Tell us a little about yourself? Our names are Jose Rocha, and Maria Barbaro. Jose is a Painter, and I am a Manager at Adairs. Building our first new home together in a newly established estate, Mahala in Forrestdale, was a very exciting journey for both of us! Jose has completed all the paint works, and I’ve enjoyed decorating with lots of inspiration from work!
Did you have any specific goals or priorities for your new home? A pool with a cosy alfresco, aggregate finish both back and front, were non-negotiable. Inside, a spacious modern kitchen, large laundry and lots of storage space

was a must. Also having an adult daughter, we wanted a space for her to have her own privacy, with her own ensuite. Our Sales Consultant was absolutely amazing at helping us achieve this outcome. Nothing we asked from him was too much, and we had so much great design advice from him.
What have you enjoyed most now you are in your new home? We love spending time outside by the pool, relaxing, and enjoying a glass of wine together after a hard day at work. Overall, Jose and I couldn’t be any happier in our new home, and we look forward to making many memories together here with our family and friends.

Tell us about your building journey? Our building journey was off to a great start, but then unfortunately COVID hit the state, and the process became a longer and slower journey than anticipated. It was very frustrating at times, but with support and reassurance from BGC Housing Group, we got to the finish line! Our Building Supervisor was also amazing. We couldn’t have been in any better hands.

How to Prepare for Prestart So, you’ve secured your land, chosen your builder, and your home design – you're now ready for prestart. In your prestart consultation, you’ll be able to visualise your new home more clearly, with the opportunity to pick all the colours, fixtures and materials that will bring your new home to life.
Your questions answered.
When am I ready for prestart? Once pre-construction is complete, your Contracts Administrator will contact you to book in your prestart meeting. Now comes the fun part, where you get to choose all the selections for your new home and explore a variety of options. In order for your prestart meeting to be successful, it's very important to be prepared. Do your homework first and write down any questions so you can be sure that everyone is on the same page. Watch the prestart video on your online client portal to help you prepare for what's to come.
What can I expect at prestart? This meeting will be held with a professional prestart consultant who will help you through the whole process. You can expect to go through your floorplan, with your consultant helping you choose the right fixtures and finishes. Then you will confirm your choices of
all materials and colour selections and check any additional upgrades. If you have special upgrades or additions added to your contract, your consultant will walk through these with you.
What should I have completed before I come to my prestart appointment? Make the selections for your new home via the online portal. This will help you to not feel overwhelmed during the appointment, however if you still need extra advice, our team will be happy to provide it. Be sure to review your electrical plan. Mark up on the plan where you would like your power points, light points and light switches to go, and make sure to bring it with you to the meeting. Complete your tile selection at one of BGC Housing Group's nominated tile centres and your flooring selection at Trevors Carpets showroom if floor covering is included in your contract.

You will be making important final decisions at your prestart meeting, so be well prepared. Your professional prestart consultant will guide you through the whole process.
What if I'm not sure what style or colours I want? For added design support, our design schemes have you covered. Carefully curated by our expert interior design team, the design schemes include Coastal Hamptons, Industrial Warehouse, Modern Chic, Native Outback, Rural Retreat and Simply Scandi among many more! We have hand-picked interior and exterior colour palettes and matching finishes that come together to create a style you will love. Having all your style inspiration in one place makes it easy for you to choose the right look for your new home. Plus, by choosing one of our design schemes, you can save hours off your prestart appointment.
What happens once my design selections have been made? Our team will get busy placing your orders and amending your working drawings to reflect your selections of colours, fixtures and materials. You'll be given these updated drawings plus a contract to sign. It's very important to review these thoroughly as, once you sign, you can't make any further changes. Take your time and ask your consultant if there's anything you're not sure about. Meanwhile, behind the scenes, your land settlement will have been working its way through the approval channels. Once you have all the final approvals, settlement is complete and your local shire has granted your Building Approval, it's time to advance to construction. Your dream home is about to take shape. Congratulations!

