those with dementia. Communication is essential and therefore unnecessary or unwanted acoustic ‘clutter’ must be reduced to provide
the best possible hearing environment. Excessive noise or overstimulation can lead to confusion and frustration and even affect balance. Risk of falls, frustration, anger and aggression can result from a poorly designed acoustic environment. Acoustic absorption is essential in cinemas, theatres and performance spaces to prevent reverberated sound from the sound system or the orchestra/performer interfering with clarity. In offices and conference rooms sound absorbing surfaces reduce acoustic ‘clutter’ providing a less stressful and pleasant environment. Who has not been frustrated in a restaurant not being able to hear the person across the table because all the smooth, hard, windows, floor and ceiling surfaces are bouncing the sound around the room? Product Innovation Award – Flood Detection
Industry Excellence with the Innovative SuDS Solution Rainwater Harvesting Ltd has been duly commended with our Product Innovation Award, we are delighted to announce here at Building Solutions UK. The company, which can be found at Harrier Park in Peterborough, was founded in May 2007 and has gone from strength to strength in the years that have ensued. The brand is now widely considered one of the UK’s leading rainwater harvesting specialists and is renowned for its ability to assist its customers with the provision of concentrated support and high quality solutions. Product innovation is essential in ensuring an effective response to the strains surrounding the UK’s water infrastructure (climate change, population and urban growth being the main contributors). In an attempt to maintain a sustainable cycle to combat the subsequent shortages of supply and severe flooding, Rainwater Harvesting has developed an entirely new Integrated Water Management System.
this cost-effective solution will significantly impact the storm attenuation market with its easy integration and high performance functionality. Designed by industry frontrunners, the decentralised water management system collects water from a roof space whilst removing debris using a selfcleaning filter, and an underground tank stores and attenuates the clean water which is then discharged at a calculated rate. If required, the cool, fresh water can then pumped back into the house for toilets, washing machines and outside use.
information please don’t hesitate to get in touch with Rainwater Harvesting today. The friendly group of professionals employed at the company will be happy to negotiate with you in a noobligation phone call and instant quotes can be readily supplied where requested. You are also free to post questions and queries via the company’s social media platforms or send across an email detailing your requirements. “There is nothing else available out there that solves the problems occurring within the industry,” commented Marketing Specialist Jarred Lester. “The large, modular tanks seen on many sites typically require around 50 houses for the system to work effectively, but the compact RainActiv is ideal for smaller sites as it works on a house to house basis controlling the discharge rates.”
The simple yet functional innovation, named RainActiv, merges the heavily controlled release of attenuated water into the network with the option to combine with Rainwater Harvesting. The revolutionary Sustainable Urban Drainage System (SuDS) device has an ultra-low discharge rate (as low as 0.05 litres/second per property; 50X lower than some Vortex flow control systems) and has the flexibility to calibrate with individual site requirements.
“The specially developed system controls the rainwater at source making a better use of the space,” added Office Manager, Jae Lester. “For every specification, we use high end SuDS calculation software Micro Drainage; this ensures clients can be absolutely clear about their discharge rates. Having recently focused our attentions on sustainable drainage systems, we believe that this product will make a massive difference to the industry with its notable cost savings.”

Rainwater Harvesting with controlled storm attenuation
What is Rain Activ? Rain Activ is an innovative new SuDS system that can be used in conjunction with Rainwater Harvesting. Unlike others on the market, Rain Activ is delivered with SuDS run off values required to submit for planning applications. Rain Activ is also virtually infinitely variable to attenuate between 750-15,000L and as the rate of attenuation which can be calibrated to individual site requirements. How does it work? Rain Activ utilises a custom built SuDS/filtration element with two sections, an upper and lower element. The upper element filters water from the roof space before it enters the tank. The lower element controls the SuDS of Rain Activ. On top of the lower SuDS Chamber is a small inlet, this is the flow control valve. When water reaches this it will be released from the tank at the pre determined discharge rate. Water below the SuDS chamber will be stored for traditional Rainwater Harvesting. Customers supply our technical team with required site drainage figures and Rain Activ is specified bespoke to requirement. This means the system will be capable of attenuating a ‘1 in 100 year‘ storm effectively. The volume of water to be attenuated can be altered by altering the ratio of Rainwater-SuDS by increasing the height of the SuDS chamber. The rate of attenuation (run off rate) is calibrated by modifying the size of the SuDS inlet. Why Rain Activ? Rain Activ is an exciting opportunity, both to large developers and homebuilders alike. By using Rain Activ, the need to build and maintain SuDS elements such as wetlands and balancing ponds is lessened. This can increase the amount of useable land that can be built on. Homebuilders are provided with a ‘turn key‘ SuDS solution, fully documented ready for planning submission. By utilising Rainwater Harvesting owners can save up to 50% on water bills as well as making their projects are more sustainable.

