BGC Housing Group ClientStep inside the world of custom home creation with Ibrahim Magambo, who has taken the leap into building his dream two-storey abode with BGC Housing Group in Perth’s east. Now settled in, enjoying life in his new family home, Ibrahim sat down with the BGC Home team to share what he enjoyed most from the experience, the practicalities and personal touches of constructing a family home from the beginning, and the excitement of watching his future home go from slab down, sketches and swatches, through to Practical Completion.
Could you tell us a little about yourself? What do you do for work and what area in Perth are you living and building in?
I am a Management Accountant working for an internationally renowned specialist underground mining contractor in WA. We live in the Eastern suburbs at Perth’s foothills.
What inspired you to build a new home?
It has always been our dream to build a new home. The idea of designing our home, selecting the products and materials we wanted for our home, and being able to see the house being built step-by-step is what really inspired us.
How did you go about selecting the location of your new home?
We have two active kids, so we looked for a location that, first and foremost, is child friendly, and where there are ample kids play areas, parks, and bushland where our family can enjoy nature.
Were there any particular design elements that you wanted to incorporate into your new home?
Our goal was to build a home that is child-friendly, warm, open, bright, and spacious. Also, we wanted a home that has separate spaces for entertaining, a quiet office and study space, and a separate sleeping area. In addition, we wanted a decent outdoor space for entertaining family and friends.
How did you personalise your new home to reflect your unique style and needs?
We spent a fair amount of time with the design and drafting teams when designing our home. Initially, the standard home we selected was a little smaller (3 x 2). But, with the help of the design team, we managed to significantly enlarge our home, creating additional space to suit our design requirements.
Seeing our forever home being built step-by-step was one of the best things, something we all enjoyed.
We added a work-from-home office, increased the size of our living, dining and kitchen area, added a home theatre space, and we added a large guest bedroom. The design team were very accommodating, and we thank them for allowing us to make significant changes as we progressed with the home design. The final house design is a much larger house with 5 bedrooms, 3.5 bathrooms and a double garage. This has increased the value of the home and created significant additional equity.
Tell us about your building journey? What was the process like and what was your favourite part?
Seeing our forever home being built step-by-step was one of the best things, something we all enjoyed. It was a little harder when the pandemic hit, and the entire nation was under restrictions and constant lockdowns. We understood this period would pass and that construction of our home would resume. When restrictions and lockdowns eased, construction teams started working on our block and we could see progress made within a short period of time.
The entire process was very enjoyable. One thing I admired the most was the excellent communication we maintained with the team. Firstly, our administration and construction teams were amazing, supportive, and always responded to my emails promptly. Secondly, my Construction Supervisor made sure our home was built to a high standard.
The selection process in the BGC Home showroom was probably the most exciting phase. Here we met our Contracts Administrator who was very knowledgeable, and provided us with different practical options, which enabled us to make more personalised selections and choices. Prestart was one of the best days of our entire construction journey.
Finally, the handover period was the happiest time of the entire process. I was impressed with the high standard of my home build.
What is your favourite feature of your home?
The indoor and outdoor entertaining zones are my favourite areas. Here we spend our time making memories with family and friends. Having options, either to sit inside or outside, provides us with flexibility depending on the weather. It is helpful to have seperate areas for adults and children giving us space to enjoy.
What have you enjoyed most now you are in your new home?
Firstly, it’s the high-quality of our build. We are very proud of the final product and what the BGC Housing Group team has achieved.
In addition, living in a well-constructed, bright, open plan home in a quiet bushland area has completely changed our life. It feels like we are on holidays every day that we live in this house. We have had more family and friends visit while we’ve lived in this home over the last 3 months than we’ve ever had in the past. It has been an amazing journey!
I would recommend any potential home buyers to consider building a new home vs. buying established. In my opinion, there are enormous benefits of building a new home from both financial and practical perspectives.