The construction journey With all the preparation complete, it’s now time to put all those plans into action. The construction journey is a complex and dynamic process that brings a vision to life. As construction progresses, skilled tradespeople and construction teams work tirelessly throughout each stage to collaboratively build your home with the highest quality of workmanship.
Did you know? Approximately 10,000 to 15,000 bricks are laid to build an average single storey home.
Your guide to the construction process SITE WORKS Construction of your home will begin with site works. At this time any debris will be cleared from the site. Once the area is cleared, it is time to compact the sand pad.
SLAB DOWN Once the sewerage line is laid by plumbers, it is time to pour the footings and then lay the slab. This is an important milestone, with many customers choosing to host a ‘slab party’ to mark the occasion - after all, it’s a big achievement. Please remember to contact your Builder for permission to access the building site, they will make sure it is safe to do so.
UNDERGROUND SERVICES Once the slab is laid, the team of trades will get to work preparing the utilities for your build. This includes: • Installation of stormwater tanks; • Removal of any excess soil; • Bricks, sand and window frames to be delivered to site.
BRICKLAYERS The bricklayer stage involves the construction of internal walls before transitioning to the exterior walls. Once the plate height stage is achieved, roof timbers will be delivered to site in preparation for the next stage.

ROOF FRAME During the roof frame stage, the timber frame is constructed to provide structural support for the roof. Electrical and plumbing systems are installed within the framework.
ROOF COVER The roof cover stage involves the installation of gutter, fascia and eave lining. Additionally, the selection of rool tiles or metal roofing is installed, ensuring a protective covering.
CEILINGS The installation of ceilings, cornices, and window glazing creates a finished interior appearance. Additionally, GTEK plasterboard is installed to prepare the internal walls for further finishing and decorating.
LOCK-UP The lock-up stage is a significant milestone where doors are installed, securing the home's interior from external elements. Internal fit-out work commences, this includes cabinet work such as the installation of vanities and kitchen fixtures, as well as toilets and laundry tubs, bringing the home closer to its functional state.

TILING During this stage the selected tiles will be installed to the floors and walls throughout the home. This is an important step to enhancing the aesthetics of the home.
ELECTRICAL FINALS This stage involves the final installation of light fittings, power outlets and appliances. This phase ensures that all electrical components are properly in place and functional, bringing illumination and power to the building's interior.
FINISHING ITEMS The finishing items bring the project to nearing completion. This involves the glazing of shower screens and mirrors, painting if required, and ensuring the construction site is thoroughly cleaned. Indoor finishing touches such as floor coverings or blinds will be completed, making the home ready for use. Additionally, the installation of outdoor features like paving and the garage door will occur during this stage.
PRACTICAL COMPLETION Once the home reaches Practical Completion a time will be organised for the homeowners and supervisor to conduct a final inspection. This is the opportunity to communicate any issues, ensuring the home meets the standards and specifications outlined in your Building Contract. Once the inspection is successfully completed and any necessary adjustments are made, this marks the transition from construction to occupancy.

KEY HANDOVER This stage involves the formal transfer of the property's keys from the construction team to the client, signifying the completion of the project. It represents the moment when the client gains full access and ownership of the newly built home. This is an exciting achievement! How to Prepare for PCI Think of the Practical Completion Inspection (PCI) as the grand reveal of your dream space. This is the opportunity to communicate any issues, ensuring the home meets the standards and specifications outlined in your Building Contract. As you get ready for PCI, there’s a whole lot to look forward to beyond just ticking boxes.

KEY HANDOVER
You will receive an invitation from your Builder to attend your Practical Completion Inspection, marking an exciting chapter. If you are attaining finance, it’s also the time to provide authorisation to your lender to release funds to the Builder. This process will then trigger the bank to organise and secure a bank valuation at the property. By doing so at this early stage, you’ll be reducing any chance of delays.
Once your Builder has received confirmation of payment from your lender, a date can be set for key handover. This is a day of celebration, as we welcome you into our state-of-the-art showroom in Osborne Park to handover the keys to your new home! Your Supervisor and our entire team take great pride in their work and handing over your home is a significant milestone for all involved.
IT'S TIME FOR A TOUR
6-MONTH MAINTENANCE
PCI-1
As you settle into your new home, you may notice additional items which require attention. The 6-month maintenance review is all about ensuring every detail is just as you dreamed. In preparation, you’ll need to complete your service maintenance request form for our Service Department prior to your 6 month due date.
Picture this as your own MTV Cribs tour! Your Supervisor becomes the guide, walking you through your new space, flagging any tweaks needed and will subsequently undertake the listed items before PCI-2. PCI-2 This is a milestone step in the PCI journey, where you complete your final walkthrough and sign off on the completed remedial works.
Once we have received your service maintenance request, a member of our Service team will be in touch to arrange an inspection. Congratulations on achieving an incredible milestone!

