Boys and Girls Club Teen Center - Albany, NY
Lead a fundraising campaign for the renovation of the new Teen Center by securing personal and corporate monetary and material donations. I volunteered my time to create the design for the space as well as lead the installation and construction process - painting, installing flooring, and custom furniture.
99 Prospect St- Net Zero Ready House - SEAT Center, Youth Build Schenectady
Performed a review of a recently completed student built house to assist achieving for the highest possible certification level. I consolidated and organized all product data, researched ways to obtain extra points, created landscape plans, and coordinated with the Green HERS Rater. The house was able to obtain LEED Gold Certification.

38 High Rock Condominiums - Saratoga Springs, NY
$20 Million construction of 44 luxury condominium residences, part of a mixeduse complex, which features integrated parking, and 15,000 SF of first-floor retail. For this project, I was responsible for the design of all owner changes to the stock layouts of the condo units. I also created 3D floor plans of condominiums for advertising use in print ads and the sales office display, as well as graphics for presentation to the zoning and planning boards.
Empire State Plaza MicroGrid - Albany, NY
Coordinated with NYPA and the Governor’s Office to create a model and fly-over animation showing the extents of the proposed micro-grid and cogeneration power plant for the State of the State Address. Our subsidiary company, Cogen Power Technologies, developed the conceptual plans and reports for this project as well.
New York State Food & Metrology Laboratory - Albany, NY
LEED Coordinator and BIM Manager for the new $40 million state-of-the-art laboratory facility. Coordination with all prime contractors via Navisworks Manage found and resolved significant issues before construction started. The 70,000 SF three-story laboratory features testing instrumentation and biological and chemical containment systems. LEED Silver.
Barton Mines Corporate Headquarters - Glens Falls, NY
LEED Coordinator and Architectural Designer for the $3 million renovation of a three-story, 16,000 SF historic brick building into corporate offices. This designbuild project earned LEED Platinum certification - the first in Upstate NY, and was a finalist for Environmental Design + Construction Magazine’s Excellence in Design Award in 2008.
Hedley Building Development District - Troy, NY
Construction Team Architect for the restoration and renovation of a series of historic buildings, in conjunction with First Columbia Development. Responsible for the documentation of all existing and historic building conditions and the creation of the drawing submission for inclusion on the National Register of Historic Places. Provided coordination support for the proposed redevelopment of the Boiler House portion of the complex.

35 N Ferry [Arthur’s Market] Renovation, Schenectady

This project is the historic rehabilitation of a mixed use, 2.5 story masonry building in a historic district. Client desired to re-open the café/market on the first floor and update the two apartments above. Both apartments will be fully renovated and reconfigured with new kitchens and baths, updated finishes, and much needed repairs. The café will include a rebuilt commercial kitchen, public restroom, coffee bar, dry goods shelving and refrigerator cases for the market, and a new ADA compliant entrance to the back of the property for a future patio. The timber frame structure, dating to the 1700s, was structurally reinforced with new lumber, leaving all existing structure in place to retain the authenticity of the building. Miscellaneous deferred exterior maintenance work has also been required to make the building weathertight. This includes repointing historic brick with proper lime/sand mortar, new roofing and insulation, restoring the double hung wood windows, and replacing the failed storefront

Furman Place House Addition and Remodel, Delmar
This project is a renovation and addition to a 1800 sf Folk Victorian Farmhouse, built in 1900. An addition tripled the home’s square footage to better serve the extended family. Includes a great room with fireplace for entertaining large groups on the main floor, a finished basement for the kids, and 3 kids bedrooms upstairs. A smaller addition over the existing kitchen holds a master suite, and the existing upstairs is reconfigured with a kids bathrooms, a guest room, laundry, and an office. The addition is designed so that the proportion, scale, and details of the various elements are consistent with the existing architecture.

Albin Rd Addition & Renovation, Delmar

A renovation to an existing one story 1950s house, this project consists of a 24ft x 34ft 2 story addition and a re-working of the existing house. The addition replaces the existing one car garage with a two car garage, storage, and mudroom on the first floor. The second floor holds the children’s wing, with two bedrooms, a playroom, and full bath. Interior work to the existing home to create a better flow included removing the existing attic/basement stair and relocating it to open up the kitchen area; deleting a bedroom to enlarge the dining area, and the removal of the bulky fireplace wall. A new opening was created to link the kitchen and living room, the home is now perfect for entertaining with its circular flow through the rooms. The exterior envelope of the existing home was upgraded with a new roof, sheathing, siding, windows, and doors to match the new addition.