Flood Defence News
Flood Defence, WLM and Drainage event that was strictly trade and a major networking opportunity for the industry” adding, “In this regard, it was a major success and will improve as the word spreads; the figures speak for themselves.”
The first Floodex, held at Peterborough Arena, was a huge success with many exhibitors already committed to exhibiting again in 2017. Floodex was
launched as a trade event for flood defence and the water level management (WLM) sector looking at flood defence, prevention, mitigation and
drainage. But Floodex is not just about flood prevention, but covers WLM holistically, as many believe an integrated approach is needed to future proof Great
Britain against the devastating effects of large scale flooding An extraordinary 72% of our visitors, from the pre-registration questions, stated that they either influenced or made the final purchasing decisions. This underlined how good the decision has been to partner with the Association of Drainage Authorities, who made a valuable contribution in delivering an audience that was an amazing 39% Internal Drainage Boards and Local Authorities, 19% from engineering and contracting with another 11% coming from construction. Jon Irwin, Event Director said, “If you weren’t one of the Floodex exhibitors, you missed a very good opportunity and, as we are not planning to expand the exhibitor base, only the number of qualified visitors, our exhibitors can look forward to an even better 2017.” He went on to say, “The idea behind launching Floodex, was to deliver an

Exhibitors at Floodex capitalized on two days of networking opportunities, with Floodex bringing together leaders in the Local Authority, Internal Drainage Board (IDB), engineers, builders, designers, consultants, contractors and planners with the supply chain and service providers. Irwin said, “We would like to attract more developers and facility managers, as long term flooding forecasts, thanks to the latest mapping techniques, could affect the decisions of lenders and insurers, based on flood resilience.” Floodex provides visitors with the opportunity to save days, weeks and possibly months of legwork, sourcing and communicating with experts and organizations, by having them all under one roof for two days. This is the most efficient use of anyone’s time and money. Some of the comments from exhibitors included Tony Green from Cemex, who said, “We found the Show extremely busy and worthwhile.” David Knapp from Mackley said, “It has been a really good show, a really good two days and I like to think we will be supporting and continuing the relationship (with Floodex).” For more information, including a video, pictures and downloadable report, visit: www.floodex.co.uk

Flood Detection News
World Leaders in Flood Protection Devices When it comes to flood protection resources for your home and business environments, there is no brand better positioned to do the job more successfully than Floodcheck®.
strives to improve the Earth’s carbon footprint and save water where possible, and so holds product development and industry innovation in high regard. From its facilities in Essex Floodcheck® conducts its testing and assembly processes, overseeing the lifecycle of a solution from concept to completion in a bid to find the most effective ways to monitor water usage.
According to UK insurers, the chance of people filing an escape of water claim is three times more likely to happen than a theft claim. Further research conducted last winter found that insurance companies received over 3,500 claims on a daily basis, with the average damage caused to properties by burst pipes reaching £25,000 per household, so internal flooding is by no means a small matter. Understanding the relentless impacts of water leakage, founder William Saint developed the original Floodcheck® products upon encountering problems with dishwashers and washing machines in his job selling and servicing white goods for a small chain of retailers. The first prototype was the MANUAL model, designed to protect against burst hoses in such appliances, and several years later saw the introduction of the AUTO variety, a more sophisticated version incorporating advanced micro-processor electronics. The potential for the AUTO flood prevention device was soon realised and the product was subsequently granted international trademarks and patents, undergoing the necessary tests organised by the UK water standards to meet stringent WRAS requirements. The intelligent valve,
which has the capability to monitor the water supply around-the-clock every day of the year, made such a significant impression that it even won the Innovation Award after William entered the product into the Essex County Council Innovation Competition.
solitary button) and Wetpads (for drip and leak detection). A Floodcheck® Electric Stopcock can also be supplied as a battery-operated supplement increasing customer convenience with an easy-to-use function enabling water to be turned on or off at the flick of a switch.
Available in UK and EU 15mm & 22mm and USA 1/2” and 3/4” sizes, Floodcheck® AUTO instantly switches off the mains water supply if an abnormality (a water leak, an excess flow of water, low temperature or zero water usage) is detected. Additional items can be purchased to complement the device, in the form of a Water Control Switch (which offers the option to bypass, vacate and reset the system with a