Surprise
Dream Home Nicole Carney recently built her brand new family home in Ellenbrook, and amazingly kept it a secret from her two boys until the moment they stepped through the front door. “The house was a surprise for them,” says Nicole. “They didn't know I was building a house. I kept it as a surprise for them until they literally arrived at the front door.”
“This was the best building experience I have had by far,” says Nicole, “and it all comes down to one person – Markus my Site Supervisor. He was in contact with me every step of the way and did the absolute best he could in a situation where everything took a long time time due to the pandemic.”
The four-bedroom, two bathroom plus theatre room house was the third time Nicole had built a house, but the first by herself. “I knew a little about the design process,” says Nicole, “and as I hope this is the last time I build I didn't want to sacrifice on things I knew I couldn't change later down the track. My goals were for my boys to feel safe and secure in their new home and in their bedrooms, so I spent a lot of time trying to make their bedrooms a reflection of who they are and what they like.”
For Nicole and the boys, their favourite space in their new home is the theatre room, which features three television screens placed wall to wall so the family can all be together even if they are watching different programs or playing different games.
Along the way, Nicole tweaked details such as making sure the house was placed on the site to minimise the front garden and make the back garden as big as possible for the boys to run around in and ensuring all rooms would fit her existing furniture.
And they couldn't be happier with the rest of their new home. “I absolutely love it!” says Nicole. “My boys absolutely love it! I walk around in awe feeling such a sense of achievement and peace that we are safe and secure, and we can do whatever we like to it to make the house suit our lifestyle. We're finally home!”

Summer is the perfect time to prepare lighter dishes with fresh, Western Australian ingredients. Have a go at using prawns and native finger limes to craft this vibrant, Mexican-inspired dish. You can prepare the prawns in the frying pan or sizzle them on the barbecue for an extra layer of flavour.
INGREDIENTS TORTILLA FILLING ¼ head of green cabbage, cut into thin strips 1 cup coriander leaves, coarsely chopped 8 corn tortillas 2 native finger limes or standard limes (for serving and garnish) 2 tbsp vegetable oil PRAWNS 2 tbsp chipotle in adobo sauce 2 tbsp honey 450g medium prawns, peeled and deveined GARLIC CREMA ½ cup mayonnaise 1 garlic clove, grated 2 tbsp water Salt to season PICKLED RED ONION 1 small red onion, thinly sliced 1 lime, cut in half Salt

METHOD 1.
In a medium bowl, add the prawns, chipotle adobo sauce, honey, and salt.

Mix the ingredients together until the prawns are evenly coated with the sauce. Set the bowl aside.

For the garlic crema; mix mayonnaise, water, and garlic in a small bowl. Season with salt, and stir to combine.

In another bowl, toss the cabbage and coriander together.

For the pickled red onion, squeeze the juice from the lime halves into a small bowl. Add sliced onion and a pinch of salt. Massage with your hands until the onion begins to soften.

Heat a large nonstick pan over medium-high heat. Working with one at a time, warm the tortillas in the pan until they become pliable and start to darken. Allow about 30 - 45 seconds per side. Transfer the tortillas to a piece of foil and wrap them tightly to keep them warm.

Unwrap the tortillas and build the tacos with prawns, cabbage, garlic crema, coriander, and onions.