Garage Studio Renovation, New Baltimore completed in 2024
In Phase 2 of this whole property renovation, this former two car garage/studio was updated to serve as a home office and art studio. With an amazing view out to the Hudson River, and original wide plank flooring, the space was crying out for a rebirth. The inside was reconfigured to remove the “death stairs” and provide a full bath on the lower level. Infilling the old garage door opening and adding new doors, windows, siding and roofing transformed the exterior, increasing the comfort of the interior, while doubling the size sliding door on the east wall lets the light and views pour in.
Phase 3, removal and rebuilding of the courtyard between this building and the main house, is next on the list!
Price Lane New Construction, New Scotland completed summer 2023
A cozy 2 bed/ 2 bath with great room, this little ranch bends with the site and adjacent ravine, focused towards the view down the valley. With super insulated double stud walls, high performance windows, and careful air sealing details, the heat pump mini-splits should have no trouble keeping this cabin warm and cool as needed! The kitchen was purchased from Renovation Angels, a non profit that removes and resells high-end kitchens to fund community programs. A perfect fit for the space, at 1/10th the cost.

This new woodshop and car restoration workshop was super insulated so the client can work in all weather, conditioned with a single mini split. The modern design took inspiration from the existing home, while adding bold color in a new twist. We will be updating the home to match in a future project!
Milner Ave Renovation, Albany In Construction
A renovation of a house consisting of raising the roof lines over the garage to allow for proper headroom for the clients vehicle, while also complying with City of Albany zoning design requirements. Additional interior renovations to the breezeway and master suite area are planned to increase the functionality of these spaces to support the client’s goal of aging in place and one floor living.

Elm Street Renovation, Albany

This project is a renovation of a vacant rowhouse in the Center Square Neighborhood of Albany. It had been trashed by former tenants and lacked basic maintenance for years. I was hired by a small local developer to design the renovations to create a property with a two story main apartment with a garden apartment below. Major structural issues were discovered in the basement once demo was underway, including a stream running under the basement floor. Using simple finishes and fixtures, the project was able to stay on budget despite these setbacks.

Mercer Street Restoration, Albany NY
renovated 2016
892 Mercer Street is a two family home in the Pine Hills neighborhood of Albany. It had gone through several “remuddles” before I purchased the house in 2010 from an absentee landlord and began painstakingly bringing the house back. Over eight years, I restored the home to its former glory, saving much of what most believed was too far gone.
I designed all changes and did most of the work myself - stripping and refinishing the original doors, trim, and balcony, repairing plaster, and modernizing the kitchens and baths utlizing materials salvaged from other parts of the house.
The exterior also received an overhaul with a new stoop derived from the original, removal of the aluminum siding, painting of the clapboards, restoration of the wood windows, and installation of new storms.
To increase the home’s sustainability, I had an energy audit done by a NYSERDA contractor and then had the heating system replaced, the whole house air sealed, and dense pack cellulose insulation blown in to the walls. A rain garden of native plants was also planted to infiltrate 1/2 of the roof runoff.

This is the renovation of a house that had been vacant for 2 years; I was brought in before the house was even closed on by the new owner. The house has required various repairs including: exterior masonry re-pointing, new roofs, and removal of overgrown landscaping. On the first floor, a new master suite with laundry is created from a large family room, new wood flooring laid in the living room to match the rest of the home, and the replacement/removal of several windows including the conversion of the large window at the front of the home to a new french door. A new kitchen layout by reusing and adding to existing midcentury cabinets, and the creation of an music room in the basement are also planned.

This weekend home in Saratoga needs a bit more living space inside and out. The design calls for enclosing part of the front porch and re-aligning the entrance with the street, as well as screening in an existing deck. On the interior, a level of richness and detail is added with custom woodwork and a fireplace. Built-ins are designed to match the kitchen cabinets that were part of an earlier renovation.

This was a fast paced facelift for a well-loved, but well-worn bar/restaurant. Under new ownership, the management team looked to update the space while keeping a family friendly and festive atmosphere. I selected a new color scheme for paint, flooring, and decoration. The bar area was renewed with bold color, while the dining area was brightened with a neutral color and added ambiance with new custom lighting and wall art.

The Hedley Building, Troy
Role: construction architect for Bette & Cring/First Columbia
I have been working on the Hedley Building for over 15years, as the Construction Team Architect for Bette & Cring / First Columbia. We have performed a series of renovations of tenant spaces within the building, as well as the restoration of the exterior. I was responsible for the documentation of all existing and historic building conditions and the creation of the drawing submission for inclusion on the National Register of Historic Places for tax credit purposes. I also provided BIM coordination support for the new event space on the rooftop, as well as the River Street Market on the first floor.

As the Construction Team Architect for Bette & Cring / First Columbia, I have created the documentation of all existing and historic building conditions and the creation of the drawing submission for inclusion on the National Register of Historic Places for tax credit purposes, and provided ongoing architectural support for various tenant renovations throughout the building.
JN Briggs House, Dock Street, Coeymans Landing
14 Dock st was originally built by Noble H. Johnson, a prominent Coeymans Landing businessman who was also postmaster. After the death of Johnson, the home was purchased by John N. Briggs, anther prosperous business man. Briggs made many improvements to the house, including raising it to add the basement, building a porch in the latest style, and adding the sunroom and back bedroom addition.
Although the house has suffered recent neglect, the basic form has not been substantially altered since Briggs’ time. The house is a 3 story 5 by 2 bay brick Greek Revival with a later Italianate wood porch along the front façade. Two brick chimneys are located on each end of the gable roof. A second renovation in the 1930s [dated from extant kitchen cabinetry] converted the single family house into six apartments – one on the basement floor, two each on the first and second floors, and one in the attic. The servant’s stairs were removed, and kitchens and baths were added in the corridor / servants stair space behind the main staircase. The modifications were kept to the interior and did not affect the building envelope.
The Proposed Major Changes to Historic Structure:
1. Additional dwelling unit in basement on west side.
2. Residential elevator behind main staircase.
3. Dormer addition at north (back) façade of gable roof to house elevator, bathroom, and emergency egress door for attic unit.
4. Addition of windows at Attic level on east and west façades.
5. Renovation of kitchen and bathrooms.
6. Rebuilding of damaged front porch.