Unbelievably, a heavy percentage of homeowners don’t have any water leak detection systems fitted and so remain utterly susceptible to excess water damage. In fact, movements to combat this are only taken once a flood has taken its toll on a property – and this is often at the insistence of insurers – but why wait until after the damage is done to act? Be proactive and stop the damage before it has the chance to begin its destructive path with Floodcheck’s® tried and tested flood prevention products. Contact T 0800 357 9798 www.floodcheck.uk

Time is right for council house building ‘renaissance’ Calls for a ‘national renaissance’ in council house building should be heeded in the wake of current economic uncertainty. Brian Berry, Chief Executive of the FMB, said: “The UK is suffering from a chronic shortage of homes and that’s as true now as it was before the UK voted to leave the EU. Although the Government has reaffirmed its commitment to addressing the scarcity of homes, builders will be waiting for signs that confirm that this isn’t mere rhetoric. Today’s call from the Local Government Association (LGA) for a ‘national renaissance’ in council house building is timely and we urge the Government to allow local government the freedom and support it needs to once again take a leading role in building new
homes. At present, for every £1 spent on house building by the Government, roughly £4 is spent on housing benefit. By increasing public spend on house building, homes will become more affordable and at the same time, significantly decrease the housing benefit bill. With uncertainty beginning to weigh on the private sector, as evidenced by the negative construction statistics released earlier this week, support for a significant upscaling in social house building would send out a strong, reassuring message. Prevention is better than the cure and we believe that a commitment by the Government to crank up its programme of council house building would serve to ease any jitters in the building industry and the wider economy.”
EU exit delivery plan needed to boost construction sector New construction statistics for June, which show the weakest sector performance for seven years, are a cautionary sign of the damage that current uncertainty is causing to the building industry. Brian Berry, Chief Executive of the FMB, said, “June’s PMI figures, which show a huge dip in construction output, reflect our fears that uncertainty over the outcome of

the EU referendum would hit our sector. In the wake of the UK’s vote to leave the EU, there is a growing concern that this period of uncertainty is only just beginning. Construction is an industry that is particularly vulnerable to dips in confidence and it appears that many clients were hesitant to commit to new projects as they were unsure of what the future held. An exit road map is needed to show what steps are going to be taken to withdraw from the EU.

Royal Mail takes a step forward in ergonomics and efficiency New equipment supplied by the Tube and Bracket Company has been introduced at Royal Mail to save workspace and reduce staff injury. Conveyors now enable operators to tip loads at a lower level. Mail is automatically dropped onto the conveyor and rolls down in front of the operators who are waiting to sort it. Bundles are picked, banding removed and mail placed into containers at the correct position to push mail away, allowing operators on the other side to pick it up and move on to the next process.

continually investing in large scale projects to enhance and expand the product range,” he concluded. “Our main goal is to ensure that every customer always finds it a pleasure to do business with Weber.”
Prior to the changes, operators had to pick up 10kg bags, lift above head height and bend to place mail into containers. “This has actually reduced the number of workstations and the space we need. We used to spread out all over the workshop in different areas, so we didn’t have a lot of space, but now it has a permanent home and is set-up 24 hours a day.” said Ken House of Royal Mail, “We don’t have to walk back and forth resetting the work areas, so it’s increased safety as well.”
Trays are returned from the back by a logistics operator to keep staff fed with containers. This has eliminated bending, twisting and lifting. Staff stands ready to do the task without needing to turn around and reach behind them to replenish empty containers.

