Multiple regional towns recording metropolitan Melbourne prices T
he latest REIV quarterly data shows multiple regional towns are now recording median house prices consistent with those in metropolitan Melbourne. In the three months to June 30, the state’s most expensive towns were predominantly located on the Bellarine Peninsula and Surf Coast. Barwon Heads recorded the state’s highest median house price in the June quarter at $946,000. The coastal town outperformed the metropolitan Melbourne median house price by more than $120,000. High house prices were also recorded in the Ballarat suburb of Lake Wendouree, which now has a median house price of $722,000 –$80,000 higher than the median house price in Melbourne’s outer suburbs. Geelong was another top performer in the June quarter with the regional city’s median house price topping $718,750. Nearby Torquay also recorded its highest ever median house price in the June quarter, at $715,000. Houses in the Geelong suburb of Newtown were also some of the state’s

most expensive with a median of $710,000. Point Lonsdale on the Bellarine Peninsula also made the list of Victoria’s most expensive towns with a median house price of $675,000. Meanwhile, house prices in the commuter town of Gisborne are also on par with those in the city, recording a median of $670,000 in June. This is significantly higher than regional Victoria’s $385,000 median house price. Other towns with house prices higher than the statewide median include Highton ($618,750), Geelong West ($617,000) and Woodend ($612,500). While many of regional Victoria’s top performing towns are located within commuting distance of Melbourne, the federal government’s $1.45 billion commitment to rail infrastructure will drive future price growth in areas further from the city.