Australia’s climate has been trending toward more bushfire weather over the last 30 years. On average, 100 homes are lost per year due to bushfires.
What is BAL? If you're building a home in a bushfire prone area you will need to take extra precautions to protect you and your family. The first step is to have a Bushfire Attack Level (BAL) assessment of your site. Based on the results, your home may need to be designed and built with bushfire safety in mind.
About BAL A BAL assessment provides our design team with information on how to design your home to reduce the risk of damage from flames, ember attack and radiant heat in the case of a bushfire. BAL assessments range from LOW (very low risk) to FZ (extreme risk). Sites with steep slopes and large stands of trees close to one another are sure to receive a high BAL rating.
When does a BAL assessment need to be done? A BAL assessment is required to obtain a building permit in bushfire prone areas. To identify if your building site needs a BAL assessment go to the Department of Fire and Emergency Services (DFES) website at maps.slip.wa.gov.au/ landgate/bushfireprone/ and search for a map of your area.
What does this mean for you? Building on a site with a high BAL rating will add to your construction costs, but is essential for the safety of your family and your home. You might also consider additional safety measures such as roof sprinklers.
Common design methods to fireproof a house The design and construction of your home can go a long way towards giving you protection in the event of a bushfire.
• Avoid complex roof designs to reduce accumulation of debris • Use non-combustible materials, particularly for the exterior • Avoid box gutters and include non-combustible gutter guards • Choose a simple house plan to avoid ember hazards such as open spaces beneath floors and decks • Create defendable space i.e an area around your home that is cleared or only planted with fire-resistant vegetation to reduce the effects of radiant heat and direct flame contact and allow firefighters to better defend the home. • A non-combustible fence within five metres of the house could reduce both radiant heat and ember attacks on the house.

Find a sunny spot to dig the veggie patch. Get the kids to add plenty of compost and turn it over with a small shovel to add nutrients to the soil. Healthy soil means healthy plants and healthy and abundant vegetables to harvest in the coming months.
Add trellises or frames to support climbers such as cucumbers, passionfruit or beans then follow the instructions for planting on the seed packets or seedling tags. Dig small holes the recommended distance apart, drop in the seeds, gently cover with soil and water them in well. Get the kids to make labels with paddle pop sticks and indelible marker to show which vegetable is planted where.

Teach your kids to water the patch regularly without overdoing it. They can check the soil with a finger – if it feels dry about two centimetres down, it's time to water using a watering can or gentle hose spray. As the days go by, the kids will notice tiny shoots emerging from the soil. This is the exciting part! Be sure to show your kids the difference between seedlings and weeds so they don't remove the wrong plants when weeding and be sure to take progress photos.
As the vegetables are ready to harvest, arm the kids with small trowels to gently pull out carrots and radishes and show them how to gently pick tomatoes, lettuces and cucumbers as they ripen. Get them involved in meal planning and cooking using the produce they've harvested. Pasta sauce, pizza and salads never tasted so good!

Vegan Pavlova with Native Fruit PREP: THE DAY BEFORE | COOK: 3-4 HOURS | SERVES 8-10

The day before making pavlova bring aquafaba (chickpea liquid) to boil and reduce by half, you will end up with around 150-200ml of reduced liquid. Cool down overnight in the fridge.
Liquid from 2 cans of unsalted chickpeas 200g icing sugar 1 tsp apple cider vinegar VEGAN WHIP Vegan “mascarpone” Flora Professional plant cream (or other vegan cream) – have at least 250ml 1 tsp vanilla paste Icing sugar to taste 1 lemon 1 tsp ground dried strawberry gum leaves GARNISH
The next day preheat the oven to 110 degrees. Pour the cooled aquafaba to a stand mixer and start whisking on medium until soft peaks form. Add icing sugar 1 tablespoon at a time, mixing after each for 2-3 minutes. Once all the sugar is in, and meringue is thick and glossy, add apple cider vinegar and whisk for another 3-5 minutes. Spread the meringue on the tray lined with baking paper. Dry the meringue in the oven for 3-4 hours. Once you can easily take the baking paper of the meringue, it is ready. Turn the oven off and let it cool down. Pour around 100ml of Flora into a small bowl, add strawberry gum leaves and mix. Whip vegan “mascarpone”. Add Flora with leaves, vanilla paste mix and whip together. Add more Flora if needed. Add icing sugar and lemon juice to taste.