Duly noted for its exceptional line of pumps, Verderflex has been pinpointed as an industry pacesetter with a tangible commitment to cohering with the strictest environmental and safety standards. A key example of the company’s innovation comes in the form of the Verderflex Dura, which in essence

is the first real advance in hose pump technology since the high pressure hose. The Verderflex Dura 5 and Dura 7 HPLV (High Pressure Low Volume Dosing Pumps) are more resourceful means of liquid pumping than its traditional counterparts – high shear pumps that increase chemical use and operational expense with the reduction of flocculent particle sizes – because they ensure a gentler pumping process with sub-litre per hour flow rates. It’s also important to note that Off-Gassing liquids, such as Hypo, often cause traditional pumps to vapour lock, however, the Verderflex Dura 5 and Dura 7 readily pumps these liquids with ease.
in secondary containment – are extraordinary in the respect that they combine the compactness of close coupled pumps with the long coupled pump benefits prominent in HPLV dosing varieties. Core features include effortless dry running capabilities, long-life heavy duty hoses, true dry priming, eliminating, pre-wetting and priming competencies and superior secondary containment and viscous performance. Other advantages include high pressure and low volume dosing, an ability to gently meter shear sensitive components and, of course, the distinctly robust industrial design which has grown to become a trademark of success and industry excellence.
Because they have no valves or stators that are characteristically vulnerable to wear, the Verderflex Dura 5 and Dura 7 can pump lime and highly abrasive chemicals of a similar nature at a pressure of 5 to 8 bar with minimal downtime. Not only are they simple to operate but they are guaranteed to provide scalable performance and require very little maintenance, making them especially suitable as a chemical dosing solution for the water-treatment, brewing and food industries (and at a much lower operating cost).
In recent news, Verderflex has proudly added another rung to its ladder with the deserved acquirement of the well-regarded and utterly important BS OHSAS 18001 accreditation. This particular endorsement relates to employee health & safety and compliancy with the most efficient of practices, carried out effectively in a bid to work towards a zero accident environment, and serves to reiterate the organisation’s dedication to continually improving HSE performance.

Its exclusive GC STATION 60L & GC STATION 60LC, a combined technology gas generator, is one of the company’s latest releases. The single unit integrates an inboard compressor and, as a fully automated solution combining high purity hydrogen, zero air and nitrogen generators plus on board compressor on a computer tower size, is a concept unlike any other. It is also important to mention the remote control, which is a fundamental asset from Leman Instruments. Incredibly, it is possible to control all of its generators via the internet (with safety/security password or on private servers), which will boost the efficiency and productivity of all types of remote systems significantly. “The past 12 months have been fantastic for the company and we have created a huge evolution for gas generators,” Alexander concluded. “Our aim going forwards is to keep on track with our company direction, introducing new products and increasing our presence in different markets. We operate with maximum care; we ensure to offer single customers direct support and are always happy to answer any questions they may have.” Contact T 0033 4503 94922 www.leman-instruments.com