Corporate Headquarters for Barton Mines, Glens Falls constructed 2007
Barton Mines is a fifth generation, family owned business, which was founded in 1878 to mine and mill garnet abrasives. Since then it has become a worldwide operation, based in New York. The Barton Building is a three story, 16,000 square foot brick building dating from 1865 at the center of the historic “Fountain Square” district of Glens Falls. The site of the building has always been a downtown hub and played an important role in early local history, when a 1700’s inn known as “Wing’s Tavern” became the commercial heart of the pioneer settlement. Very little original material was left except for the basic structure and facades of the building; thus the maintenance of its historic exterior character was a key project objective.
Another was the desire to be a responsible corporate citizen, which lead The Barton Group to embrace LEED certification and holistic green design for their new headquarters. The commitment to balance green and historical concerns was evident in the decision to replace all the rotted windows with historically correct, yet highly efficient ones. Furthermore, the existing floor and roof structure was reinforced in order to support the added weight of an extensive, panelized green roof. The building collects rainwater runoff not retained by this system and stores it in a cistern for all non potable water use in the building. In concert with water saving devices, the new rainwater collection system allowed the Barton Building to reduce by 100% the use of potable water, and reduce overall water use by 68%. Energy efficiency was increased with the decision to lease land from the city in order to install a geothermal heating and cooling system.
Recycled and regional materials are used in places such as the flooring, wall tiling, and partitions; FSC rated wood was used throughout the project wherever possible. In addition, 97% of the existing building walls, floor, and roof were maintained for this project, reducing the need for new materials and material waste. Low VOC finishes and operable windows allow for increased indoor air quality.
Replacing several isolated offices, the project is more centrally located for its employees, thus reducing commuting time, and the related pollution impacts from Barton employee automobile use. The project continues to use an existing parking lot, without providing any new spaces. Preferred parking is provided in this lot for low emitting vehicles and bicycle storage help to reduce emissions in an area that is already congested.
“Buildings are a prime example of how human systems integrate with natural systems,” said Rick Fedrizzi, President, CEO & Founding Chair, U.S. Green Building Council. “The Barton project efficiently uses our natural resources and makes an immediate, positive impact on our planet, which will tremendously benefit future generations to come.”

New Offices for Bender Lane Advisory, Guilderland constructed 2016
The suite was designed to balance the privacy needs of a boutique financial firm with the familylike atmosphere championed by the President and founder of the firm, Dan Rutnik. Private offices line the perimeter with generous sidelights to allow light and views into the center of the space. Interior meeting spaces have high clearstory windows to let sunlight in while providing privacy.
Extra wide hallways are lined with the firm’s collection of antique furniture and art. Finishes were selected to show these off and complete an atmosphere of refined simplicity. The black trim and cream walls with wood floors lend a loft like sensibility to the office, and reinforce a feeling of home, for there are many long days spent here.
At the center of the space is a large kitchen – the two granite topped islands provide plenty of space for frequent pizza parties and informal meetings. Just to the right is the large conference room, a hub designed to fit whole the whole office. DBBM custom designed the two tables and bookcases for the firm, and had them fabricated by Alexander Butcher Block, a local woodshop in Troy, NY.
“I am reluctant to write this because I find people that are impressed with their “things” shallow. Nevertheless, on Friday I got a shiny new thing. My company moved into new digs designed by Beth Mosall. The place is spectacular. She quickly deflected my worst impulses at the beginning of the project, held her ground when we questioned some of her “suggestions” (really orders coming from her) and put together something unmatched in my experience and I have been in lots of gaudy midtown Manhattan offices. Just picture transom windows everywhere bringing natural light to every nook and cranny, barn doors gating the conference room opening and an absolutely egalitarian approach making each work space equally nice and largely indistinguishable.

PERIMETER OFFICES WITH SIDELIGHTS
Middleburgh Meadows Development, Middleburgh, NY concept design, unbuilt
Middleburgh Meadows is a proposed townhouse and mixed use development in Middleburgh, NY, on the banks of the Schoharie Creek. Pairs of 4 unit buildings share an autocourt and create green space commons between buildings. Designed to match the prevailing historic style in the town, the buildings are simple forms with Greek Revival proportions and style. Details like stoops and porches facing the street, rather than a facade of garage doors, add richness at the pedestrian level to create a connected community.