BBQ Fremantle Octopus, Green Olives, Smashed Broad Beans & Nduja
Bib & Tucker's Executive Chef, Scott Bridger, shares one of his signature dishes using fresh WA produce.
SCOTT BRIDGER
COOK TIME: 55 MINS | SERVES 4
INGREDIENTS
OCTOPUS
1 kg Fremantle octopus hands
1 cup dry white wine
1 ripe tomato
1 small bunch thyme
1 bay leaf
SMASHED BROAD BEANS
500gm broad beans- podded
12 green olives, pips removed & roughly chopped
1 small clove of garlic, crushed
Small bunch flat leaf parsley roughly chopped
Juice of half a lemon
2 tbsp olive oil
Salt and pepper to taste
NDUJA SAUCE
3 tbsp olive oil
2 tbsp nduja
Juice of half a lemon
METHOD
For the octopus, place into a medium sized pot with all ingredients and fill with water until the octopus is just covered.
Bring to the boil, then turn down to a gentle simmer and cook for 35 minutes. Strain and cool. Once cool, cut the legs apart and clean slightly.
For the Smashed Broad Beans, open the broad beans out of the green casings, add to lightly salted boiling water and cook for 3–4 minutes.
Then, remove the outer casing of the beans, they should pop straight out. Place in a bowl with the rest of the ingredients and work with the back of a fork till a coarse consistency. Check for seasoning.
Heat a BBQ up and lightly season the octopus legs. Grill on a high heat till blistered.
Warm all the ingredients for the nduja sauce in a small pan and bring to the boil, then place the octopus in the sauce and let rest for 2–3 minutes.
Place the Smashed Broad Beans on a plate and place a BBQ octopus leg draping over. Pour over the nduja sauce and place the octopus naturally.
Finally, garnish with fresh herbs.

THIS RECIPE IS OUR TAKE ON A COASTAL STYLE CEVICHE, INSPIRED BY THE FRESH FLAVOURS OF THE SEA AND THE LAID-BACK ATMOSPHERE OF COAST PORT BEACH.

The freshness of the fish, marinated in a tangy blend of lime and lemon juice, pairs perfectly with the crisp sweetness of charred corn and the creamy texture of smashed avocado. Each bite is a celebration of the flavours of the coast, transporting diners to the shores of our beloved beach.

Chef Harley’s Snapper Ceviche
Coast Port Beach Head Chef, Harley Beech, shares a beloved favourite inspired by the fresh flavours of the sea.
HARLEY BEECH
COOK TIME: 40 MINS | SERVES 4
INGREDIENTS
500g fresh Goldband Snapper fillets, cubed into 1.5x1.5 inch pieces
150ml lime juice
100ml lemon juice
1/2 tsp fish sauce
1 tsp salt
50g finely diced shallot
10g finely chopped coriander
1 medium chilli, finely diced
1/2 tsp minced ginger
100g small-diced Pink Lady apple
100g whole charred corn (can use frozen kernels)
50g peeled and fried sweet potato (or substitute with vegetable chips)
100g corn chips
Fresh lime, quartered
1 ripe avocado, smashed
METHOD
Prepare all the ingredients: finely chop the coriander, dice the chilli, ginger, Pink Lady apple, and shallot together. Char the whole corn until slightly blackened, then strip the kernels from the cob. Peel the sweet potato, then continue to peel the core into long strips. Fry the sweet potato strips in 160-degree oil until crisp but not browned. Smash the avocado.
Once all the ingredients are prepared, marinate the cubed Goldband Snapper fillets in a mixture of lime juice, lemon juice, fish sauce, and salt. Let the fish marinate for 10–15 minutes at room temperature.
After the fish has marinated, drain off most of the citrus juices from the fish, leaving a little to keep the ceviche moist.
Add the prepared coriander, diced chilli, minced ginger, diced Pink Lady apple, charred corn, and diced shallot to the bowl with the snapper. Gently toss everything together until well combined. Taste the ceviche and adjust the seasoning if needed.
To serve, arrange the ceviche on a platter or in individual bowls. Top with smashed avocado and garnish with fried sweet potato crisps, coriander, and quartered fresh lime. Serve immediately with corn chips on the side for scooping.

In this quick guide, we run through the essentials of reading your blueprint, turning technical drawings into a clear picture of your future living space.
WHAT IS A FLOOR PLAN?
A floor plan is a detailed in-scale drawing of your home's layout that shows how the different rooms, spaces and physical features connect and come together at each level of the building. It’s a critical part of the drafting process, which is why it’s important to know how to read the plan correctly, so you and your builder are on the same page.
To get you started, solid lines define walls, breaks in these lines become doorways, and there are some symbols throughout across three categories: appearance (i.e. toilet and sink), conventions (i.e. windows are 3 parallel lines) and labels (i.e. WC stands for toilet, WIR stands for walk in robe). Here are some of the common symbols you’ll find on a floorplan.

THE GRAND AMELIA
Walls form the framework of a home. On plans, they’re marked as lines—thicker for exteriors, thinner for interiors.