SPOTLIGHT:
Refurbishment & Conversion Schemes Building conversions as we know are often difficult to complete, frequently with costs spiralling as unknown defects surface. Good and correct investigation can reduce the unknown, however we often see work proposed with minimal investigation or inappropriate investigations employed, based on a standard approach. Refurbishments and conversions can come with their problems which may result in claims being made. This can include issues of damp, mould growth, water ingress and failing roof coverings, with many issues of damp problems, mould growth, water ingress and failing roof coverings. CIRIA 111 (Structural Renovation of Traditional Buildings) provides guidance on the level of investigation as well as typical construction methods used and issues frequently encountered, it is applicable to most low rise buildings of the 18th, 19th and 20th Centuries. However even with these fairly well understood buildings, issues occur, we often see remedial DPCs injected of inappropriate type for the wall construction, and increasingly at the wrong height (eg above structural floor joists) inadequate investigation of embedded timbers or a reluctance to re-cover a roof that although may initially appear to be in good order has in reality never performed to modern requirements and importantly modern expectation. Unfortunately, Planning conditions and Conservation control can reduce the appropriateness of a building for conversion to residential use, it is not the case that we don’t agree with these controls, its more that unfortunately new home purchasers have expectations that their new home will perform in the same way as a newly built property and often this isn’t the case, from single glazed windows causing condensation to appear during colder months, to ongoing maintenance requirements and increased sensitivity to a changing climate, the pitfalls can be huge. Fact is that most properties built in the last 150 years are robust, unfortunately unsympathetic use, poor maintenance and simple issues such as increasing ground levels can introduce the enemy of most
buildings – moisture, by far and away the greatest defect we see in buildings proposed for conversion is water ingress through failed roofing and gutters/downpipes (usually as a result of poor maintenance) and moisture rising, not through a failed DPC but usually a bridged perfectly good DPC with resultant rot to timbers both visible and invisible behind wall coverings and other finishes. More recent buildings aren’t devoid of these issues, more that they contain less timber, and were built to more modern standards, however these present other problems such as concrete defects, cladding issues, and in some cases structural issues. There is a lot of guidance out there to assist in the process of conversion, however the aforementioned CIRIA document is an excellent start, but reference to British Standards and even some historic association documents can provide an excellent source of further guidance, and don’t forget we can help you too! Involve us early and we can recommend the type and level of investigation, so that when you start hopefully there won’t be so many unknowns, and where practical we will agree the retention of elements or make clear where replacement is the only realistic approach.

Fire Safety & Security News
Can Firebreaker simplify risk management? Generally speaking traditional fire suppression systems controls, in both domestic and residential buildings, are located within the structure: but how much safer would it be if fire crews had easy access to sprinkler controls located outside the building? Offering exactly that facility is the innovative Firebreaker system, which is simply attached to the exterior of the building and houses a complete fire sprinkler control apparatus. As well as the obvious safety aspect of Firebreaker that allows fire crews to control the sprinkler system safely away from a potentially hazardous situation – effectively a ‘Fireman’s Switch’ for water services – Firebreaker also offers an easily drain down facility and straightforward, hassle free maintenance.
Firebreaker also offers house builders and those installing retrospective sprinkler systems in refurbished buildings a cost-effective alternative to a traditional internally controlled systems and although designed as direct mains fed system*, as suggested as best practice by the Home Builder’s Federation, it can also be used with traditional tank storage systems. Firebreaker is compliant with all relevant Water Regulations, has backflow prevention built in and is frost protected. Contact Steve Leigh and Associates Limited on: +44 (0)1379 741993 or visit: www.firebreaker.co.uk * Local water company approval will be required for any specific fire sprinkler scheme. Reference to the HBF and Water Company guidelines are verifiable on request.

concrete screws available today hold very little characteristics similar to the standard wood type screw, which is where many of the uncertainties are founded. Concrete screws in the construction market go through rigorous testing to ensure they conform to all ETA’s and are as safe to use and any through type fixing. When using concrete screws the installation instructions should always be adhered to and users should look to use only ETA labelled products (where applicable for safety critical applications). 35 Years of Quality Cast Signs Signs of the Times Ltd manufacture and supply a large range of quality signs to the building trade. The company has been manufacturing signs for over 35 years and so knows a thing or two about signs! Their latest project was the design, manufacture and installation of over 200 signs for The ExtraCare Charitable Trust, Earlsdon Park Village in Coventry. The village will be home to 350 elderly residents so careful attention to wayfinding was necessary. Signs of the Times visited the buildings at an early stage to decide the best positions and number of signs required; then presented the customer with a set of drawings that, once approved, were manufactured and installed to meet their customer’s deadlines. Signs are a modern clean design with Braille, designed to tie in with the décor; also supplied were built up stainless steel letters at the entrance, and an impressive large slate monolith with the name of the complex. Signs of the Times’ cast signs have been very popular over the years for show houses,
and they also manufacture house names and numbers for housing estates incorporating the builder’s company logo. Cast in solid rigid polyurethane these signs are long lasting (polyurethane is an almost inert material), made to suit your project and say ‘quality!’ at the entrance where it matters most.