Tell us a little bit about Eskay Design?
We founded Eskay Design in 2015, after first meeting each other in 2003. With a background in the building industry and a shared passion for design, we established Eskay Design to offer our expertise in creating innovative and aesthetically pleasing interiors for residential and commercial spaces. We place an emphasis on getting to know our clients and creating unique spaces that reflect their personality and lifestyle. Many of our clients have worked with us on multiple projects and are now considered friends.
How did you both get into interior design?
Sarah:
I started my interior design journey by studying Art and Design and then moving into studying Interior Design straight from high school. The real hands-on experience began while still studying, as I went and worked at a large Perth tile retailer part time.
Heidi:
I started my building and design journey also straight out of high school, at a large tile retailer in Busselton. When we both met later in 2003, we quickly established a great work collaboration and a keener interest in the design world.
What does home mean to you?
Home should be a place of comfort, safety, and respite. It should be a place where one can relax and be themselves. A home should reflect you and your own personality, not something that you have seen in the media, taking elements you love and customising the design to meet your lifestyle.
Where do you get your design inspiration from?
A lot of our design inspiration comes from our travels, our suppliers, and great spaces. We do not look to any one thing for inspiration, as each new project should be unique.
Home should be a place of comfort, safety, and respite. It should be a place where one can relax and be themselves.
What is your favourite design style?
Sarah:
I tend to lean towards a more Contemporary Australian home with throwbacks to Mid Century Modern. I love the use of natural materials and minimal fuss.
Heidi:
I am a huge fan of the Japandi style and ethos, where simplicity and function are the two most important considerations. So together, we create warm homely functional homes and spaces for our clients.

What is your top design tip?

A good Interior Designer will work with you to create a beautiful home that suits you, your family and your lifestyle. Our job is to help guide and “edit” to keep each client on track with their own style in mind.
How do you incorporate local elements or influences into your designs?
Where possible we love to incorporate local elements into our designs. We often look at commissioning local artists and photographers for custom artwork, using our own upholsterers for custom furniture pieces and supporting local stores and artisans for homewares.
What advice do you have for homeowners who are looking to refresh their living spaces while embracing a local touch?
Make sure that you have budgeted for a few key pieces. Remember that a locally made artisan piece will cost more than a mass-produced item, however it is unique, bespoke and it will last a whole lot longer.
How do you see homes changing in the future?
Moving forward, homes may see a bigger push for indoor/outdoor living. Having a more organic flow from the inside to outside is important to many. We hope to also see more emphasis on function rather than the bigger is better approach. With spaces in homes that are considered and not just provided with little thought about their intended use.

Perth’s sunny climate means we’re able to grow a variety of fruits, vegetables, and herbs all throughout the year. However, it’s important to be mindful of changing weather conditions when deciding what to plant in our gardens.

SUMMER
Perth’s summers are hot and dry, so anything you plant at this time of year will need to be able to tolerate warm weather. You may need to put up shade cloths to protect some plants from the sun or choose planting locations with partial shade.
Tomato, zucchini, and capsicum plants should all grow well, while basil, coriander, and mint are good herbs to plant at this time of year. Watermelon plants can thrive in the heat but need to be well-watered.
WINTER
Perth’s winters are cooler and wetter than other seasons, so you’ll need to ensure anything you’re planting can handle lower temperatures and shorter days.
Root vegetables such as carrots, turnips, and beetroot can all be planted at this time. They’ll grow slowly during winter and be ready to harvest during spring. Peas and broad beans can also be planted but may need to be covered to protect them from potential frosts.
AUTUMN
Perth’s weather cools off in autumn, making it a good time to plant root vegetables, brassicas, and alliums like onions and garlic. Alliums will establish their roots during winter and be ready to harvest by spring or summer.
While potatoes can be planted at any time of year, they typically grow best in autumn and spring. They should be planted about 20 centimetres below the ground and harvested about three to five months after their foliage has died down.
SPRING
Spring sees the return of longer days and warmer weather in Perth, making it a great time to plant fruit and vegetables like tomatoes, chillies, and corn.
Herbs like basil, coriander, mint, and leafy greens like rocket and spinach will all grow well during spring.

The boring stuff first – the Real Estate Institute of Western Australia (REIWA) has predicted that house prices out west will grow up to 10% in 2024. REIWA’s CEO, Cath Hart, said:
“The raft of interest rates rises in 2023 did not slow the WA property market. After a slow start, house sale price growth accelerated over the year, recording 2.6 per cent growth in the December quarter and 8.3 per cent over the year to reach a median of $590,000. This is a new record for Perth house prices.”
Furthermore, according to property industry analyst and economic forecaster, Oxford Economics Australia, Perth is set to remain Australia’s top-performing capital city for price growth until 2026.
